James started with his first rental property in Feb 2020, at the start of COVID. He was raised to fear debt, save money, go to school, work hard to graduate university, and get a good job - he is now in huge amounts of debt, spends all of his money immediately, and while he graduated university and got a great job, he left it shortly after. James now runs his own businesses and owns several multifamily buildings in Southwestern Ontario. His primary investing strategies are BRRRRs, Airbnb, and has done a few flips. Today's guest is Geordie Dent he is the Executive Director of the Federation of Metro Tenants Association or FMTA or Tenant Federation. He’s been a tenant advocate in Indonesia, Norway, Vancouver, and most recently in Toronto, Ontario.
The FMTA is a non-profit organization that advocates for better rights for tenants.
Founded in 1974, they are the oldest and largest Tenant Federation in Canada. The FMTA is comprised of affiliated Tenant Associations and of individual members. They have over 3,000 members and continue to grow.

What is your mindset? Are you set up for success?
Our guest today is Thomas Lorini. Thomas is Canadian, however as of 2014, he moved his family from Toronto, Ontario to Orange County, California. Paradise does come at a cost, but they really enjoy living where they do.
Thomas loves real estate and over the years has transitioned it from a hobby into a full-time labour of love. It all started after reading Cashflow Quadrants by Robert Kiyosaki and joining a network of real estate investors that he realized the true benefits and possibilities that real estate could offer. In 2011, he was able to take a HELOC (home equity line of credit) off his principal residency and purchase a small duplex in an A-class rental area. It was from that point that he started creating his own portfolio of cash-flowing assets.
Today, he is laser-focused on purchasing Class B & C cash-flowing properties and partnering with other investors who like the idea of real estate investing but don’t have the time or experience to do so. He currently owns a combination of single-family homes, duplex, triplex and larger mix-used multi-family buildings.
Thomas loves working with people and as a professional real estate agent helps as many people and families as he can make informed decisions when it comes to their homes. He understands that buying or selling a home is more than just a transaction: it’s a life-changing experience. After graduating from the University of Toronto in 2012, Georges picked up a full time office job with a tech company. He quickly realized how miserable he was. After a really LONG period of reflection, he realized he'd be much happier in real estate. He thought to himself, "what can I do every day for the next 10 years and wake up feeling happy?". Waylon started his career in real estate in 2019 by talking to his future wife into buying a property using her first time home buyer credit. He had a great career and access to lines of credit, but basically no capital so he learned about private money, partnered with other investors and other creative ways to make deals. After doing a buy and hold, a duplex conversion and a cottage rental Waylon ran out of funds so he
started focusing on learning to wholesale to make active income to supplement his investing. Since then he has partnered with Austin Yeh and scaled to a team of 7 at Fast Ontario Home Buyer. They have wholesaled around 30 deals this year and have purchased 16 units between North Bay and Sudbury in that time.

The world has gotten so much smaller, and this Canada has an open door policy for new migrants. Our population grew by 531,000 from August 2018 to July 2019 – the largest 12-month increase in our history according to Statistics Canada. To date, baby boomers have won at every level of local real estate and yet even they are struggling. This group isn’t small either, by 2030 seniors are expected to comprise almost one in four Canadians. Knowing the strength of this demographic, the question is what are seniors planning on doing and how will it impact our market in 2020?
