Nikki Ubaldini is an entrepreneur, and owner of multiple business ventures with her husband Gary in Tampa, Florida. Nikki and Gary founded the Ubaldini Group, a Mega Agent Team as their initial journey into real estate. Part 2 kicks off with Nikki telling us how life was good and things were going well for her and her family. As it does sometimes, life changed in a matter of minutes. She experienced the loss of her sister and then she heard the news no woman wants to hear. She was diagnosed with breast cancer. When it happened, she realized she had manifested her illness. This forced her to rethink her world and ask why this was happening for her, not to her.   One thing she now had was time. She was able to work on herself. A discovery she had was how women and some men, can give up their power to doctors. After a lot of research, there were more treatments available than the traditional recommendations, many of which were better for her. This provided the impetus for Nikki to create a women’s group called WE; Women Empowered. Self-care is very important. You can’t take care of anyone else if you can’t take care of yourself.   At the beginning of her health issues, she knew this was a sign of something bigger. In times like these, reflection becomes a big part of the process. You can’t be in control of everything and be in joy at the same time she thought to herself. In today’s world, one must take care of themselves. Focus on your routines and rituals and find your balance between work and yourself. Stop and ask yourself where is your DNA in the situation you are currently in. When someone comes at you, it’s not about you, it’s about them. Sometimes we hit ceilings of achievement not because of skill, but because we may be holding onto baggage that we have not let go of. This is part 1 of our session with Nikki as she shared so much value, we had to break it into 2 sessions. Before real estate, Nikki was a dancer in a Broadway-style venture. Having to constantly rehearse taught Nikki a foundational concept very early on, keep auditioning for the next opportunity and you will always be prepared. As an entrepreneur, she believes you can be good at more than one business opportunity at a time. Success is about tenacity. Tenacity is an important skill and there is no doubt Nikki is tenacious to her core. Many entrepreneurs stop when they get rejected. Nikki shared when she got rejected it was not about being good enough, it was that she just didn’t fit into their model.  Fundamental skills are necessary for success and learning is one of those skills. As a learning junkie, Nikki studied others who were succeeding and emulated them and their actions at a very high level. She would seek out those who were the best at what they did in their field and even shadow them at times. The goal of reading a book or attending a seminar is to take just one idea and implement it in the next 7-14 days at a high level. This will then produce massive results. Don’t be afraid to implement new things and give them time to develop. The silliest thing we could ever do is change something because we are bored.   Find a great coach who will force you to look at things from a different perspective and push you beyond your limits. Dave Jenks is a successful entrepreneur, and co-author of the National Best Seller, The Millionaire Real Estate Agent. Human relations and the ability to relate to others was key in any endeavor. The second fundamental was public speaking. Standing up and speaking your mind whether for profession or belief was a critical piece to his success.   Writing was his third fundamental key to success. Everyone can learn writing skills and the ability to write and create is so important. You never know where opportunities will show up. Every time you see an opportunity to learn a new skill, take it on.   Happiness is not a result of being successful, it is the cause of being successful. Don’t wait for happiness, instead seek it out. This comes from the book, Feeling Good by Dr. David Burnes.    Success is a momentum issue of your energy, attitude, and productivity. Keep in mind momentum can go either way. Written goals are another key to success. Less than 8% of people have written goals and are generally the ones who achieve goals at a high level. Learn the process of setting goals. Life is not without sets backs and challenges. Write your own story full of courage and insight. Do things when you are not confident, just go do it!   Advice for entrepreneurs today, expand your bandwidth. What new skills and knowledge can we learn today to have success tomorrow? In this episode, we sit down with Scott Malouff, the Owner, and Founder of the Scott Malouff-International Group. Scott got the entrepreneur itch at a very young age. At 6 years old he sold 1,700 candy bars for a school fundraising event. He started out in the mall, owning kiosk businesses across the country. He then got into the entertainment business and quickly discovered the entertainment business had its pitfalls and responsibility for others’ behavior, which was not a comfortable place to be. He learned very early on as an entrepreneur how important influence was and to find the influencers. Scott’s grandfather was a Chief Master Sergeant in the Air Force and had a huge influence on his leadership. His Mom was a single parent and raised 6 kids. Training never stops for a successful entrepreneur and therefore growth never stops. Real Estate is the best investment one can make. Highly successful people going back for centuries, most often held real estate as a wealth tool. Scott came into real estate as a business owner, not as a real estate agent. He was all-in from the beginning. 70% of agents do not make it past their first year and there are a lot of limiting beliefs in real estate. John Maxwell says, “The most important piece of real estate is between our ears.” It is about people, not about the money, and understanding how to treat people. It is crucial to take advice from the right people. One measurement is to ask yourself, “Would I want to trade positions/switch chairs with that person today?” As bad as you want it for some people, they must want it for themselves. Scott discovered many say they want success; however, most are not willing to pay the price.  Scott’s trajectory in closed units: Year 1-82 Units Year 2-151 Units Year 3-238 Units Year 4-410 Units-Exceeded $2,000,000 in Gross Revenue. Year 5-Goal is 500 Units Scott is clear he has more potential and he keeps pushing. We create our own ceilings. There are no ceilings. He said, “WE ARE JUST GETTING STARTED!” How did he grow his business in 4 years from zero to $2,000,000? The Right People The Right Systems Make sure you are profitable What has he learned about hiring others?   Take the time upfront and know how to win/lose with them. Have a proven process and follow it. The process removes a lot of the bias. First 90 days is the engagement process and after 90 days we will get married.   *Once you bring in the right people, it becomes about them.   Scott’s vision is to create a big enough world so that others can grow into that world and experience opportunities themselves. “If someone comes into my organization and they are not performing, it is my fault,” Scott stated. Scott shared a performance conversation. He offers them a $2,000 check and tells them they have 2 weeks to perform or they can take the check right now. No one has ever taken the check. Sometimes people just need permission to move on. We asked Scott, if he could do it all over again, what would he do differently? Keeping your priorities in order and scheduling family and personal time. Sometimes we need to get, “CHIN CHECKED” where something happens to bring you back to reality. Instant gratification does not always happen. Having coaches and consultants train you is important. It comes down to the 3 C’s; consistency, character, confidence. In this episode, we sit down with Curtis Lewsey, the founder of AM Cards and the author of Appreciation Marketing. Curtis shares how a peer who was getting referrals from his territory, taught him one of the best lessons he's ever learned. “Get to know people for who they are, not what they do." Go deep with them and find out about their families, what they enjoy doing, and their hobbies. This advice allowed him to go from almost getting out of the business, to becoming #1 in sales out of 1,200 salespeople. He then shares some great questions to ask someone to get to know them. What is your story? Ask them about themselves. What led you into this business or job? How did you end up in this industry? What makes you feel the most alive?”   There is a difference between purpose and passion. Sometimes people are in roles that are not their purpose.  One of the biggest competitive advantages in business is to say, “THANK YOU.” When you show appreciation and gratitude, it seems to be common sense, although it is not common practice. Do it in a way that stands out! Create a WOW. “If you don’t build something you own, you may be wasting your time.” This prompted Curtis to start Appreciation Marketing Cards, also known as AM Cards. Do not try to get something alone. There is so much wisdom from others who have lived before you. Sometimes the opportunity in front of us provides us something we were not expecting. Have multiple mentors and coaches in various industries. What is AM Cards? Impact of the single card. One of Curtis’s mentors shared a great piece of advice, “Never outsource your heart.” Do not have your assistant call your best friend and wish them a Happy Birthday, YOU DO THAT! Sometimes we need to slow down to speed up. Do not expect anything in return, yet when you give, it will come back to you in multitude. A card or note leads to a conversation. Conversations lead to opportunities and opportunities lead to closed business. When you find something that works, keep doing that, and ask for feedback to improve your systems. Be coachable and be committed. Watch who you are getting advice from. Best advice you have ever received? William E.
