On today's podcast, our heroes tackle one of the hardest parts of your journey. How to evaluate a property?

  1. Have a narrow criteria
  2. It's difficult to monitor multiple markets, locations, or styles of property
  3. Keeping your criteria narrow allows you to become an expert faster
  4. Find comparable sales, and use them as your base
  5. To evaluate a property you need to have a list of comparable and relevant properties to help
  6. The best place to start is the SOLD section of Realestate.com.au or Domain to help
  7. FYI: The Statement of Information is terrible so make sure you are wary of its information
  8. Documents your comparable sales and have a process for updating it
  9. Now find properties you are interested in and use your process to plus/minus the price based on a number of factors:
  10. When did these sell and how much has the general market moved?
  11. How much has the market moved in your area?
  12. Adjust for physical factors? Location, street, land size, bedrooms, quality of build, the goal is not to determine the perfect value, but to look at properties you like, that you can afford to get you to the negotiating table.

Today, we will revisit the risk factors with new apartments and deep dive into how developers that focus on profit can really affect your valuation.

Key items:

So who are all the parties involved in a new build?

  • Developer
  • Development manager
  • Project manager
  • Builder and subcontractors
  • Sales and marketing

How do these affect your price?

Each of these players is out to run a business and so their profit sits within the purchase price of your property. As an example, when you generally buy a new apartment there can be a sales commission of 2% all the way to 15%. These are cost inbuilt into your apartment price that isn't reflected in the fixtures and fittings of the place. Herein lies the risk of bank valuers, who know these tricks and provide lower results (which can leave you financially ruined!).

What else?
We talk about value management, rental guarantees, and how the builder can change his mind using the 'artist impression' tactic and also all the clauses that allow them to do so.

  • It's nice and new
  • It's in a good area
  • I get a rental guarantee

We say, these are nice to have but it's not worth it in the event your property goes down in value.

Open for inspections are back on, but sellers are still not confident in the market.
After a strong weekend of sales, and doing my normal round of Monday agent calls, its seems as though the recent news won't have much effect until next year.
We are sitting at around 40% of auctions being held compared to last year (including sold before) which shows stock levels are still very low.

What the agents are saying,
- Sellers are not confident in the market and would like to see some consistency before listing.
- If they do want to sell, its at an unrealistic number.
- They are waiting for this year to be over, as it's too much stress right now in the lead up to Christmas.
- Unrealistic expectations on sale prices in order to list.

What I saw this week,
- Everything I was looking at sold well above the asking price, bringing back the 5-10% above range estimation when assessing properties.
- Good properties are being sold in 4-5 days in pre-auction negotiations, so you need to be quick.
- Good properties are scarce around the South east and Bayside.

How did that property sell so fast?

If you are currently trolling the listing sites for new properties, you might have noticed properties selling with in a few days from when you first saw them. How is this possible?

There are a few things that could cause a rapid sale , so let’s break it down.

A motivated agent

The agents are working through a large backlog of properties at the moment and because they might not have additional help, they could be limited to the amount of live listings they can handle at any one time.

An example of this might be Nick the Agent has signed 20 properties to sell over the next 3 months and has an agreement with the seller to sell in this period or they can look to sell with another agent. Nick is a one man band and can only handle 5 properties per month, as he has deal with inquiry, speak to buyers, conduct the opens and communicate with his sellers. As he only has 3 months to sell all 20 properties, he needs to work through them quickly and if a buyer sends him an acceptable offer, even before the first official open, he might take this running to the seller in order to get the deal done, so he can move onto the next property.

The agent is well within there rights of doing this, as they have a responsibility to the seller and because that offer was in the acceptable range, there was no reason not to take advantage of a quick sale.

Active and educated buyers

As with the scenario above, an educated buyer will have the ability to move fast on a property and make an offer the agent and seller can’t refuse.

This could be done by booking time before the first open and being firm that you are an interested buyer with finance sorted in order to proceed if the property is acceptable. Getting in before the first open will give you a massive advantage as not many other potential buyers would have seen it.

Next, if the property is acceptable, construct an offer that is attractive, considerate to what the seller is wanting and limited on time. Example, after speaking to the agent, they have let you know that anything within the range will be considered, with a preferred settlement term of 60 days or less. After completing your own due diligence and evaluation of the property you arrive at a number within the range and a settlement term of 45 days after getting the ok from your broker. The last component of this is the offer expires within 24 hours, causing the agent to act and get you an answer within the timeframe.

Desperate and keen sellers

Depending on how much news the vendor watches, they could be swayed by thinking there is a drop coming in the market and will take an offer just to get the property sold before the so called “cliff” comes.

The vendor could have also bought their new place, and will be extra motivated to sell as the sale of the current property might impact their ability to settle the new one. This is why questions to the agent are important, and asking why they are selling is crucial.

Pre-market

This is a way of purchasing we focus on a lot, as it puts you well ahead of the game. What it means is that by getting through properties before they hit the market, allows you to review information, and make decisions much faster than someone going through it for the first time one it becomes online.

Essentially, if you are in contact with an agent you get along with, ask to go on their “hot buyer” list. They will send you off-market and pre-listed properties which you can arrange times to view exclusively. Sometimes if the agents knows exactly what you are looking for, they might only show you through the property, giving you the best opportunity to purchase it.

In today's podcast, the Heroes answer the key steps towards getting a pre-approval.

Step 1: Bank account clean up
Our advice is to not have any preconceived ideas about the house you want to buy. We start off with working towards what the bank is comfortable in lending you and what is truly affordable.

Step 2. Liability check
Get all your liabilities in check. Banks understand you will have liabilities, car loans, credit cards, it’s all normal. However, these can lower the amount you can borrow.

Step 3. Know your personal numbers
Know your incomes and monthly expenses (i.e have a budget). Choose the amount of savings you want to put towards your property and make sure there is some cash leftover

Step 4: Check your credit scare.
Your credit scare… I mean score. Your credit score is a number that provides an insight into the ‘trustworthiness’ of you as a borrower.

Step 5. Find a good Mortgage Master (mortgage broker)
Finance is a rough game, there are over 50 banks in Australia, each with their own niche’s policies. It’s almost impossible to know what each of them is up to.

Step 6. Provide them with the right documents
The success of getting a loan is all about compliance. Banks live and breathe compliance, so having all your documents ready and your willingness to provide more documents is key to the process.

Step 7. Understand their proposal
Your Mortgage Master should provide you with a proposal, understanding this is key. What are the ongoing fee’s and charges for the bank, and finally, how long does the process take or what are the next steps.

Step 8. Sign application forms
Simple, forms on forms on forms. To share your private information, your Mortgage Master will need you to sign a number of compliance and application forms. Take time to read these and ask questions, but ultimately, it's a part of the journey. The quicker you can turn around documents like this, the better.

Step 9. Answer bank questions
Once your loan is submitted to the bank there are a number of ‘stages’ it can pass through till it’s pre-approved. At either of these stages, there could be questions or further documents needed to make a decision.

Step 10. Get pre-approved (and know your conditions)
Once you have reached the pre-approved stage, breathe a sigh of relief. Now before you charge out there and look to buy property tomorrow, it’s best to understand and re-confirm the conditions to this pre-approval.

In this episode, the Heroes talk about choosing the right land estate or development. One of the most critical aspect when purchasing land will be the estate that the land is housed in.

Our first step is to ensure that the developer of the land, is someone that is reputable and is out to make a good solid community rather than a profit. Here are the key ways to research a developer of a land estate, which should set you on the right track:

  1. Find other previous developments the developer has done and walk through them
  2. Find out if they have a good track record of meeting timelines (so you land titles on time)
  3. Check to see if what they are ‘selling’ to you is correct, items like new train stations, new community centres and cinemas can all be verified through the local council
  4. Ask others who have purchase from them beforehand, about the process and how it went
  5. Have they got some decent reviews on the internet?
  6. Some land estates and developers have Facebook groups for their estated, see if you can join in and check out the comments
  7. Understand who else is buying in the estate, if it's more owner-occupier focussed then you can assume the type and quality of houses will be vs. a pure investor play

Ask your building about the estate you are considering

Did you know that not all builders will build on a piece of land? Some will often flat out refuse to build on a developers land because they know the difficulties in doing so. Builders are a wealth of knowledge so ask them if your dream house can work in that estate and more questions like this:

  • Have you built in that estate?
  • Do you have thoughts on this developer?
  • Are there design guidelines the developer has put in place that make it difficult

It’s important to make sure that the house you are wanting to buy can work for your land.

Find out what the purpose of the development is

Understand the purpose of the development, is it a master-planned community with a town centre, supermarkets, GP’s and takeaway or a smaller development which attach themselves to these larger ones. Like with town centres, are they building their own parks or piggybacking off neighbouring developments. If a developer mentions “train station coming soon”, or major shopping centre approved ask them how long away is it from being built? If they can’t answer it, ask the council, because I’ve unfortunately seen over the years, land sales agents taking advantage of these approvals and used it as the base of their marketing.

  2. Speak to others from other buyers, prior owners, council and builders - ask around!
  3. Cross-reference answers between the council, builders and others

In this long-form chat, we talk about the risk factors with new apartments and deep dive into how developers that focus on profit can really affect your valuation.

So who are all the parties involved in a new build?

  • Developer

How do these affect your price?

Each of these players is out to run a business and so their profit sits within the purchase price of your property. As an example, when you generally buy a new apartment there can be a sales commission of 2% all the way to 15%. These are cost inbuilt into your apartment price that isn't reflected in the fixtures and fittings of the place. Herein lies the risk of bank valuers, who know these tricks and provide lower results (which can leave you financially ruined!).

A large number of first home buyers will look to buy land and build their dream home. With more government incentives available for this style of purchase, we think it’s ever more important to choose the right block of land in a new housing estate. So James is going to help tackle the best way to do so.

High level, how should you approach choosing a block of land?

You might have driven past them or seen listings on sites like realestate.com.au showing gorgeous parklands, people walking around a proposed town centres or a shopping precinct, which can all seem very appealing.

But if you haven’t gone through the process, it can be daunting so we thought we’d outline the things you ought to know when considering buying a block of land for a new build.

We’ve broken this down into 2 episodes, as there’s a bit to cover, so this week let’s run through the actual block.

Let’s assume you’ve already selected the Estate you’d like to live in and you roughly know what the build is going to cost.

For rough numbers let’s say that the total figure is $600,000 and the build is going to cost $280,000 leaving you with $320,000.

Working with this budget, you want to buy the best block you can afford. So let’s unpack what that means.

  1. Size, depending on where the block is located in the estate it might affect the price, even if it’s the same size. Here are some factors which could make the block more expensive,

  2. Located next to or opposite a park or wetlands

  3. It might have access to the main feature of the estate such as a clubhouse, tennis courts, and pools
  4. Positioned on a dead-end street with no through traffic
  5. It could be in the last stage of the estate, as all the infrastructure has gone in, the developer no longer needs the fancy artist impressions, so they can bump up the price.

And on the flip side here are some points which might make the block cheaper or compromised,

  • Near powerlines or substations
  • On the main drive or road through the estate
  • Has a slope across it VS being flat
  • It might have an easement running through it
  • And in contrast to being in the last stage, you could be in the first stage of the estate, and taking a risk as nothing has been built, you’re trusting the developer to come through with what they have proposed. These earlier stages also get discounted because you have to live through all the construction going around and might not have access to amenities until they are built, along with extended titles timelines if they get held up at council.
  • Regardless of the price, all blocks could come with restrictions and covenants, these might be design guidelines which we will cover in the next episode, but things like double story only blocks or minimum sized homes are common, so it’s important you ask the sales agent if any of these apply to the block.

What is Fill?

Fill, it's a builders nightmare, essentially its additional soil the developer brings in to raise or level a site to meet flood requirements or fill in things like old dams. So it’s extremely important to ask if there is any fill on the block and if so, how much. You can take this estimate back to your builder to see if they turn white or not.

The effect of the slop on a property price?

  • Blocks with slope cost more to build on so developers will discount them
  • They require retaining walls, special slab types and sometimes stumps which limits your builder selection
  • Slope will also limit the type of build, you’ll need additional stairs sometimes single level at the front dropping to a double at the back or vice versa. You can build some beautiful homes, but they just cost a lot more, and generally require a custom

In today's episode, we recap on the First Home Loan Deposit Scheme and the recent Government changes.

So let's start with the recap. The FHLDS is one of the Government Schemes, to boost the construction industry and Australian economy post-COVID. If you have saved 5% of a properties value, then the Government will step in and act as a guarantor eliminating Lenders Mortgage Insurance.

There are some key eligibility criteria:
- Income test
- Citizenship test
- Reason test
- Prior ownership test
- Price cap (by postcode)

Remember! There are only a few banks who are able to help you through this process and it's done in conjunction with your loan application.

So what's changed? Price caps have been increased, so you can look at a greater range of properties and a further 10,000 spots have been release so get in quick!

The most important budget ever, so we break it down and give you some guidance on:

What is the budget?
The two-phased approach the government is taking.
How to relate it to your life? (it’s like running a business)

Then we move onto, what are the key areas to think about:

  • The government is predicting that we will have a large debt for a long time, so get ready to settle in for low-interest rates.
  • What is GPD? Deficit? Bonds? How important are population and unemployment?. More importantly, how unemployment is targeting the youth sector.

Finally, our take on it all which is:

  • It doesn’t matter, this is all high-level stuff. Governments have been tackling issues like this for years, so they are well equipped.
  • The key is to use these times to learn about the impacts, but also zoom into your own life and have a plan. Your plan is yours and should not be influenced by such high-level marco-economic items.
  • Our thought is, assume a flat property market in general, but always know that good property grow well in value over time (better a long time).

Like most buyers, talking to a real agent can feel like a you’re being interrogated by the FBI. But if you’re prepared and organised you might be able to throw them off their game, and get more information than you expected.

What should I do before attending opens?Do your homework, what else is for sale in the area, try to find comparable's along with sold prices. If you know even one comparable property, the agent will look and treat you completely differently and put you ahead of the game. The agent will know you are a serious buyer and might even put you on their Hot Buyers List.

Where would you find this info?Sold properties can be found on realestate.com.au, domain etc. or you might need to call the agent if you can’t find it online.
On the most popular platforms realestate.com.au and domain, to get to the sold listings, all you do is hit the SOLD button instead of the BUY button. You still enter all the parameters in like you do for current listings, and it will show you what has been sold in that location. You want to make sure they are recent so have a look at the date, making sure it's no older that 6 months.

Should I ask at the open or on the phone?If it's a busy Saturday open, it can be hard speaking to the agent at length so unless there is no one around, it might be best waiting for the phone call on Monday or Tuesday from them. Making sure you have time to go into detail is key here as you might get more from them, than expected. For instance, if the agent gets on with you they might tell you the exact reasons for the sale, the best scenario for the seller, which is all GOLD.
Don't expect call backs on Saturdays as this is game day for agents and they will be super busy running around open's (if only they could fly).
It also depends on how confident you are, and if you feel you have more power on the phone, on in person.

LVR or Loan to value ratio, you might have heard of it, but what does it mean?

On this short and sweet episode of The Property Heroes Podcast, our Finance Hero Shehan takes us through the key points.

How is it the LVR calculated?The LVR is a percentage referencing the loan amount on a particular property VS it's total value. So if you have a property which is worth $600,000 and a loan for $500,000 to work out the LVR you divid the $500k by $600k which equals and LVR of 83.33%.
Why is it important?The banks use this as part of their risk assessment, and is one of the main pillars used to establish if it's a debt they want to take on.

Do different property types, get different LVR's? Say a house vs a High Rise.The simple answer is YES, but there are many factors which change from time to time, depending on the appetite of the banks.

Does the postcode I'm buying in matter?Like the previous answer, YES, it will matter for certain suburbs typically those inner city suburbs which have a lot of new high rise development going on, Melbourne, Sydney, Brisbane CBD's, the Gold Coast etc. Whats the maximum LVR I can get?There are a lot of governing factors here, but generally you can get all the way to 95%, meaning you could but a property with a 5% deposit. Things like your occupation could also have a positive impact on the LVR and Lender's Mortgage Insurance or LMI, but we will unpack that in another episode.

So this week, a couple of larger news items, so lets jump in a take a look,

An REA (realestate.com.au) article noted that unemployment is up, but it’s hitting renters not the owner occupied market - i.e higher risk to investors. So we shouldn’t see the effect everyone was thinking, which confirms our discussion in episode # September cliff episode where we mentioned, home owner will do everything that can to make the repayments.

CBA (Commonwealth Bank of Australia) has come out and revised their forecast of property prices. If we remember just a few months ago, there we article headlines noting a 30% drop! The world is ending. This confirms, from the largest bank in Australia, that no it's not, and it's barely even a correction, at 6%.

So things, don’t seem that bad and it seems very concentrated, compromised properties, isolated areas with not much infrastructure etc. which is why we don't recommend these locations

This takes us to our point that there are markets, within markets, within suburbs within streets even.

Let's take a test to see how much you know about your suburbs - how far, can you drive or how much do you know. While times have certainly been tough, especially for those of us in Melbourne, but has a COVID softened market opened the doors for millennials? Are they still interested in property?

Shehan and James jump into a great report released by ING looking into some of these factors along with the savvy ways millennials have used the lockdown time to save better and establish their goals, maybe they listened to our planning episode :)

Many are also willing to continue to minimise their lifestyle costs post lockdown to own their own home sooner, including:

  • Minimising personal shopping (40%)
  • Entertaining at home rather than going out (31%)
  • Spending less on drinking (25%)
  • Reducing date nights (19%)
  • Giving up gym membership (17%)
  • Finding a less costly commute (16%)

In order to buy a house sooner half (50%) say that they would consider living on the city fringes and the outer suburbs (45km or more from the city).
