In this engaging episode of "Real Estate Jerky," hosts Ed Parcaut and Mike Kelly dive deep into the pressing issues surrounding California's housing market. They discuss the significant shortfall in housing construction relative to demand, with a particular focus on how this gap has led to overpriced markets in cities like San Jose, Los Angeles, Sacramento, and Fresno. The hosts express their concerns over the economic policies impacting the real estate landscape and the challenges posed by high interest rates and market uncertainties that discourage builders.

Throughout the episode, Ed and Mike pepper in humor, notably regarding the absurdity of commuting from Modesto to Fresno for more affordable living options. They also shed light on the real-world consequences of the housing crisis, including the strain on middle and low-income families and the hurdles posed by obtaining insurance for properties in high-risk areas.

The discussion also veers into the political realm, urging listeners to participate in upcoming elections to initiate change, and highlights the emotional and financial impacts on renters facing eviction due to landlords selling properties. The hosts share their personal experiences and emphasize the daily challenges in navigating real estate transactions, from dealing with both inexperienced and seasoned agents to handling problematic paperwork and unclear loan terms.

To wrap up, Ed and Mike detail their ongoing commitment to supporting veterans through their initiatives, planning future events to further this cause. They offer thanks to their audience, provide contact information, and remind listeners to tune into their show on Powertalk 1360 KFIV. We'll chew on VA loan guidelines, the art of problem-solving within them, and underscore why who handles your loan can make or break your deal. We're digging into those topics, the current administration's stance on veterans' benefits, and the unexpected hurdles in the VA loan process.

Stay tuned as we untangle tax issues that could lead to foreclosure, demystify reverse mortgages, and confront the challenges facing our aging population.

Welcome back to another episode of the Real Estate Jerky Radio Show. I'm your host Mike Kelly, and joining me, as always, is the man with the plan, Ed Parcaut. Today we're diving into the latest in real estate, community, and even a bit of politics.

Our market snapshot reveals that housing inventory remains low, with 354 active homes and 297 pending sales—a situation fueled by less new construction and major life changes prompting moves. Watch out, folks; consumer prices are creeping up, and interest rates? Well, they remain a wild card, ever at the whim of the Fed.

Amidst expected rainfall, open houses are surprisingly flourishing, and we'll get into why a little downpour could be beneficial for prospective buyers. Retirement age discussions, small business pressures from wage hikes, and the local economic boost from events are all on the menu today.

We've got a special focus on supporting our veterans with an upcoming event and a nod to the importance of their rights, particularly their right to vote. Speaking of events, stay tuned for our talk on that firewalk challenge—we're pretty fired up about it.

In the state of sunny California, the rich and wealthy are making moves that could leave a gaping hole in the state's pocket—a 68 billion dollar budget shortage to be exact. And as we look for relief, Jeff Bezos is saving big on taxes by jumping ship with a mega yacht in tow.

Transitioning from high finances to high pollen counts, Ed and I will share our personal battles with allergies and the wonders of HVAC filters. Plus, we'll dissect the latest commercials from the Super Bowl and share our critiques of the current political landscape.

Real Estate Jerky is back, answering your burning questions, and we'll sprinkle in some lighter banter about football fans, TV purchases, and of course, the rib-tickling possibility of being preserved in jars.

So buckle up—or should we say, lace up?—because this episode is packed with everything from the serious implications of reverse mortgages to the anticipation of a very hot walk in support of our veterans. This is the Ed Parcaut podcast, where we bring real estate and community to life, and we're just getting warmed up. Stay tuned!

Welcome back, to another engaging episode of the Real Estate Jerky podcast! I’m your host, Ed Parcaut, alongside the ever-knowledgeable Mike Kelly. Today, buckle up for an episode packed with controversy and critical insights!

We're starting off with a real firecracker: Colorado has just sent shockwaves through the political scene by attempting to remove Trump from the ballot, igniting a fiery discussion on the validity and ramifications of such a move. In light of this, we delve into the often-overlooked power of writing in a candidate and address the perplexing political influence of states like Colorado and California.

Real estate is, as always, at the heart of our conversation, with the latest home sales and inventory numbers from research groups and the NAR. Amidst these figures, we're dissecting the new tenant laws reshaping Colorado's real estate landscape, forecasting how security deposit and eviction limitations might send ripples through rent prices.

The meat of our discussion lies in the importance of buying a home in today's market, emphasizing building equity and the undeniable financial benefits of ownership. We also offer a lifeline of sorts, looking at foreclosure and the assistance out there for homeowners facing such dire straits.

Hold your hammers and paintbrushes! We’re diving into how personalized changes to your homes impact your resale value. But as handy as those might be, we're cautioning against a beverage company's pitfall of mixing politics with business—stick to selling beer, folks!

And what's an Ed Parcaut show without some tax talk? We hypothesize a world where property taxes vanish at 65 and spar over the contentious flat tax system. Remember, all this comes bundled with solid mortgage and refinancing strategies to help you reduce that mortgage timeframe.

Lastly, we offer a masterclass on home buying for the uninitiated. Say goodbye to those HGTV fantasies and hello to reality – we're discussing how financial preparation is key and laying out the roadmap to home loan success with different loan types and down payment assistance programs.

Don't forget, whether you're up against family skepticism or competitive housing markets, Ed and I are here to guide you. Contact us for a generous serving of advice seasoned with personal care. This is Real Estate Jerky from our Modesto studio, in partnership with iHeart Media and KFIB station—your go-to for real estate trends and community insights.

So, stay tuned as we slice into home warranties, tackle affordability in home buying, and give a nod to the hardships landlords and tenants face. We're here to empower you to get ahead of the spring market frenzy, champion financial literacy, and ultimately, steer you in the direction of property ownership bliss. We also explore the opportunities that the trades offer, particularly to women who find financial benefits and the ability to spend more time with their families. Our guest brings attention to the need for finding individuals who are willing to learn and work, and how working in the trades can provide a good living and support for families.

Today, we have an informative episode in store for you, covering topics from the misconceptions surrounding the two-year employment requirement to the importance of understanding different types of property ownership.

In this episode, we delve into the world of escrow and title companies, shedding light on the fact that they are beyond our control and discussing a recent case where a refinance took an unexpected turn due to a technical error. Additionally, we touch on the significance of addressing property ownership during a divorce and the consequences of not doing so.

But that's not all - we also address the impact of government decisions on the real estate industry, discussing the current high demand for properties and the scarcity of inventory. We provide valuable insights for realtors on how to find hidden gems in the market by exploring expired listings, canceled listings, and properties that didn't sell in the past.

Moreover, we tackle the topic of proof of income when applying for a mortgage, emphasizing its importance in today's lending landscape. And as always, we encourage you, our listeners, to reach out with any questions, comments, or topics you'd like us to cover on future episodes.

On this episode of the Real Estate Jerky Radio Show, we bring you, Courtney Beauford, Realtor, Simply Vegas Real Estate, Las Vegas, NV!

In this episode, the Real Estate Jerky team sits down to discuss how is the housing market in Las Vegas with Courtney Beauford, We touch on the following issues in Vegas:

  • The Las Vegas housing market ended 2022 with a downturn, following a red-hot 2021.
  • The market was affected by a sharp increase in mortgage rates, resulting in a decline in home sales, widespread price cuts, an increase in available inventory, and more incentives from builders.
  • Although housing markets across the United States also slowed, Las Vegas retreated at a faster rate compared to the rest of the nation.
  • Southern Nevada's market remains in a logjam, with industry experts predicting a subdued year ahead for housing nationwide.
  • Prospective buyers have been sidelined due to large jumps in monthly payments, and would-be sellers have incentives to stay put, as they are likely to have a lower mortgage rate on their current home than what they would get on a new purchase.
  • The fast pace of the rise in mortgage rates caused the housing market to take a sudden turn in the opposite direction.
  • Homebuilders in Southern Nevada have seen a sharp decline in sales this year and have offered more incentives to buyers and higher commissions to agents to boost sales.
  • Homebuilders pulled 545 new-home permits in October, indicating a significant drop in construction plans, and land buying is "basically non-existent."
