How Does the Latest Government Policy Impact the Toronto Real Estate Market? EXPLAINED
The Office of the Superintendent of Financial Institutions (OSFI) announced a policy change over the past week that has essentially diminished buying power even further. Unfortunately, this new government policy doesn't help those who are already struggling to qualify for a home purchase, especially first-time home buyers. OSFI has mandated an increase in the stress test interest rate for all real estate buyers from 4.79% to 5.29%. This will ultimately reduce the buying power for everyone, but the real question is by HOW MUCH and what type of effect will this actually have on the Toronto Real Estate Market as a whole?
Back in 2017, when the stress test was first introduced, the Toronto Real Estate Market saw a fairly sizable reduction in demand which resulted in receding prices shortly thereafter. As the Toronto Real Estate Market is currently red hot, what does this revised stress test policy mean and how will it change things? Will this new government policy change the pace of demand for Toronto Real Estate? Bita Di Lisi started her career in real estate back in 2004. Her path as a real estate broker with a reputable real estate brokerage led her to acquire landlord and investor clients who resided out of province and out of the country, who really did not want to deal with the day to day operations of their multi unit investments. Over time, and along with the support of her business partner and husband, Robert Di Lisi, they opened up a property management company that managed these multi unit properties. During the operations, and as a property management and real estate broker, Bita would often have to attend at the Landlord and Tenant Board (LTB) on behalf of her landlord/investor clients on various matters. Throughout the board appearances, most adjudicators would object to Bita representing her landlord/investor clients on the grounds that she was not licensed as a paralegal. Bita decided to go back to school and obtain her paralegal license to better service her clients. With her knowledge and ‘real life’ experience in real estate and property management, Bita is better able to service her clients when dealing with landlord and tenancy matters, as it is a niche area of practice.
