Joe is a visionary in the interior design industry. For over 30 years, he has been marketing model homes and commercial spaces, and is responsible for billions of dollars in new home sales over the course of 15,000 successful design projects. His progressive approach to selling homes faster comes from his innate entrepreneurial spirit.
Unlike most CEOs in our industry, Joe places as much emphasis on marketing a space as he does on the design of a space. He has honed a science that enables homebuilders to increase absorption rates and maximize options sales, and for multifamily developers, increase occupancy rates while maximizing their square footage lease rates.
Joe has created strategic partnerships with top industry leaders and research firms to offer the most comprehensive and effective design and merchandising tools in the industry. His Visions and High Impact Home editions include an in-depth look into generational divides, 55 plus, millennials, multi-family, and student housing. Joe continues to be in demand as a new home trends educator, judge, and speaker for multiple local and national homebuilder associations, including ABC, SEBC and International Builders Show.

My guest today is Mickie Kennedy who is the Founder of eReleases and is an expert at helping small businesses, authors, and startups to increase their visibility and credibility. 22 years ago, Mickie founded eReleases after realizing that small businesses desperately need a press release service they can afford. While working in PR. Mickie came face to face with customers that wanted to use press releases due to their effectiveness at bringing in business, but could not afford to pay the extremely high startup fees that most agencies charged. Mickie saw an opportunity to help — and eReleases was born. Mickie created eReleases to give small businesses access to the media and to a national newswire – all with a personal touch. eReleases has grown since then and even works with big names now, but the spirit of Mickie’s original intent has not changed. eReleases delivers personal service and exceptional value to every customer, with every press release, at every price point. Mickie lives in Baltimore County with his family and two feuding cats. He enjoys British science fiction and acknowledges an unhealthy addiction to diet soda. Mickie holds an MFA in Creative Writing with an emphasis in Poetry from George Mason University. He still writes poetry most Monday nights with a group of fellow misfits in Brunswick, Maryland.
Zillow's Brett Steele shares findings from recent survey. A global pandemic, historic economic change and unprecedented home value growth have been hallmarks of the past year. But while these large-scale changes have shifted the housing market landscape and have the potential to reshape homeowners’ preferences over the longer term, many behaviors and attitudes remain the same as they always have.

Today I am chatting with David Scheppler with Apex Chat about....well-chat! We all know that 99% of consumers begin their home search online and it often takes place on a Friday night between the hours of midnight and 3 am. If your organization offers online chat-is someone available at 3 am to answer your customer's inquiries?
Because there is nothing worse than initiating a chat, but they just leave you hanging.... That's why Apex Chat offers both chat bots as well as human operators who are ready to respond to your prospects' inquiries and to set up the next appropriate steps with them.
The best part is-it won't cost you an arm and a leg! In fact there are no monthly fees-they only charge you if they're able to pass a qualified lead on to you. Yeah-you heard that right! And right now you can get 50% off your initial set up fee when you use this link to get started.

Sky is my guest on today's episode of the New Construction Marketing Podcast and we talk about maintaining good habits during a housing boom. When people line up outside of your model home it's easy to become lazy and only go for the low hanging fruit, but what goes up-must come down. And when it does, you don't want to have atrophied sales muscles-you want to work them out every day so when the going gets tough-you're ready for it!
Sky Stephens is the co-founder of the Association of Professional Builders, a
business coaching company dedicated to improving the residential construction industry for both builders and consumers. Sky is a firm believer that residential home builders deserve to be earning more money for the service they are providing and that consumers deserve a superior service than they currently receive. The problem is the difficulty of delivering world-class service on tiny margins, or without having the proper systems in place.
In order to maximize client experience and overcome these difficulties, the
Association Of Professional Builders helps builders systemize their building
company. The result is an improved client experience which leads to more
demand. This allows an increase in margins and ultimately the ability to scale their businesses into desirable building companies that possess real value and can be sold as an asset.

Jason and Mary’s combined mission is to give every sales professional, manager, and executive the tactical, real-world knowledge so they can remove any limiting beliefs keeping them from breaking their plateaus.
Leashes are limiting beliefs every person experiences. That voice inside your head whispering you can't do something? That's your past programming negatively influencing your results. It's also a false narrative. You were born with every internal tool you need to succeed. It just needs to be continually called out and strengthened. That's when Jason and Mary came to a powerful realization that the best training isn't just telling people what to do, or how to do it, or even why to do it. It's unleashing their mindset. It's removing those mental chokeholds to help them see the true, fully realized picture of their abilities.

When Lynn and I recorded this episode just a few weeks ago, the thought of Coronavirus was not even a thing-given the latest developments NterNow can be a crucial tool to help you sell homes even during a quarantine.
Lynne has always envisioned herself as an entrepreneur. After graduating from LeMoyne College in 1978, she took MBA courses at Syracuse University in Entrepreneurial Sciences, wrote exploratory business plans for close to a dozen products/services, and walked on the cutting edge of process improvement and creativity in the corporate world. As a Realtor, Lynne envisioned a better way to capture buyers for her new construction listings — and so she created NterNow (formerly Call-A-Key) to satisfy the consumer’s need for self-service home touring.
As the patent holder for non-wireless secure real estate access, Lynne has grown NterNow to serve dozens of national and local new home builders in 16 states and is set to launch additional verticals in 2019. For her inventiveness, Lynne was nominated as one of the Top 15 Innovative Agents in the US by RIS Media in 2017. NterNow was honored with the National Association of Home Builders S.A.F.E. Innovation of the Year Award in 2017 for helping to make onsite agents’ work lives safer, and Atlanta Home Builder’s OBIE Gold award for Best Interactive Tool in 2016. Lynne is a member of the Advanced Technology Development Center of Georgia Tech, ACE Women’s Business Center and Atlanta Women in Technology.

I had a pleasure of speaking at and attending the TecHome Builder Summit in National Harbor, MD December 9-11, 2019. Thanks to AE Ventures and all of the sponsors for this event including Rending House, Apostle Tech, O'Neil Interactive just to mention a few for making this possible. This is my recap of some of the sessions from the summit, and here are the major takeaways:
Buyers want new (64%), but only 9% end up buying new due to inability to visualize and difficulty in the buying process.
Customers are expecting Amazon buying experience when they buy a new home-they're not just comparing you to other builders, they compare you to all of their experiences as consumers.
Consumers are ready for self-service and building industry needs to embrace this idea not only to increase sales but to maximize profit as a result.
Transparency is a key. Customers want to see all of the option pricing and be able to customize their new home in the comfort of their own home-at the computer!
Next summit is in May in Orlando, check it out: https://techomebuildersummit.com/

Michael “C-Roc” Ciorrocco (sir-ROCK-oh) is a motivator, facilitator, dynamic
public speaker and a fierce friend and coach.
Mike “C-Roc” Ciorrocco is a mortgage and real estate marketing expert with 15 years of experience in the industry… but his insight and expertise extends far beyond real estate.
“What are you made of?” That’s the question that helps C-Roc push through the tough times, and the question that leads him to even higher levels of success and satisfaction when things are going well. That’s the question that sparks the ultimate accountability: a challenge he extends to himself. That’s the question that drives C-Roc to inspire others as a motivator, facilitator, and dynamic public speaker, as well as a fierce friend and coach.
C-Roc uses this question as a motivational tactic to grow his branch, team,
and business. It helps him know his team and build up each individual
member. Sure, they’re in the mortgage industry, but one thing he realized when he got to a certain point as a manager is that he’s really in the people-
building business.
After 15 years in the mortgage business, this question evolved to become
more than a question. It became a tool to help C-Roc and those around him
excel at individual tasks. Over time, this question made him a stronger, wiser, more complete person. Today, he’s on a mission to inspire others to see the greatness inside of themselves using those same 5 words, using past life events to fuel their fire.

Ellen took a hiatus from the Fortune 500 and rediscovered poker, a game she had learned as a teenager. The more she played, the more she saw how poker and business mirrored one another. Poker encourages initiative and assertiveness and rewards calculated risk-taking. It is also an exceptionally good way to learn to read non-verbal cues. The psychological aspect of poker is as important as the technicalities of the game. In many ways, you play the people as much as you play the cards. Ellen saw how women were being excluded from this new networking activity and wanted to give them a forum to get into the game. Poker had become the new golf and for women to be in the game, they had to be at the poker tables as a player, not just an observer.

In today's episode of the New Construction Marketing Podcast I chat with Liysa Callsen. Liysa's first love is comedy. However, life said do other things first. She set out to get a paralegal degree - and then life threw in some twists, like extensive customer service positions, fund-raising, event-planning. She even owned her own comedy theater. She produced and starred in comedy shows. And, then the biggest blind-side was joining the carpentry business her husband started. The past three years, she's been involved in her husband’s carpentry business. Liysa went from holding a microphone to holding drywall. She had to adapt quickly, and be heard. With her YES AND attitude, the significant changes were easier to handle. And, today, she feels like a pro! However, you don’t want her to swing a hammer, she’ll hurt herself.
Now, she's helping women in construction by teaching them simple and easy tips to become a better communicator. By teaching women how to change the way they engage in conversations, women will be ready to respond, even in difficult times. When it comes to being heard, Liysa teaches effective listening skills by being in the moment. Using improv principles, women will take away inspiration to tackle challenges back in the field.
