In this episode I tell about my 4th laundromat, where I’m placing it, and what my plan is going forward. The heads of a military base approached me, told me they like my laundromat model, and wanted me to take over their laundromat space on the base. Because it’s government property, there are a lot of differences between this one and the other 3. The space for the machines is pretty small and the amount it brings in is smaller as well, but my only expenses are sharing a portion of the revenue with the base. I can make 50% of my original cost back within a year on this baby, which is amazing compared to the kind of returns you’d typically see in the stock market.

In this episode I explain what tools and resources I use, and then what I think about them. I hate social media and do not particularly enjoy marketing, so I do all my marketing through firms. One firm I use is just with a neighbor down the street, and another one I use for my laundry business is called Marketing 360. I have a friend who wants a TBM 700 airplane, but has done nothing to diversify his income. Today I speak with Art Director of Sun-Staches, David Levich, who has been building the company from the beginning. They have focused on selling sunglasses, which have a little mustache hanging down from a chain and have become popular, even being worn by celebrities such as Justin Bieber. They see themselves as designers rather than retailers or sellers to give a competitive edge and be unique. This has been a less profitable year because of Covid, but they haven’t had to let any employees go and have really just focused on design and preparing for better months. He started selling jewelry in high school and even ended up later going on Shark Tank, getting one of the investors, Daymond John, to invest in his product. Most deals made on the show tend not to go through, but they were fortunate enough to complete their deal with Daymond and they still have a relationship today.

When looking for a property, you want to find an area where you have a large pool of potential renter candidates and you want it to be in a neighborhood that has low crime rates. Today I tell more about the lessons I’ve learned from long term rentals and what NOT to do. Don’t get me wrong, I have had my share of successes in long term rentals that have been quite beneficial to me, but that’s not what I’m touching on today. I found a duplex in Cincinnati for about $400,000 that caught my attention and decided to go ahead and buy it. There was an inspection done on the house, but what I should have done was get someone else, in addition to the original inspector, to redo the inspection. There was another buyer who didn’t end up buying the place and I didn’t look into the reasons why he didn’t end up going through with it. Turns out even though there was an inspection, which said there was work that had to be done, it didn’t mean that the work had actually been done or that it had been done correctly. This ended up costing me around $100,000 extra.

In this episode I talk about what’s been going on with the 6-plex I bought in Missouri. I bought this thing for $125,000 from a man that claimed he had the rental history and that it was making a great income. There was an issue he mentioned which was that the furnace needed to be replaced, but I made him an offer of 125, and he didn’t even negotiate. I never saw the property and had someone else go look at the property for me, but he didn’t even have keys so he was only able to see it from the outside. The previous owner was very shady and kept avoiding showing the property, all of these being red flags. There are 4 things you should do when buying a property: 1) Go see the property. 2) Get keys to all of the units and schedule appointments through the current owner to see them. 3) Make sure you get bank statements. 4) Get tax returns from the seller.

Today I talk about long term rentals, which are very different from short term in that it takes a bit longer to bring in revenue. I talk about a guy I know who, through a trick he used with the bank, was able to acquire 10 homes in one year and rent them all out and begin building his real estate empire. Today I talk about renting out a Mercedes Benz Sprinter Van, another small business idea I have had. These are typically used to haul people around, such as executives or small business field trips. The other use for these is to turn them into recreational vehicles and up fitting them so they have a bed, a kitchen, and a bathroom, all packed into the space of the Sprinter Van. We begin today by talking about school and the way it has changed throughout the years. There are vocational schools that teach you in the trades, such as how to be a welder, carpenter, plumber, beautician, butcher, auto mechanic, and so on. Unfortunately, college education has become oversold while vocational training is now undersold. I then tell a story about when I received a phone call from Washington asking if I could participate in helping them identify folks who could define what the workforce of the future looks like. After spending some time in the Oval Office, I discovered many things didn’t happen in The White House as they are reported. I met with many workers while there, who were very skilled in their vocations that are getting paid 200,000+ per year. These were people who went into the trades rather than to college. I give options of what people can do after high school that can lead to great success or failure, depending on which path you take for the career that’s right for you. I mention the fact that there needs to be an apprenticeship program for high school graduates and kids that would do much better in a vocational career as opposed to a career that requires a college education.

We start with special guest Mike Heroux, retired at age 35 and creator of thedividendguyblog.com, who tells us about his business and what he does. He tells us his investment journey and where he went from college to day trading, and then his struggles with that. He bought The Dividend Guy Blog for about $20,000, which was making about $15,000 per year. We discuss what happened to his blog as time went on and Google changed, and then how Mike advises people on investing in dividend stocks. We talk about some of the dividend stocks that he likes, such as Microsoft. He tells us it’s important to look at the growth of a dividend rather than the size of the dividend because a high dividend often means more volatility in equity. The growth of the yield rate is a greater indicator of the strength of the company rather than the growth of the stock. Mike tells us about the dividend triangle, which is 1) revenue growth, 2) earning growth, and 3) dividend growth. He explains that the percentage of money paid out to investors is the percentage of value that will be coming out of the company. So unless the company is growing at a significant rate higher than they are paying out, the value of said company will decrease. Mike tells us he’s not in it for the dividend yield, but is helping to identify great stocks to buy.

Income is definitely affected by what’s going on in our economy right now and many businesses in our own community are closing up shop. They shut down because it just wasn’t making any money. We applied here for a PPP loan and that has helped, but there was only enough money to pay for a couple months of down time. Things with the virus are picking up again, so it’s looking like the economy might have to shut down again. In terms of our auto parts business, everyone kind of took a hiatus, so they stopped doing everything and stopped doing projects. The kind of businesses that are thriving now are the RV and boat suppliers because of all the people who are doing these safer vacations as opposed to traveling abroad. Our Amazon business has been affected by Covid quite a bit. We were getting 100 sales at the beginning of the economic shut down, but now we’re only getting about 1 per week. Right now you can buy property with cheap interest rates. It might be a good opportunity to buy a house. Owning your own business may be smart right now, depending on the type of business you start or acquire.

In today’s episode, we give you an update on our passive income experiment, as discussed on our previous episode, the The PIE Episode | How To Source and Sell Products Online. We give you a summary of what our experiment is. We share that the product we chose to do our experiment with is a 10” acacia wood kitchen turntable (https://www.amazon.com/Lipper-International-1301-Kitchen-Turntable/dp/B073SBDZSH?th=1). We created our Facebook ad, and found that over the course of a few days, 500 people clicked on the ad. We explain how with that click rate, if 10 people buy the product, it fits within our model as a promising customer acquisition cost. However, we found that out of those 500 clicks, we didn’t have a single sale. Even after adjusting our click funnel -- including the images and price of the product, and the design of the page -- we couldn’t get a single sale. Using the eye-tracking tools on Crazy Egg (https://www.crazyegg.com/), which helps you track a website’s operation, we found that no one even entered their name in the first field. We then determined that we weren’t selling to the right demographic, considering that we had a high-selling product on Amazon, and that our sales funnel looked great. We talk about how we’re going to double check that our product is priced right as an impulse buy, and target our ads to the right demographic, and structure our funnel differently and involve discount codes and email address collection.
