he other day we had a listing agent and seller ask us for a copy of the appraisal. Is there anything wrong with that? No, there isn’t anything wrong with the seller’s requesting a copy of the appraisal. BUT, the kicker is it really isn’t ours to give. As a buyer, when you pay for your appraisal, it belongs to you! So as the lender we always refer the sellers or seller’s agent to speak to the buyer and the buyer’s agent. If the buyer decided to release a copy that is totally up to them. They don’t have to though, they paid for it! When The Same Loan Amount Equals Different Payments
If you are out shopping for a home then you will want to listen to this episode!
Let’s just say you have a pre-approval for $500k and are doing 20% down. Loan amount of $400k.
In this episode, I explain how the same loan amount can equal much different monthly payment amounts.
Here is a short test case.
1st $500k house. Built in 1926, in a flood zone, roof is 20 years old, has a pool, 2 floors, wood frame and is nowhere near a fire hydrant. You can imagine how much the flood and homeowners insurance will cost on that house.
In Florida that flood would be between $3k-$7k and the homeowners would be the same or more.
2nd $500k house. Brand new construction. 3/2 no pool and not in a flood zone. Insurance companies love this house!
Flood is zero and homeowners would be less than a $1K
You are looking at a swing of $6k-$15k a year or more between the two houses.

You may have applied for a mortgage or car loan in the past and the next thing you know, lenders or dealers are blowing up your phone to apply. It happens all the time when people apply for a mortgage, credit card or car loan. In the mortgage business these are called Trigger Leads. When a borrower has their credit pulled the bureaus, Equifax, Experian and TransUnion sell that data to other lenders.
There is nothing a lender can do to avoid this. If there was, we would. I hate it and its legal.

Manufactured Homes are limited in options when you pertains to refinancing or purchasing.
We are able to help with several different programs. Cash out refinance is an option as well. There limitations and I discuss them in this episode.
Main points is that your limited on loan to value of 70% AND can only do a 20 year term.

We have been getting calls like this over the last couple weeks so this may or may not have happened to you. A mortgage with escrows get reviewed once a year by your mortgage holder.
When this review happens, the lender needs to ensure that they are collecting enough money to cover your real estate taxes and insurances when that bill comes due.
Many times the lender needs to increase your monthly payment if your taxes or insurance increased from the year before. Insurance in Florida has increased pretty dramatically this year so it does not surprise us that payments are going up when the escrow review happens.

Spoiler alert- The solutions are to shop your homeowners insurance and that you can pay the full bill up front to keep your payment down. Not many options to fix it. Sorry!

Mortgage rates have been increasing this year off the all-time lows of 2020 and 2021. It stinks because those couple years were amazing but that was maybe a once in a lifetime type of situation. Now we are entering back into a normal market.

Here is the situation you want to avoid as a buyer.
Buyer wants to buy a home and their rental lease is up in 10 months. They wait until about the 8 month mark to start the pre-approval process. Surprise! Two collections showed up that they were not aware of. Their credit score is not high enough and there is not enough time to fix it before their lease is up. They get freaked out and have to sign another long term lease. Happens all the time.
Here is my suggestion. Apply now. I don’t care if you just signed a 12 month lease. Get the application done and let us coach you on any problems you may have.
If you do have issues then you have more time to fix those problems well before you lease is up.
We also see where you qualify right now and can find a way out of you lease. Lots of good can come out of applying for the mortgage sooner rather than later.

Medical Collections Being Removed From Credit Reports
Starting on July 1, 2022 there are some big changes coming to the credit reporting for consumers. This is great news for consumers!
Medical collections will not be able to report to the consumer credits report for 365 days. This will give the consumer more time to work with their insurance company or to pay the bill outright before it hits your credit report.
Paid medical collections will be removed from your credit report. In the past, a paid medical collection would stay on your credit report and it could have negatively affected your credit score.
The good news does not stop in July. Starting in March 2023 any medical collection under $500 will not be reported to the credit bureaus.

Last month we had a situation happen that I thought I would share. The borrower was referred to me by a friend and felt like they needed to explore other options for their loan.
The lender they had chosen was trying to do an FHA 203k Rehab loan. I believe they were going on two months and were no where close to closing. The borrower only needed around $30k to remodel the kitchen and put in new floors. There was absolutely nothing wrong with the house so we treated this loan as a cash out refinance and closed within 30 days.
In this episode I discuss why I would avoid an FHA 203K at all costs if you have an option to do a cash out refinance.

You may or may not be surprised by the fact that some people are scared or embarrassed to apply for a mortgage. That Loan Officer is going to see your low credit score, countless recent insufficient funds and that you have been late on your Victoria’s Secret credit card for the last 15 months.
Guess what? The Loan Officer doesn’t even bat an eye at it. I know I don’t.
Do not fear of your past life decisions keep you from applying to own a new home or pay off all your credit card debt using the equity in your home. I have seen so many situations the last 20 years that almost nothing shocks me when people apply.
Many times, people will come to me worried about their credit or financial situation and there was never anything to worry about. We get them approved and they own a home. What if they never applied? They never would have owned a home. Booo!
Sometimes the timing is not right and the borrower has work to do. That is ok as well. Myself and my team will lay out a plan to help you become a homeowner.
So shoot your shot and apply for that loan if it is something you have been putting off. You never know until you try….

One of the hardest things for a buyer to do in our SWFL real estate market is to win a contract. Yes cash buyers get an advantage over financed buyers.
You know who else gets an advantage? Borrowers who use a local trusted lender!
When agents get in a multiple offer situation and their options are narrowed down to financed buyers, the one that was approved with a local trusted lender will win the contract if the prices are similar.
I discuss the reason why Realtors will choose a local lender over a big box bank or out of state lender in this video, Communication and availability are the main reasons but I also throw in a couple more for you.

One of the most important parts of getting approved to buy a home is the down payment.
Some people don’t have enough money for a down payment or a family that can gift them the down payment money. Many people don’t know that the borrowers employer can gift them a down payment.

When Do I Get Pre-Approved For a Mortgage? Hint: NOW!
Let me lay out a common situation for a First Time Buyers. Your rental lease is coming up in 6 months and you are wondering what you are going to do. You want to explore buying a home but decide you should wait until you get closer to your lease being finished.
You finally get a few months from your lease being up and you apply for a mortgage to get pre-approved to buy a home. You get denied because of issues on your credit that you didn’t even know you had. You don’t have time to fix these problems and you have to sign your lease and rent for another year. Booo! This happens a lot in our business.
Our advice to anyone that wants to own a home somewhere in the future is to apply for a mortgage today. Let one of our Loan Officers review your file and make sure you are good to go now. If you do have issues then we can help you work thru them to help you own that home at the end of your lease.

If you live in a flood zone or want to own a house in a flood zone, you will want to tune in for this video.
Connie Galewski of Avalon Insurance and I talk about the increases in flood insurance that has started on 10/1/2021.
These price increases will vary on how far away from the water the property is but you can be sure that it will increase.
Main points we cover:
• Existing NFIP flood insurance owners will see an 18% increase cap until the house hits the premium that FEMA thinks it will be.
• The existing NFIP policy can be transferred to new buyers so that will be a short term benefit to buyers and sellers.
• Buyers that are buying a house from an owner that is in a flood zone but does not have flood insurance will be subjected to the full premium set by FEMA
• Sellers in a flood zone need to have their current policy information ready to be disclosed so the new buyers can assume the current policy.
Hopefully this information helps you or someone you know navigate these insane changes.

Yes we did! We were able to use the equity in their home to pay off credit cards and current mortgage to save them $1,930 a month! Let me say it again ……. $1,930 a month in savings! That is life changing!
This is called a cash out refinance and many people are looking towards this to pay off their credit cards and/or installments loans. We closed several last month that saved people hundreds of dollars a month. Many of the homeowners in Florida have seen their equity in their homes increase dramatically over the last 12 months so this may be an option for you or someone you know.
If you want to explore paying off your credit cards then let us know. I have an entire team that is here to help you or someone you know.
Mortgage rates have also dipped so you can also look into shortening the term of the mortgage if you want.

P.S. Full disclosure. I have a conversation with every borrower in this situation and explain to them about changing their spending habits that got them to this point. It does no good long term, if we pay off credit cards using the equity in their home and they are right back where they started 12 months later. Have to change those habits!

Her book was “Spiritual Recipe” was an awesome self-help book and I read it in one setting. I have read many self-help style books and this was a very easy read and Robin doesn’t make it to complicated.
I would recommend this book to anyone that is looking for a quick pick me up. Her deciding to format this book like a recipe was genius and she nails it.

Many times people will come to us to buy a house and they plan on using the cash they have on hand. Maybe they keep the cash in a safe, under the mattress, safe deposit box or even buried in the back yard. Wherever they keep that cash it can’t be used for a down payment. We would need that money in the bank for at least 60 days to make the funds sourced and seasoned.
A lender is going to ask you about the cash deposit and if you can’t prove that it came from a source like bill of sale then they will not allow you to use it for your down payment. If you do have cash that you plan on using for a down payment, then please remember to get that money into the bank as soon as you can.

Football Head Coach John Mohring. Bishop Verot had an amazing run last year when they made it to the regional finals before falling short.I normally do a football preview for Lee County but this year decided to do one with

Coach Mohring is hoping for a repeat performance of last year so they can be playing playoff football again.

During this COVID crisis, the advice we have been given by our political leaders and medical experts is to social distance, wash your hands and wear a mask. I always found it odd that they never talked about how to boost your immune system.
Your body has it’s own self defense with the immune system and Dr. Brie Gindele with Gindele Family Chiropractic came on to talk about all the things you can be doing to ensure you have a strong immune system.
This was a really great conversation and loaded with advice. This could have went much longer since Dr. Gindele is very passionate about the topic. You’ll be able to tell once you listen.

Backyard chickens are not allowed in Lee County at this time but Heather Scutakes of Backyard Chickens in Lee County hopes to change that.
Fort Myers and Bonita Springs already allows them with limits. 4 chickens, hens only, no roosters, must be in a coop etc.
We had a great talk about the benefits of chickens and Heather also dispels common myths about chickens.
We also discussed the next steps Lee County has to take to make chickens legal.

I think you will really like this video and get a ton of information from it. As you watch it, just remember that we are closing loans. People are buying and selling real estate. You don’t need 20% down and 800 credit scores to buy a house. It helps your chances but is not needed.

So this one is a little deeper than I normally go with our podcasts but I thought it was a story that needed to be told. My cousin, Kevin McAleer, joined us to share in his story of addiction and his road to recovery with Teen Challenge.
I have witnessed firsthand and via social media how destructive drug and alcohol abuse can be. Kevin’s story is one that I think many people who are addicts or have family that are addicts can relate to. He has been clean for over two years now and I am very proud of him.
Hopefully this will give someone hope and inspiration to get help. Every city in America has treatment centers and Kevin’s was able to fully recover at Teen Challenge.

When Dr. Phill approached me at our kids school about doing a podcast on the “Science of the Smile” I was all in. He goes into a deep dive on how smiling can affect your mood, other peoples mood and even your health.

Have you ever wondered about the life of a K-9 Police Officer? I have so I reached out to my friend Deputy Michael Hollow with the Lee County Sherrif's Department and he was cool enough to set up an interview with a few of his friends.
Listen in as we talk to Officer Stephen Scrobe and Officer Jason Matyas about their job and relationship with their Dog.
One of the things you will be able to sense right away is their love for their dog. The K-9 dog is part of their life just like family. It was very cool to listen to them and then see them action. I got a chance to watch them train their dogs at complex in Cape Coral.

If you live in Florida or anywhere near a hurricane cone then you may know of Mike Boylan of Mikes Weather Page. With his Facebook page having over 835,000 followers and his website https://spaghettimodels.com/ having millions of hits a month, he has quickly become a go to resource for anyone interested in the weather and mainly hurricanes.
I became a fan of “Mike’s Weather Page” during Hurricane Irma in 2017. A couple Captain friends I knew had recommended him to me as their go to Hurricane resource and I now go to him anytime I want to know what is brewing in the tropics or the Gulf of Mexico. I have always found Mike easy to follow, straight shooter while being calm and collective. For some reason, his insight into the paths of Hurricanes are much easier to follow and his advice is normally pretty accurate. At least more accurate than professional weatherman in my opinion.
Mike was cool enough to join the “HartBeat Show” to talk about how he got started and his path to where he is at today. It is very interesting story and we cover a bunch of different topics. I hope you give it some time and check it out.

I have always been fascinated with the Skunk Ape. Skunk Ape is basically Florida’s Bigfoot and is mainly sighted in the Everglades. With doing this podcast, I figured I would give an episode to talking about Skunk Ape and the #1 Skunk Ape expert in the Everglades agreed to come on and talk about it. In 2007 the remains of 8 humans were found in Fort Myers. Only 3 have been identified and the case is still open and unsolved. I was born and raised here in SWFL and had not heard about this case until I listened to the Paradise After Dark Podcast.
Lauren and Ken were cool enough to come on the show to talk about their research and the open case. We go in depth on the case and who they think were responsible for the deaths. Spoiler alert! It could have been the work of a serial killer.

Get yourself a mini reef under your dock? I got a chance to talk founder of Ocean Habitats, David Wolff about his creation and the affects it has on the environment. He builds and installs these mini reefs right under your doc and depending on the salinity in your water, you will start to grow your own reef within a short amount of time.
His reefs are loaded with filter feeders that help clean the water and combat red tide and blue green algae. They also become a haven for small fish.

I had the pleasure of spending some time with my friend, Dane Eagle, to recap the Florida 2019 legislative session that just ended. Dane is the state rep for District 77 and also the Majority Leader for the House.
It was a busy time for the House coming off an election and a new Governor. We got to discuss many topics of interest that included Medical Marijuana, teachers carrying guns in classrooms, water quality and many other topics.
I tried to get Dane to declare that he was going to run for Governor in 8 years but he didn’t bite. One day I will get him to slip up on video and declare. One day……

Ray Higdon has a great story and I think you will enjoy hearing it. I have actually known Ray for a long time. We both went to Mariner High School in the mid 1990’s and have kept in touch over the years. Watching go from where he was to where he is now was and is pretty amazing to watch.

I got to spend some time with Captain Planet, Garret Stuart, founder of The Eco-Preservation Project. This is one awesome interview and discussion about his life, the environment and then specifically talking about water quality issues in SWFl.
If you have never seen Captain Planet on social media then you are missing out. He is always out there educating people on the environment in a easy to understand way.
The main part of this interview is him discussing the 5 things people in SWFL can do to help with water quality. Blue Green Algae and Red Tide were huge issues last year so I think you will find this interesting. These 5 things can be used anywhere so listen up world!
He goes into detail about septic tanks, reefs, organic and local food, fertilizers, Monsanto and mainly educating our youth and the apathy of adults. Lots of people want things to change and complain about it to everyone but when rubber meets the road and the work needs to be done they are nowhere to be found. I really felt that part of our conversation.
I really hope you give this a listen because I think you will enjoy it. Especially the story of him giving a hug to a huge Biker guy in 7-11 and what happens afterwards…very cool story.

If you are from SWFL then you probably know about the Eagle Web Cam in Fort Myers. Ozzie and Harriet became worldwide celebrities and Ginnie Prtichett McSpadden and her family were there for all of it. It happened on their land and they started the webcam.
She shares her entire story along with her new book “A Day With Harriet” This was a blast for me. Ginnie had an inspiration to write a book about Harriet and went out and made it happen. She shares the stories of the Eagles and how and she wrote the book.

The next part of our series in the homebuying process is about Homeowners Insurance.
This is a very important part of the home buying process and I thought it would be great to unpack with the Mother and Daughter super duo, Connie Galewski and Amanda Fano of Avalon Insurance. Joe Galeswksi somehow managed to show up in the middle of the video to show off his world series softball rings.
Shopping for homeowners insurance is one of the first things we are going to recommend you do when you go under contract to buy a home. The rates can vary on many different factors like age of house, age of roof, flood zone, etc.

I have heard it all when it comes to Underwriters. Many people on our business have made Underwriters out to be these people that sit in dark rooms, laughing manically while they request random annoying things from borrowers but luckily it is actually not like that all. I thought it would be awesome to pull the curtain back on the Underwriter position, so you can see what their job entails and that they are human like me and you.
VanDyk Mortgage superstar and Head Underwriting Manager, Lindsey Kuhnle, was cool enough to join me to talk about what being an Underwriter is all about. She won’t brag but I think she killed it!

Mortgage interest rates can be very confusing. They change every day and sometimes several times a day. So many factors are weighed when you a rate is being calculated. Credit scores, loan to value, property type, occupancy type and loan amount size or just a few of these items.

Got to spend some time with this year’s District 18 High School Football Coach of the Year, James Delgado. Riverdale Raiders had an amazing season and James was voted as Coach of the Year by his peers in SWFL. They went 10-1, won the Battle of the Bell vs their rival Lehigh, won districts and have had an amazing impact on the Riverdale community. We discussed his path in coaching, community work, making men, the successes from this past season and many other topics. He also gave me a sweet hat! Sorry to my Triton alumni! Everyone in Fort Myers knows Ozzie Morrobel but many people may not know about King’s Kitchen. Ozzie is part owner in an amazing locally owned restaurant in downtown Fort Myers. Statewide and local elections for Florida are coming up on November 1. Many people are confused by the different Amendments on the ballot. I thought I could do my part by bringing some clarity to the issue by interviewing the Lee County Supervisor of Elections, Tommy Doyle. He was kind enough to go over each Amendment and we tried to both make sense of them. We mention in the interview that Lee County is not in charge of how the Amendments are written or what goes on the ballot. These Amendments came from the Legislature, Citizen Initiatives and the special Florida Constitution Revision Board. Please remember that Tommy’s position is a nonpartisan position and he was not able to give his opinion on the issues. I am not non-partisan but did toe the line to make this more about the information. Make sure you check this Podcast out if you need more info on the Amendments and feel free to share this with that person on your timeline who can’t figure it out.

I thought it would be cool to start bringing some history of SWFL to you. My first guest about this is Doug Dailey, the President of the North Fort Myers Civic Association. Doug came into my office and was ready to rock and roll about North Fort Myers. I got to interview him at Hammond Stadium during a Miracle game which was awesome. I love that place! We discussed his future for the Miracle, how he thinks the new coach will do and all the cool promotions that the Miracle have coming up. Fort Myers Miracle with the Minnesota Twins, their minor league affiliate in Fort Myers and the only minor league baseball team in Lee County! Go watch a game!

Honored that the President of the company that I have partnered with since 2008 decided to come down and be a guest on Rates & Reels. Tom VanDyk of VanDyk Mortgage Corporation is an amazing businessman a wealth of knowledge and just an all around cool guy. We had a blast hanging out all day on the boat and back at Jensen's Twin Palm Resort and Marina where Tom stayed overnight. Sounds like he loved the place except for them not having a hair dryer. Tom is in his 60's and still has a full head of hair and is not afraid to use it!
