There’s a popular YouTuber out there who does some really great work teaching people how to buy a business. She’s a brilliant woman and is providing a great service. Her videos are very inspiring for a lot of people.
But I have to push back here on a conversation she had in an interview I watched recently where she said "real estate is an awful way to make money." Negotiations can be scary! Many people fear negotiating. That usually comes from a lack of experience. The more you do something, the less fear you have. Many good deals are lost because of a lack of basic practices and understanding of the objectives of a negotiation. In this podcast I discuss what negotiations are really about. Let's face it. Most people's retirement plans suck! The problem is we have been told how to think, how to plan, and how much we need by financial planners and "experts". A lot of these financial planners have a dirty little secret. They do something for their own retirement they won't tell you about. They invest in real estate. How do I know this? Because some of my real estate investor clients are financial planners. They own millions of dollars worth of real estate. Why shouldn't you! We need a new retirement mindset. A mindset that goes beyond savings and 401Ks and IRAs and failing pension plans. In this episode I'll discuss the cash flowing, equity building, tax saving alternative to the same old worn out retirement planning. Not REITs, not passive real estate funds, not syndication deals. What do you do if your real estate investment starts to lose money? Don't panic! There are a few simple things that can cause that to happen as well as some simple fixes. After years of helping investors buy, lease and sell commercial properties I have found that when an investment property starts to lose money it can almost always be fixed. It's moving day! Again! You can learn a lot about your business and life just from moving. Moving is something I do not look forward to doing again. Actually it's not moving that's a problem, it's the process involved. In this episode I'll discuss the business and life lessons I got from moving across the state. As we get older it gets more difficult to move. That's not because of the age. It's because of all the crap we've accumulated over the years. The older you get, the more crap you have. My hope is that if you are about to move you have the chance to listen to this before moving day comes for you.

The antitrust suit against the National Association of Realtors and 4 major brokerages is partially settled. Settlement offers from ReMax, and Anywhere Real Estate (Coldwell Banker, Century 21, Sothebey's International Realty and Corcoran) are awaiting court approval with the NAR still fighting the case.

Dangerous deals in real estate and how to protect yourself!

There is a lot of bad and incorrect information out there when it comes to real estate investing. There are dangerous deals that many real estate advisors on YouTube and on social media platforms are advising you to do.
In this episode my hope is to shine some light on those dangerous deals and bad advice so that you can get started in real estate investing the right way. Real estate is not a get rich quick business, it's a get rich slow business. It's when people take shortcuts and sidestep ethics and integrity, and sometimes the law, that they get into trouble.
There's a simple test to know if what you are doing is ethical in real estate. I talk about this "Sleaze Test" in this episode. And as always when doing real estate deals, have an attorney available!

I've heard this a million times. "It's different this time. They changed the banking laws. 2008 won't happen again". I call BS! All those laws did was change how we get there. Does it really matter if the end result is still the same? If we create a huge bubble it will burst. As long as there is an entity that has the power to control interest rates and control the money supply by creating money out of thin air we will always have bubbles and they will always come crashing down. And the bubbles will continue to get bigger over time. The housing inventory is growing fast and the prices are dropping. Builders are in trouble and looking to get out. In this episode I'll show some evidence of the beginning of a housing crash which will inevitably lead to an overall real estate crash, including commercial real estate.

Evergrande the giant Chinese real estate developer with $305 Billion in debt had their first default this week on an offshore debt.
