Our group of Realtor and mortgage partners joined us for an island wide market update for October and from all corners of this Big Island, the answer to "How's the Market?" it's in this video, but the answer was pretty much the same:
Homes are sitting on the market longer as buyer demand wanes due to increased interest rates and inventory drops to a trickle making the homes that ARE on the market hold stubbornly to their prices..but some sellers are breaking with some price decreases, but not enough to really bring the median price down too much.
We call this actually a "normal" market..buyers are getting a chance to go see a property a few times, sellers are making concessions, very few multiple offers are happening, so buyers are not having to bring an extra $100k to the table to get into a home, mortgage companies are offering products to help homebuyers for a few years while they wait for rates to go down, and escrows are less hectic with the frenzy of hundreds of homes selling at once gone from the market.
Our mortgage partners said that it could be spring before the Fed can see a clear picture of the work they are doing now to raise rates make a difference on inflation.

As demand stays high for homes in East Hawaii, the median price climbed a bit higher in September and early October. Amber Haley, REAL Broker, shares the stats and trends in the East Hawaii market. Once a month, I gather the 365Hawaii real estate team for a Zoom call to cover all the various markets on Hawaii Island. This session featured North Kona, Waikoloa, North Kohala and East Hawaii.
Generally, over priced homes are sitting and reductions are occurring on homes that are not aligned with the current market. Buyers have some breathing room and escrows are closing with less stress from all parties. Asking price vs list price is at 100% in many of the markets.

There are so many aspects to buying a home in Hawaii, including knowing how the Hawaii environment can wreak havoc on your new investment and how those issues can come up during a home inspection.
I invited Karl Stump, owner of Top Notch Home Inspection Services, to share his knowledge and experience on what you should be aware of, a new home maintenance service he is offering and the things Hawaii has that many other locations in the US do not, such as cess pools/septic tanks, water catchment tanks, excessive moisture and rainfall, fast growing foliage, and sun damage. Karl provides very valuable knowledge in this episode.

How’s the market? Amber Haley and I discussed the East Hawaii market and the long and short of it is-A shift and What tha?
Across the board, interest rates have slowed the market, so buyers have a bit more time to choose, sellers can’t ask buyers to do As-Is all the time and some homes are readjusting prices as sellers are now getting the memo on buyers pulling back. However, prices are not dropping in general and Amber reported there was still a double digit gain year over year in Hilo and Puna. She says it will be interesting to see what the next two months holds to see how the market performs.
