Did I lose you already? Well, how about this? How would you like to legally do what the wealthy do in real estate and not pay taxes?
That is an over simplification of a 1031 Exchange but that is exactly what it does! You are trading real estate for other real estate while not paying capital gains on it. Pretty cool, right?
Ryan Matthews is an expert and specializes in real estate. Although we are both Realtors, he does it in such a unique way that I wanted to get him on to explain 1031 Exchanges, his Tenant Trade Up program as well as give his insights into the real estate world and investing. It is one thing to write your goals down and tuck them away to never be looked at again. A year from now, you sit down to go through the practice of writing them down again only to fall into the same trap.
What if you made those goals public?
That is what I do on this podcast.
Will I achieve them all? We shall all see. What it will do is put them out there and force me to work towards them with an intensity you don't see in someone who doesn't share them with others.
Put them out there. If people ridicule you, who cares? Your dreams may not align with the naysayers.

Episode 47 is all about BBQ sauce!
I kid I kid. It is actually about Rule #5 - Patience is Bullshit.
We spend this episode diving into rule 5 and why you should go full out in everything you do.
Why?
You need to find out quickly if this path you are on is what you want to do or not. Having patience, thinking time just needs to go on and you will progress from promotion to promotion until you get to X in the company, then you will feel happy and fulfilled is a fool's errand.
Set yourself up to progress quickly, whether you work for someone else or for yourself. Go full throttle. You only get so many trips around the sun.
I will respect you more if you go all out and then decide it isn't for you over someone that played at the edges and never figured out that if they had gone all out, they would have really liked it.
I also cover some companies that used patience to a fault and ran them straight out of business.
This goes deeper than I could in the book. That was the whole purpose of creating this podcast. I hope you enjoyed this episode as much as I liked making it.

Well, that seems harsh! Look, it is nothing personal. It is just statistically likely that you quit. Whether it was get in shape, start your novel or go after your dream job, the vast majority of people will quit within the first few weeks of January.
The issue is, they give up for a whole year and rinse and repeat the same bad pattern.
New years goals are dumb. I get why it is significant for people. New Year New You blah blah blah.
How about if you slip, you just start over? Instead of being a new year same you, break the pattern.

With 13 podcast in the can, I decided to go live on Wisdom App and record a fresh episode instead. I know it makes no sense. That is just how my brain works sometimes.
Today is a short episode. Just a few things that were on my mind.
First, 3 days are down in the new year. Have you quite your goals and dreams for 2023 yet? Seems crazy, but some will look at any setback and be done. Wave the white flag until next year.
I am not a fan of new year's resolutions. I believe you should be continually adjusting throughout the year regardless of what the calendar says the date is today.
Also, I quickly run through a couple clients and how their perceptions of the market differ. I have been on a big kick about perception being your reality. I don't see me slowing down on this point anytime soon.

When you go to an amusement park, the most exciting rides are always the roller coaster. The ups, downs, twist and turns, whether right side up or upside down are exhilarating.
In contrast, the Ferris wheel is more of a laid back romantic ride, taken at a leisurely pace up into the sky and back down where you get off and continue your stroll through the park.
In the business world, the roller coaster is chaos. It is a living nightmare. One day you are riding the financial highs of your genius and the next, you question why you ever got into sales.
The Ferris wheel is where it is at. You get a new client on as another one is getting off. Sure, it doesn't look sexy, but it is the way to create long term success and a lasting career.

You're going to have to work. Money isn't going to necessarily come as easily. You may actually be required to go on a few more appointments.
You need to be consistent in your system. What do I mean? You need to be presenting your client's a proposal in a professional way that is duplicatable. How else will you know if it is working or not?

Whatever you believe about anything is a truth. It's your truth. It may not be the truth, but it is definitely a truth. Once you have new information, then we can see if you were right or completely off base.
What I have noticed for myself in the real estate world is that I could look at things from a negative, everything is bad, no one is buying, homes aren't selling scenario. Or, I could instead look at it from the positive, I am busy. I have to be super managed, I need to hire people approach.
Look, are either the truth? Who really cares! There is only one of these that will create a mindset of abundance and lead me towards any possibility of success.

3rd, Nicholas Trevillian, co-founder of Menace, host of The Triumphant Life Podcast and business & strategy coach took to the stage again. He was only up there a few moments but it was long enough to drop more nuggets of gold and wisdom.

We continue our march through MenaceCon and it's star filled speakers. Rather than make this a race and try to wrap this all up in an episode or two, I chose to do a deep dive on all the speakers.
By taking our time, I felt I could better elaborate on what I got out of their speeches. I took 16 total pages of notes so this will take quite a few episodes to cover. Since it is my show, I talked to myself and found out that I was okay with this approach.

We are continuing my recap of thoughts and insights into MenaceCon 2022.

Lastly, there was a speaker panel of Tommy Mello and Jordan Adler. We will get into Jordan Adler's story on next week's episode, but, let's just say that he knows a thing or two about having a multi-million dollar business.

We wrap up a 3 episode arc on beliefs by focusing on three recent Supreme Court cases. This week, we look at the recent ruling concerning a teacher who was praying on school grounds.
No matter your beliefs, we need to be asking ourselves if we are hearing each other. We may not change minds. In fact, highly unlikely. However, maybe, just maybe we can find a way to hold a conversation without yelling, calling each other names or throwing things.

We continue our 3 episode arc about beliefs. This one will cover another ruling by the Supreme Court, abortion. I go over the case, a story that I have never told publicly about why I have my beliefs as well as what this ruling really means. All of this in less than 16 minutes.
There are reasons we all have the beliefs we do. Some of them, we will never see eye to eye. But, that doesn't mean we can't have a conversation and state our cases without throwing things or yelling at each other. No one will ever come to your opinion doing those two things...

I will be covering 3 recent Supreme Court cases. I will be tying in reasons that people develop the beliefs they have. Some will take this as political.
Look, I have to use something as an example and these cases fit in perfectly. Besides, the media is the one hyping up what is and isn't political anyway. If we can instead look at these as what they are, issues, and instead have civil conversations about them, wouldn't that be better than a tightly wound society?
We may never agree on what I am about to cover. What we must find a way to do is find a way to ask questions and get to understand other points of view.

Today, we will go over Rule #1 - Don't Be An Asshole.
Seems simple, right? The first thing we owe each other is kindness. Why is this such a challenge for some to figure out? If you want to get the most out of life, this rule is critical. Treat others how you would want to be treated.
It is easy to think that assholes win in life. Steve Jobs comes to mind. He had wealth but what else did he have? I call his success an exception. Some would assume it is monumental but at the sacrifice of what?
I know you can follow rule #1 and have massive success. You don't have to be an asshole...

Today, we are going to discuss the Mendon, Missouri train crash. Now, rather than take the political angle that all the papers, media (social and mainstream) and online sites took, we will look at it from the citizens of Mendon's perspective. They rose to a remarkable level that I believe is possible for all.
We will tie this into a rule I am hashing out. Rule #21 - Challenge Accepted. Do you want to be better as a human, a parent, father, mother, son or daughter?

I am not a huge fan of patience. In fact, I think we use it too much as a crutch for why we don't "do better" and "be more". When I sat down to script out this episode, I had nothing but a title and a vague idea of what I wanted to talk about.
I was uncomfortable. Doing a podcast is new. I can talk to a room of a thousand people and not have a worry in the world. But, a podcast? This is forever! I need to have confidence in the uncomfortable. What do I mean by that? i will explain it all in this episode.
