Your Southwest Indiana Real Estate Market Update for January 2022!
332 homes sold in January. This is a 4.6% decrease compared to January 2021.
The average sales price in January was up to $198,320 compared to $197,685 last January. This is just a 0.3% increase. This is the slowest growth in the average price that we’ve seen since before the pandemic started in early 2020.
Homes are still selling quick with median days on market at just nine days.
331 homes were listed for sale which is an 8.1% decrease compared to January 2021. Last January 356 homes were listed for sale. From 2015 to 2020, we averaged just over 400 homes being listed for sale in January.
Inventory is a major problem. I’m sure sales would have been higher in January if there were more homes for sale. At the end of January, there were just 331 homes for sale in the eight counties we cover. To put that in perspective that number was 457 in 2021, 927 in 2020 and 1,213 in 2019! And we thought we had a low supply of homes for sale in 2019!
With that being said, we are at just a 0.8 months supply of homes for sale. Anywhere between 5 and 7 months supply of homes is considered a balanced market.
Interest rates ended January at a national average of 3.55% compared to 2.65% at the end of January 2021. We’re still at a very low rate historically. At the end of January of 2022 interest rates were at 3.72% and at the end of January 2019 rates were at 4.51%!
