  • There's a lot of guys out there that are just very successful on all the platforms and that you know, it doesn't have to be like YouTube but look at some of the guys that have these monster followings on Instagram and Tik Tok and Facebook on it and just see what they're doing, and there's a common denominator in all of them. And that's when I started, when I started looking at the guys that are successful in our industry in the other markets, you see a common denominator to them pros and cons.

  • Always put yourself in the consumer's shoes, you know, if you're moving to an area, what do you wanna know? You know, and I look at some of the other channels out there. And again, I think this is where some agents go wrong. Nobody cares about your listing at 123 main street, they just don't like, you know, it may be of interest, and then they go, Oh, that's a nice house. But number one, nobody's searching. And this is where I go back to understand that it's a search engine. So you need to go into it with a frame of mind that is what people are searching for. Don't create something and go, I know, you want to see my new listing, go, go check it out. Now they don't, they just don't care, you know, and it's not going to get your business that way.
  • Nobody's gonna buy anything from you until they trust you, period. And part of that trust is, is this, it's talking to people, it's building rapport, it's talking about your past…Authenticity is a game-changer as well just be yourself on there. Because that's where people are going to connect

Today we have Demetrius G I'm not going to attempt his last name. But this guy is a straight up a YouTube Instagram superstar man. Over 48,000 subs on Instagram was ranked the number one realtor on social media in Toronto.

That's in Canada , for those of you who don't know him and his I don't want to overstep my balance wife or girlfriend who I don't want to get in trouble. 

I like that. 

Okay. Him and his wife have a channel together where they have 350,000. Subs and he has a channel just by his self about real estate that has close to 4,000 subscribers.

So any of you guys who are on social media knows that these are numbers that you just don't do on accident, man.  Let's thank Demetrius for joining us, man. Thanks for joining us. 

Yeah, man, super pumped. That was a good introduction. I mean, it's crazy when I actually look back at like, you know, how those outlets and channels have grown over the years, but yeah, that's, it's crazy to look back like, damn this subscribers on YouTube, but I mean, my girlfriend wife's channel you know, it's, it's grown pretty quick.

Awesome men, but we're going to jump right into it, man. The reason I wanted to have you on this show, man, because my instagram stinks. That's probably of all the platforms that I have. That's probably the hardest one for me personally, as far as to get traction, man. So I guess for let's, what's your advice for newcomers on Instagram men?

How can they kind of see the type of numbers that. 

Yeah. So, I mean, my advice honestly is to not really focus on the following and numbers, because that's not where you're going to get your deals from. Okay. You know, even if you look at my following, yeah. Okay. I got 48, 40 9,000 followers, whatever. I really dive into the analytics and I look at where are those followers?

And. I've got followers coming from my YouTube channel. You know, like I got followers coming in from a reality TV show that I was on years ago. I've got followers coming in for people in my good marketplace. You want to learn about real estate. So they're kind of spread all around. And when I looked at it, I actually only have about four or 5,000 people in my local marketplace.

And I would even venture to say that about 25% of them are realtors, which is obviously a pretty tough sell when you're trying to sell a real estate. But with those numbers, like even with 4,000 people, I've been able to turn that into like a hit icon status here with my brokerage here, you know, over 500,000 GCI, you do not need large numbers to make a really big impact in your business. So I tell people don't focus on the numbers focus more on the connections that you can build off of this because Instagram isn't, it shouldn't be a popularity contest. Okay. You know, we're putting out this type of content, try to, you know, attract all these people and make as much noise as possible.

You can do that all you want, but if you're not connecting with your audience and really like diving into the relationships that you can build over Instagram, you're not going to see the return in, in business. 

Awesome. Now, when you say connect, the first thing that jumps in my mind is okay, everybody that kind of DMS me, I have to start a relationship with them via DM, I guess. What are you picturing in your mind when you say to connect with audience 

Yeah. So like exactly that, like I just try to connect with people on a human level in my gems. So a lot of times these conversations don't start off with real estate, you know, ideally they will because, you know, if somebody obviously reaches out and says, Hey, I'm looking to buy a house or great, that's a layup, but you know, I'll even go as far as, you know in my stories or, or watching other people's stories.

Like I wake up in the morning, And the first thing I do is I start going through a story feed, watching who I'm following and what they're doing. So I don't go through my static feed almost never because there's no money in that for me. But if I go through the stories and watch where people are doing maybe it's someone that I know, maybe it's someone that I randomly followed out of a coffee shop that I kind of want to, like, you know, in my, in my local area that I'm trying to like post some clients out of, you know, I'll follow up with and see what they're doing. Oh, they're walking their dog at this park that I was at yesterday I'll be like, oh my God. You know, I was at that park yesterday, hang a left at, you know, 1 2 3 main street. And there's a great coffee shop there at Dan will hook you up with the best lots that you've ever had. And they're like, oh my God, I already know I was there yesterday or whatever. Maybe, but this is your opportunity to kind of almost create like Instagram friends, because.

You know, even like the old outages, you know, if you follow Brian Buffini or, or some of those styles, it's like, okay, you need to connect with your sphere of influence and you need to call them. You need coffee dates with them. Well, people don't have time for that these days. Then a lot of people, maybe it's like an old person from high school that you used to have a relationship with. You know, to call them up and meet them for coffee. It's just awkward. And it's weird. Right? But DMs over Instagram is a very comfortable distance for most people. So you can actually connect quite deep with people over this platform. You know, obviously if you're posting real estate related content and you're giving value every single day, you're going to stay top of mind and when the conversation does turn real estate, or they have a friend looking to buy or sell, or they're looking to buy herself, who's the first person that comes to mind, the person that they've already been communicating with on a friend level on a normal level, over Instagram and from there you built that relationship and it will turn into business.

Now, when you say that, what also, what comes to my mind is not a lot of people will necessarily DM me, but I will get new followers. So are you, I want to say like this, are you reaching out to all of the followers or do they have to kind of make the content first. 

So, I mean for me, like I've got quite a few followers coming in every day.

And again, from various sources, I don't really keep a huge tab on, on who's coming in, but if you're a smaller page and you can manage it 100%, you, you look at who's coming in. Go on the profile screen them, are they a new local marketplace? A lot of people put, you know, Toronto or Philly or wherever they're from their bio.

They might even put their job or what they do. And if this is someone that you potentially want to work with or could work. And at the very least hit him a follow back. Like, you know, why not? And then I typically won't like reach out immediately or nothing, but I would follow them. And then again, I go through my story feed and I won't force the conversation.

But if you watch your story, feed enough. You will, at some point come across something that you have an input on, right. And then you give your input and you see, like, for me, I'm a big golfer, right? So when I see somebody come in or a lot of times what I've done is I've actually targeted golf courses in my local area where I go see who's active on the golf course  Instagram page, because I know that anybody who was engaging with a picture of a putting green is obviously quite active on Instagram and they're going to be engaging with my content. So I'll go follow them and then I know they're eventually they're going to post a story of them golfing at this golf course and then I can throw in my input. Hey, oh my God. The whole 16 is so tough. Like I made a bogey there last week and then what are they going to say, either they are going to ignore you, which is fine. But I mean, they're probably going to call me back and be like, you know, even if they don't know you, they'll just be like, oh man, it's tough right? Like, do you play here at much? Like, do I know you? Whatever, but you start the conversation and you kind of just take it from there, but it comes off, you know, You building a real relationship. Now I came across your page on the, on the golf thing. You know, I played there quite a bit. I just figured I'd, I'd follow you. Your content looks great. That's it? Most people aren't going to get too threatened by that. 

Wow. And when you said a light bulb just went off in my head. Because you're right. If you're doing stories, you can kind of go from person to person, a person, a person, and leave a comment and connect with them because what I was thinking before this conversation was, if you go into each person's profile, then you got to go to the message and as very laborious, As far as to do that, but going through the stories, you can kind of manage to kind of go through them and hit this person, hit that person hit, that person hit that person and it's very quick. I've never thought about that.

Man I can. And that's the thing, right? Like people look at, you know, door knocking, cold calling all these traditional ways of lead generating. And your Instagram page is the exact same, you know, it doesn't change. The game is still contact the person with the most contacts wins and the person who can make the deepest relationship and connections also wins.

The only difference is I don't got to go outside drive anywhere. Go in the blistering cold or the snow or this or that, and knock on doors and, you know, whatever, potentially interrupt people in their day. You know, some people don't like it. COVID whatever. I can get like 20 to 30 conversations going in my cell phone before I even get out of bed.

Wow. you just blue my mind.

That's exactly why life when people say, okay, you know, they focus on the wrong thing. They're focused on the followers. They're focused on the pictures. They're focused on looking cool. And that's all great. And for building your brand, it's important to do over time. You want to have a nice looking page you want to show that you can market yourself and market your properties properly, but at the end of the day, If you're not connecting with people on a human level, this is never going to work. I tell you right now with thousands and thousands of followers and tons of content that I put out, I've never gotten a deal from somebody seeing my static picture of me in front of the sold sign for me in front of my car, on my cell phone and pretending that I have a phone call and say, Hey, I want you to sell my house. It always starts with a relationship. It starts with a conversation in the DM's, and eventually that comes. And sometimes if you build a strong enough brand, You're going to throw out a piece of bait. Maybe it's like, you're showcasing a really nice condo or a property in your local marketplace and someone's going to ask, Hey, how much is that I'm actually looking to get in the market and sure, like I said, those are layups, but if you want to do this for the long term, I've got three, 400 Instagram friends on my cell phone. That I've never met in person, but we have this weird though relationship where we comment on each other's stuff here and there, and then I've gotten referrals from it I've gotten people who have bought and sold with me from it. So at that point, it's just, it's a lot more scalable and I will say this as well. You follow all your clients or you follow all your prospects, even if I'm not a super systemized person. So this is great because I'll go through my stories and I'll be like, oh my God, I should follow up with that person. Like, I totally forgot about them. Right. They, while they're gone and you know, they kind of fell off and I'm like, holy crap. And then it's like, great. Now I got reminded to go on my MLS, find them some properties, send them, check in. Hey, what's going on? So it works as like that as well. There's just a lot of good stuff that come.

Awesome. Now, do you have any content habits? Like for example, myself even though I don't do good in Instagram my Tik TOK is a lot more. So when I get up every day, Monday through Friday, I try to do something that's, I'm looking up here. Cause I have it on my board. I try to do an educational Tik, TOK entertainment, Tik TOK, and like a whole, a home showing tick talk. Do you have any habits like daily habits with. I've turned my Instagram and especially my Instagram story into almost like a mini blog of my life. Right. So I have now trained myself to document pretty much my day to day, every single day.

So if I'm getting up, I'm going to the gym, I'm documenting that. And then I'm going on showings and then, okay. Here's a little tidbit of information. I'm documenting that. And, and I've just gotten so used to looking for content on the fly. So that way I can keep it constantly going. And the other thing that this does too, Like, you know, for me, it's also taken people along for the ride and I think that this is really important when building your brand, building trust with people over time, over your Instagram and your stories is that they're seeing this journey unfold in front of you. Where, when I moved to Toronto, I, I didn't know anybody here, you know, I was struggling to get a deal a month, right. Where, you know, they can say like, oh man, I remember what he was getting. Like, you know, maybe you deal every, every couple of months, whatever he was pumped when he sold a small condo. Now, you know, here I am, I've watched the evolution of this guy over the last two years and they've watched me go from like the apartment I lived in to buying a new car, to moving into a bigger apartment. To buying another car to buying a house, to, you know, all these different life milestones to just crushing deals every single month. And they're like, now I was with this guy when he was, you know, down here  I'm ready to buy and sell. And I want to be a part of this guy's story. Right. So you want to build that type of connection with people. So that's kind of how I think about it. And that's like, my daily habit is to just post everything all day. I don't have a content calendar. I don't have that. And again, like I said, you know, even the static stuff, I should spend more time on the reels and the. Tik Tok talks and the, this and the, that, but for me, my bread and butter has just been communicating with people over DNS.

And I get most of those DMS going over stories whether I respond to their story and they respond to mine. But the nice thing again, about stories too, is that it's, I can do this every day. The quality expectation for our story is almost. Right. Like, you can throw up a piece of garbage. It doesn't have to be edited.

It doesn't have to look great. It's a story just because it's 24 hours. So I can do this every single day, where if I try to pull it out at night, Edited piece of content every single day, like I'm busy. I got a batch dot, I got a system that I want to do that this I can just kind of do on the go and now I've gotten good at it.

So that's kind of my bread and butter. And I think doing a mixture of both is, is ideal. I wouldn't want to see somebody just do stories and not post anything on their static, but again, I've seen agents do that and still be extremely successful with it. So gotcha. Now to change subjects really fast, your YouTube.

I guess what's your, what, what's your system for your YouTube channel? Because like I said, you have for your realtor one, you have close to 4,000 subscribers. So how long have you had that channel? And I guess what's your system. That that channel is crazy. Cause I've only got about 10 videos on there and I'm trying to get more content on there.

Like I said, you know, with YouTube, but there's a little bit of a higher expectation for quality. So what I would suggest to anybody who's looking to get into YouTube, I would look into.  that type of content coming out with ideas. Okay. I got four ideas for a video. I'm going to sit down and bang all four in one day and it, them, so then that way you're not trying to be like, oh my God, it's Tuesday.

I post on Tuesdays. And then you scramble and whatever. But for me, you know, And I'm kind of my YouTube channel for my real estate. It's evolving already where I'm putting out like really good educational content and I've had success with people reaching out from there. And I think it's really important to dive into specific call to action.

That will actually turn your videos into business, but that's something that, you know, you kind of have to have a little bit of a link to your conversation on and, and something that we talk a lot about in our group. But you know, for me now I'm only realizing that my personal brand and has become so strong with my other YouTube channel and my Instagram that I'm actually getting a lot of business from people just like.

Me and who I am and I can provide value, but if I can give them a little bit more of a light into my life and what I do on a day, typically get more views. They typically get more responses and it really builds that trust factor, because I'll say this I've been on listing appointments or I'd have buyers reach out where normally you're like, okay, I gotta win this person's business over, these people are at this point, they're already dead set on you. They already they've been watching you for years, know who you are. It's almost strange to the point where I've had listing appointments and I walk in and they're acting like we've known each other for years I just met them and I'll do the awkward long, right. They are like, come on in like, make your stuff at home. I'm almost  like a little awkward, because like these people know about me, but I don't really know anything about them yet. So that is what I'm looking to do with my YouTube channel. Moving forward is I'm going to be doing a lot more blogs and stuff like that, but honestly, I'm in a position to do that, just because of the other channel that I have and the skillset that I've learned with the other channel on how to blog, how to really let people in but for honestly, if I had to do it again, I would stick with the educational content, always lead with value, and it's going to come back to. 

All the realtors that watch this channel, I want to leave them with a play, something that they can, after they get done this podcast, they can jump on a social media platform and get the work , what play would you have for these real estate agents out here? 

100%. So this is what I did. So I moved to Toronto . I did not know anybody here. Okay. I'm originally from Alberta. So I did not know a single soul here. I did have a little bit of a following, but again, I didn't know any of these people personally. So if you're looking to up your game on Instagram and specifically store. Go into your database and your mind of everybody, you know, high school friends, anybody you've met, find everyone, add them on Instagram and then just start posting. I did this. I said, I'm going to post. And not let my story feed go dry for six months and I'm going to see what happens. Okay. I promise you four or five months in, you're going to get so many deals from this that you're going to have a hard time keeping up with the stories. But what this is going to do is also train you to find content. When you don't have content. So like, you know, I'll have days where I'm like, oh my God, I got nothing to post. Okay, well then I'm booking showings and I'm booking showings, showcasing a property. Or maybe now I'm put in a position where it's like, Hey, I gotta, I gotta figure out something to post here. So maybe I'm posting something personally and letting them into my life a little bit more. Something that happen to be that day? Right? It is putting you in a position, write, that contract with yourself. I'm not going to let my story feed your drive for six months straight and constantly post throughout the day. And I promise you, if you engage with your audience and you are active in your DMs, you are going to get business.

Right. So for those of you who don't know what that means, as far as for your stories that go dry stories and Instagram, they go out, they go away after 24 hours. So if you don't post something else, like you, you can keep posting and posting and posting and posting, and you may have five of them on there, but at some point in time, they're going to run out and they're going to delete so, what he's saying is that you don't want to, just to go dry where you don't have any stories. So, but correct me if I'm wrong, that when you do have stories and somebody else goes into their Instagram, they'll keep seeing your face up top in the story catalog or the stories diagrams. 

And here's a little, a little hack for that too. If you, like, let's say you have 10 slides throughout the day, and this is why I like to post constantly throughout the day. So I'll start with my morning stuff. And let's say throughout the day I have 10 slides that I would post. I'm going to break it up into three in the morning, like two in the afternoon, five in the evening and I post sporadically throughout the day, because what that does is it constantly kicks you back into the front of that person's feed. So if you do this enough and I've had people tell me this, they're like, I don't know why I'm not even looking to buy or sell real estate. But for some reason you are the first little floating head in my story feed every single day.

And it's because I post so constantly. So rather than posting all bunch in once and being like I'm good for 24 hours, don't do that. Just train yourself to kind of take the, look at it as a little mini blog of your day. And I mean, don't post every little thing. Like you're going to go have breakfast, have your breakfast, those great.

Then post it. But I mean, like, you know, don't post everything all the time, but I mean, You know it you'll see. Okay. I got showings in the morning. Boom. I'm in this neighborhood showing four houses. You take them through, you see a little quirky thing in the house, or maybe it's a really luxurious thing, showcase it.

Boom. Next thing, lunch. Boom. Next thing. I'm in this neighborhood, 23 houses to another client. And then, you know, at the end of the bed show too, like after a long day eating a meal with your, with your spouse and it's just like, okay, these guys can get an idea of what a day in the life looks like. Right.

And let's do. Our jobs are cool, right? There's a reason why HG, we is making, you know, all these million dollar listing, all these shows about it. Cause real estate is cool. The lifestyle is cool. And especially if you're successful and like bad, like you could showcase a crazy lifestyle. And people watch.

That's crazy, man. Well, listen, we gotta and this man, cause I have some prior engagements, but this has been nothing but fire men. I mean this, this episode has changed my Instagram business 100. So we'll probably have the Demetres is back on here at some point in time, man, but you definitely raise the little as far as what I'm wanting to do. Social media can reach an unlimited number of people spanning across the globe. It is often used as a form of communication, but nowadays, businesses have started to enter the social media industry. In this episode, our guest is Connor Steinbrook. He is a real estate agent and the CEO of Investor Army. He is from Texas and has a YouTube account with over 40,000 subscribers.

Journey in Social Media

It wasn't easy for Connor to get into social media. He had a lot to deal with. He invested in poker for fun during his college years, which was his profession at the time. It was, however, shut down in 2011 when Black Friday occurred in the United States. Everything he knew at the time was thrown away. Connor also started working for WMP Insurance. Following his insurance career, he became interested in real estate. He was taking various home study courses and was duped, resulting in a debt of more than $100,000.

Connor began learning things like how to generate leads for a business, how to build WordPress websites, and how to learn search engine optimization from YouTube. He put them all to use by building his own WordPress website, which became the top-ranked site in North Texas for some of the most important keywords.

Connor also started wholesaling houses. His YouTube channel, Investor Army, was also created to share his experience of the problems he encountered and how he overcame them.

Upon the Establishment of the YouTube Channel

Connor needed a steady stream of income when he first started his YouTube channel. He believes every person on his list is linked to money. It's like a chain reaction. When a company gets people's attention, it starts a conversation. They can start building the business once a conversation is started. Because they have their attention, they can direct them in the direction they need to go.

Not only that, but Connor also wants to help people, and the people will learn from the mistakes that Connor made.

Choosing YouTube as a platform

Connor chose YouTube because Instagram was confusing at the time, and LinkedIn was too formal and primarily targeted at the older demographic. Facebook, on the other hand, has an odd social dynamic and far too many distractions.

YouTube Skills Up

Connor didn’t have enough funds when he started out on YouTube, and he doesn’t have enough funds to pay for paid strategies in generating leads. It was the point at which there was no other option but to rely on a combination of trial and error. Connor also learned about increasing watch time, viewers, and subscribers from YouTube by watching various videos.
