Some gorgeous properties coming on the market here in May 2024 in Bend Oregon. Here’s an update. Interest rates remain at about 7% in May we’re not expecting a lot of change. I don’t think we’re going to see rates drop until maybe the end of 2025 and probably not a lot. So if you were waiting for rates to drop, I’m sorry it doesn’t look good. In the meantime, people are still buying homes, because that’s what we need we we need a place to live. In Central Oregon average price of a home is $800,000. Interest rates are showing signs of coming down into the five and six range prices will increase inventory is low. It’s been a crazy year but it’s been a market adjusting downward for the last two years many people don’t want to believe that, but it’s a fact prices are increasing, inventory is low and that is supporting the market here in Central Oregon. With interest rates lowering we expect to see prices increase hopefully builders can keep up.
The median household income in Bend, Oregon has been reported with some variation across different sources. As per the 2021 Census ACS 1-year survey, the median household income for the Bend metro area was $79,796 . Who is playing real estate in Oregon right now? You might say rates are too high you might think the market will continue to fall but the clients that I am currently working with are some very accomplished real estate investors and they know something that most people don’t, being able to control the price is the one advantage you must have for smart purchase. We can use seller contributions to influence the rate and right now All of our deals are lacking in the high threes in mid fours. That’s still amazing honestly. If you’re saving $100,000 or more up to 500,000 recently I one of our deals that just closed and you can get a decent rate and seller contributions that make it all come together, That’s what we call a great deal. How close can you get to the perfect purchase opportunity I don’t know but you should be trying to find out. Well I wish I had better news but it doesn’t look like the market is slowing down. If you’re coming to Central Oregon plan on being upset about the offer you will have to make to win. I say this so that you could have the right expectation. Having the wrong expectation only set you up for disappointment. Bend Oregon has become the place that a lot of people want to be but we’re a small town so there’s only so much inventory really about four days right now! The hope that we have is that rates will stay low and inventory will increase going into summer however so will the amount of buyers on the market. The sooner that you contact me the sooner that I can arrange the right properties for you to look at and will get the right chances in making offers.
