The way that people invest has changed over the last 10 years due to the advancement of technology. Crowdfunding has exploded in popularity because it blends the use of this technology with the ability for investors to feel much more connected to the projects that they are investing in. CrowdProperty is a company that spotted this area of growth but also the challenges that developers were experiencing around 2013 with traditional sources of funding. The result is an easy to use platform which allows investors to fund projects which have undergone rigorous due diligence and provide a solid return on investment.
Support and connection are integral parts of the wheel of wealth, which is step 5 in the WealthBuilders 7 step process for generating recurring income from assets. Our members have access to 7 different levels of support, but where can you find that support from otherwise? In this episode, Kevin and Christian share 3 aspects of support which are critical: it must be impartial, it must be proactive and it must challenge you to think of the correct answers to your questions, and begin that transformation into thinking like an entrepreneur.
Can anybody really make their pension work harder? And are there some basic rules that can be applied, no matter what size your pension is? Paul Brooks is the SSAS Director at WealthBuilders and has been helping clients to understand how they can leverage their existing pensions for over 10 years. In this episode, Paul covers the key things everybody should consider to reduce their costs and improve the performance of their pensions, and if you’re a business owner then you’ll definitely want to find out more about the Director’s Pension (SSAS).
Investments, alongside pensions and their home, are where the majority of people in the UK build their wealth. However, as has been seen during the Covid19 pandemic, the markets can be extremely volatile leaving people worried about and often uncertain about what is the best action to take. This can lead to impulsive reaction based on emotion as opposed to following a pre-determined, longer-term investment plan. Our guest today is Manish Kataria. Manish is a CFA-qualified professional investor with 18 years’ experience in fund management and UK property investment. He has managed investment portfolios for JPMorgan and other blue chip investment houses. Within property, he invests in and owns a range of assets including developments, HMOs, BTLs and serviced accommodation.

The last 3 months have been challenging for businesses in many different ways, however, there are a few key things which all businesses should be focusing on; their cash position, leadership, and a clear short-term action plan which they are communicating to their teams. As always, listen out for the wealth lessons which come out of the conversation and use them to help you build a stronger business moving forwards. A business is an asset only when it can continue to operate and thrive without being completely dependent on its owner. The reality is that many people start a business and never reach beyond the level of simply owning their own job - often resulting in working more hours than they did before and not enjoying the freedom they had hoped for. This can lead to business owners growing weary and looking to sell. The coronavirus outbreak has impacted businesses in many ways and for those who are monitoring the situation, some interesting observations can be made. One such person is today’s guest, Guy Bartlett, business acquisition and development expert at the Fidelis group.

It makes good sense to review your financial outgoings every 12 months, and it was way back in Episode 004 that Kevin and Christian first introduced the concept of D.E.B.I.T.S - a simple way to take stock and uncover hidden money in your life. The events of the global pandemic this year have forced almost all of us to change our way of living, and therefore this is a good time to take another look at what costs you might still be incurring on a monthly, quarterly or annual basis and decide if they are still adding value to your life.
It's an old cliche, isn't it? There's a good book in everyone. The whole idea of intellectual property [IP] is that everything great starts in the brain and then gets transferred into some kind of action, and a book is no different. However, most people struggle with the process and get overwhelmed by it, in the same way as many people do with wealth-building. Today we look at why a book is a great tool to support any business and build your personal brand, allowing you to create products and increase your value in the market place.

As business owners and entrepreneurs we are always striving to create more value for our clients and customers. Sometimes, however, this value is over-looked and under-protected. Jonathan Clegg is a Trademark Attorney and IP Practitioner who helps businesses to register and protect their intellectual property in the form of trademarks and patents. Jonathan explains the four main types of intellectual property and the benefits of protecting them, including ‘monopoly right’s’ - an exclusive control of the production and selling of certain goods. How will the commercial property market change as a result of the global Covid19 pandemic? Suzi Carter is a Chartered Surveyor with 25 years’ experience in the commercial and residential property sectors. In today’s episode, you’ll learn about some of the precautionary measures that you can take if you’re a commercial property landlord, and also the opportunities to be aware of in the coming 6-12 months.
Joint ventures have the potential to create huge value for all parties involved and can bring some of the other pillars of wealth to life. In this episode, you’ll hear from Guy Rees, head of investor relations at JVIP. JVIP stands for Joint Ventures In Property - and Guy will be sharing his experiences of what separates a good joint venture from a bad one, some of the pros and cons of working in partnership with others, as well as providing some examples of how a joint venture can be mutually beneficial and help you build wealth. Featured Guest: Dr Joanna Martin
The world is in lockdown due to the coronavirus outbreak, and many people have seen their jobs jeopardised, their businesses ordered to stay closed, and tenants being unable to pay their rents. Of course, nobody could have expected all of this to occur. People relying on one source of income to live their lives are certainly experiencing more pain than those who have a robust plan which includes multiple income streams from assets. With everything going on in the world, is now the right time to even be thinking about building your wealth?
Coronavirus has rocked the financial markets in recent weeks, sending stock prices tumbling and reducing pension values all at once. For many people, this is a worrying time. Christian & Kevin went live inside the WealthBuiders Facebook community to answer questions from members, and offer thoughts and ideas on how to manage and leverage assets in these uncertain times.
What’s the most important ROI when it comes to building wealth? You might be surprised to discover that there are actually 11 ROI’s that all contribute to living a wealthy life - and in this episode, you’ll find out what each of those is. Wealth-building isn’t easy, but it becomes easier when you have a step by step plan. By understanding which ROI you’re currently stuck at, you’ll be able to see what you need to do next in order to move forwards. And remember ...you’re only ever one Relationship, Opportunity or Idea away from completely transforming your wealth.
Wealth-building is more enjoyable, profitable and almost always faster when you collaborate with others, and that’s the topic of today’s conversation between Kevin Whelan & Christian Rodwell. Joint Ventures are the 7th Pillar of the WealthBuilders unique ‘7 Pillars of Wealth’ framework. You’ll hear Kevin share another of his famous acronyms to help you remember the formula for doing great JV’s, and today’s guest is Mike Davis - a man with a long career in business and investing where working with others to help build both his wealth and the wealth of others has been integral to his success. What’s the difference between a business owner and an entrepreneur? And how can you become a SMARTER business owner? The answers to these questions are revealed by Kevin Whelan in today’s episode! With the current uncertainty across financial markets and key industry sectors due to the outbreak of the coronavirus, plus the UK floods - many business owners will be feeling very uncertain about things right now. There are 4 D’s that exist to scupper every business owner who isn’t prepared for them and these will be discussed today, along with a final acronym D.R.A.W which holds the key for stacking the odds in the favour of any business owner being able to walk away wealthy, rather than weary, from their business.
Is it possible to achieve financial independence within 3 years? The answer is yes, and in today’s show you’ll hear exactly how WealthBuilders client, Bronwen Vearncombe, achieved this. By focusing on her ‘why’, and then seeking good quality education to learn about her chosen pillars, she and her husband John were able to quit their corporate jobs and travel the world, fulfilling a lifetime ambition of John’s to compete in the Clipper Round the World Yacht Race ...all whilst managing their property business remotely. Featured Guest: Bronwen Vearncombe

Featured Guests: Andy Labrum, Danni Wade, Geoff Sturtivant, Jon Dale, Richiko Olrichs
Businesses are rarely started with any thought of eventually being sold, or what that might look like for the owner. Over the years, the business becomes so personal, almost like having another child. That often leads to this huge discrepancy in the long term about the valuation of a business and why it's such an inexact science. That's why such few businesses actually get sold. The seller is often emotionally attached after pouring blood, sweat and years into the business, whilst the buyer is much more fixated on a different set of metrics ...of which we discuss in today’s episode. Featured Guest: Guy Bartlett, the Fidelis Group
How do you make money from just an idea? Well, everything that exists in this world which is man-made began with a thought, and some of those creations of the mind such as literary, music, designs, artwork, systems can be protected by law in the form of copyrights, patents and trademarks allowing the creator to earn recognition and/or financial benefit. On today’s show, you’ll hear an interview with Rob Moore. Rob is an investor, best selling author, podcast host and owner of the largest property education company in the UK. He lives and loves entrepreneurship and property investing, and is the host of the successful UK podcasts, The "Disruptive Entrepreneur" and "Money". Rob will share some of the different ways that you can build wealth in the pillar of intellectual property (IP).
Most people that sell a business are first time sellers, and most people that buy are first time buyers. Very few people do lots of homework and research, especially those that are selling. There's also very often a massive disconnect between what's in a business owners head as to what they think the value of their business might be, to what a buyer will pay. Dave Pearce is somebody who knows how to help business owners prepare to get better value when they decide they want to sell. In today’s episode you’ll learn what steps you should be thinking about to make your business more valuable in the event you wish to sell. Featured Guest: Dave Pearce
In this episode, Kevin and Christian share some of the feedback they received from the end of year survey they sent out to their Founder Members. 100 members of the WealthBuilders Community have been following the ‘7 Steps to Wealth’ process since Spring/Summer 2019 and you’ll hear some of the reasons why they joined and what they’re finding of most benefit so far. If you’d like to work with Kevin and Christian on creating your own unique WealthPlan then be sure to make of note of 30th March 2020 when the doors will reopen for a short period.
How do you start building your wealth? People often comment that it’s easy when you've got money, but what happens if you don't have money? Well, everybody's got time and in today’s episode, Kevin and Christian explain why anybody could do a little bit on the SIDE. Instead of telling yourself that you don’t have the resources to start building your wealth, you just have to have the resourcefulness.
In this episode, we welcome another WealthBuilders member who is an ActionCoach to talk about the business pillar, which is Mark Perry. And Mark is going to talk us through the six steps to building a business that works without you. We’ll be covering a lot of information, so if you can, click the link below to download a copy of the 6 Steps Template before you begin listening. This framework breaks down each area of business and turns what can often be quite complex into an easy step by step process for you to follow. Featured Guest: Mark Perry
Today's episode is looking at how to get more leverage from your marketing. The purpose of marketing is to generate a lead, but are you then measuring how many of those leads convert to paying customers? WealthBuilders member and business coach, Chris Henry, highlights five key metrics which every business owner should be scrutinising in order to increase their profits and generate more recurring revenue. Featured Guest: Chris Henry
Building wealth isn’t easy. This week Kevin and Christian discuss the challenges that can often arise throughout this journey, and invite Penny Power OBE to share very openly about how business can feel demanding and lonely at times. Knowing your strengths and weaknesses and then building a business that’s right for you, can help you to achieve the financial rewards that often elude many business owners. Penny was awarded her OBE by the Queen for contribution to entrepreneurs in social and digital development, and in 2011 wrote and published the Digital Business Britain Manifesto which highlighted the needs for greater Digital Skills within UK business. Every good business must be capable of being sold and in this episode, we look at 8 key factors in helping you achieve that. So whether you plan to pass your business on to your kids, or whether you pass it on to your employees, you still need good principles in place. This episode will show you how to turn your business into an asset that works without you to generate predictable, recurring income.
Featured Guest: Richard Perry [ActionCoach]
In order for a business to be a true asset, it needs to be able to operate without you - and one of the best ways to ensure it does that is by focusing on predictable, recurring income. Our guest this week is John Warrillow. John is the author of ‘Built To Sell: Creating a business that can thrive without you’ and ‘The Automatic Customer: Creating a subscription business in any industry’. In today’s episode, you’ll hear John talk about how business can provide the exponential growth that other assets such as property cannot, as well as the 12 part system that allows any business owner to assess the saleability of their company. If you’re considering business as part of your wealth plan, this is an episode not to miss.
Is it harder for women to achieve success in business compared to their male counterparts? We hear from three successful female entrepreneurs who haven’t let anything get in their way from building wealth through the business pillar. Kevin and Christian offer their thoughts on some of the important aspects raised by each of our inspirational guests - including why it’s so important to understand the lifetime value of a customer as well as generating recurring income in your business.
Featured Guests: Charlotte Pearce, Founder of Inkpact | Sarah Walker, CEO of Easy Rent Now Ltd | Julianne Ponan, Founder of Creative Nature
How do you feel about the current performance of your pension? Frustrated, worried and fearful of what life might be like for you in retirement? In this episode of WealthTalk hosts Kevin Whelan & Christian Rodwell replay a webinar which they recently hosted which received a huge response, titled ‘3 Ways To Instantly Make Your Pension Work Harder For You’. You’ll learn 3 ways you can instantly reduce the costs and maximise your current pensions earning ability by following what we’ve called the ‘Pension CPR’.
Whether you’re male or female, the WealthBuilding principles don’t change. Even though our society is making enormous strides in equality, statistically women are financially worse off than men in many aspects of their wealth. It’s reported that by the time an average woman reaches her 60’s the size of her pension pot is a third the size of an average man’s, and for 1.2 million women in their 50’s, they have no retirement provisions at all. In this week’s episode, Kevin Whelan & Christian Rodwell discuss the topic of Women in Business.
Today we’re revisiting a topic that we covered back in Episode 11, which is Leverage. Leverage is a key aspect of wealth. One of the common reasons that holds people back from building wealth is overwhelm. Too much information. In today’s episode Kevin and Christian recap the five points of leverage and encourage you to choose one, take some form of action, put the wheels in motion... and get going.
The whole idea of legacy is not just to protect money. It's to transfer wisdom, and transfer good practices and principles to the next generation so that they don't just get the money, they get the wisdom as well. And that's really quite critical in the WealthBuilding process that we teach - in fact it’s point number seven in our own values in the Declaration of Financial Independence. In today’s episode you’ll hear how ‘leaving a legacy’ is the most common reason why our members wish to create wealth, and why it’s such a powerful motive that can make someone unstoppable. The challenge for many, however, is that whilst they may have good intentions, their execution and lack of a solid plan lets them down.
Featured Guest: Shaz Nawaz - AA Accountants.
Tax is the overlay to every single asset. So whatever asset you decide to invest in, there's going to be a different tax treatment. In today’s episode we’re focusing on Pillar 4 - Property, and we are delighted to welcome property tax expert Shaz Nawaz to share his vast knowledge around common tax mitigating strategies that any investor should be aware of. Shaz will be covering reliefs and exemptions, capital allowances, personal tax strategy as well as when you should and not consider incorporating your properties. We all have an obligation to pay our taxes, however, if you can minimize those, and feel comfortable with retaining as much profit and income as possible, then this is going to help you to build your wealth.
What are the advantages and disadvantages of investing in commercial property over residential? There are certainly different, more sophisticated rules, and some of the advantages include greater tax allowances, and the ability to invest using your pension [SSAS]. In fact, you’ll learn how commercial property really lends itself to working well with both the pension and business pillars. You’ll hear from three members of the WealthBuilders Community who share their insights into different types of commercial property investing opportunities that are available, including commercial to residential, mixed use properties, office space and the industrial sector. Is investing in commercial property more risky than residential? Listen to find out!
Show contributors - Suzie Carter, Dan Taylor, Mark Stokes.
What is serviced accommodation, and what are the pros and cons of this property investing strategy? Instead of renting a property in the traditional sense for a number of years, this strategy focuses on short term lets - taking a property and treating it more like a guest house or hotel. In recent years companies such as Airbnb have completely revolutionsed this market, and in doing so, have created new opportunities for property owners to leverage their existing assets to achieve higher cash flow. You’ll hear from four members of the WealthBuilders Community who share their experiences, along with a whole host of things you have to learn about - not just delivering the service, but how do you get the customers in the first place? What's your tenant type? Are you catering for corporate customers, or leisure, or both? Where's the location? Is there a demand for people who would want to rent for short term?
Show contributors - Ian McBain, Ian Morton, Adrian Taylor, Lee Pemberton.
What is an HMO, and what are the pros and cons of this property investing strategy? Instead of renting a property on an Assured Shorthold Tenancy (AST) to a single family, a way to leverage the capacity within that property is to rent the individual rooms to unconnected tenants - generating increased revenue and cash flow for the property owner. You’ll hear from three members of the WealthBuilders community who are each focusing on different market sectors, and discover how they are delivering value for their tenants and customers using the HMO strategy. You’ll also hear why ‘not having enough money’ is not a reason to delay getting started!
Show contributors - Kevin McDonnell, Andy Bedwell, Chris Paton, Kevin Kinsella.
Simon Zutshi has been investing in UK property for over 20 years. In 2003 Simon hosted his first network meeting for property investors, establishing the Property Investors Network (PIN) - which today boasts 50 meetings across the UK every month, making it the UK’s biggest training and networking organisation. In today’s episode recorded live in London, we hear from Simon on his views of the current UK Property market, and whether the uncertainty that surrounds the future of the country presents a reason to be cautious, or huge opportunities.
Show contributors - Simon Zutshi.
One of the most widely used assets to generate wealth in the UK is property. However, there are so many different ways to invest in property, and in today’s episode Kevin Whelan & Christian Rodwell begin to look at some of those different strategies, and who they may be best suited to. As with all of the 7 Pillars of Wealth, the process for generating recurring income involves turning the wheel of wealth, and that always begins with education.
If you’re currently in drifting mode then today’s episode might just provide the kick-start you need to re-focus on your own plan for building wealth. You’ll hear from four of our members who took action by joining the WealthBuilders Foundation Programme when we launched in May, and some of the positive actions they’ve already taken within their first 90 days.
Show contributors - Louise Righton, Jon Dale, Henry Austin, Rupert Day.
The principle of due diligence is risk mitigation. Wealth is about managing returns and managing risk. In today’s episode Kevin Whelan shares 5 areas which may be useful for you to check off when approaching your own research into investment opportunities. You’ll also hear some alternative investing strategies from two more WealthBuilder clients including crowdfunding and investing in businesses.
Show contributors - Michelle Bryant, Mike Hedgecox.
It's important to know what would happen and who could make decisions to keep your assets protected, well maintained, well organised and structured and continue to do that if for any reason you weren't able to.WealthBuilding is a management process. There needs to be some management, not least because things change, tax laws change our health changes, our relationships often change. We focus on the different types of Trust, Wills and Lasting Power of Attorney in this week’s episode of WealthTalk.
Invest at low cost, look to diversify your investments and always do your due diligence to mitigate risk. These are some of the key lessons from today’s episode of WealthTalk, where we carry on from last week’s introduction to Pillar 3, investments. You’ll hear from two WealthBuilder clients who share differing approaches to investing, and if the investment pillar is one that interests you, then it’s important to find a process that will be well suited to you.
Show contributors - Jeremy Downing, Manish Kataria.
Pillar 3 [Investments] is where many people will have their money ‘parked’ in the hope that it works out positively in the long run. Unfortunately with any market there is very little control that any individual can have in dictating the outcome. In today’s episode Kevin Whelan dispels some common beliefs around investments and shares his own C.R.A.P model to help you make better investing decisions.
How much time do you dedicate to building wealth? Today Kevin and Christian discuss the idea that anybody can become wealthy in 10 years, and that just by dedicating 1 day per month to focus on this would yield results. You’ll hear from 3 more members of the WealthBuilders Community who have managed to carve out more time for themselves through different approaches, freeing up more time to focus on their chosen pillars of wealth.
Is it time for you to take control of your pension? As well as reviewing the lessons learned from members of the WealthBuilders Community who kindly shared their experiences over the previous 2 episodes, Kevin and Christian discuss the difference between a SIPP and SSAS, as well as Defined Benefit Schemes.
What is a SSAS Pension? SSAS stands for Small Self Administered Scheme. It’s a type of pension that is available to business owners, and allows access to private pension funds before the age of 55. In this episode you’ll hear from 3 members of the WealthBuilders Community who have transitioned from corporate jobs and used their pension in the form of a SSAS to start and grow their own businesses and build their wealth.
Show contributors - Chris Henry, Paul Watson, Mark Stokes.
This week’s discussion is around Pillar 2 - Pensions. Specifically, lost pensions. 1.6 million lost pensions pots worth nearly £20 billion could remain unclaimed according to latest research from the PPI (Pensions Policy Institute). And the good news is, the process of finding out is really simple. You’ll hear from three members of the WealthBuilders community who share their story of how they were able to trace lost pension money, with a combined total of over £400,000 being rediscovered - now accessible and ready to put to work within one of the other pillars.
Show contributors - Andrew Abaza, Chris Cooke, Veronica Franks.
Following on from episode 15 where we heard examples from three members of the WealthBuilders community on how they have turned their home into an asset, Kevin and Christian reflect on some of the lessons learned, and discuss additional ways that you can turn your home into a cash-flowing asset.
How can you turn your home into a cash-flowing asset? This week we begin to look in more detail at how to create recurring income from each of the 7 pillars of wealth ...and remember, in Kevin Whelan’s exhaustive research over the last 30 years ...there are only 7 ways to build wealth! This week we take a look at Pillar 1 which is Home Capacity, and hear from 3 members of the WealthBuilders community exactly how they have created income from their homes, without selling.
Show Contributors - Stephanie Aitken, Bronwen Vearncombe, Carol Robinson.
Learning how to become more valuable to the marketplace is an essential WealthBuilding skill, and one which Kevin and Christian talk about in depth today. The best time to start building you wealth is now, regardless of what’s happening in the economy, Brexit, interest rates or any other ‘market’ that is simply out of your control. When you really know yourself and where you can best deliver value to others, you’ll create a feeling of certainty that you won’t get trading time for money for somebody else.
In Episode 012 Kevin & Christian announced the launch of the WealthBuilders Foundation Programme which is available to enrol in now. This week they discuss modules 7-12 and the 3 different levels of support which people can choose from. This new programme is for anybody currently not yet at a place of Financial Security, which means you still trade your time for money and don’t yet have enough recurring income from assets to cover your monthly expenses.
Christian & Kevin announce the launch of the WealthBuilders Foundation Programme and talk through what’s covered in the first 6 modules. This new programme is for anybody currently not yet at a place of Financial Security, which means you still trade your time for money and don’t yet have enough recurring income from assets to cover your monthly expenses.
What is Leverage? Leverage is the key to the creation of wealth. In today’s episode of WealthTalk Kevin shares another of his unique acronyms which can help you to accelerate your wealth building - F.I.R.S.T.
In recent episodes Kevin and Christian have been discussing how to discover extra money in your life you didn’t know existed using the D.E.B.I.T.S model. In this episode they look at 7 simple first steps which you can take to begin putting the extra money you have managed to save each month and start making it work harder for you, and begin the Wealth-Building process.
A handy reminder of the WealthBuilders model and the different elements that have been discussed in the first 8 episodes. But how does it all connect together to actually begin generating recurring income? The answer is by turning what Kevin has coined as ‘The Wheel Of Wealth’. In this episode you’ll find out what the 5 different components of the wheel are ...and why you can’t cheat the wheel!
In today’s episode Kevin & Christian talk about the roof that sits upon the 7 pillars which were discussed in Episode 007, and the Foundation discussed in Episode 004 [D.E.B.I.T.S]. The roof consists of a few protective documents which for a few hundred pounds to put in place - will ensure that your assets are protected and ‘watertight’, and ensure you are not leaving family members or business partners with potentially difficult and unpleasant situations to have to deal with after you pass on.
