By combining these income streams, he could make $4,000 to $5,000 per month and achieve financial independence.

Alex is in a hotel room in Danville, Virginia, checking out some properties, while Aziz is at the home office. They have encountered people who don't understand who they are as investors. The discussion revolves around the difference between how you view yourself as an investor and how you behave.

There are two types of investors - passive and active. Active investors put in a lot of work, effort, and time, while passive investors want their money to work for them. It is essential to know which type of investor you are and stick to your lane. Passive investing is your lane if you're making good money with your nine-to-five job and don't have the energy for something else. If you want to shift lanes in the future, you must make that conscious decision. It's crucial to view yourself realistically as an investor and choose the right lane for yourself.
Alex’s Height and its Reference to Investing[00:03:22]In this episode, Alex shares a story from his high school days about his height and dreams of playing in the NBA. The doctor predicted that he would grow to be six feet seven inches tall, but he stopped growing after hearing that. Despite this, Alex was still invested in basketball and attended various camps, including one at Georgetown University. During a lecture at the camp, he learned the importance of knowing your role and playing to your strengths. This lesson applies to investing as well. As an investor, you must reflect on your strengths, time, and situation and bring what you need to achieve your goals and succeed as a team. So, whether you're a passive or active investor, it's essential to know your lane and stick to it until you're ready to make a conscious decision to shift lanes.
Specific Examples of Experiences with Investors[00:05:09]Alex received a referral from a close friend about a potential partnership with a big-time real estate investor for a syndication deal. The deal involved a group of investors collectively investing together, with Alex's team serving as the active managers and the passive investors putting in their money. The interested investor liked the deal and offered to take the whole thing. However, the team had already raised money from other investors and couldn't take on another active investor. The deal fell through, but six months later, another opportunity arose, and the same investor offered to take the whole thing again. It was clear that he wanted to be an active investor, but the team couldn't accommodate him due to the existing structure in place.

On the other hand, some investors have told Alex that they are not interested in syndication and prefer to have hands-on control over their investments. Alex finds this interesting because investors in the stock market have no direct control over company decisions, unlike in syndication, where they can still have a say in managing their money. Despite this, Alex respects their preferences and keeps them in mind for joint venture opportunities for smaller deals. Overall, syndication and fund of funds structures are more suitable for busy professionals who make good money.
Knowing Who You Are as an Investor[00:09:22]For instance, a high-paid doctor who already covers their living expenses may not require cash flow as much and may prefer to invest where their money will grow quickly and safely. In contrast, other high-income earners working themselves to death may require cash flow to retire and quit their job in the next five years. Therefore, knowing yourself is vital when choosing attractive deals and teams and structuring everything properly. This makes our job easier when working with investors since fighting them on every deal due to conflicting objectives causes a lot of stress.

Pranay, born and raised in California as the child of immigrant parents, feels he won the lottery by being born where he was. After becoming a hospitalist and completing his residency, Pranay realized that traditional retirement plans like a 401k would not allow him the freedom and flexibility to practice medicine the way he wanted. How He Got into Real Estate [00:04:21]
Pranay had experience with active real estate, which involves buying properties and becoming a landlord. However, after having some success with his first property, a four-unit building a couple of blocks from the water, he found that finding and managing properties was taking up too much time and effort. This led him to discover passive real estate investing, where he could invest in properties managed by others, similar to a hedge fund. With this approach, he let others handle most of the work, including finding and renovating properties, while still earning a return. Additionally, he realized that these other professionals could run the business much more efficiently than he could as a full-time medical doctor.
Pranay believed he had reached the end of his journey in real estate investing. He had taught others how to find good deals, vet them, and negotiate the terms. However, he found that many of these individuals were not interested in doing the necessary work. This led him to consider a new approach - pooling his money with other investors to invest in deals as a group. This would allow him to access better deals with better terms. And thus, Ascent Equity Group was formed. Over time, Pranay recognized that not only was he able to invest in larger deals, but he also could buy the entire deal himself.
Pranay’s Course [00:06:01]
Pranay and his team created a course hosted on Kajabi, designed for individuals with little to no knowledge about real estate investing. The course aims to teach them how to find and invest in deals called Country Club Deals. These types of deals were previously only available to certain individuals before 2012, and even now, they can only be accessed by accredited investors - those who make over $200,000 per year for two years or $300,000 as a couple for two years or have a net worth over a million dollars. Additionally, there are certain tests like Series 65 and Series seven that individuals can take to become an accredited investor and understand alternative investments, not just limited to stocks.
The team's goal was to educate people and prevent them from getting into bad deals without the proper knowledge. Many times, high-net-worth individuals and professionals, such as doctors, are targeted by people who want to sell high-fee investments like mutual funds or real estate. That's the main reason for creating this course, to educate and empower people to make informed and smart investment decisions.
How Pranay and Operators’ Deals [00:09:45]
Pranay states that his group is in a unique position where they don't have to go out and find deals as they come to them. The reason is that they provide a lot of value to the operators, the individuals responsible for the day-to-day running of the properties. They handle all the investors and bring all the money to the table, but they also assist with operations. For example, he compares their role to that of a convenience store owner who is busy working 9-5 and doesn't have time to bring in more customers or change prices. Because his group doesn't handle the maintenance or leasing, they can think bigger and figure out how to maximize profit for all of their investors. This is a big win for the operators, and that's why they bring them deals. And for the investors, bring the deal, negotiate, and have real control over what happens and what doesn't happen because of their involvement in the operations.
How Operators Find Pranay [00:12:05]
Pranay and his team are actively seeking out a specific caliber of operators in their real estate investments. They look for individuals with billions of dollars under management, a strong track record of buying and selling properties, and 20% per year or higher returns. They connect with these potential operators but also vet them at a much deeper level than Pranay could do individually. For example, when they present an opportunity to sponsor and write checks of 15 million dollars, the operators will provide all their financial records and showcase all their properties which enables Pranay and the team to have a much deeper understanding of their business, returns, and properties.

Pranay has achieved success by continually pushing himself to do more. One of the reasons for his success is that he built an audience before launching his business or product. He established a personal brand by writing a blog, speaking at conferences, and even hosting his own podcast. With this following already in place, Pranay could scale his business to new heights. He emphasizes that this achievement did not happen overnight; it took years of hard work and dedication to build the audience he has today.
Biggest Lessons in Passive Investing [00:15:51]

Lane is a Licensed Professional Civil/Industrial Engineer who has been investing since 2009. They bought a property in rainy Seattle and later moved their portfolio into 11 single-family rentals in Birmingham, Atlanta, Indianapolis, and Pennsylvania. Due to the demand for affordable housing, Lane is now investing in syndications that invest in Class C & B Multi-Family Apartments, RV Parks, mobile homes, and assisted living facilities. Their mission is to help regular people access good deals previously only available to the wealthy.
Frustrated by the lack of genuine real estate education programs, Lane created a website to help the middle class dispel the Wall Street dogma of traditional wealth-building and offer an alternative to "garbage" investments in 401Ks and mutual funds. They provide free investing education, podcasts, networking, and access to investment opportunities not available to the general public. The passive income from their rental properties allowed Lane to move back to Hawaii, where they could live a lifestyle where they could bike to work. Eventually, Lane was able to quit their day job and trade in their e-bike for a Mercedes. In 2018, Lane paid 4% in taxes.
A Map-out for Early Retirement [00:12:15]
Lane shares his personal experience because he took it for granted, and it took him a lot longer. He also made a lot of mistakes along the way. In 2009, he bought his first rental property in Seattle, Washington. It took a couple more years for him to buy his next rental property in the same area. However, he learned that investing in high-appreciation markets like Seattle was not the best strategy because a recession could hit them hard. Instead, he focuses on investing in cash flow properties in red states where landlord laws are favorable, and the states are more growth-oriented. He invests in Phoenix, Arizona, Houston, Dallas, and Alabama these days.

By 2015, he had bought 11 rental properties in places like Birmingham, Atlanta, Indianapolis, and Pennsylvania, following the simple 1% rule where he took the monthly rents divided by the purchase price and looked for something that was 1% or higher. However, he later realized that accredited and higher net-worth investors only sometimes invest in rental properties. He advises people good with saving money and not buying a house until their net worth is at least two or three times the house price. For example, if you are buying a $500,000 house, you should not buy it until your net worth is at least $1.5 million or $1 million. He has learned that what gets you to a $1 million net worth is not the same as what will get you to $5 million or higher. It is all a game of wealth building; what works at one stage may not work at another.

He had a full-time day job and valued his sanity and time, but with 11 rental properties producing a few hundred dollars of cash flow each, he received $3,000 of passive income per month. While this was a nice additional income, it was not enough to sustain an American family. He estimates that he would need around 30 properties to achieve a sufficient level of passive income. He experienced an eviction about once or twice a year and some kind of big catastrophe about once a quarter. His property manager handled these issues for him.

Using the multiple listing service, he found a 12-unit apartment complex that had been on the market for a long time and negotiated a purchase with seller financing. However, the purchase required a down payment of approximately $125,000, which proved to be a challenge for Davis as a young person with little income or assets. To obtain the necessary funds, he had to consider options such as seeking a partner or investors, taking out a loan, using credit, or negotiating a longer term for the seller financing. He ultimately had to choose the best approach based on his specific financial situation and the terms of the deal.
How Cody Financed His Deals [00:16:29]
Due to his age and financial history, Cody had limited options when it came to financial products that he could qualify for. He could not secure financing through FHA loans, and many traditional funding sources were unwilling to lend to him due to his limited financial resources. In light of these challenges, he decided to explore the option of seller financing as a way to fund his real estate purchases. Despite his lack of financial resources and real estate experience, he successfully used this kind of financing to fund all eight of his real estate purchases.

Cody says that trust is everything. When you get a takeaway from somebody, you apply it, and then you let them know that you applied it, and it worked. That is how you build trust at the highest level. He learned from his dad that your reputation is worth more than anything. However, it is worth considering how he was able to secure seller financing in the first place, given that sellers typically want to be sure they will be paid back just as a bank would. Lending to an inexperienced and financially limited investor may seem risky.
What is Seller Financing? [00:21:05]
Seller financing is a type of financing in which the seller of a property or business extends a loan to the purchaser. Instead of the purchaser obtaining a mortgage or other loan from a traditional lender, such as a bank, the seller agrees to take on the role of the lender and provide the financing for the purchase. Seller financing can be an attractive option for both buyers and sellers. Still, it is important to review and understand the terms of the loan carefully and to consider the risks and responsibilities of acting as a lender.
Number of Times Cody has Done Seller Finance Deals [00:22:34]
He has done it 13 times and helped three clients do it on their acquisitions, from duplexes up to 8 plex, some in Central Washington and some in places like Kitsap County. So that'd be 16 times in the last 35 months, but it is repeatable if you keep it simple.
Cody’s Seller Finance Conversations [00:25:32]
The key to success in real estate investing is cultivating strong relationships. Those who excel in this field understand that it is a business centered on connections, and they work to develop their networks and approach opportunities with a mutually beneficial mindset. Rather than solely relying on data and self-promotion, the most successful investors know how to persuade others with compelling narratives and visions.
Instead of trying to sell an idea, Cody wants people to buy into who he is. To do this, he believes that everything he does must begin with building a relatable story and being relatable. This allows him to get in the room and start conversations with people. From there, Cody believes that these same people, whether sellers, buyers, brokers, or investors, will work with him if he has clear targets and goals.
What Made Cody Start Down this Path [00:38:26]
Cody agrees that he rented his audacity because he didn't own the confidence to do any of this. It was borrowed from shared authority and people who had done it before. “When you meet someone who's done something you want to do, you get to talk with them personally, and they tell you it is possible. And this is how you should do it. Your confidence goes up, and mine did anyways.” He met with all these rental property owners, and his confidence increased. He didn't know how to communicate and didn't understand how the conversations worked, the pacing, phrasing, but he learned it through meeting these owners. They gave him confidence in real estate, and he learned how to communicate.

Everybody’s phone number is on Google! Find the big roofs on Google, and then go to the tax assessor website to figure out who owns it. If it's an LLC, you can take the LLC, put it on open corporates, and you can see who owns that LLC. Also, you can plug in that person and open corporates to see every LLC they own and see if they're a real player. If they're super famous, if you put in their name, the city they live in, and then the phone number, it'll give you the first six digits; then you have to copy the six digits, take out the phone number, and put in the six and then it'll give you the last three.

Time-out Segment: Highlights from the Crypto World [00:00:27]
One of the world's top crypto trading platforms, FXT, collapsed a couple of weeks ago. A news article came out from a publication called CoinDesk, which found some weird connections between a crypto hedge fund called Alameda and FTX. It was found that FTX was using investors’ money and funneling it to Alameda and then using the money to play with it and invest for themselves. FTX used to be one of the big boys, and so it's causing ripple effects throughout the whole crypto market.

BlockFi is also filing bankruptcy because it had some financial ties with FTX. Not that they had done anything wrong, it's just how the whole system is interconnected, which caused issues that ended up hurting them.

Stability of Crypto Crypto these days is pretty much speculation, and in terms of what a lot of the currencies out there, the most stable ones get a lot of backlash from crypto people. Ethereum or Bitcoin is the biggest one out there, and so in terms of stability, they’re the most stable.

Today we're talking to Marcin Drozd. He is a very experienced multifamily real estate investor who runs his own fund. Marcin is a trainer of multifamily real estate investing, and he will give us a lot of tools and tricks, and tips on exercises that we can do to become better communicators.

He started out in multifamily, working in a private equity firm in his early 20s, and before that, he bought houses. He had not made up his mind on his career path and got pulled into private equity and immediately went from looking at buying houses to real estate investing. Fast forward to 17 years later, and he’s happy to get into all that stuff here today.
What is a Private Equity Fund? [00:15:42]
Private equity funds are pools of money that can be used to invest in businesses with high-profit potential. They have a set investment horizon, usually between four and seven years, at the end of which the private equity firm wants to exit the investment successfully. Exit options include initial public offerings (IPOs) and the company's sales to another private equity firm or strategic buyers. Most typically, these funds are structured as SPS Special Purpose Entities where you have subsidiaries.
How Can Multifamily Help People with W2 Jobs? [00:17:57]
The first question you need to ask yourself is: Do I want to be a professional real estate investor? Do I want to invest in real estate? Because if you're sitting there with a W2, but you've got to invest somewhere, you're not just going to invest maybe in the stock market or whatever it is. Most people with W2s just want to invest in real estate and get to a point where eventually, that W2 doesn't tie them to the need to be there anymore. But by and large, most people love the idea of real estate; they just don't like making that their 24/7 job. When equity investors are nervous about writing a check because they see their 401k drop, things will get interesting, and that's when the real pros will come to the table.

When looking at deals, the starting point should always be: How do I get my money back? And then, the risk involved in getting your money back determines your perceived return relative to what you’re investing in. So when you determine how risky it is for you to get your money back, that determines what kind of return you think you should get relative to that investment.
What is Cap Rates? [00:27:39]
Calculated by dividing a property’s net operating income by its asset value, the cap rate is an assessment of the yield of a property over one year. For example: If you’re building for a million dollars cash, and that building after its operating expenses kicks off $100,000, that means that that building is a 10% cap
Rent Growth [00:34:16]
It’s safe to say that rent growth will be more aggressive for the next few years. For most people in many circumstances, interest rates and insurance are already massive, and with expected growth in rent in the next few years, interest rates will still keep rising. People must build their annual expense increases to ensure their cash does not run out. The whole thing about the rent growth is you're essentially trying to forecast, to some extent, inflation.
Passive Investing [00:39:28]
Passive investing doesn't mean you don't dispose of things; you certainly do that. So at a minimum, you provide financial statements on a per-annum basis, and you do quarterly updates to some extent, depending on how much excitement is going on in your business. And what you should be looking for is multiple ways to create an exit because, again, the return on capital is really important. So you can either exit from a refinance because when you can assess the risk of you getting your money back, you can better assess the potential risk that you're taking on relative to the kind of investment you're thinking of making.
Involvement of Investors in Underwriting [00:43:03]
It depends on the level in which you're operating and who you're investing with, and most of the time, the questions they ask are typically based on the business, the business plan, and some legal documents. Because if you ever look at the legal stuff, it's some of the wording is very scary. You got to work your way through it with people, make sure they're comfortable, and understand that there is a risk, it's not a guaranteed investment, and they just need to be comfortable with the potential risk involved.
The Fund Model [00:46:06]
Marcin is not the biggest fan of the fund model and strongly implores people to spend a lot of time getting deals and capital. The reason for it is: In the fund model, you have a lot of different moving parts; you have valuation issues between one asset compared to another, timing issues when somebody invests compared to what somebody else invests, and you have all kinds of different conversations that are happening concurrently.
It might be better for somebody to be part of a fun model with someone else before they try to start their own because there are so many things, and real estate is complicated enough. The fund model is a different world and industry with its own rules and expectations that have nothing to do with real estate yet; you need to abide by them. So Marcin’s suggestion is: If somebody wanted to get involved in a fund model, is to probably partner with somebody else already running it or somebody else that's already done it and hanging off their coattails a little bit because that is a very complicated thing just to undertake.
Multifamily as a Team Sport [00:51:28]
Multifamily is a team sport; you need to stay in your lane and become more proficient. For the professional real estate investor, there are three roles you can play that add the most value to a deal: Acquisitions, asset management, and capital-raising. Capital raising needs everything from debt, equity, structuring, and understanding how everything fits. The person overseeing capital raising often ends up being the CEO or more of a team builder because they are drawing the vision together, putting everything together, and showing people where they fit. These three roles in the business are the ones that drive the most value and are the three legs of the stool, whether you do it as syndication deal by deal or you're doing a fun model. Whatever you're doing those three, those three pillars need to be met.
Scaling of Funds [00:53:44]
You can only scale up your funds by keeping neat and comprehendible track records. As you look up the capital food chain, you should have the sophistication and know how to understand how to report to them in a way that is consistent with how the institutional investor wants to see things. They have particular requirements, both from a voting standpoint, control standpoint, and disclosure standpoint, and essentially, they're happy for you to make a bundle of money. Still, they're not going to allow you to do it in a way where it's at their expense.
Marcin’s Message [00:57:28]
When COVID hit, Marcin and his colleagues started something called M1 Inner Circle for people either looking to be professional real estate investors or already are professional real estate investors. They want to understand the scaling of the multifamily business and learn how to structure deals and ways to raise capital. They don't raise money for our members because that's just not our business. Still, they do show you what they have done, or their networks, accountants, lawyers, fee structures, different ways to do things, and even simple things like how to get in front of accredited investors or high-net-worth people.

Brad Raschke was originally from Lubbock, Texas and now resides in Geneva, Illinois. Before moving to Illinois, he was in the food and beverage industry and went into insurance sales. He got in at Allstate, doing home and auto eventually wound up at a captive life and health agency. Now, he is a broker with his best friend Matt Redick and they have five agents in about five different states.

Amid all that kind of insurance experience over the past seven years, he found the Infinite Banking concept. And that was through an economist named Robert Murphy. And now Brad graduated from the Nelson Nash Institute, mentored under James gnarly for a year, and now he is out on his practice and infinite banking with my clients.
Life in Real Estate

For Brad, the best way for your audience may be to consider it a mortgage. Imagine this mortgage where you paid your monthly payments, You increased your equity, and the value of your home was guaranteed never to decrease. And, every time you made a loan repayment, you saw your equity steadily increase. Also, this mortgage company that you're taking this loan through allows you to take out a second mortgage or to cash out refinance anytime you want.

You can take a HELOC against your rental house anytime you want. But with the HELOC, the interest rates are locked between zero and 8%. And there's no loan repayment schedule. You never have to repay the loan if you don't want to. As long as your principal plus interest doesn't exceed your equity stake, you could float that HELOC loan forever.
Loan and Policy

Remember that you could float a loan forever if your principal plus interest is within your equity stake or your cash value. And then the contract will be canceled, the debt will be wiped, but your death benefit no longer exists. The whole contract is just wiped. You interrupt that compounding interest curve that you have going. Some companies allow you to take a loan and earn interest on your full equity stake even with an outstanding loan.
Cash Value
[14:30]
The value cash value is the net present value of the future death benefit. There's this future cash flow that the insurance company is on the hook for. The company knows what you will have to pay out in the future. But we're going to collect premiums until you pass away at 83. And you could take that deal. Your cash value is a feature of the contract that you could completely cash out, take and walk away with. Also, give you the option to take a loan against that cash value. Because then you earn the uninterrupted compounding interest from credited dividends, regardless of outstanding loans.
Leverage in Insurance
[21:19]
The way that these policies are structured, if they're structured correctly, there will be significant cash value there in year one. You can take a loan from your policy to buy your Christmas payment, so a Christmas presents, right? Normally, people would either pay it on layaway and pay Walmart interest or cash. But if you take that cash and pay an insurance premium, you start an uninterrupted compounding interest curve on that money. Over the next 50 years, that $850. With a compounding interest of 5%. That will turn into over $10,000 of capital I have access to. Now, if I had gone and paid cash, I would have had a camera. But now that I've paid a premium first taken a loan, bought the camera, and then paid it back.
Velocity of Money

If you're a part owner of a company and you have to make sure that you pay with post-tax dollars, respect the modified endowment contract rule, loans are tax-free, and the death benefit is tax-free. And when you take a loan, if your loan you take a personal loan out of your insurance policy and loan that to your LLC, your LLC is going to write all that off. And it's all profit to your into your mutually owned insurance company.
People Should be Aware of

Capital attracts opportunity. Nelson Nash used to say opportunity will hunt you down if you have access to capital. Just the fact that you have a pool of capital will open your eyes to possibilities that didn't previously exist. You can turn money through an LLC or an S corp and do it for personal purchases like a $50,000 car or a $200,000 house. Millions of Americans lose 34 and a half cents on every dollar they spend because they use banks to finance their purchases. Nelson uses an analogy in his book becoming your banker of flying a plane. He says if you fly a plane into a 345-mile-an-hour headwind at 100 mph, you're moving at 690 mph. That's 690 miles an hour faster than someone flying into a headwind.

Practicing becoming your banker using dividend-paying your whole life to create your bank is not investing. Capitalization is capitalizing an asset you can leverage against down the road. You can't think of this as an investment. Because as soon as you do, you will compare it to your portfolio's interest rate if your portfolio gets 13% This year, your dividends on your policy, or 5%, will look like a paltry return. You can leverage that insurance policy without interrupting the compounding interest to make those purchases.
Borrowing
[40:14]
If you charge someone interest above and beyond what your insurance company is charging you, then you have to count the margin as income on your for IRS purposes. It's a private loan between you and the insurance company. Nobody knows about it. It doesn't count against your debt-to-income ratio. You don't have to report it to anyone.

One of my buddies down in Texas is a different guy. It's like a lease-to-own situation with his tenants. If they default on the loan, you evict them, and it's like 100% profit. One of my other buddies in Chicago has a business plan that he's working on accumulating capital to execute by buying luxury vehicles and renting them out over Turo.
Cost of Insurance

There is a cost of insurance to this. That death benefit has a present-day cost. There are also operational costs, the company president collects a salary, the actuaries are paid well because they're the geniuses behind the calculations, the customer service team at the home office, they have a building, and they keep the lights on, etc. So all of these contribute to the actual cost of the policy.
Brad’s Advice

Get a good understanding of how much you know. And then, you need to steer to some resources so that you can round out your understanding. This relationship between my clients and me is more like a coach. Hopefully, Brad will coach you until the good Lord calls me home. But if something happens to me three days from now, you need to know how to utilize this asset. You have to think long-term to do this. Always have a complete understanding of this before we ever even pull the trigger on an application to the company. Maybe not a full that's an exaggeration, but they must see the long-term worth. Nelson always said it's caught not taught.
