What if the biggest obstacle to growing your real estate portfolio isn't finding deals—it's paying too much in taxes?

In this episode, we sit down with Mark, founder of TaxWise Partners and a self-described Tax Savings Architect, to discuss how strategic tax planning can help real estate investors keep more of what they earn and redeploy that capital into additional investments. Drawing from more than 20 years of business and consulting experience, Mark shares practical strategies investors can use to legally reduce their tax burden, improve cash flow, and accelerate wealth creation.

A former Marine Corps Sergeant with Bravo Company, 4th Marine Division, Mark brings the same discipline and determination he learned in the military to uncovering tax-saving opportunities for his clients. Through TaxWise Partners and its affiliate network, he has helped thousands of business owners and investors permanently reduce their annual tax bills and create more financial freedom.

Whether you're a seasoned investor or just beginning to build your portfolio, this conversation will help you think differently about taxes—not as an expense to endure, but as a strategic tool for growth.

Zander Kempf is the founder and CEO of Clear Summit Investments, a vertically integrated outdoor hospitality fund with $40M in assets across glamping resorts, hot springs destinations, and experiential wellness properties near national parks in the Western U.S. A former Army Captain and paratrooper with the 82nd Airborne — including a nine-month combat deployment to Iraq — Zander took everything he learned about discipline and risk management into real estate, scaling from a $9,000 first deal to 23 multifamily buildings before making a contrarian pivot: selling his entire portfolio at peak COVID to pursue outdoor hospitality, a sector still 88% mom-and-pop and following the same consolidation curve as self-storage a decade ago. He's completed 55+ projects over nine years, achieved financial freedom by 27, and now runs Clear Summit from the North Shore of Oahu — where his morning usually starts with a surf and ends with a sunset.

The real hack is understanding what a niche actually means. If everyone’s talking about something, it’s already saturated — that’s not a niche anymore. True niches are the quiet corners, the topics no one’s paying attention to yet. That’s where the real opportunity is. Most people do it backwards — they grind now with a “someday” mindset, hoping one day they’ll enjoy the fruits of their labor. But someday isn’t promised. And when life throws a curveball, the dream can slip away before it even starts. Get clear on your personal vision first, then build a business that supports that life — not the other way around.Because real success isn’t just about working hard. It’s about working with purpose.

In real estate, it’s not just about buying the deal—it’s about surviving what comes after. In this episode, Garrett and Seth break down why being well-capitalized is essential for navigating surprise repairs, vacancies, and major capital improvements. They share hard-earned lessons on how reserves can save a deal and keep your investment afloat. From stronger negotiation power to post-close stability, learn why cash isn’t just king—it’s your safety net.

Quote of the Day:
"Risk comes from not knowing what you're doing." – Warren Buffett

When we lack understanding or dive into decisions blindly, we expose ourselves to unnecessary risk—not because the path is inherently dangerous, but because we haven't equipped ourselves with the knowledge to navigate it. Whether it’s investing, career choices, or life decisions, true risk often stems not from the action itself, but from being unprepared or uninformed. The more we learn, research, and ask questions, the more we reduce uncertainty—and with it, the fear and danger of the unknown.

When the environment becomes more favorable, you'll have more competition, and if you haven't developed your skills, you might struggle to compete effectively. This is why investing in a virtual assistant (VA) can be a smart choice. Sometimes it is not always better or necessary to start an LLC for your investment property. Of course it always depends on your investment strategy and goals but additional costs are associated with having an investment property in a LLC rather than your personal name. One of the overlooked downsides is that you are required to hire an attorney to handle an eviction if the property is held in a LLC. If the property is held in your personal name, you or your property manager can handle the eviction by yourself and save hundreds of dollars for each eviction.
