Federal Trade Commission Shopping for a Mortgage FAQs

The following documents are essential when shopping for a mortgage:

  • Bank statements from the last three months show your monthly income and ability to make a down payment and subsequent mortgage payments.
  • Pay stubs from your employer demonstrate consistent income sufficient to pay a mortgage.
  • Personal identification, such as a driver’s license or passport.
  • Your two most recent W-2 forms or tax returns to demonstrate financial stability.
  • Investment account statements to give a fuller picture of your financial strength.
  • Documents showing your monthly debt payments, such as statements about your auto loan or student loan payments. These are essential for determining your debt-to-income ratio (DTI), a metric lenders use to determine your capacity to take on additional debt.

Overspending can happen for different reasons, such as:

  • You might spend to make yourself feel better. Some people describe this as feeling like a temporary high.
  • If you experience symptoms like mania or hypomania, you might spend more money or make impulsive financial decisions.
  • You might have an addiction or dependency which makes you spend money. For example, if you are addicted to gambling.

Here are some tips that might stop you from overspending:

  • Tell someone you trust about the warning signs you might be overspending, or signs you’re struggling with your mental health.
  • Give your cards to someone you trust or put them somewhere difficult to access.
  • Don't save your card details into websites.
  • Delete apps where you usually overspend, or apps which encourage you to spend.
  • If you get tempted by adverts on social media, limit how much time you spend on it.
  • Find ways to delay purchasing. You could tell yourself, "I will buy this tomorrow if I still feel like it then". You could take photographs of the things you want or write them down in a wish list.
  • Distract yourself with something else that makes you feel good.
  • Consider telling your bank that you have a mental health problem. They may be able to add a note to your file to look out for unusual spending.
  • Some people find it helpful to avoid credit cards completely.

May is Mental Health awareness month

Questions to ask yourself to recognize spending patterns

  • How do you feel when you make a purchase?
  • What feelings do you experience when you need to make a big purchase?
  • Are there moments in time where you’re more likely to spend money?
  • Are there moments in time where you’re less likely to spend money?
  • How comfortable do you feel talking about money?
  • How often do you check your bank account? How does it make you feel?
  • What aspects of coping with money and mental health make things worse? (i.e. opening a bill in the mail, online banking, paying rent every month)

Tips to reduce the impact of financial stress on your mental health

  1. Make one decision at a time.
  2. Create (and stick to) a budget/ spending plan
  3. Monitor your spending.
  4. Pinpoint your financial stressors.
  5. Recognize the emotions you feel related to money.
  6. Implement healthy coping mechanisms into your mental fitness plan.
  7. Seek the support of a coach.
  8. Talk to a trained mental health professional.

If you’re living with a mental health condition,   feeling symptoms of mental illness for the first time, or maybe you’ve noticed your symptoms are worsening with the impacts of your financial situation; talk to a doctor or trained mental health professional.

How to keep my money safe?

  • Use banks that are FDIC (Federal Deposit Insurance Corporation) insured or Credit unions that are NCUA (National Credit Union Administration) insured. Individual limit of $250k. Married couples $500k for a joint account and $250k for individual accounts (total of $1M)
  • Have accounts in more than one bank
  • Link bank accounts to outside savings or brokerage accounts you have, so you could deposit money quickly if need be. And watch for monthly inactivity or low-balance fees.
  • SIPC (Securities Investor Protection Corporation) may cover up to $500,000 in your brokerage account in the event your broker fails.
  • If you have more than cash than the FDIC insures you may consider opening a cash management account, as CMAs often provide FDIC coverage beyond federal limits.

FDIC deposit insurance covers: — Checking accounts — Negotiable Order of Withdrawal (NOW) accounts — Savings accounts — Money Market Deposit Accounts (MMDAs) — Certificates of Deposit (CDs) — Cashier’s checks — Money orders — Other official items issued by an insured bank

If your net monthly pay is $5000, here is how you would find your 20/10 numbers:

Multiply your net monthly pay by 10%
$5,000 per month x 0.10= $500
Then your annual pay by 20%
($5,000 per month x 12 months) x 0.20= $12,000

Therefore, your overall consumer debt should not exceed 12,000
and your monthly debt repayment should exceed $500

Basic estate planning is an important part of saving for the future. By taking the time to plan now, you can ensure that your assets will be distributed as you wish when you pass away. Basic estate planning typically includes creating a will, naming beneficiaries for your accounts, and designating a power of attorney. A will is a legal document that stipulates how your assets should be distributed when you die. You can name anyone as a beneficiary, including family members, friends, or charities. A power of attorney is a legal document that gives someone else the authority to make financial decisions on your behalf if you become incapacitated. Basic estate planning can seem daunting, but it's important to take the time to do it right. By taking care of these things now, you can rest assured that your wishes will be carried out later.

What is the true cost of purchasing a car? Before you start shopping for a new car, it's important to understand the true cost of purchasing a vehicle. The price you see on the sticker is just the starting point - once you factor in things like taxes, fees, interest rates, and loan payments, the final cost can be significantly higher. And that's not even taking into account the ongoing costs of things like insurance, gas, and maintenance. In other words, the true cost of owning a car is much more than just the initial purchase price. So, before you head to the dealership, make sure you do your homework and understand all of the costs involved in owning a vehicle. That way, you can make an informed decision about whether a car is truly right for you.

In today's episode, Ms. Black talks about "Do you have a crypto FOMO?"

The Fear of Missing Out, or FOMO, is a very real phenomenon in the world of crypto. With prices fluctuating rapidly and new coins being created all the time, it can be easy to feel like you're missing out on the next big thing. However, it's important to remember that not every coin is going to make you rich overnight. In fact, most cryptocurrencies are highly volatile and can lose large amounts of value in a very short period of time. So, before you invest in crypto, it's important to do your research and make sure you're comfortable with the risks. Otherwise, you could end up losing a lot of money.

In today's episode, Ms. Black talks about "What is Pet Insurance?"

Insurance is a vital part of our lives, protecting us from the unexpected cost of accidents and illnesses. But did you know that there's such a thing as pet insurance? That's right - just like health insurance for people, pet insurance can help to cover the cost of medical care for your furry friend. And with the rising cost of veterinary care, more and more pet owners are turning to pet insurance to help them manage the cost of their furry family member's health care. So how does it work? Pet insurance works by reimbursing you for a portion of your veterinary bills. Most policies have a deductible that you must pay before the insurance company will start to reimburse you, and there is usually a limit on the amount that the policy will pay out over the course of a year. The average monthly fee for pet insurance is about $30, but this will vary depending on factors such as your pet's species, age, and location. So if you're looking for a way to help manage the cost of your pet's medical care, pet insurance is definitely worth considering!

In today's episode, Ms. Black talks about "How is inflation impacting your current budget?"

Inflation can be a sneaky thing. It's the gradual increase in the prices of goods and services, which means your money starts to stretch a little thinner over time. While a little inflation is good for the economy, too much inflation can be detrimental. So how does inflation impact your current budget?

If you are like most Americans, you're probably trying to pay off credit card debt and save up for a rainy day. However, as inflation rises, the cost of living also goes up. That means your credit card payments become more expensive, and saving money becomes harder. One way to combat the effects of inflation is to create a budget that includes a "buffer" for rising prices. By planning ahead and setting aside extra money each month, you can help ensure that your budget stays on track - no matter how much inflation rises.

In today's episode, Ms. Black talks about "The 7 Stages Of Financial Freedom"

Ms. Black, the host of Staying in the Black, is a single mom, homeowner, and public-school educator in NYC. She owns two properties and is one mortgage away from being totally debt-free. She loves traveling the world with her family and has over $500,000 in her retirement accounts beyond her pension.

THE 7 STAGES OF FINANCIAL FREEDOM

1. CLARITY

You figure out where you are financially, and where you want to go.

2. SELF-SUFFICIENCY

You've moved out of mom and dad's and can cover your expenses.

3. BREATHING ROOM

You're saving some money and no longer living paycheck-to-paycheck.

4. STABILITY

You have no 'bad' debt and six months' worth of expenses for emergencies.

5. FLEXIBILITY

You have at least two years of expenses saved. You could take a year off work.

6. FINANCIAL INDEPENDENCE

You can live off the income your investments generate.

7. ABUNDANT WEALTH

Money isn't a concern. You have more than you'll ever need.

Want to start to conscious spending ask yourself these specific questions about your financial goals and life desires:

  • Where has my money been going?
  • What do I love spending money on and why?
  • How much do I need for fixed expenses, such as bills and rent?
  • How much do I want to invest and save, and why?
  • How much do I want to set aside for impulse buys or charges, such as drinks with a friend or a parking ticket?

Walli Miller is a financial coach and a self-proclaimed money nerd.

She loves spreadsheets and has been known to watch PBS specials

about retirement for fun! It’s exactly this passion for all things money,

including spending it, that put her on the path to her true calling -

helping high-achieving, young professionals become work-optional

by taking control of their finances without sacrificing their lattes and

brunches.

Walli didn’t start out as an expert, she is a first generation college

graduate and daughter of an immigrant. She didn’t always understand

money or building wealth. She didn’t grow up looking at stock charts

with her dad or balancing the checkbook with her mom. They didn’t

talk about money much in her family. It took a Forbes article to make

her reevaluate what she was spending money on and the true cost of

her purchases. After that, Walli began listening to podcasts, reading

personal finance books and ingesting every bit of financial information

she could find. And now she will be work-optional by age 40 and is

committed to putting as many people as possible on that same path

to financial freedom through balanced spending, saving and wealth

building without deprivation.

Building community is another passion that she decided to step out on faith and create. She believes it is important for our women to have a community where they feel safe, heard and supported. HerCollectively, LLC (created 11-15- 19) was a response to the things she was already doing within her own circle of friends. HerCollectively’s mission is to curate events that bring women of color together; forming bonds that are unbreakable so that they can embrace who they are collectively. She believes, “The world can’t be travelled alone, and that we need each other for survival and growth.” There’s no ME without COMMUNITY.”

In addition, she also has a book club membership component that is a part of Her Collectively, LLC called, the “HerBookClub”. She has been a book club organizer for the past 5 years. She has been featured and appeared on the Nov/Dec issue of the Innovative Minds Media Magazine (IMM) a D.C based publication company in 2020. She was also featured on the Aye Yo SIs Podcast, "Building Her Collectively" in March, 2021.

She has recently teamed up with her friend, Jennifer Small of J. Small Services and owner of the “333 Lounge” located in Brooklyn, NY for a new initiative, “ 333: The Small Business Suite’ (TSBS). The Small Business Suite was born to provide solutions. Three self-driven entrepreneurs teamed up to create a platform on which entrepreneurs, and aspiring entrepreneurs could sit under one roof. The goal is a collaborative business model, where entrepreneurship is highlighted and nurtured. We have carved out a space for everyone with a special focus on Black Owned businesses on Sunday’s. Aniqua Wilkerson is the artist/designer behind My Kinda Thing; a small handmade business that specializes in creating one-of-a-kind melanin hue dolls.

The creation of these handmade dolls goes beyond the typical doll-making process. My Kinda Thing dolls embody positive imagery, through creating designs in a variation of brown skin tones, hairstyles and hair textures,  that realistically depict children of color.

The mission of this unique melanin doll collection is to encourage and promote pride and confidence in children of color;  particularly geared towards girls and more specifically black girls, in efforts to combat self-hate.

My Kinda Thing dolls have been used as a teaching tool, created with love and purpose much like the individuals they represent and who in turn will purchase them.
