Welcome to this week’s edition of The Property Pod. This week we are discussing Help to Buy including the Government's new scheme and loans.
Help to Buy products are for first-time buyers to help them on to the property ladder. As a property law firm, we are keen to promote the help available to first-time buyers and explain the legal process.
What is Conveyancing?
For many first-time buyers even the terms ‘conveyancing’ can be confusing and you may not have heard of it. But it’s simple. Conveyancing is a term given to the legal transaction of the ownership of a property or piece of land.
Attwells Solicitors employ conveyancing solicitors and licensed conveyancers who specialise in residential and remortgaging conveyancing.
What does a Conveyancer do?
Conveyancers assist you with all the legal administrative work required to lawfully transfer ownership of a property or piece of land.
Once you instruct Attwells we will begin liaising with all the necessary organisations connected to your transaction, such as local authorities, utility companies, and Land Registry.
How much does conveyancing cost?
Every conveyancing fee is based on individual circumstances and a good conveyancer should offer a fixed fee that they are prepared to stick to. At Attwells our instant online conveyancing calculator gives you your personalised quotation.

Apologies for the amount of times I say 'hmmmm' - bad habit. Also, I'd like to confirm that you can not usually sublet with a Shared Ownership. I wasn't certain when recording.
Shared Ownership Prioritisation
While Shared Ownership aims to help first time buyers take those first steps on to the property ladder, the scheme is actually available to anyone (including second steppers, upsizers and downsizers) as long as they meet the eligibility criteria. However, there are some rules in regards to prioritisation:
