Homeownership can be very exciting, but it isn’t always the best thing for everyone. Before you decide to buy a home, make sure you carefully consider the costs. It includes your monthly mortgage payment, utilities , mamaintance of the house.

Here are 5 steps for first time home buyer.

Very first is Down payment

To buy a home, you need a down payment. You also need money to pay for the upfront costs. There are few ways you can get down payment your first property.

Saving for your home Most employers deposit your pay directly into your chequing or savings account. Increase your chances of reaching your savings goals by setting up automatic transfers to a savings account each pay cheque.

Saving with a Tax-Free Savings Account (TFSA) A TFSA is an account that lets you save or invest your money tax-free. You won’t pay tax on money you withdraw from your TFSA. You can also use your TFSA to help you buy a home.

The Home Buyers’ Plan (HBP) If you’re a first-time homebuyer, the HBP allows you to withdraw up to $35,000 from your RRSPs tax-free to put toward buying your first home.

  1. Get a Pre-approval! Pre-approval! Pre-approval!

Once you’ve saved up enough for your target down payment amount, the first thing you should do is get a mortgage pre-approval but Most Canadians think the first step in the home-buying process is to contact a realtor and start looking at homes. This. is. incorrect. Call your mortgage broker or your bank’s mortgage specialist first before calling your realtor.

Shop around for great Mortgage rates: A mortgage is likely the biggest loan you get in your lifetime. It’s important that you understand the process. Check your credit report before you apply for a mortgage A potential lender considers your credit history before they decide whether or not to approve your mortgage application. Lenders may have different interest rates and conditions for similar mortgages. Talk to several lenders to find the best mortgage for your needs. You can get a mortgage from: Mortgage lenders like banks and credit unions. Mortgage brokers : They don’t lend money directly to you. Mortgage brokers arrange transactions by finding a lender for you.

Find a home Finally, the fun part – house hunting! With your mortgage pre-approval in hand, your maximum purchase price in mind, and a substantial down payment, you’re ready to contact a real estate agent and begin your house hunt. Here are our top tips: • Find a real estate agent that specializes in the type of house or neighbourhood you prefer (family referrals are a great place to start) • Avoid representing yourself if you are a first-time homebuyer. It’s better to rely on the expertise of an experienced agent • Make a list of “must-have” and “nice-to-have” features for your future house. It’s important to know where you can be flexible • Research the market in your ideal neighbourhood to make sure home prices and your maximum purchase price are in sync • Be prepared to move quickly in a competitive market You can use a site like Zoocasa to do a lot of this research without having to leave the house.

Make an offer and seal the deal

When you find the house you want, things will move fast – but don’t panic! First, you’ll submit an offer to purchase. Once your offer is accepted, you’ll pay a deposit to the buyer , arrange to finalize your mortgage financing through your mortgage broker, and arrange for a home inspection. The offer might be amended based on the findings of the home inspection. Still, eventually, you’ll secure your financing and, with the help of a real estate lawyer, pay your down payment and transfer title to the home into your name. The entire pr

Hello everyone, this your Host Harvinder Grewal. How is everyone doing? I am doing great. Hope you are all healthy and safe too. Today I want to start my podcast by saying thank you for connecting and listening to me. In my last podcast I talked about how to do virtual wholesaling. Some of you contacted me after listening to it and asked me to create an episode on how to find leads.   So, Today, I am going to only talk about finding leads.   Some new wholesalers have this issue and they think  Finding leads is even more difficult now because of the lockdown.  To be honest with you its not as difficult as you think. You just have to try a few different methods and see which one works best for you.           Let’s talk about some of the methods I’ve used in the past.   The first and the easiest method is Kijiji. Yes you heard me right—Kijiji. It’s a tested method and it works. I know some of you must be saying to themselves, “oh there’s too much competition on Kijiji. I’ll never get a deal there.”   Well, the truth is that if you wait for a seller to list a property, and then contact him, then Kijiji will definitely prove too much competition. There’s also the fact that you have to be checking Kijiji constantly because everyone knows this method and everyone is using it. But what if I tell you I have a different method you can use to find deals on Kijiji? Will that excite you?  Let me ask you this question, have you ever thought about contacting a landlord who placed an ad to rent out his place? He might be struggling to find the right tenant, or might be too tired to deal with tenant issues. But he is not putting his house on the market because he does not want to pay commission to a realtor. If you approach him with the right technics, then that could become a potential lead.  The second method is mailing flyers. Most people say sending flyers through Canada post is expensive.  It is expensive because Canada post provides  very good service, so they charge a high amount for it. If you want to use a less expensive method for flyer delivery, then make a post on Kijiji for a delivery job. Hire someone from there to deliver flyers for you. It is a less expensive option, and also yields results. However, don’t forget to track the results. The Third method is the Facebook market place. These days Facebook market place is very popular. People buy and sell stuff there a lot. You can find a private house sale there as well. Sellers who do not want to pay commission to realtors put up their properties there. When you are checking listings on Facebook market place, make sure you read the directions properly because some realtors post there listings there too. If you are looking to deal with the seller directly, then you need to avoid those listings which are listed by realtors unless it’s a really good deal.           The fourth method is realtor.ca. I have  found good  deals on realtor.ca. and yes, you can find  deals there  too . I know some of you would be thinking they can’t find good deals realtor.ca because these days market is very hot and there’s bidding war on every property. I get it, but if you put out 5 offers every day for 30 days in a row, I’m pretty sure you will find one deal on realtor.ca to wholesale.           No matter what method you use, what that matters most is how often you use that method. If you are continuously working on finding a lead, trust me, you can easily find one good lead every month. The reason I can say this with confidence is because I have done it and I’m still doing it.        So guys those are 4 methods I used in past. It’s funny isn’t it but I don’t blame them for thinking that because when you check the definition of the word wholesale it says there in bulk.
