We can’t deny that there are many risks involved in Real Estate Investing. To mitigate those risks, the first thing we need to do is understand how they work. For example, finance risk refers to the degree of uncertainty and or potential financial losses inherent in investment decisions. This means that if we can decrease the uncertainty, we can decrease the risks, and that is what I want to share with you in today’s episode.
One of the easiest ways to mitigate risk in real estate is to get an education or find individuals that are experienced and have a proven track record.
I hope to shine some light on the different areas of risk inside of Real Estate and how you can mitigate them. If you have any questions or want to learn how you can work with us directly, hit me up on Facebook Messenger or Instagram (look for the links below).
We're here to support you! Have a great day.

Real estate investing is something everyone can do, they said. And if everyone can do it, it must be it's easy, right? Actually, no. It's simple, but it's not easy and I’m going to explain why.
In this episode, I want to share with you a little bit about the different options available in the real estate investing space that makes it complex.
My goal today is for you to have real expectations on what it really takes to become a successful real estate investor, an entrepreneur, business owner and the whole world around this industry. Because the reality is that, from the outside looking in, if you've never done this and depending on what your point of view is, it can look really simple, or it can look really complex. So I’m breaking everything down, and sharing the whole world and implications of investing in real estate.
Don’t miss all the golden nuggets I shared in this episode, and let's go!

Hello everybody, and welcome! Zach Oehlman here, and this is a special episode because I want to share the story of how I first started growing up. From a farm dreaming of working for Corporate America to achieving it and then hating it. After that, I decided to be an entrepreneur/real estate investor to quit my job and help other people. Ultimately, I'll tell you a little bit about where I am today.
I want to share that journey because if we don't have a vision, a purpose, and passion, we will most likely fail and eventually quit. I hope this serves as an inspiration, so you can start working toward whatever it is that you desire.
In This Episode:
How I learned to make money.
Why I left Corporate America.
Surround yourself with people beating the same drum.
Your purpose.
How you can change the world today.
Creating an endless supply of cash.
What they don't teach you in college.
How we're making a difference for the future.
Peace through entrepreneurship and business ownership.

Welcome, everybody. Zach Oehlman here, and today, I want to share some of the highlights of my journey. From living on a farm in Northwest Indiana to traveling the world with the love of my life while doing deals and helping people make money. It took me four months to realize my six-figure job was not for me. I found myself wondering if that was going to be the rest of my life. Working 100 hours a week. I would stay the weekend and even sleep at the office just to try to prove myself. I used to wake up in the middle of the night going, Oh, did I add a percentage sign to that formula? Just overwhelmed with stress. I was told that if I worked hard, I could have anything I wanted. And man, I was working hard. But I was waiting for somebody to give me something instead of taking responsibility for my success. This episode is about taking action, and most importantly, about figuring it out. Hopefully, you can learn something that can help you get through whatever you're going through. So keep listening, and have a beautiful day, everybody.
In This Episode:
● My life story. ● The one person to blame for your lack of success. ● The impact of Personal Development. ● The reason why it took me 18 months to quit my job. ● Why I wasn't getting anywhere. ● Growing through consistency. ● The power and importance of sales. ● How I went from hating to loving sales. ● Leveraging VAs. ● My vision.

What's love got to do with it? That may be a question you’re asking yourself while you're watching this. But I’ll give you a heads up: I'm here to tell you love has everything to do with running a business. I tried running several businesses where I wasn't inspired, I wasn't lit up. I didn't desire to be successful because business was just a means to an end. And If you don't have passion, if you don't have a purpose, if you are not intentional with what you're doing, you will quit, you will give up, you will not push through.
Today, I'm going to share today with you how some of the ways I create passion, fulfillment, and intention. How I get through those times where I want to quit, where I just want to say, forget it all; a. Because it still happens, b. And it will always happen. I am a big believer that anything is possible. And our goal is to help you get across that proverbial finish line, wherever it is. So let's get going, gang. I'm Zach Oehlman, and I hope you enjoy this episode. Have a beautiful day, everybody.
In This Episode:
● Why you need to be constantly connected to your why and your purpose. ● How to push through when you feel like quitting. ● 3 Questions you should constantly ask yourself. ● How money is just a means to an end. ● Personal development. ● Why you need to keep yourself stepping into the unknown. ● The importance of changing your environment. ● If you've never done a deal, it's probably because of this. ● Having a plan.

Welcome, everybody! Zach Oehlman here, coming to you live from Cusco, Peru. We are traveling the world, helping people, making money, and most importantly, having fun while we are doing it. So today, I want to talk about time management.
The reason why you're probably overwhelmed or feeling like you're not accomplishing something is that you don't have a plan. You're not intentional with every second and every cent you spend.
I want to share my story because, when I started this, I was working 60 to 100 hours a week, and I barely had time to sleep, let alone learn a new skill set. So over the last nine years, I’ve been able to transition out of a 100 hours a week job into full-time investing. I’m owning businesses all over the world while creating a machine that generates income.
Now, this did not happen overnight. And I'm going to share with you the way that I did it. So hopefully, it can teach you how to do it. Enjoy this episode and see you in the next training game!
In This Episode:
The easiest way to become intentional with your time.
The importance of having a plan.
The impact of a trusted advisor.
How to get out of your own way.
The four currencies.
The best skill set to have as a real estate investor.
Leveraging your skillset.
What business ownership means.
Where you should be focusing your time.
The right moment to start hiring people.
How to stop being overwhelmed.

With that being said, stay tuned, and I hope to see you at the next meeting game!

Welcome, everybody! I'm Zach Oehlman from Valley Investment Club. Today, I want to talk to you about getting started in real estate, which I get asked about every day.
It took me almost 18 months to get my first deal. It wasn't until I focused on my education and surrounded myself with people that pushed me forward that I really started to make progress.
I want to discuss the importance of creating a plan, finding an education that aligns with that plan, either free or paid. And then finding somebody that can help guide you down that path. Because there are no one-man bands in this space, and knowledge alone will only get you so far.
We need that in-person support to guide us because there are too many avenues and ways to get to the top of the mountain. But keep in mind that you still have to put in the work.
Stay tuned, have a beautiful day, and I wish you well bidding!
In This Episode:
How to get started in real estate.
The reality of most coaches out there.
Why you can't be a one-man-band.
A plan, Education, and a Community.
Paid vs. Free Education.
Personal development.
You are surrounding yourself with people that push you forward.
