And my listeners often contact me to ask questions of these experts.
I've asked Alex Dalton to join me here on the program today from Eco Garage Door service because we have a question for him today.

How are you?
I'm doing great and I'm glad to be here as always.
Yeah,
you're the expert here on the program today for garage doors.
Here's a question that's come in my garage door is stuck in the up position.
What's wrong could be a couple different things.
Majority of the time it's the safety eyes on your opener,
um their missile lines.
Um They could even be bad and your door is not wanting to shut because it thinks that something's in the way.
Um Other times it could also be something like a cable off the track to where your door is kind of a little bit crooked,
stuck in the up position,
um that there's a few different things that could be.
And whenever that happens,
I,
I highly recommend checking out the safety eyes and if it's not that giving the professional a call.
Just so things don't get messed up or worse than what they already are.
Yeah.
And just,
you know,
I'll tell everybody listening when it comes to garage doors,
you need to be really careful.
Um,
they can be very dangerous.
So if your garage door is stuck in the up position,
if it's stuck in the down position,
if you hear a large bang and it won't go up and down anymore.
If the garage door opener just isn't doing its job.
If the light is blinking,
there could be a lot of things that maybe Alex and his team can troubleshoot over the phone but be careful because those springs are under high,
high,
high tension and it's extremely dangerous.

A lot of us take that garage door for granted.
It can make up 30,
or more of the facade of your home.
It's really important.
We store a lot of stuff in there,
sometimes our cars and sometimes just our stuff,
but we don't often think about maintenance.
A question has come up here at checkup pro radio and that is,
will regular maintenance really make my garage door last longer.
I decided to ask Alex Dalton.
He is a garage door expert in Austin,
Texas from Eco garage door service and he's gonna help me answer this question.
Hi,
Alex.
Hey,
Joe.
Ok.
So will regular maintenance really make my garage door last longer?
Yeah,
I definitely say so.
Um,
from lubricating the,
uh,
moving parts on the door,
I recommend doing that 2 - 3 times a year with a silicone based lubricant.
Just that alone protects your rollers.
Your hinges gives your door a longer life from us coming out there to do an inspection on your door during this regular maintenance.
And we can notice things like frayed cables,
damaged,
springs,
damaged,
bearings,
things that can actually cause is a much larger problem,
damaging your door that could lead to replacing the whole door.
So a simple,
uh simple call to us,
take care of that.
Uh,
regular maintenance,
do a safety inspection on your door.
Just those small things will really make your door last a long time.
Like anything else,
even with us as humans.
If you eat,
well,
you exercise,
you get good sleep,
you hydrate,
you're maintaining yourself well.
And if you don't,
well,
you could die.
Same thing with the garage door.
It just won't last as long.
Alex didn't mention a lubricant.
I will tell you this.
If for some reason you don't want to hire the expert,

do not use W D 40.
Why is that,

to1:20do garage door work why is it so1:22important from your point of view to1:25have an insured garage door company work1:27on the customer's door well outdoor is1:29the largest moving part of your home1:30something goes wrong gets damaged1:33injures your family member damages your1:36vehicle those things would all be1:38covered by the company's liability1:40insurance1:41um if you have somebody out there who1:43doesn't have insurance and something1:45like that happens you have nothing1:47protecting you absolutely it's so1:51important insured and by the way this is1:53for anything on your property make sure1:55anyone who comes on your property to do1:56work is insured experience is number two2:00you guys have been doing this for a long2:02time you can do with your eyes closed2:04tell Alex how are you - I'm doing good Joe how are you doing today I'm doing fantastic!
We're going into a cooler time of year and you guys are busy all year round
because when that garage door spring decides to break or when any other part
fails on a garage door it really doesn't discriminate when it's hot it does it
and when it's cold it does it now I've heard when we have cold weather we're
more likely to have some issues with our garage doors is that true
yeah absolutely with those extreme temperature changes um especially here
in Texas and being so hot to so cold just puts more stress on those parts
those Springs will kind of break a little bit more often around this time
of the year when it gets colder it's our busiest time of the year actually
yeah so you know let's talk a little bit about the science of this without
getting too deep I understand in extreme temperatures that spring which is under
tension it's ready to do its job which is to bring that door up it's there to
balance the door when we have extreme temperatures let's say uh a cold snap
that change can really wreak havoc on the tension of that spring it can
literally just go bang and pop exactly and when it does it means the garage door spring doesn't work and when the garage door spring doesn't work you cannot lift that garage door it is there to make the garage door go up and down easier it is there for that garage door opener to easily open and close that door Beyond Springs other issues too proper lubrication that's important when we change
temperatures as well tell me about that yeah so the lubrication is always
important um you know with the temperature change things can dry out damage those rollers uh when they'll Lube on the track those can get worn down um spring even needs to be lubricated um to the hinges pretty much a well lubricated door throughout the year is very important to have with
the temperature changes so your door is always functioning when you need to get
out of that garage I recommend minimum once a year to have

looking for some changes in the shift of the door possibly the track may move
lubrication tightening everything up and they're going to look at that spring as
