Finding a place to call home is a big deal for so many people…since 2020 statistics show that the majority of people spend approximately 17 hours a day within this sanctuary, and with this there is an innate responsibility of ensuring the safety and well-being of our loved ones within its walls. In the pursuit of safeguarding our homes, a topic often ignites passionate opinions – firearms. Now while it is not uncommon for homeowners in America to own a gun, about four-in-ten U.S. adults say they live in a household with a gun, including 32% who say they personally own one, theidea of homeowners having guns for protection raises questions, sparks debates, and warrants a thorough examination of the pros and cons. Mortgage rates hit an uncomfortably high number at just over 8% in some parts of the country in late October, and now, in less than two months, we are seeing rates in the high to mid 6's. That is getting people all sorts of excited about the potential of rate decreases in 2024...predictions are coming out saying 3 decreases to be exact can be expected in the coming year.

"What will mortgage rates be in 12 months?" asks the person holding the magic 8 ball.
The person shakes the magic 8 ball and waits for the answer. "Come back in 12 months and I'll let you know then"...even magic 8 balls don't know what is going to happen to mortgage rates in the future!
Experts will make their predictions based off of decisions made by the Fed, CPI, if bonds are being bought and sold, and so many additional variables. The truth is, no one TRULY knows what the future holds.
But I do think there is a pretty solid answer for what will happen once rates do come down. Remember what was happening to the housing market in 2021 and 2022? Absolute chaos! Homes were being bought for $50-$100k over list price, appraisals were being waived, and inspections were being negotiated completely out of the buying process. People were buying homes without a shred of leverage because it was so cheap to borrow money to buy that home. I don't think we will see another market quite like that, but how many more buyers will be able to qualify for a home loan once rates go back below 5%? Certainly more than the number of buyers that are currently looking. And the chances of there being more inventory for those buyers to choose from is, well...extremely low.

This topic or more relevant than ever as rates continue to climb and we’re waiting to hear what the fed is going to do about a possible rate hike in the very near future. As rates climb yet home prices still increase in some areas of the country, especially Frisco, TX where I am located, it’s important to know what experts are saying about home buying in today’s market.
Rates are continuing to increase, but there are programs available that benefit buyers and sellers in this market. If you're thinking about waiting until the new year to buy for the potential of lower rates you will likely be waiting until Q3 2023. Market trends are also showing that even though home prices are leveling off in North Texas they are certainly not tanking. That $500k home will end up being $525k+ in 6-12 months and you will still likely have the same amount in your bank for the down payment...that means a smaller down payment percentage!

In this episode I will be diving in deep on the term earnest money. This is probably a term you are not using in your regular day to day interactions, so I’m going to break it down quite a bit.

In this episode I will be diving in deep on two important concepts in real estate: option money and option period. These terms are essential to understand when entering into a home purchase contract.
Option money refers to a payment made by a potential buyer to the seller during the early stages of a home purchase. This will happen after an offer is accepted and is information that is included in the offer that your real estate will submit.
The specific timeframe in which the buyer has the exclusive right to terminate the contract is called the option period. This period is negotiated between the buyer and the seller, typically lasting between 5 and 10 days.

How many times in the last 30 days has someone asked for a recommendation of any kind? Think about it for a few seconds. Your neighbor sees you in the front yard as your both going out to get the mail at the end of the day. They see that your yard was recently mowed and it’s looking great. They complement the work and then ask, “hey who does your yard?” A family member is buying a new car and they want to shop for car insurance rates to see if theirs is too high. “Hey who do use for car insurance?”. It happens all the time. It’s fairly easy for us to rattle off those recommendations for the things in our lives that we use on a regular basis, but what about vendors/specialists in the real estate industry? If you don’t have a wide-ranging list of vendors that can help your clients and potential clients, you are missing out on a huge ROI opportunity. By having this one tool you are setting yourself up to be the go-to person, even for people you might not know yet, that they can count on for a solid recommendation.

The home inspection process is one of the most important pieces when finding a home that is just right for you.
