Not so surprisingly, politics are weighing in on prospective buyers’ decision to house hunt or wait until the election is decided. Conversely, current homeowners are taking advantage of interest rates far lower than last years. Will sentiment shift noticeably in November or will it be more of the same?
The August rate decline paired with the Federal Reserves interest rate cut has people chomping at the bit to refinance. Who benefits from this the most?
By now everyone’s heard the Federal Reserve cut their target interest rate by 0.50%. This is more than most people expected and few turned out to be right that a half percent cut was even possible. Well they did it, and now we’re back to the drawing board of what that means for real estate and mortgage for the rest of 2024.
It sure does look like Fall is the “New Summer”. Inventory is show up in some remarkable ways in select parts of the country while equity still rides along all time highs AND mortgage rates decline…It’s almost as if we’ve shifted the traditional real estate norms and should expect the Fall to keep getting even better.

In this rapidly shifting market the data continues to surprise. The latest comments from Jerome Powell and the Fed are NOT what they thought they would be announcing at this point in 2024. At the end of 2023 all estimates we that the Federal Reserve would bring at least 3-4 rate reductions into 2024. Some aggressively projected as many as 6-8 rate reductions as the Fed achieves the illusive “soft landing” that seem all for naught.

Mortgage Rates are paving the way for a great end of 2023 and a strong start to 2024. As we wrap up this chapter of some of the most tumultuous mortgage landscape seen in decades, there’s brewing hope on the horizon that 2024 and beyond will shape a housing recovery that looks different than any one we’ve seen previously. Creativity, patience, preparation, and a healthy dose of “get-to-it-ness” will benefit homeowners and aspiring buyers in this next chapter to be written.
We’ve been hoping for good news for so long now and finally we have some! Jerome Powell and the Fed delivered some great news about interest rates and some forward-looking progress about potential rate cuts in 2024. And ALREADY we are seeing buyers of 2022 and 2023 take advantage of their VA IRRRL as rates slide below 7%!!!
Looks like pressure is mounting on the Fed to make rate cuts in 2024. Could we actually see numerous rate cuts on the horizon? And whether we get those or not, the housing market is showing signs of a healthy rebound from the challenges of 2023. The conclusion of this year is already looking more promising than the fall, and everyone is really eager for a strong year in 2024!
We’re ending 2024 on a semi-positive note with mortgage rates falling as we head into December 2024. It’s a nice change coming from the fall where we saw pending home sales drop to a record low (even worse than the numbers seen in the great financial crisis of 2008/2009. So what’s the future hold in store for mortgage and real estate in 2024?!?
Mortgage rates were trending down for their third straight week. Mortgage application demand increased in response to the decline. This is such welcome news relative to the highs from just a few short weeks ago. Hopefully this sets a precedent moving towards the end of 2023, because Lawrence Yun, Chief Economist of NAR is expecting a 15% increase of existing home sales – and – mortgage rates to stay in the 6-7% range in spring of 2024.
Last week a new article came out that the Agent commission lawsuits cast long shadow over VA, FHA borrowers, but we’re pretty certain there will be modifications to that before making it all the way down to the consumer. Meanwhile, mortgage rates took a breather and continued to get EVEN better so far this week.

With so much happening all at once it can be easy to feel like we're not in the middle of a storm; however, it is vital to face facts and address what's happening in real estate and mortgage.
On deck today we have real estate Inventory growth is slow, Home sales fall again in July, as supply drops to near quarter-century low, Mortgage rates hit their highest point since 2000, Weekly mortgage demand drops again, as interest rates match a 22-year high.
Boy oh boy this weeks show has a LOT packed in it. The Mortgage Bankers Association (MBA) reported that the mortgage delinquency rate fell to its lowest level since it began tracking this metric 43 years ago, supporting claims the economy is on the cusp of a turnaround - but is it?
Affordability fell across the board due to surging home prices. The median sale price in high-opportunity neighborhoods grew 100% since 2012, while the median sale price in low-opportunity neighborhoods jumped 174%.
Fannie Mae's most recent "Home Purchase Sentiment Index" (HPSI) reveals 82% of consumers reported that it’s a “bad time to buy” a home, a new survey high. It’s up from 78% in June. That's a bad sign for real estate.
There are about 10% fewer homes on the market now than there were in 2022 at this time. In 2022, mortgage rates climbed rapidly and inventory climbed rapidly. That’s the Altos Rule. When mortgage rates eased down in the beginning of the year, so did the available inventory of unsold homes. Now, rates are not falling. They’re staying stubbornly higher around 7% so inventory hasn’t yet started its decline for the fall. Look for that decline to start in September with fewer sellers, unless rates jump like they did last September.
There's a lot to unpack here. The bottoming out of home prices that everyone seems to be predicting isn't happening. While at the same time, affordability is at a 38 year low, and homebuilders are hesitating. Is this fueling corporate take overs of residential real estate and boosting asset values like Blackrock's newly achieved $1 Trillion?
