On this episode of Ask The Experts, Alka Sharma talks with Sean Delaney, an elite business consultant, podcaster and coach, about how to succeed and scale in business by disrupting current business thinking.

KEY TAKEAWAYS

  • Everything I did as a lawyer was to find common ground between both sides so they could walk away feeling like things had been fair… even if they didn’t win. I found the conflict creates conflict & that if you could take a place of neutrality, trying to move the parties towards each other & understand the perspectives of both, if they push you pull and if they pull you push to create no resistance, people will share more & we can get to a win-win for everybody. This is what I called ‘Ju Jitsu negotiation’.
  • Don’t let people tell you what you should be paying in business. Are you happy with it? They don’t have your pocketbook. You shouldn’t be foolish & pay $1million on magic beans, but if it’s a valuable asset & you’re getting what you want from it, you’re willing to pay that & it makes you happy doing it, then do that.
  • Entrepreneurs can’t replicate what giant businesses can do because 80% of the stuff big businesses are doing is appropriate to them, not us. If we only did the 20% that mattered we’d get 80% of the result with less time, effort & energy.
  • While every business is different & all entrepreneurs think they face unique challenges, there are about 20 pains that every single entrepreneur faces & they fit into 4 buckets that bleed into each other. This is why very few entrepreneurs actually know exactly what their problem is which is causing decision fatigue & burnout.

BEST MOMENTS

‘You can shift somebody dramatically be being very honest because it evokes our humanity.’

‘Stop worrying about everyone’s expectations & parameters for how your deal should have come out.’

‘While every business is different, all business is the same. It’s just a value exchange between individuals.’

‘A harmonious business is what we want, where all the pieces flow together naturally & in harmony.’

On this episode of Ask The Experts, Alka Sharma talks about how embracing change and failure & learning the lessons along the way will lead to the path to success.

KEY TAKEAWAYS

  • In reality failure is simply feedback. It’s not that you are bad, or incapable of achieving, failure and feedback gives you the opportunity to look at what’s not working & figure out how to make it work.
  • A space shuttle is bigger when it blasts off than when it gets to the Moon. People are small & they fall off. Your friend/business partner that perhaps has screwed you over has fallen off, they’re going in the wrong direction because of screwing you over.
  • When you fall prey to what other people have done to you that’s wrong, when other people told you that you wouldn’t amount to much or succeed, don’t go down a downward spiral, that’s just life.
  • Failure is not fatal, but failure to change your mindset & how you view your perspectives on situations & circumstances might be.

BEST MOMENTS

‘What are the lessons when you are losing, what did they teach you?’

‘When you let things that people say, or situation get to you, this is when it becomes difficult to readjust in your business & in life.'

‘Everyone fails. Even highly successful people, they’ve failed more times than the rest of the world, & with higher stakes. Multimillionaires & billionaires have the courage to pick themselves back up.’

‘The tough lasts longer if you quit & give up.’

On this episode of Ask The Experts, Alka Sharma talks about how celebrating your success by implementing goals & strategies to your desired outcomes.

KEY TAKEAWAYS

  • What do your goals look like? When we do not have clarity on our goals, we will not reach them. You have to know precisely what your goals are & how you’re going to reach them. Celebrating milestones really helps you to see what you need to do.
  • When you set goals to achieve a positive workplace culture, your employees are going to give back 110% because they are joyful in their working environment. This is how we thrive in our business lives & workplace, & this should stem from the top to the bottom, your employees will feed off your positivity.
  • Not only does acknowledging your team members/employees boost morale, but it definitely creates a sense of pride & accomplishment to the employees themselves. Everyone wants to be recognised, it’s how we thrive as human beings. When you feel valued & appreciated, you feel motivated to perform at your best every single day which leads to increased productivity.
  • How much recognition is enough? You can never have enough recognition! Celebrating a company’s milestone is a great way to maintain morale at your organisation. We all love to take a moment to acknowledge success in the organisation. Celebrating your goals & achievements is so important.

BEST MOMENTS

‘I like to set a target to what I would like to reach & then reverse engineer what I need to do to attain the desired outcome.’

‘Success is achieving your personal goals which gives you your desired outcomes. It give you satisfaction to see where you are today & where you could be in the next 5-10 years.’

‘If you find your self-worth is low because you’re an introvert, being shown you are valued as a team member does wonders for your psyche, how you feel every day.’

‘Celebrating your milestones allows you to learn from the past. Self-reflection helps you identify strategies that work for you.’

On this episode of Ask The Experts, Alka Sharma talks about how to manage your stress levels so you can break free for what is holding you back in your business & life.

KEY TAKEAWAYS

  • It is absolutely crucial that we take responsibility of our emotional health because stress is a mechanism that triggers us. If we hold on to stress it can be very harmful. We need to take some time out of our schedule to implement some self-care.
  • As a manager or team leader you want to make sure that your employees are looked after. Get them to do deep breathing techniques during their lunch break to help them manage stress.
  • The voice of self-compassion is important, you need to be kind to yourself & take permission for yourself to say: “I am good enough, I know the stressful times that I am going through won’t last forever & I will be fine”. You’ve got to be compassionate.
  • The best way to be kind to yourself is through family & friends. Connecting in this way creates a high vibe. Meet up over breakfast or lunch, chat & talk over what may be bothering you, best approaches, & listen to one another, what have they gone through, what are they doing?

BEST MOMENTS

‘Stress is a feeling of emotional physical tension that comes from any event or thought that makes us frustrated & angry. It’s a natural human response that prompts us to address challenges/threats in our lives.’

‘When you’re feeling stressed or overwhelmed, this is a common response to challenges/new situations.’

‘Take 30-60 minutes out from your day to go for a walk in the fresh air or go to the gym, you’ll feel so much better.’

‘Breathing techniques and meditation are both really important tools for relieving stress.’

On this episode of Ask The Experts, Alka Sharma talks about scaling productivity in the workplace by your employees getting the benefit of good morale so they can thrive.

KEY TAKEAWAYS

  • Productivity is a measure of economic performance in the workplace. There’s a secret to productivity & how some people are more productive than others. It’s about how well employees work to support their key business goals & overall performance in the workplace. This reveals not so much about the organisation but how employees morale really impacts the organisation. If morale is low your employees will be dissatisfied, they will leave early or even quit.
  • You need to understand, as a manager/team leader/organisation, what you can do to improve the workplace morale. If morale is high people look forward to coming to work, they come in early & they stay late. That’s a good culture where your employees will thrive.
  • Enhance communication, this is vital to success & includes written & verbal communication from top to bottom. What is happening? What are the challenges they’re experiencing? If they’re a new team member, make sure they know the ropes, guide them &, if they’re experiencing challenges, check in with them & how they’re feeling.
  • Provide the chance to grow through employee development, benefits & team building activities. Team building helps to boost not just the organisation as a whole, it also motivates & trains employees to work in a group setting, you don’t want anyone to feel isolated, include them to work as a group to solve problems & think creatively.

BEST MOMENTS

‘Productivity truly comes from how employees are impacted in the workplace.’

‘If you, as a team leader, don’t show encouragement to your employees, low production will happen.’

‘It’s important for your business to develop a proper culture where your employees thrive, they’re not just there to work 9-5, they will go over and beyond what’s expected.’

‘Show appreciation for your employees. Thank them, recognise their achievements, give them awards & bonuses it will give a greater retention rate because they’ll feel valued.’

On this episode of Ask The Experts, Alka Sharma talks about how, through the power of focus, you can achieve your business goals.

KEY TAKEAWAYS

  • You often hear people talking about multitasking, but your brain only takes in one task at a time. A confused mind cannot think with that same mind.
  • Why is it so hard for people to stay focussed? If you’re working on a task & the phone rings, or an email comes through, how many people would take the time to answer the call or respond to the email during the task you’re doing? I used to interrupt my activity by doing these things, but if left me lost. Giving 110% to the task is crucial.
  • When we’re fatigued your mind will be impacted & your won’t be productive because you feel foggy & distracted, meaning you’ll be less interested in what needs to be done.
  • Prioritise you tasks. Every morning I make a to do list with important tasks listed first & less easy tasks at the bottom. Check them off as you complete them, it’ll stop you from getting sidetracked.

BEST MOMENTS

‘Focus brings about clarity so that you can be more efficient.’

‘Focus is the fuel that powers the engine for success.’

‘Turn your phone off when you’re working.’

‘Morale in the workplace must be kept high so people are invested in their work.’

On this episode of Ask The Experts, Alka Sharma talks about how business success can only happen when we begin to change our mindset and beliefs in what we aspire to do.

KEY TAKEAWAYS

  • A belief is a state of mind about yourself, either negative or positive. Negative thoughts can restrict you because you’re always hyper-critical about which can destroy you.
  • Your mindset has a serious impact about how you view yourself as an entrepreneur. What you tell yourself and think about yourself can greatly impact your growth in business & the interactions you have with people on a day-to-day basis. This can also have an impact on decision making & overall approach to business.
  • Doing affirmations is the quickest way you can overcome limited beliefs of any kind. If you replace the negative with positives it truly will replace your beliefs & put you on a higher state to achieving, doing & succeeding.
  • When it comes to money in your business/organisation, if you’re not making enough money does that hold you back? Do you get demotivated? Or are you motivated to find a way to make money? You will find a way. Do get sucked into the day-to-day of the business & forget why you started the business in the first place.

BEST MOMENTS

‘We’ve all been indoctrinated as kids by our parents, teachers & society. We were told we were not enough, that we can’t succeed, to dim your light, etc. This is so destroying.’

‘There are 3 fears that most people hold on to: Fear of failure, of success, and of judgement.’

‘We are never going to be better than anyone else. If they are better/succeeded it doesn’t mean we cannot because we have different values that are more valuable to us that we bring to the table, we are unique in what we have experienced.’

‘The affirmations I want you to say are: I have unique skills & talents, I am capable of excelling to my endeavours.’

On this episode of Ask The Experts, Alka Sharma talks about how your business can thrive and evolve be being able to adapt to change & what to look for in the market that will help you identify when you should be starting to change.

KEY TAKEAWAYS

  • Adapting to change in a dynamic market is going to require businesses to have a proactive approach. Your leadership team has got to implement that your employees be continuously learning on the job & outside the workplace.
  • Do you have a fixed mindset or a growth mindset? Are you telling your supervisors what you want out of the company so that you can enhance your growth? If you are changing you are improving & you are having growth.
  • We have to embrace AI, we cannot shy away from it, we can’t be scared or have fear and say we don’t want to know because you’ll be left behind. Women especially need to embrace it because it’s the only way we’re going to thrive in this market & global environment because it’s going to continuously change and evolve, next year we could be faced with something else & we need to know more & more about the industries & especially technology. If you want to be irreplaceable you need to sharpen your CEO/entrepreneurial skills.
  • In a rapidly evolving business landscape businesses are closing left, right & centre because they haven’t listened to what the consumers wanted or what the market wanted. During covid many industries were affected because some didn’t adapt to the changing landscape, they stuck to their one stream. If they had kept abreast of what was happening they could have adapted & remained in business. Organisations that did so succeeded and survived.

BEST MOMENTS

‘If you have a growth mindset you’re willing & open to learn because you want to keep abreast of what other organisations are doing.’

‘In today’s fast paced & ever changing world, the ability to adapt is so crucial for your employee’s success & for the organisation as a whole.’

‘You have to change with how the market is changing & change with it, you cannot fall behind.’

‘The only constant in life is change.’

On this episode of Ask The Experts, Alka Sharma talks about time management and how you can use it to be truly effective in the workplace and get the most out of your day.

KEY TAKEAWAYS

  • You need to prioritise your duties & most important tasks you need to get done. It’s all about using one’s time effectively & productively at work to be more efficient in the workplace.
  • I don’t spend time scrolling on social media in the morning, at work or during my lunch break. If you’re doing that, you’re not being productive. You have the responsibility to make sure that you’re multiplying your time to time to be more effective.
  • Research shows that most people are tyring to manage time, but you can never manage time. You need to be mindful of that. But, there is such a thing as self-management, in your mindset, your productivity, your thoughts, feelings & actions. That will give you a positive result. Once you manage yourself you’re in control of time.
  • Everything that exists right now in your life is because you’ve said “yes” to it. You have also created problems by not being focussed, & by being distracted, overwhelmed & frustrated because you have not managed yourself in the time allocated to you. But, you have the power to fix it by utilising time in the best way possible.

BEST MOMENTS

‘Time flies when you’re being productive and will lag on if you’re not, but we all get the same 24 hours in the day. Why do some people achieve more with their time than others?’

‘Either you’re in control of time or time controls you & you become a slave.’

‘Every second of the day, time is ticking on, it doesn’t wait for anyone.’

‘You need to prioritise what is important to you, how that looks like & how you feel when you’ve done that.’

On this episode of Ask The Experts, Alka Sharma talks about a taboo subject in most cultures: Money. This is a huge topic & is the number one reason why most relationships fall apart. She tells you what you need to do, how you can navigate your money, & the common mistakes that people make.

KEY TAKEAWAYS

  • One of the common mistakes that people make is have a lack of knowledge & fear of failure, they don’t take mitigated risks or have a strategy/plan. If you don’t have a GPS to guide you, how are you going to navigate, & help yourself or your family?
  • When starting any business, we may not have prior knowledge, but we know that’s the desire that we want. Most people quit when they fail, if that is your mindset this is what you’ll experience throughout your life.
  • I had no idea about the health & beauty industry when I opened my first fitness studio, but I knew that I wanted to open it & empower myself to help shape my life. In the first two years of business I had zero clients, no one walking in. Did my mind say “This is so boring, I just want to quit, I don’t think this business is meant for me.” If that was my mindset I would have quit, & if I’d done that, I wouldn’t have achieved opportunities that have come my way. You need to stick it in, bite your tongue & know this is what you want to do. When you follow through with a clear strategy you will know how to manage yourself much better.
  • You need to make money your best friend, when you do that your money will work for you. If you’re not in control of money your money will take control of you and you will be a slave to money.

BEST MOMENTS

‘Wealthy people are able to generate income & create wealth, but for most of us the struggle is so real, and we need to face that reality.’
‘I hear people say: “I don’t worry about money”. If you don’t worry about money & you just follow your passion, but you need money to follow that passion & money follows that passion.’
‘You get into debt when your expenses exceed your income.’
‘If you’re not willing to take risks you will miss out on opportunities to achieve financial success & growth.’

On this episode of Ask The Experts, Alka Sharma talks about how a growth mindset can help entrepreneurs scale themselves by breaking away from being in a fixed mindset.

KEY TAKEAWAYS

  • Having a fixed mindset is so detrimental in so many ways. It’s all about how we think about ourselves & our talents and abilities. If we always see these in a negative light it’s going to have a big negative impact in life, especially in our performance at work. If you can’t get along with your team/colleagues, you’ll be invisible.
  • I was trapped in a fixed mindset for years & it was boring, I was small. But, I realised that if I wanted to have fun out of life, expand my life & have broad horizons I had to have a growth mindset, expand, earn from other & know what’s better for me.
  • A growth mindset is a belief that you can develop your skills, talents & abilities through sheer hard work, adopting the right strategies & guidelines that you have been given to cultivate that.
  • By unlocking your paradigms (limited beliefs) you must have positive affirmations that override your negative thoughts. I love to use this tool, every morning I ground myself with meditation and visualisation to affirmations. I repeat affirmations throughout the day to set vibrations, because your mindset is nothing more than vibrations that we put out into the universe, like a radio signal. The more positive vibrations you can bring to yourself cultivate internally, & the internal will represent to the external.

BEST MOMENTS

‘When you see the glass as half empty, you’re in a fixed mindset because that’s all you know or have been told & it’s difficult to navigate.’
‘Believe in your efforts. Believe you can succeed, & know that you can achieve so much in life. It’s so important.’
‘Your paradigms are nothing but you limited beliefs & limitations of what you hold about a certain thing/situation/a person. These hold the keys to your success or failures.’
‘When was the last you were asked to accept challenge? Did you accept it or remain in your comfort zone?’

On this episode of Ask The Experts, Alka Sharma talks about how people self-sabotage themselves, their success, & their happiness and how you can look out for the signs so you don’t fall into the traps.

KEY TAKEAWAYS

  • This is where we fall into that trap of self-determining what’s going to happen. The rearview mirror of a car is smaller than the windshield. People who are growing are not sabotaging themselves because they spend very little time looking in the rearview mirror than looking forward. People with a growth mindset are looking forward and are present where they are.
  • When you focus on what you lack in life, business, relationships, this is what you’re projecting into the future at a subconscious level & you’ll self-replicate that lack. This a symptom of somebody who is self-sabotaging something in their life. If you want to have something you must give up on something, that’s the law of reciprocity.
  • Most people, when we get a little taste of success at anything, like a new business you’re endeavouring to get into or success in your life in general, we start sabotaging. We are on a relentless pursuit of success. Stop doing those behaviour patterns that make you do less of the thing that got you to the success and stop your progress.
  • You are the sum of the 5 people you hang around with. Observe those people, see yourself, see how much of your conversations are good, quality conversations, what are the skillsets that you bring?

BEST MOMENTS

‘By constantly looking back you’re limiting yourself.’
‘Comparison is the thief of joy. Don’t compare yourself to other people, it’s negative.’
‘When you can learn to live in your lane you’re going to have a life that is worth so much more.’
‘The more the people in your life can help to elevate your growth, the less likely you are to sabotage your life.’

  • As a woman it’s important that we need to be financially educated so that we don’t ever have to be dependent on a male figure – your husband, father, brother – that we as women are building wealth through real estate so that we can protect our empires and build our family’s generational wealth.
  • Millionaires and wealthy people around the world understand that wealth is created through assets and investments. Real estate will never disappoint you when you’re looking to build wealth and leave a legacy. It does go through ebbs and flows and ups and downs, but it will adjust.
  • If you take a 50 year old man and a 50 year old woman with the same job, the man will more likely be a millionaire and his net worth will be greater. Why? Because he is willing to take risks, go out and buy real estate and play in the stock market. Women tend to know what they want but are unwilling to play the same game. There’s no reward without taking risks.
  • What is your niche? Are you looking to rent a property? Are you looking to buy and hold? Are you looking to flip the property? You need to understand this because from that you can make an executed decision as to how you go about it.

BEST MOMENTS

‘90% of wealth around the world is sitting in real estate.’
‘Don’t wait for interest rates to come down, jump on the wagon right now to take advantage of opportunities right now.’
‘90% of women are sitting on cash. People think this is the right things to do and put it on safe things that may not give you a rate on return and could take a hit.’
‘Cashflow is how you build your empire and the most money that’s made is where there is disruption.’

On this episode of Ask The Experts, Alka Sharma talks about the proven ways to make more money without working less.

KEY TAKEAWAYS

  • I always had the idea that I had to work more, I had to work hard, I had to put in the hours in order to make money. It’s a fallacy that we have to grind and do whatever it takes to earn money. In my first job in the banking industry I was committed to my role, I was the first one in and the last one to leave and I would go beyond, asking for assignments, to prove to my boss and the company that I was a hard worker. But I realised that I needed to work smart instead.
  • No matter what skillset you have to offer or environment you’re working in you have value, we are all valuable assets to the organisation. Every skillset I had is transferrable and are with you for life.
  • I felt underpaid in my banking job so I decided to move, which may seem brash but you need to do what’s right for you whether it’s the wrong or right time. I moved to another organisation with the same set of skills and knowledge and I got paid 30% more because I was worth that.
  • Automation is where it’s at. We’re going to see a lot more automation of businesses, this is where the scaling process happens and will really spearhead where your business is going.

BEST MOMENTS‘You have to put yourself in the right rooms, find who is going to recognise your skillset and you for the value you’ll bring to the organisation.’
‘You can learn from every experience that you go though. Sometimes we need to make sacrifices to get ahead of the curve.’
‘You need to hone in and maximise on our skillsets, it will greatly reward us.’
‘Perfect and scale your first business before you look for your second one.’

On this episode of Ask The Experts, Alka Sharma talks about what to look for in the markets and mortgage interest rates when thinking about buying a house in the upcoming year.

KEY TAKEAWAYS

  • During the pandemic we were all spoilt, we were all working from home, we weren’t leaving the house, and we all thought the world was coming to an end. The banks need us to go out and spend money and we saw the biggest real estate boom in modern history. Supply and demand affects all of us, if there’s more supply than demand, prices go down giving the consumer the incentive to make a purchace.
  • When you’re looking to buy a property are you looking to buy for yourself or as an investment game? I hope it’s number two, because this is where you’re going to create wealth and build equity over a long period of time (5-10 years), which can help you with purchases in the future. Or are you sitting on the fence?
  • When you’re looking for an property, whether for investment or not, you want to make sure it’s the right price, because there is so much competition; we’re in a buyer’s market and you want to be able to stand out. If you’re selling your home you want to make sure the price is compatible to other areas in your neighbourhood. Don’t make it too expensive.
  • If we don’t take advantage of opportunities they’re going to go, they only come once, if you miss them they’re never going to come back. Compared to 2019 you should jump at some of the prices available today. If you can purchase the largest property at pre-pandemic prices it’s a no-brianer.

BEST MOMENTS‘Real estate is a marathon, not a sprint. Real estate will not disappoint you if you hold onto the property long enough because you will build appreciation and equity, it’s working for you to produce cashflow.’
‘We’re beginning to see pre-pandemic house prices coming back in North America.’
‘Location, location, location. It’s key. If you’re ion a good area, a good neighbourhood where there’s good employment and job opportunities you’re going to get top dollars for your property.’
‘We do not control the market. We cannot dictate how much we want to price the property on the market, we go with what the market tells us.’

On this episode of Ask The Experts, Alka Sharma talks about why communication is important and why we need to be effective communicators and the four important ways we can become better communicators

KEY TAKEAWAYS

  • Be clear and concise: Most people have short attention spans, so whether you’re communicating through written correspondence, via text or email, you have to be short and succinct with the message you’re relaying. People don’t have time to read a long-winded message.
  • Don’t make assumptions: When we make assumptions we’re reading between the lines and a lot of times we misconstrue what people are saying. My method of communicating back to anyone is simply to ask what they meant by what they said. When you ask questions back they are more likely to reply back to you in a positive way.
  • Listen with empathy: Listen with an open mind, by more attentive and responsive to the other person’s conversation. If you’re present in the moment with you clients and you’re more attentive and responsive you are going to give back a more emotional and committed response top them. Let them talk and share their experience, don’t interrupt, that’s a sign of disrespect.
  • Think before you speak: Formulate a plan in your mind as to what you’re going to share and say. When it comes to public speaking, when you go on stage and the audience don’t know you or what you’re talking about, before you even speak, the audience will pick up on your tone and choice of words. How did you plan ahead of time? Did you put a lot of thought into the message you were going to share and how effective is the message you’re communicating to your audience?

BEST MOMENTS‘We communicate every day of our lives, whether it’s by spoken word, written correspondence or body language.’
‘Communication helps build meaningful relationships.’
‘An effective communicator is one that is able to relay his or her message to other people effectively so that the receiver understands what you have said. If people pay attention to you that means you have been effective in what you have said and relayed to them. If they don’t understand they just walk away.’
‘If you’re not wary of your social cues and your etiquette you are going to lose out in life because non-verbal cues and communication through eye contact, handshakes, or touching is very important, more so then verbal Non-verbal accounts for 55% of how we perceive people and how they perceive you.’

On this episode of Ask The Experts, Alka Sharma talks about the current trends when it comes to staging a home to sell it.

KEY TAKEAWAYS

  • Neutral colour palettes have charm. We’re all familiar with beige, grey, white and off-white which are all popular choices. White especially gives the appeal of openness and space by utilising the natural light coming in so the buyer has a blank slate to visualise themselves being in your home.
  • Minimalism: Less is more. You should only have key pieces of furniture (coffee table, sofa, accent chairs) on show because it will create the illusion of a large space and is more attractive to buyers.
  • Functional and stylish and multi-functional: This mainly appeals to Millennials and Gen Z, Gen Z’s love and appreciate smart homes with smart designs and functional appliances such as Alexa, Google Home, Siri.
  • Green homes: The rise of sustainability, as well as health, wellness and wellbeing, is something people want. You need to use eco-friendly products and appliances, non-toxic paints, allow as much light into spaces as possible.

BEST MOMENTS‘Trends help you to stay current.’
‘Proper staging will help you sell your home for top dollars.’
‘By going to open homes or home shows you can see and pick out the best staging ideas.’
‘Think of your dream home that you’d want to move into in 5-10 years. Would it have blinds or pool covers that you can draw with the click of a button? If you’ve got Alexa, Google Home, or Siri you’ve already got those things.’

On this episode of Ask The Experts, Alka Sharma talks to Daniel Gomez, an award winning keynote speaker and executive business coach, corporate trainer and podcast of the year recipient who helps businesses and entrepreneurs to elevate their true potential in both their professional and personal lives.

KEY TAKEAWAYS

  • For 20 years I was in the automotive industry and won many awards as in sales and eventually ran a Chevrolet dealership for many years. In 2017 my wife developed breast cancer and that flipped everything around, it didn’t matter about success or money in the bank, all that was out the window and we really had to rely on God. My wife ended up having a double mastectomy and got really depressed, so I had to make a decision of getting someone in to look after her or man up, honour my vows and take care of her. Little did I know that it’s one of the best things to happen to our lives and our marriage because we really self-reflected for the first time in our lives.
  • God told me to stop working at the Chevrolet dealership and go out into the world and be a motivational speaker. It dropped into my sprit so heavy and most people I knew thought I was crazy to not return to my cushy $250,000 job. There was a belief inside of me and I’ve never looked back, it’s been an amazing ride that I get to share with so many people.
  • There’s so much wisdom in all of us as human beings, but we don’t even tap into a portion of it. When I started moving forward I discovered that I knew more than I realised. It breaks my heart when people say “I can’t afford it” or they come up with excuses and alibis, because my journey literally began with my wife being depressed, not working for 2-3 months, having no business plan I just said “I’m gonna do it” and I went forward. Many people just stay there and don’t believe in themselves and crawl back to what they’re familiar with. I see so many people with the value that God’s given them and they waste it because they don’t believe it themselves.
  • I didn’t want to write a book, but one morning in prayer the title came to me, because I started being really intentional about the book, and I thought “Oh no” because people think you’re greedy if you talk about money and it’s not an easy subject to talk about. But the more I studied and got the manuscript together – the truth is I had to scrap the first manuscript because I sent it to my editor and she never got the file. I felt like that was God saying “that’s not the way the book goes”, so I threw it away and got more intentional about it. But it’s so God-inspired that I’ve gone back and read parts of it and I don’t recognise where it came from.

BEST MOMENTS‘God tore us down to build us back up because we needed a lot of work. That’s just the reality.’
‘I didn’t want to be a business coach, but I know a lot about business.’
‘The ideas will come to you little by little… one you get started the ideas come, the vision comes.’
‘Money is more misunderstood than anything else in the world. Everybody wants it, but they have the wrong relationship with it. This is why so many businesses failed during covid.’

On this episode of Ask The Experts, Alka Sharma talks to Mirsada Memic about manifestation and how you can improve your life, attract your soulmate and create wealth with the law of attraction.

KEY TAKEAWAYS

  • My story starts with a war. I did not have the lifestyle I have right now. My family was forced out of our home to survive in the forest with no food or shelter. As a little girl I watched my parents struggle and go through pain. But, my story leads to my grandfather and me continuing his legacy because he saved my life and all the things he’s done for me. He risked his own life to save many children, bringing them clothes, food and shelter.
  • When my grandfather died in 2012 my whole life changed and I went through pain, depression, anger, anxiety, low self-esteem, and I didn’t understand why. I was angry at God and stopped believing in God. From there I went through a journey of spiritual awakening and learning the law of manifestation.
  • When want to stand out and serve the world it’s important to find the right information and client, because when we try to serve everybody we’ll end up serving no one. I got into digital marketing where I met a woman who looked amazing but had five children and was working from home making an income, I thought it was unbelievable. So, I joined the company! If you find a company or brand that your heart knows is good and you want to help others there are options there by using your voice to promote the brand.
  • We’re taught to sell, sell, sell, but the reality is, if you can solve a solution to a problem and help somebody else get the results they want, it’s about the transfer of a service. Helping somebody else feel better about themselves or giving them a solution to their problem. When I started thinking about it that way and really helping and serving others, that’s when doors open and blessings and income and sales happen.

BEST MOMENTS‘It’s my passion to help others.’
‘Your brand is your voice.’
‘What I love about marketing is you’re always learning, you’re always a student.’
‘If it doesn’t work that means there’s another idea… if something’s not working change the game, it doesn’t mean you quit.’

On this episode of Ask The Experts, Alka Sharma talks to Tonya Gossage, a high performance coach, consultant, trainer, economist for Media Marketing And Money Magazine, and podcast host who helps entrepreneurs grow and monetise their visibility and influence.

KEY TAKEAWAYS

  • I started in corporate very young in banking, starting from the bottom and working up to a director EVP position which was my goal. I wanted to show people – mainly my classmates and family – that I could do something better and greater than they could, because I’d dropped out of school to get married, without a college degree. It wasn’t a pretty mission, it was more about proving something than doing something for myself at the time. But as time grew on it did become more about me.
  • I eventually got my mentor’s job, which is what I wanted unbeknownst to him. That started a habit for me of setting goals, setting milestones to get to that goal, and mindset and visualisation is what has got me to every success goal that I’ve ever wanted. But, the last 3 years of that job I was stressed out, burned out, and I needed something different, so I left there after 34 years to start the career that I have in entrepreneurship today.
  • You have to have the mindset to know where you want to go, you can’t let that negativity set in – and it will try to set in and attack you. Visualise yourself there, dress the part, and always be aware of what’s going on around you, that’s very critical to the visualisation too. I always watched the mentors and leaders that were in higher roles than me and how they did things, the way they dressed, and mimicked what they were doing and the way they managed.
  • If you truly want to change and move forward you have a choice to make: You can make the decision that you’re comfortable in this negative position that you’re in (being comfortable in negativism is easy). But, making that step forward to a positive change, the ground is shaky and it’s hard because people are saying “Look at her/him, what are they trying to accomplish, they’re on a mission, they’re trying to be goody-goody-two-shoe”. When you make that decision people are going to start being uncomfortable around you and may not want you in that circle any more, or vice versa. So, it actually becomes an easy decision because you both want to make a common decision to separate. Go ahead and make the move, it’ll be over!

BEST MOMENTS

‘I had a mission, a vision, a passion, and a purpose to do something big because I dropped out of school.’
‘Write down three things that you’re going to do every single day to get to each of your goals, then take the step of visualising yourself getting to the end of each of those goals. This is a daily habit I formed.’
‘As you begin to visualise those things you’re training your mind to act in that way. When you act positively you train your mind to believe certain ways, and it will.’
‘You’ll be amazed at how many people want you to be successful.’

On this episode of Ask The Experts, Alka Sharma talks to Jennifer Nicole Lee, also known as The Fitness Artist, is a highly sought after wellness guru and is just about to release her 18th book which she hopes will inspire all those who read it to be the best versions of themselves. She is also releasing a new line of medical grade luxury supplements as part of her quest to reverse the signs of ageing.

KEY TAKEAWAYS

  • We are all looking to take our mind, body, spirit, life, finances to the next level. We’re almost like a hacker at a laptop trying to crack the code or a scientist in a lab trying to find the right formula that works for us. The great part about this journey is that it never ends, next year you might change something up or evolve or let go of a self-sabotaging behaviour. You can always crack your code deeper, you can go higher, you can always glow brighter, there’s no end to this wonderful journey of evolving.
  • I’ve had spiritual awakenings happen in ripples since I was a little girl, very faith-based and divine guidance and always listening to my higher power. Over this last winter break, when I always go into a creative cocoon and I have a lot of time to reflect, I had this very distinct message from my higher power which told me to write this book and it will give the cracking of the code on how to become a VIP queen.
  • Women really are looking for more substance in their life. They don’t want to just look good or be financially successful, they want to feel their worth, they want to impact humanity, they want to be truly ‘humankind’, both human and kind. This is the evolution of my career, 20 years in the making. I pull from all of my past principles – mind. Body, spirit, wellness – it’s not just about trimming down, it’s about a transformation.
  • When we feel connected to the light, we feel connected to our divine higher power, that’s when we’re really a conduit of health, healing, understanding and compassion, that’s when the true inward transformation happens. When you do the inner work then you’re going to have the outer work of the beautiful external shell which is so rewarding. When you can take someone that’s been battered and shamed and guilt-tripped and shunned and you say “no, you’re a queen, come on the red carpet with us, come sit on your throne”. It’s not from being cocky or overconfident, it’s about self-love and self-respect, learning to love yourself no matter what happened to you in the past. The past doesn’t equal the future. You have to get out of the fear-based mentally and into the faith-based mentality: Faith it until you make it.

BEST MOMENTS‘When we empower each other, that’s where the biggest reward is.’
‘You are royal and you are loyal, you are ambitious but with integrity, you don’t just social climb on your way to success you bring people with you as a leader and as a boss babe.’
‘Physical fitness really is the foundation and the cornerstone for success in all areas of your life.’
‘Women have been positioned against each other: We’re going to get jealous or compete against ourselves. I want not to compete but to complete, so we build this energy where 1+1=11. We’re greater, there’s power in numbers.’

ABOUT THE GUESTJennifer Nicole Lee: I am grateful to have lost 80 lbs after the birth of my children, starting my wellness career in 2003. Now close to 20 years later, I am still motivating the masses on a global level through my online coaching program at www.JNLVIP.com and also my 17 books and JNL-approved lifestyle products. I am here to serve you as your coach to help you crush your goals, because YES YOU CAN!

On this episode of Ask The Experts, Alka Sharma talks to Zuleika Tipismana who shares her story about the impact she’s making in the world, creating awareness of the disabled community, after a train accident where she lost her left arm and leg.

KEY TAKEAWAYS

  • I decided through Long Island University to look into doing a study abroad programme in Europe. I moved to Switzerland for a semester or two. Two months in, I had an accident where my friends and I were getting on a train to Amsterdam. I ran to try to get on the train as it had just started moving, a door was held open for me and I slipped and fell under the train as it was picking up speed. That’s when I lost my left arm and leg.
  • It was a very gradual process to cope with it. There’s no easy way around trauma or tragedy or any challenge in life. The biggest problem that we have as humans is that we shouldn’t have any problems. When we have them we think the solutions should be very straight forward, direct and clear, and oftentimes it isn’t, the answer is muddled, blurry, and inconsistent. What’s helped me has changed over the years, what helped me then was the realisation of what had happened to me wasn’t going to reverse. 20 years later I can say that that moment and my disability doesn’t define me, but it takes such a long journey and so many lessons and moments of being vulnerable, sad, and depressed to get to that point.
  • People will perceive you the way they want to perceive you and we’re all coming from a place of programming, conditioning, and our own experiences. According to that, we will judge others by how we would judge ourselves. All the things you think people might be thinking of you, sometimes they are thinking those things and sometimes they’re not. The key is to be OK with either side of that coin.
  • Sometimes we focus so much more on the people that do judge you and the things we’re lacking that we forget about the abundance, and the people that come into our lives and make it better, that give us strength, that create more abundance and gratitude. For me, as a disabled person, it was changing that programme in my brain that being disabled meant I wasn’t enough, that I would always be judged by my disability – despite that maybe being true. That’s not my responsibility.

BEST MOMENTS‘I didn’t lose consciousness. Most people say that must have been a bad thing, but I think it’s a good thing that I can remember everything – moment by moment. It’s stayed with me in all the right ways that it should.’
‘Everything in life is a journey, even a trauma.’
‘In order to be a positive individual you have to be a negative one too, you have to be a sad one, you have to be someone who went through those emotions first to know what it’s like to have joy and peace and all the other emotions.’
‘While you’re judging yourself, or thinking that others are judging you, you’re missing out on the bigger picture which is: living life and being surrounded by the people that don’t judge you.’

On this episode of Ask The Experts, Alka Sharma talks to Tasha Sattler, a goldsmith and jewellery designer with 20 years’ experience in the industry and an extensive background in customer and gold jewellery manufacture. Since starting her company, Rhythm Jewellery, in 2017 she has designed jewellery for high-profile artists and celebrities.

KEY TAKEAWAYS

  • I started working in a jewellery store when I was 15 as a part-time high school job and it really found me and stuck with me. I didn’t go out with a plan to get into the jewellery trade. My mother is an artist, so that part of my life was always nurtured in childhood and I knew I always wanted to do something creative and artistic. But, it can be hard to pay the bills doing those things, so jewellery making is a nice blend of financially viable while nurturing my creative side.
  • My background is in designing engagement rings, doing repairs for jewellery stores, any kind of gold and diamond jewellery. But, I have some friends who are heavily involved in the dance community, one who has taught ballet for over 30 years, and they kept saying to me that there’s nothing out there that really represents us, adult professional dancers, everything’s designed for 5-year-olds, it’s a little on the tacky side – costume jewellery. I thought, what do I know about designing for dancers? But I looked into the market and found there really wasn’t anything for them.
  • Dancers can really identify with what I do because there are so many similarities between the two: They’re both artistic, you spend your whole life improving your technique, we spend so much time in the studio – despite my studio looking very different to theirs – there’s a lot of overlap. What’s really helped me is relying on the dance community to give me feedback. Every design that we launch I pass by dancers first because who better to design jewellery for dancers than dancers?
  • As a personal brand it’s really important to stay true and be authentic to who you really are. Sometimes in jewellery, especially high-end jewellery, it can get a little stuffy which I am not. When I post on social media and am interviewed I think it’s OK to throw in jokes and make fun of yourself, but there’s a fine line between being yourself and being professional. At the end of the day you are still trying to sell a product and you want people to see you as an expert or an authority in your field.

BEST MOMENTS‘I’m not a dancer unless you count in my kitchen! I named the company rhythm specifically so that if I expanded into different types of dance down the line it would encompass all of those things.’
‘It’s not always necessarily about making what I want to make and hopefully finding someone who loves it as much as I do, it’s about finding what people want to purchase and making something that they want and trying to blend the two together.’
‘Do market research and make sure there is a need for your product, then really hone in on the product and make sure it’s really what people want to buy. Make sure the product that you’re making and the brand you put behind the product is going to sit right with the people you’re trying to sell to.’
‘In business and personal relationships I’ve always come at it from how can I give you value? If you show up to another person saying “how can I help you?” it’s more authentic, less sales-y, and a lot of people have trouble selling themselves, their brand or product.’

ABOUT THE GUESTTasha Sattler is a Canadian goldsmith and jewellery designer with an extensive background in fine jewellery manufacturing. She is also the owner of Rhythm Jewellery, a company creating gold and sterling silver jewellery inspired for dancers. Since inception, she has had the pleasure of collaborating with several high-profile artists in the performing arts community.

On this episode of Ask The Experts, Alka Sharma talks to Travis Johnson, ex-US Navy officer turned podcaster to talk about his journey from troubled childhood to a helper of helpers.

KEY TAKEAWAYS

  • After the second person tried to take my life directly, I found myself in a place of contemplation, sitting out behind my house thinking through all the things in my mind. When I came to I realised that there was no magic apology that was going to take it all away, there was no government agency or person that was going to come and save me, if I wanted something different from it had to be up to me.
  • We’ve all encountered people who say: “I can’t understand why I keep dating crappy human beings, I don’t understand what keeps attracting me to them”. In that situation you are there to learn a lesson and when you did not learn the lesson you got the opportunity to again learn that lesson. It could be about having boundaries with yourself, enforcing your self-worth, realising that you’re worth fighting for, once you learn that lesson those people won’t be attracted to you anymore because that can’t be because you’re not letting them be attractive to you.
  • Get rid of relationships that no longer serve you, I don’t care if they’ve been your friend since second grade, I don’t care if it’s a family member, no amount of shared history or DNA gives anyone the right to treat you poorly. A lot of the time, the person we see in the mirror everyday needs to be held accountable for their shit.
  • “Thank you” is a complete sentence and all you need to say. You don’t have to qualify good, bad or otherwise, get rid of those qualifying words like “I love them, they’re really nice”, nice means you’re unremarkable and nobody is going to remember you. “I’m just going out to have dinner with my family”, just going out to have dinner with the people that you love the most? Get rid of those words that discount you as a person.

BEST MOMENTS‘When you look at the fabric of the US and what people complain about (going to work, the stock market being up or down, who the President happens to be), none of that stuff has anything to do with that person’s mindset.’
‘No amount of stuff that happens to you dictates a certain outcome, we have to choose what we see.’
‘When I took accountability I found freedom because I knew that I had a choice.’
‘Any time you say or think anything negative about somebody else your subconscious thinks you’re talking about yourself.’

ABOUT THE GUESTTravis Johnson is a retired naval officer, married with two children, and on move #50. His humble beginnings include 36 moves before graduating high school at 17, 6 states, 5 foster homes, and surviving 2 murder attempts. Although this was very rough, there was always a person, group, or church willing to help him and his family. Now that he’s in a position to give back, he’s made it his mission to “Help the Helpers”.

On this episode of Ask The Experts, Alka Sharma talks to Maria-José Egas Vallejo who was diagnosed with colon cancer in 2020 and in the process of recovering she decided to start practising personal development by utilising skills and techniques she had gained. Today she is cancer free and helps other cancer patients to reclaim their lives so they can cope effectively and live better lives to be the best versions of themselves and achieve high performance in their lives.

KEY TAKEAWAYS

  • I started in personal development because I was in an unhealthy relationship and wanted to help myself. Then I discovered this world that changed my life and I wanted to help others change their lives. Through that process I not only got into better relationships but my mindset changed, which was a fantastic thing to do before getting a life-threatening illness because I didn’t manage things very well in the past.
  • Your body has to heal. A lot of people when they’re going through that kind of illness are really stressed, they’re afraid and wondering what could happen to them, that isn’t going to allow you to heal. Personal development didn’t help me change everything, but I went through that experience more relaxed, more accepting and trusting, and that helped me a lot. Having a positive mindset helps you heal and to stay sane. It is hard but the way you go through it can really make a huge difference, even in terms of pain, things hurt more when you think negatively.
  • I had to protect myself from my family because they are very negative and they were bringing a lot of anxiety and fear. Luckily my partner was very relaxed and had a similar mindset to me. I would also choose the friendships that I exposed myself to because when you’re going through something like that a lot of people think you’re a dead man walking and they bring a lot of negative energy.
  • Something I did that helped me a lot was controlling my environment in a positive way. In the hospital I watched comedy, I had great relationships with the staff – especially because it was during the pandemic, so they were the only people I was seeing, I did creative things as well as studying emotional intelligence, so my mind was active rather than let it wander and worry, I was making affirmations and listening to good music. All of that contributed to a very positive environment.

BEST MOMENTS‘I went deeper into my personal development research during my illness, I started approaching emotional intelligence, resiliency, the tools that would help me even more.’
‘Doctors told me that the people that are really keeping a positive mindset, they heal.’
‘I help the families of patients around what they should and shouldn’t ask the person going through cancer recovery.’
‘Your worst enemy isn’t the cancer, it’s that state of the emotions you’re going to be in.’

ABOUT THE GUESTMaria-José Egas Vallejo is a Certified High Performance Coach, Certified EQ-i 2.0 & EQ360 (Emotional Intelligence) + Hardiness Resilience Gauge Practitioner, and founder of Mind Jolt Academy: Release, Realign, Re-engage! Through training and coaching, she helps people feel fully engaged, joyous, and confident in all areas of their lives so they can enjoy the journey too.
“I bring you clarity, confidence, and courage to create the life you want without burnout, fear, and frustration. I use a science-backed and results-oriented High Performance Curriculum proven to help you step into the best version of yourself so you take back control of your life, reclaim your agenda, and move toward your goals and dreams. Each session builds on the next one making you achieve results consistently, tap into your potential, fulfil your purpose, and live a charged life.

On this episode of Ask The Experts, Alka Sharma talks to Dr Noah St. John, an executive coach, keynote speaker and number 1 best-selling author known as the “Father of Afformations” to talk about his new book, ‘The 7-Figure Expert: Your Guide To A Life Of More Impact, Influence And Financial Freedom’, and his beliefs around money and success.

KEY TAKEAWAYS

  • One of the things I’m known for and makes my coaching different is I help people reach their goals a lot faster. There’s a number of ways that I do that, and I’ve been doing it since 1997, one of them is looking at what I call your ‘head trash’. When you look at your goals and what you want to accomplish in the coming months or years, that's your pot of gold at the end of the rainbow. Then your ‘current limited identity’ says, I want those things but I don’t think I can do it. You may not say it consciously, but I help people find the subconscious beliefs (head trash) that are holding them back and make them aware of these limiting beliefs and how to overcome them because those problems are costing you money all the time you’re not working towards your goals.
  • Most people are reaching their income ceiling and plateau, even if they’re making 6-figures. That’s great, but why aren’t you at 7- or 8-figures? In 18 months I took a company run by a guy called Adam from an income ceiling of 7-figures (that he’d been paying a lot of other well-known business coaches a lot of money over 4 years to get him past and couldn’t) to over $20million in revenues in less than 18 months – a 600% increase. It came because I taught him my system to take out your head trash.
  • If you’re driving down the road to the grocery store, that’s your goal. Imagine that unbeknownst to you you’ve developed the unconscious habit of driving with one foot on the brake. It’ll take you longer to get to your destination. Meanwhile you’re spending all this time, energy and money going nowhere and you don’t even know you’re doing it. Nobody does this on purpose. Guru number 1 will tell you to put a more expensive type of gas in your car to reach your goals much faster. However, you still have that habit so you get the same result. Guru number 2 says you need to get new tires, again you do that but the habit is still getting you the same result. Guru 3 says you need a better, more expensive car, same deal. I ask you: “Did you know you’ve got your foot on the brake? If you get your foot off the brake you’ll reach your goals 10 times faster and easier than you are right now with less effort and money spent.
  • There’s a vast, enormous difference between being a great self-promoter and being a great coach, trainer or mentor. I only realised, after spending nearly $500,000 on gurus that they couldn’t coach themselves out of a paper bag, that these two things are diametrically opposed. The person that’s great at self-promotion doesn’t usually pay much attention to the teaching part because it doesn’t really matter as they have a great following.

BEST MOMENTS‘I had a client pay me $100,000 to coach him for 12 months so that I could find him $1million. I didn’t find him, I found him $1.8million in 10 months. He gave me a dollar. I gave him 18 back, is that a good deal or what?!’
‘ When we have these systems in place we have more money and more time which is like going to heaven without the inconvenience of dying.’
‘If you don’t take out your head trash here’s what’s going to happen: Nothing.’
‘Everyone else takes an outside in approach, what I do that’s different is I take an inside out approach, I look at the person and say: 'Here's why you’re stopping yourself becoming the person you’re capable of and when you do these simple things you just stop stopping yourself.’

On this episode of Ask The Experts, Alka Sharma talks to Jaime McCormick, a man of action who has come through struggles, turning his scars into stars, tragedy to triumph, and uses his real life experiences to help people overcome to lead a successful life. On the show they talk about his journey as well as his book: A Man Rising.

KEY TAKEAWAYS

  • I didn’t realise I had a story. I worked at a psychiatric hospital for about 10 years with people who were addicted, suicidal, all kinds of holding themselves down. As I told them my story they would ask if I was a speaker or if I should put my words on a CD or write a book, but I blew it off thinking who would care about my story? I didn’t understand that those patients/clients cared about my story because they were learning from it. One lady said: “I want you to know that your words saved my life”. That’s when I backed up, got hold of a publisher and started writing.
  • Our behaviours shape us, the more we do and the more we get away with, the more we go down that road. As humans we don’t like resistance so we always go to what’s easier. If a child stealing cookies is never corrected they will keep stealing those cookies, their behaviour shapes them into that because they got what they wanted. We do that, but we may want to work on what we need because more often than not what we want and what we need are totally different things.
  • A person who hurts you or causes offence either doesn’t know they offended you or they do and they don’t care. We can eat ourselves up with it inside and before you know it we’re getting some very bad thoughts: I want to kill them, I hope they die, etc. Why are we wishing that on anybody simply because of an offence? Forgiveness isn’t for the other person, forgiveness is for you to release the hate and anger.
  • When I was a kid it was “men don’t cry” or “I’ll give you something to cry about”, so you bottled it all up inside. I think men are supposed to be tough and protective but they’re not supposed to hold it all in an explosion one day, that’s not good. That’s why, in the Bible, when God made Adam he made her because man was lonely and He saw that wasn’t good, so the two came together to help each other to form a circle – not have one subservient to the other, but to have different responsibilities but equal worth.

BEST MOMENTS‘All of our stories, I think, are to help other people. We shouldn’t hold them in, no matter how trivial or small we think it is, there may be someone going through the same thing and they look at you and see you succeed and think: “I can do it too”.’
‘If I can change lives before I die from this world, that to me is a legacy worth living. No one’s gonna care about my bank account, they’re gonna care about the impact that I had.’
‘Our thoughts become actions, our actions become behaviours, our behaviour becomes character, and our character becomes our personality.’
‘Not forgiving someone is like drinking a cup of poison and expecting the other person to get hurt.’

On this episode of Ask The Experts, Alka Sharma talks to Rhea Razon Wu about her inspirational journey from a medical practitioner to a real estate professional.

KEY TAKEAWAYS

  • My parents never taught me about having a business of my own or having apartments of my own. In 2004 when I moved to the US from the Philippines to study medicine I was trying to save a lot and investing it in what I knew back then which was stocks and CDs. I didn’t know back then that I could lose it. When my husband and I bought our first dream home it was the 2008 housing crisis and we’d put in 20% as a downpayment into it and three years later we had to relocate and the house value had crashed and we couldn’t take the loss on it. The only way we could hold the value was to rent it out.
  • I studied, I invested in my personal education, bought a lot of books, went to the library and followed a lot of mentors to learn about real estate. I realised that as an employee, being taxed, I wasn’t able to invest enough, so I slowly started to transition from being an employee to being a business and then an investor.
  • When you’re starting out you have to make your money work. There are expenses, so you need to cut costs. One of the things that I cut costs was labour, I was cleaning, lawnmowing and snow-shovelling and I cried at night for quite a while because I didn’t realise it would be hard. I’d gone from a doctor to a housekeeper. But I had to go through that to build up my mindset, if you are committed to improving your household, if you want to give back to your community you have to do what it takes even if it’s the lowest of the low. I saw my potential future where I owned several properties and I knew at that time I’d be able to afford a cleaner, a lawnmower guy, a snow-shovelling company, I saw a much bigger picture.
  • During Covid I realised that my apartments are just brick and mortar and I cannot just rely on that, especially when the government is telling you you can’t evict. Thank god my tenants are physicians, medical students or nurses, so during Covid they were needed. Even though my business was protected by the group of tenants that I had, in the back of my mind I cannot be reliant on bricks and mortar, I needed to be online. How can I bring bricks and mortar into an online business? I could share my story by writing a book.

BEST MOMENTS

‘Without the experience of loss on my first property I wouldn’t be where I am today.’
‘When life throws you a ball you can either take cover or you pick up that ball and throw it back.’
‘If I want to succeed in this game I have to learn it and I have to do everything in the beginning.’
‘I believe that apartments are not only a way for us to not only generate passive income that everyone desires, but also creates generational wealth that we can pass on to our kids, their kids and create that philanthropic work that I, as a business, can provide.’

ABOUT THE GUEST

Rhea Razon Wu is a real estate professional who transitioned from her career as a licensed physician in order to begin investing in apartments full time. While she began her real estate journey with the intention of impacting her family and educating her children on financial literacy, she has far exceeded her own expectations. Now, Rhea has had the chance to impact hundreds in her community both nationally and internationally by making the transition from being a medical practitioner to a full time real estate professional.

On this episode of Ask The Experts, Alka Sharma talks to Doug Dane who has survived physical, sexual and mental abuse to go on to create a life of freedom. He had helped thousands of entrepreneurs and business owners with his coaching service.

KEY TAKEAWAYS

  • From talking to thousands of people over the years I’ve worked out unequivocally, without fail, that no amount of self-help, no books, no courses, no seminars, none of that is really going to work unless you clear up this mistaken identity that you have. You see yourself a certain way through other people’s eyes, and that erodes your perspective and opinion of yourself. They don’t really know you.
  • I was given up for adoption at birth, stayed in a foster care home for the first six months of my life and then adopted by this really violent, alcoholic family. When my parents split I was free to run the streets, hanging out in all kinds of places and eventually hooked up with a ring of paedophiles, from 13-15. Naturally, you turn to coping methods, for me it was drugs and alcohol. Then I got the idea I wanted to get into business after my Dad passed away and left some money, so I did and went bankrupt. After that I went to a Bob Proctor seminar, I learned some things I didn’t know and became successful in business.
  • I’ve struggled most of my life internally, not feeling good about myself, anxiety and depression, second-guessing and negative talk. You wouldn’t have known it, I became a really good actor. I struggled through relationships, wrecked marriages, I became my father – a philanderer – and it was hard because deep down I was nice and authentic in every area of my life but relationships, and I couldn’t figure out what the hell was wrong with me. At 39 my second marriage failed, I was in marriage counselling and couldn’t answer the questions about family and it turned out I was blocking out the abuse. I went back through my life and put the story together. The key to letting go of all that junk was to go public with it in the national news and speak about it and wrote a book.
  • Authenticity is a buzzword, but it’s not as simple as “being your authentic self” because we don’t understand why we’re not. The problem is that when you were little you got programmed with biases and prejudices, rules and values from adults. If you don’t get it right they judge you and you’re punished, criticised, yelled at, teased. You start judging yourself which fosters an idea that something’s wrong with you, that you’re being inauthentic. Stop trying to fix yourself, the key is to be yourself. Don’t ask: “What’s wrong with me?” Ask: “What’s wrong with what I believe/how I was treated/who I’m following?”

BEST MOMENTS

‘The only problem we have in the world is ignorance/lack of awareness.’
‘Our ego doesn’t like change and it likes to stay safe. It is defined by our history and our upbringing. I call my ego my cellmate and it doesn’t want you to leave.’
‘Bob Proctor saw something in me that I felt but didn’t believe in. He believed in me and he got me to see it and I started to be myself and eventually, I became free.’
‘If you want to do something or be something, and it’s really out of your heart, you must be that person already otherwise you would not want it.’

  • We live an unconsciously competent life until one day we become consciously aware. From this conscious awareness our only purpose is to grow and learn about ourselves and discover who we are and what we’re capable of.
  • My family moved to the US from Korea when I was a small child to live the American Dream. I was a sickly child, some would say a miracle child as my mother was told to bring me home to basically watch me die because they didn’t think I would make it. After a while I was working harder and harder and I couldn’t find my joy or worthiness. I began asking myself questions and the universe answered.
  • My husband and I started a few small businesses thinking we’d have freedom, but you end up working 80 hour weeks that way. So, we started investing in real estate for a bit of passive income and to save for retirement, then we literally put all of our energy and focus into real estate, growing it in all sorts of verticals from passive income then fixing and flipping, then sales, then recruiting, training and promoting the top agents, and that’s where I found my passion.
  • We’ve been programmed for so long in different systems and different things that worked for the time being but are no longer applicable now. What’s really, really amazing is that I realised that I didn’t give myself permission to go after the things I desired and to give myself permission to say “what makes me happy?” I didn’t realise that for so long and I truly find that a lot of people live in a world where we show up as what our parents/spouse/children/company expects us to be. The important question is “what makes me happy?”

BEST MOMENTS‘The student comes when the teacher’s ready at all levels in all things.’
‘Where my genius and my gift came in was I was able to see their dreams and their truth alive in front of me and also help them see things in a different way where now they can create a life that was much easier for them, they could create wealth and find more time and freedom.’
‘The simplicity of success and happiness, to live an amazing life, the formula is actually very, very simple: This entire planet actually runs on laws of the universe that no one talks about and no one teaches. The whole thing is to live in harmony with the universal laws.’
‘We’re all born with a purpose and the only reason for us to be on this planet is to grow and to self-discover what and who we are. I almost envision this planet as a playground.’

On this episode of Ask The Experts, Alka Sharma talks to Sohee Jun who works with renowned Fortune500 companies in the entertainment, production and media space as well as high performance coaches, emerging leaders and executive teams to capitalise and strategically gain opportunities for growth and change.

KEY TAKEAWAYS

  • I came to the US at the age of 6 from South Korea, not knowing the language or culture, I was dropped into the middle of Phoenix, Arizona, which is completely different from South Korea. That literally began my journey of trying to assimilate and really find out who I am. We moved almost every year when I was young, as an adult that allows me to quickly fit into any situation and helps me be super resilient.
  • I wanted to be a good daughter of immigrant parents who hustled and had 3-4 jobs at any given time to make the American dream come true. Part of why I went to college was because I wanted to fulfil part of their dream to come to the US. I was doing a medical degree and it just didn’t feel authentic to me, it was a path I didn’t want to follow. It took a lot of courage to say to them I want to pursue this field I’m in now, organisational psychology and coaching which back in the 90s wasn’t really well known, it was just emerging.
  • I look at people in the workplace and how they can really engage with the workforce and culture of a company, how you retain people, how leaders do their part at engaging and retaining people. I sit down with leaders at every level to really look at strategy and align that with the people part of it. No matter how fast and how much technology there is, we're still doing work through people.
  • I’ve come to believe there’s a core tenet to what great leadership looks like no matter what context, culture and what’s happening in the macro world. Especially with the pandemic and societal things that have been happening over the past 3-4 years, it’s really illuminated that the tenets of great leadership are super simple. I work with my coaching clients around how do leaders allow their employees to be seen, valued and heard? These three principles, no matter what’s going on in the outside world or within a company, really stand the test of time. People want to connect, whether you consider yourself an introvert, an extrovert, whatever, there’s still a desire to connect. Being a great leader is no longer about how you do the work, it’s how you leverage the people on your team to do the best work.

BEST MOMENTS‘I coach from lived experience because I think that’s how I can be of most value.’
‘Twists and turns are what give the texture and colour to one’s life. Going through it was painful, but those painful lessons are what allow me to appreciate the joys in my life now.’
‘Leaders have such a role in the experience of people in the workplace.’
‘There are challenges in everything, it’s just a matter of perspective. Is the challenge worth cultivating more joy around?’

On this episode of Ask The Experts, Alka Sharma talks to Dr Obom Bowen to talk about mindset and how we can leverage it to overcome challenges facing us and be great.

KEY TAKEAWAYS

  • Really, successful people are just those who try through their failures and eventually live to talk about it. Once you’ve journeyed through it and done it repetitively then you’re considered successful, but it’s really just overcoming the last failure. I’m more afraid of my successes. When you’re on top of the mountain that’s when you feel great and you let off the gas.
  • We’re either pushed by pain or pulled by a vision. Your desire is drawn to that vision. You have to have the discipline every day to cross the bridge to accomplish the thing, but if you’re not committed to that desire you’ll never get started. And if you’re not consistent you’ll never finish. Successful people finish what they start.
  • I’m very observant and that came from my time in the Marine Corps. Most of my time as an infantryman was to observe the enemy, not just what they’re doing but the intention of what they’re doing and how that will affect us. Observation and anticipation gives you a mode of how to act, which applies in relationships as much as in business.
  • There’s no word in the Chinese language for ‘crisis’. The closest word the Chinese have translates as ‘opportunity’. So, where we see crisis the Chinese see opportunity, this is why China’s taking over the world. That perspective is different because of how they are programmed through their language. There is no business that started without a problem to solve. Business owners and entrepreneurs are the people taking the risk, going to solve the problem, fixing the crisis for a fee. They’re stepping up to be the leader, and we all have the potential to be a leader, we all have the potential and the ability to study, but it’s not just the studying, it’s the application. There’s information, knowledge and wisdom. Information is what you take it, knowledge is what you gain when you take it in, wisdom is what you get after you take action on that knowledge.

BEST MOMENTS‘The mindset of a successful person is: “I’ve been here before, I’ve failed before, I’ve done this before, I know I can do this because I have the scars to show I’ve persevered through previous failures to now get to this success and I want to do it again and again and again.’
‘Discipline is the bridge between success and failure.’
‘There’s only two things you need to know about women, I’ve figured them out completely. Number one is: I don’t know, and number two is: I’m still finding out!’
‘We’re all born with the same potential. What one person did another can do.’

On this episode of Ask The Experts, Alka Sharma talks to Scarlett O’Connor, a trauma informed life and business coach who is also a 2x World Champion body building athlete and founder of Scars 2 Strength. Despite facing numerous challenges and setbacks, she has gone on to transform her life, achieve a successful career with unwavering resilience.

KEY TAKEAWAYS

  • I was raised by two people who probably shouldn’t have had children: a narcissistic mother and a mentally ill father. I was dragged around as a child, mistreated, neglected and abused. At age 12 years old my mum kicked me out and I went into the care system. At 16 I had my little boy and became a real go-getter. But, despite it appearing that I had it all together and was really confident, what I realise now is that I spent a lot of my life in fight or flight mode and I achieved some amazing things including a career in IT managing projects globally, took my son on the most amazing holidays, but I spent most of my life not feeling worth it, no matter what I achieved, I struggled with self-doubt, negative self-talk, beating myself up but nobody would have ever known – not even me at the time.
  • When I was younger my colleagues didn’t know anything about me, not even that I was a mum. I felt ashamed of being me and the things that I’d been through, I thought that I needed to be like other people. What I realise now is that many people feel that way and have been through horrific things in their lives and they hide it and push it down and show up in a way that they think they need to be. People don’t need to know all your problems and everything you’ve been through, but that feeling inside of thinking you can’t be you for fear of being judged or disliked is difficult and sad. It’s OK that the things you go through affect you and it’s OK to love you for being yourself.
  • This is why I’ve chosen the career change I’ve taken. While studying how trauma affects the brain and our programming (which is why we don’t think logically about much, we just follow our programming), learning all of that made me realise I’d been shaped by all of that stuff and that’s the reason I acted like I did, thought the way I did, and experienced anxiety, why I’m guarded. I was running from a place of fear that I was always going to get hurt, that someone would always abandon me and that there was something wrong with me, it’ll go wrong anyway – you’re always looking for it.
  • Something I realised I was bad at (and most other people are as well) is the way I spoke to myself internally. I’d never speak to anybody else like that. A lot of us don’t think it matters because it’s inside your own head, no one else can hear it. But, understanding how our brains work, that voice is a key, fundamental part of why we feel the way we do, the actions and reactions that we have, it plays a key role in everyday life. Part of my journey was learning about that, releasing the anger at a subconscious level, and learning to love me.

BEST MOMENTS

‘Beliefs shape everything about us: our thoughts, feelings actions, reactions, that’s why I think for most of my life I was in an internal battle.’
‘It’s a journey. It’d be lovely if there was a magic pill that made everything OK. Awareness is the first, key step.’
‘We generally only carry anger, as adults, if we go through things as a child that we morally disagree with and we didn’t have the voice to voice it. That’s why it comes out in ways we don’t want it to come out in.’
‘It’s easy to look at somebody and think they’re an evil person, but the reality is that a lot of people demonstrate narcissistic behaviours, but are completely unaware because we’re just not taught how trauma affects the brain, what that does to us and how that impacts others.’

ABOUT THE GUEST

Scarlett O’Connor: I've been referred to as the queen of resilience and I'm dedicated to providing you with the mindset tools I have gathered over the years to help you heal, thrive, and overcome whatever challenges you face.

Using the same tools I share with you, I took myself from 0-6 figure businesswomen, from an unfit mum with a saggy belly to a fit mum with rock solid abs and from a coma to become Ms Atlas, World Champion 2019 and 2021.

On this episode of Ask The Experts, Alka Sharma talks to Dr Hayley Nelson, a neuroscientist, founder of the Academy of Cognitive and Behavioural Neuroscience to talk about her passion for neuroscience and making it more accessible and approachable.

KEY TAKEAWAYS

  • I was always really good at Math and Science as well as Performing Arts, Theatre and Dance, so I had to make a decision which, at that age, was probably too early. I chose the science route. I wanted to be a paediatric oncologist. While I was there, I had a personal tragedy and was sexually assaulted and got diagnosed with PTSD. It rocked my world, I was experiencing feelings, thoughts, and emotions that I couldn’t explain, and I wasn’t acting myself. I wanted to understand what was going on in my brain that was causing this, so I took an intro Psychology course, and the rest is history.
  • If the neurochemicals are off balance in the brain, or the connections aren’t where they’re supposed to be, or I’m working on new habits, or I’m learning something, I’m literally re-wiring the connections in the physical structure of the brain. That in turn can impact how I think, feel, remember things, and act. That affects my mind. But, the other way is also true: How I’m thinking and feeling, my behaviours and actions, can in turn change the wiring and the structure of my brain through neuroplasticity.
  • Neuroscience is the study of neurons: The function of the brain and how it controls it. Cognitive – cognition – is the capability of looking at both our conscious and unconscious activities that shape our thoughts and mood, things that are perhaps more challenging to quantify, comparing that to behaviours (our actions) that you can easily measure.
  • I don’t study quantum physics, but I know that there is a huge interest and connection between neuroscience and quantum physics because of the electromagnetic properties and how we are able to generate that. MRIs use magnetic energy to image the organ, structure or bone you’re looking at. In regards to the brain, strong, intense magnetic energy can move the blood to certain areas as they become more active. With FMRIs you can map out and see where the energy is being created and where it’s moving as you’re doing different tasks. This caught the attention of quantum physicists to really understand the patterns of the electrical energy, where it’s going, where it’s processed. As a behavioural and cognitive neuroscientist, I like focussing on how that energy manifest in our thoughts and behaviours.

BEST MOMENTS

  • ‘I want to share my passion and excitement for the brain, and my inquisitive nature, with other people.’
  • ‘The brain is an organ, it’s the physical structure that sits inside your skull, and it literally controls everything: sight, hearing, touch, taste, breathing, blood circulation, everything that allows your body to function.’
  • ‘The neurons – the cells that make up our brain – are plastic meaning they’re mouldable and sometimes that’s to your benefit or detriment.’
  • ‘You literally are creating electromagnetic energy and fields around you every time you’re doing anything, we are electric beings.’

Dr Hayley Nelson earned her PhD in Psychological and Brain Sciences from The Johns Hopkins University, is a tenured professor of Psychology in the Philadelphia area, and is an international speaker.

On this episode of Ask The Experts, Alka Sharma talks to Olaysha Novozhylova, CEO and founder of the NotBasicBlonde brand and is dedicated to empowering young women to create an extraordinary style and embrace their individuality.

KEY TAKEAWAYS

  • I don’t consider myself a blogger, podcast host, model, I consider myself an entrepreneur because I do it all. I had none years in IT project management before starting my brand in 2017, I graduated from business school, I have a managerial sciences degree. I’ve done modelling since I was 13, I’ve also written a children’s book as well. I’ve built my brand around messages and NotBasicBlonde stands for: Be unique, be yourself, never basic. It inspires women to be themselves, not be afraid to stand out and always try, don’t let anyone control your sparkle.
  • I always stood out from the crowd because I’m 5’11’’ and people would ask if I was a celebrity and what brands I was wearing. My passion for fashion came from childhood because my mum was a huge fashionista and I’d always get in trouble in school for being too fashionable and I’d get bullied for it. That’s why I started my brand and movement. In 2017 it was hard because everybody was trying to blend in, but since 2020 everyone’s trying to be themselves and stand out.
  • My parents got married when they were young, so I spent a lot of time with my grandparents. But then when I was a teenager I was on my own and independent and my parents trusted me with everything so I’d take care of the house and take care of myself, do my homework and I started working when I was 13 selling cosmetics, at 17 I bought my first car, at 18 I moved out not because I had to but because I wanted to.
  • Everyone has their hidden talents but not everyone has the courage to show them because they’re afraid to be judged. Firstly, identify your talents, what do you better than other people, what are you good at? What can you help people with and what problems can you solve? From there you can define your purpose.

BEST MOMENTS

‘I’d been working on the name of my brand and I was showing her some profiles that I liked and she said “you’re definitely not one of them”, so NotBasicBlonde was born!’
‘You should have a sense of your own self-identity because you won’t feel confident about yourself, you won’t feel like yourself. You should definitely have time for yourself and your self-care, it’s important.’
‘Being authentic and true to yourself will help you not to lose your identity and help you succeed because there is no competition, you’re unique.’
‘Don’t be afraid to dress up and stand out, you don’t have to be like everybody else, you don’t have to blend in, you can be you any time you want. Don’t be afraid to wear what you want. If you try to blend in you’ll lose yourself.’

ABOUT THE GUEST

Olyasha Novozhylova is the founder and creator of Not Basic Blonde, a fashion, and lifestyle blog dedicated to inspiring young women to create an extraordinary style.

As the founder and host of NotBasicBlonde Podcast, where no topic is off limits, Olyasha provides millennials an ultimate guide on entrepreneurship, dating, marketing, self-development, astrology, spirituality, fashion, coaching, beauty, health & wellness.

On this episode of Ask The Experts, Alka Sharma talks to Moza-Bella who was born and raised in Vietnam, she currently works in the USA and has partnered with Brad Cardone. Her main purpose and passion is to help professional women get out of any emotional underlying distress so that they can live a more meaningful life and feel happy and loved, and achieve fulfilment and success.

KEY TAKEAWAYS

  • I worked as a nurse doing 12 hour shifts for more than 10 years, I loved what I did and I loved my patients. But I had to trade my time for money. It wasn’t a job where you were dealing with somebody else’s life or death, it was very intensive and I could never wait until my day off, but when I got my day off I couldn’t do anything for myself because all of my energy was depleted. I couldn’t do it for another 30 years, I needed more time and freedom for myself.
  • In order for me to feel happy we need time-freedom – control of your schedule every day, not asking for somebody’s permission for how to spend my hours and days. We also need to not have any financial concerns and we need to feel fulfilled, and everyone has their own definition of fulfilment, but in the end it’s about aligning with your core values as you find your passion and authenticity.
  • I’m a woman, so when I meet another woman I feel that love and connection right away. I was in their shoes and know that there are seven categories that I can coach to have a super life.
  • It’s all about the way we think and the information we learned until this point. It’s very hard for us to unlearn the already known, it’s a process, you’re not going to take actions until you feel right in your consciousness and subconsciousness. If you don’t feel right here you’re not going to change. In order for you to change and do something totally different or outside of your comfort zone/morals/beliefs that you were taught for the longest time, you have to unlearn the already learned and apply the new information that I give you.

BEST MOMENTS‘Growth is one of the key elements to being happy.’
‘Experiencing luxury is not about the price tag or to show off, it’s about appreciating the fine things in life – the products and services out there for you – a lot of people put in a lot of work to provide these for you.’
"We appear to be strong, we can secure things, we can do it because we are able to box all of the emotional distress and put it aside so we can function at the highest level.’
‘When you feel free, that’s when you feel elevated.’

ABOUT THE GUESTMoza-Bella is a co-author of Amazon Best Seller ‘Powerful Female Immigrants’, world traveller and speaker, in partnership with billionaire Grant Cardone. Born and raised in Vietnam, business owner in Vietnam and the USA, Moza has a devoted passion for helping professional women experience the freedom of luxury – the luxury of being you.
Over 24 years of experience in entrepreneurship, a master’s degree in business administration, a bachelor’s degree in linguistics, licensed registered nurse, Moza and her SuperLife team have helped thousands of professionals experience the best versions of themselves.

On this episode of Ask The Experts, Alka Sharma talks to Porsché Mysticque Steele, an independent publishing expert and speaker helping coaches publish highly-impactful books that generate income, influence, and elevates them to Thought Leadership.

KEY TAKEAWAYS

  • At the root of who I am is a person that is just passionate and borderline obsessed with literature, stories and getting stories out into the world as well as helping people discover who they actually are.
  • Book writing tutorials online will often tell you that you need to figure out what you want to write about, write an outline and then start writing. Simple. But to me, that doesn’t birth an impactful book that’s meant to last on shelves for generations. The first thing you have to do is ask yourself why are you writing this book? You could tell your story on a podcast, you don’t need to write a book unless the purpose of you telling your story is to drive some sort of point, message, or knowledge to the reader.
  • Brand goes so far beyond your logo, colours, and designs. Brand to me is your values and what you stand for. Brand credibility is all about whether you have values and that you stand for something amazing and you show up every day with those values at the core and forefront of everything you do. If it doesn’t your brand credibility is weak because you’re not serving your client or audience based on the values you claim to have.
  • A thought leader is an individual who has a new, innovative way of thinking, feeling or doing. They step out to the forefront, and they share it with their audience or the world authentically and it’s so moving that people follow. In 2023 I think leadership has been overused, everyone’s using it to describe themselves and it’s losing its potency. I call myself a thought leader is because I like doing things my own way, the way I run my publishing company is different from how others do it, the way I coach people when it comes to their books, I dig deeper than most people actually dig, I have different ideas that most people don’t talk about.

BEST MOMENTS

‘Who is your target audience, go out and find them and ask them what they think of your book idea. If they aren’t interested at all you have to go back to the drawing board, if they are you’re validated.’
‘Your language can change depending on the platform you’re using (Facebook, LinkedIn, etc), but the message should be the same.’
‘I talk about the perspective we don’t hear about: What happens to you when you’re telling your story? What transformation is happening inside?’
‘Failure is not having tried at all, not doing something and it not turning out the way I thought it was going to.’

  • The fastest way to get started in real estate is to look at wholesale properties that are under market value. You can also assign a buyer who will look for properties. You don’t own the property, but you will start to make money once the contract is in place and start earning passive income.
  • When you have an investment property it’s called “prehabbing”, which means you’re required to have minimal upgrades on the home, so you enhance the property just enough to enable other investors or buyers to look at the property online. These include a fresh coat of white paint on the interiors to make it more inviting and upgrading the appliances. You also need to clean up the outside of the property as well for “curb side appeal”.
  • Be familiar with the markets and market trends. Real estate is cyclical in nature because of the demand and supply being impacted by economic trends. Also, research the neighbourhood and surrounding area, the demographic of the tenants you want to rent to.
  • Investors will want to know how much you’ve spent on renovations, if you’re flipping on a home make sure you don’t spend too much on the renovations because when you list the property back on the market you’re not going to make profit. Budget.

BEST MOMENTS

‘Before you decide to quit your 9 to 5 you should plan how you want your life to look and determine your SMART goals. Based on those goals, slowly you can leave you 9 to 5.’
‘It’s OK if you have little knowledge. You can always learn about the reality of investment as you’re learning from a realtor for example.’
‘Make sure your tenants’ needs are at the forefront, is there public transport nearby if they can’t drive? Is there a shop/mall they can walk to? Make sure you have contractors who can fix anything that goes wrong.’
‘Buy high and sell low.’

On this episode of Ask The Experts, Alka Sharma talks to Aleksandra Marjanska, a coach and high performance mentor and founder of the Social Achievers Institute, about high achievers, and how to achieve success in life and business.

KEY TAKEAWAYS

  • When I had my first episode of burnout I didn’t even realise what it was or had ever heard of the term. I’d always been an A student who really loved school and set the bar very high for myself. When I was still in primary school I passed out one day in our apartment out of physical exhaustion, my body shut down for a while because I wasn’t listening to the subtle warnings.
  • I believe there’s an innate personality type of a high achiever, they have a drive all the time, are very future oriented, are always hungry for more. Humans always look to develop themselves and grow, but it is an achiever type that is particularly strong. We will never settle for anything, no matter how good life is, we are not about stability, it's not one of our values. So many people dream of stability and reaching a level in life where they can start to enjoy themselves and maintain that, but for an achiever there’s no such point that you’d reach and want to sustain, we always want to go somewhere else and learn more and create more and explore more and achieve more and challenge ourselves.
  • Achievers are so used to living outside their comfort zone that they don’t let themselves back in to recharge, relax and rejuvenate for a bit. We’re so used to jumping into the deep water all the time, constantly challenging our minds and bodies. But that can create a lot of trouble and struggle in later years.
  • This overachieving is a cry for proving self-worth constantly. You’re achieving not for the delight of living but to constantly prove to others – but mostly to yourself – that you are worthy, that you are good enough. This feeling of not being good enough and having a harsh inner critic is on a deeply subconscious level, because when you look at these people from the outside you’d never think they’d be suffering from that because they often seem very confident.

BEST MOMENTS

‘Constantly competing with yourself is a key identifier of being a hyper achiever.’
‘My ideal client/audience often comes from broken homes. They have been exposed to prolonged, traumatising factors in their family in one way or another.’
‘The masses need to hear this: Get yourselves out of your comfort zone because everything you want is on the outside of that.’
‘Building relationships with others starts with the relationship you build with yourself first.’

ABOUT THE GUEST

Aleksandra Marjanska: It means that my job is to make sure you do everything you can and everything you can’t (yet!) in order to achieve your most “impossible” goals.

What’s more, I help you overcome the “high achiever syndrome” and start really enjoying the entire journey towards your goals, not only the final spectacular results.

Discovering this new, effortless, joyful way of achieving goals is a deeply transformational process.

On this episode of Ask The Experts, Alka Sharma talks to Elena Apalkova, a dynamic, high performance mindset coach, about mindset, what limits us and our potential for success.

KEY TAKEAWAYS

  • My journey began after an accident in my life where I lost a lot through a person that I trusted. That situation affected me very much and I was in a place where I was looking for solutions. I listened to various successful people and eventually found a webinar by Jodi Spencer. One sentence he said helped me: “People don’t die from the snake bite, but from the poison which spreads out through the body”. That helped me understand that what happened happened and that I can’t change it. We have to learn from our mistakes, we have to start again.
  • I got passionate about personal development and hungry for knowledge. I was making a big income but I was never fulfilled. People that knew my thought I was very successful, an international leader, a beautiful lifestyle, travelling and staying at five star resorts, but inside I wasn’t happy or fulfilled. So, I totally changed my career and began attending seminars, training, events and webinars by the best coaches who had achieved a lot in life. I was searching for more.
  • Writing down goals is very important to give them physical form, not just having them in our mind. But it’s not enough. Our behaviour is controlled by our paradigms and a multitude of habits or programs that are written in our subconscious minds. They control our habitual behaviour, and most of our behaviour is habitual. We are literally programmed to behave a certain way, think, and feel. We need to be aware of our habits and what actions we take that are productive or not productive to bring us closer to our goals or not. You have to have a positive attitude and you must believe they are possible. If there is no alignment here it will not happen. This takes time and daily work.
  • We achieve in life not what we want but who we are, what matches our identity, personality and self-image. Each of us has our own way of seeing ourselves and what we think is possible for us. The reality of the outside world matches our expectations of how we see ourselves. How we see the world is not actually the world, different people see the world differently. How we see it is also related to our self-image and our paradigms, what doesn’t match we don’t see. This is why who we are is very important.

BEST MOMENTS

‘Money itself doesn’t bring fulfilment.’
‘I started a platform for Russian speaking people to achieve success as there was nothing like it in Russian speaking countries.’
‘The teachings of Bob Proctor are fundamental and something everyone needs to know how our minds work. We are not just our body, we can control and use our minds.’
‘A common trait of successful people and achievers is that they expect their success even before they become successful. They have a positive attitude to themselves and towards life.’

On this episode of Ask The Experts, Alka Sharma talks to Anya Vasquez, an energy coach specialising in marriage and relationships, who helps high achieving entrepreneurs to elevate their marriage, increase income and to heal naturally to be the best version of yourself.

KEY TAKEAWAYS

  • Every soul that comes to this planet has a power, a gut intuition, but with everything that we go through in our lives that intuition slowly gets fogged, distracted or completely covered. We get a disconnect between what we truly are and what our reality is. I help get all that mess away so you can find that gut feeling with more clarity, know what it is that you want and how you want to live your life and you start living in that alignment for yourself.
  • I found myself in an abusive relationship when I was younger and decided I needed guidance. I couldn’t take guidance from my parents or family because we didn’t have a thriving relationship, we were surviving. My escape was weed and I smoked every day. I needed to change things and the universe provides, so I ran into a person who is now my best friend and neighbour, who became my mentor. He read my soul using numerology and traditional Chinese medicine. I enrolled in a numerology and traditional Chinese medicine course, and it felt like pure alignment. This was my purpose.
  • The most important thing is that we all like to fake, pretend, be pretty, not be vulnerable and not show our bad sides. So, for a lot of years we've been sweeping problems under the rug. If you’re an alcoholic, step one is admitting you're addicted, then you can step onto your recovery path. The same thing goes with life, understanding and really getting clarity of where your blockages and potentials are gives you something to grab onto with your mind and understand what’s happening and what you need to pay attention to.
  • We go through our lives and realise it’s not what we want or how ambitious we are or what we want to achieve. There are predispositions that are literally driving you without you knowing. Starting to understand that will give you the clarity of how to overcome, change, adjust, and how to take control of you and your life. We just love to point fingers and blame others and situations, but we need to understand that everything happens for a reason.

BEST MOMENTS

‘We are more than just physical creatures, we are spiritual creatures having a human life.’
‘People around me lost it because they didn’t know what was happening with me, they literally thought I’d gone mad.’
‘I want to teach people how to live properly and how to establish their lives to that thriving where I got to.’
‘You need to know how your mind works in order to maintain it.’

On this episode of Ask The Experts, Alka Sharma talks to Ajamu Ayinde, hypnotherapist and mental coach, to talk about his mental games system which he uses to help his athlete clients with their performance.

KEY TAKEAWAYS

  • After not experiencing the birth they wanted, of my sister the year before, my parents used hypnosis to facilitate my birth, so I was born in a hypnotic trance. My Mom also used hypnosis on me and my sister when we were in the crib, so I grew up with a very strong focus on education and morality – I’ve never smoked a cigarette, drank alcohol, or taken drugs. My Mother made me the man that I am. Around 1995 I discovered I could make a career in hypnosis, discovered my tools and got myself certified.
  • Hypnosis is a naturally occurring, focussed state of attention and it’s something that everyone does throughout their day: If you’re reading a book, watching TV, on your phone, driving your car and missing an exit you’re in a trance. It’s focussing on one thing to the exclusion of everything else.
  • There are a lot of myths around hypnosis. The most prevalent one is that the hypnotist has some kind of special power of control over people, hypnosis allows you to have more control, not less control. It’s not mid control of brainwashing, you’re waking up from the limitation trance you’ve been living in. You’ll take on new beliefs that will empower you.
  • As a medical hypnotherapist I use hypnosis in a clinical context, for things that you might see a psychiatrist, psychologist or social worker for. I’m working in conjunction with those professionals to make sure that treatment plan is being upheld. I’ve been working a lot with people suffering from Covid anxiety since the pandemic, for example.

BEST MOMENTS

‘Hypnosis is most known for helping people to stop smoking, helping people to lose weight and manage stress. But, with my background in teaching and education, I did a lot of work with exam anxiety and attitude adjustment.’
‘I work in collaboration with a primary practitioner (doctor) to supplement the course of treatment the patient has been given for their diagnosis.’
‘There’s a myth that only 10% of the population can be hypnotised which is not true.’
‘We give you a preview of the life you want to lead and you then have such a burning desire and passion for that, it’s like you’re waking up from an amazing dream and you say “I have to have this!”’

ABOUT THE GUEST

Ajamu Ayinde: I have 24 years of practice and study of hypnosis and related sciences. My areas of specialisation are: sports, obstetrics, paediatrics and oncology. I am most excited to help new mothers and fathers from all races, religions, and cultural backgrounds to have a pain-free childbirth, help teens to eliminate allergies or phobias and meet their athletic, artistic, and academic goals.

On this episode of Ask The Experts, Alka Sharma talks about what is happening economically in the world right now, including jobs, inflation and how the economy as a whole is affecting a lot of people. Alka also gives advice on what will happen in the housing market through 2026 and how this will affect you when you’re looking for a home.

KEY TAKEAWAYS

  • Is a crash coming in the housing market? During the pandemic, businesses were hit, and people lost their jobs. People starting new businesses in 2020 were actually in a better place because there was less competition. The problem now is that there aren’t enough workers for all the available jobs and this has created inflation and that won’t go away any time soon, in fact it will get higher.
  • Energy prices have soared worldwide and inventories are low which has affected consumers. If you’re looking to buy properties, listings are down. First time home buyers for the next three years will be limited by the supply. Housing and rental prices are going to increase and this will fuel inflation further.
  • Higher mortgage rates will force people out of the housing market. When there are fewer buyers, this is actually good because there’s less competition for those who want to buy.
  • Millennials desire more space and are moving out of the cities into the suburbs where house prices and tax are cheap and are choosing to work from home, which is great because they start to save money on travel and allow them to be more productive.

BEST MOMENTS

‘Knowledge is power.’
‘Money needs to circulate for economies to recover.’
‘Rental properties will be strong and this will drive rent up and contribute to inflation. You should increase rent every year.’
‘There’s so much that we have to be grateful for, that we can learn from how we are pivoting as a company.’

On this episode of Ask The Experts, Alka Sharma speaks to Mr Malcolm Smith, a funnel builder and marketing strategist who has helped thousands of up and coming business owners with their skills and to build profitable businesses, which he does using traditional and non-traditional strategies, about the importance of being visible online and how digital marketing helps entrepreneurs.

KEY TAKEAWAYS

  • Whether you go back 75 years or today, you have to be known to be found, whether that was on billboards or in the telephone book – which Google has now replaced. What I do is get people visible on all digital devices. There are some people out there that can’t give the quality of work as some of my clients can, so my task is to make sure that they’re found whenever people are looking for them, whether that be on Alexa, Siri, phones, laptops or iPads.
  • First we have to establish what a client’s goals are and want to accomplish with a digital marketing strategy, where they’re at and where they want to go. Then we need to know who their target market is because they have to market to a particular person. A lot of people try to market to everybody, but it’s really important to know who your target audience is.
  • Now, it’s more important for brick and mortar stores that have a local presence to be on directories like Yelp on an Apple device, because Siri uses Yelp, and on Google Maps for Android phones, rather than having their own website. It’s easier for local people to find you when they type or ask their device: “Where’s the best … business in this town?”
  • As good a businessman as Donald Trump is, he’s a master at marketing. What he does is put a message out there and it gets a reaction – it’s very polarising, you love it or you hate it, but it grabs your attention. For example, when Hilary Clinton said that he doesn’t pay taxes he answered saying: “Yeah, I use legal business practices, just like you and your businesses, to avoid paying taxes”. It flipped the script, there’s no rebuttal to someone speaking the truth. People responded to that level of honesty. You can have a lot of things, but if your message is authentic it will resonate with your audience.

BEST MOMENTS

‘The truth of the matter is: You don’t need to be the best, you need to be the best known. Best known is often not the best.’
"We used to rely on word of mouth, opinion. Now we rely on reviews.’
‘YouTube is the second largest search engine in the world, don’t be afraid to be on video, but make sure the content you put on there is evergreen content.’
‘When you’re talking about branding, you want to make sure the personality of the business shows through and why those people would want to work with you. The people who like you will give you a call.’

On this episode of Ask The Experts, Alka Sharma speaks to Louis Guarino, a physique transformation expert with 10 years experience, whose primary goal is to teach people over 30 who have busy lives that it is possible to reach your exercise goals by simplifying the process.

KEY TAKEAWAYS

  • I’ve always been involved with sports growing up, baseball and soccer specifically, I started working out at age 11 but I wasn’t taking it that seriously. Then, at the tender age of 18 at university I had a heartbreak so what did I do? I thought “I’ll get you back”, and my way of doing that was going to the gym, becoming more attractive, so to speak, which was immature, but that’s what kickstarted everything: that I could be wanted if I looked after myself and looked a certain way, that was the catalyst for fitness in general. I fell in love with fitness, the way my body was changing, the compliments, learning the process, and I really felt it was something I was meant to do.
  • I’m probably the least philosophical guy, from experience a lot of people constantly look at their problems, at the problem itself, they don’t tend to look for the solution instead. We all have problems/issues, I’m not trying to conflate different issues or make one issue that’s bad for one person seem easy for another, but the fact of the matter is you still have a choice, even if you may not necessarily have the choices or thew options you want, every day you have the choice to do something. Sometimes those choices and ideas are counter-culture, sometimes those ideas align with the culture at the time. When it comes to fitness especially, it’s very easy to say “I work full-time”, “I have 60 hour weeks”, “I have children”, but it’s not impossible, it’s simply what do you prioritise? What can you do and how can we maximise that?
  • If it took you 30-40 years to get where you’re at right now, then you have to set in your brain the expectation that it’s going to take 30-40 years to reverse all of that. If you can set that expectation and give yourself a lot more room for grace and patience.. We live in an instant gratification society, so people who do go into these endeavours, even if they do start to make good progress, will quit on themselves because it wasn’t fast enough. That’s a very immature, childish mindset. You keep going, you keep growing, you keep learning and you will get there.
  • What’s possible is dependent on a lot of other factors: Your lifestyle, are you really dialling in on your nutrition? Are you eating out less? Are you drinking less? Are you prioritising your proteins more? When you go to the gym are you training with proper intensity? Are you lifting heavy enough? If you’re not doing these things or you’re half-assing it, don’t expect the results for the work you didn’t do. People want what they want, but are you willing to do what you need to do to get that?

BEST MOMENTS

‘I quit nursing school because I was missing my training sessions and I learned to become a personal trainer alongside training to join the NYPD. But eventually, I declined the offer to join the NYPD and chose personal training, and 10 years later I’m still doing it.’
‘I love being in the gym, I love lifting, I hate missing sessions and if I can earn a living being in the place I love being, doing what I love doing, then I’m going to do it.’
‘I don’t want to be a problem seeker, I want to be a problem solver.’
‘Set realistic expectations. A lot of people work out for four weeks but are pissed off they haven’t lost 20lbs, you’ve got to chill out a little bit!’

ABOUT THE GUEST

Louis Guarino: “I have been personal training full-time since 2012 and have worked with an array of people from stay-at-home moms to busy professionals. If there is one thing everyone has in common, it’s wanting to look sexy in and out of clothes, feel confident in their skin, and have a great relationship with food without the dietary dogma and restrictions preached throughout the media.

I help people simplify the process of body transformation, whether it’s fat loss and muscle gain through strength training and/or nutrition.

Using evidenced-based practices along with years of experience working with people from all walks of life, I can assure you that with the right program fit for you and communication between you and me, this will be the first time you do it right.”

On this episode of Ask The Experts, Alka Sharma speaks to Lica Ursu, artist, style coach, member of the International Association of Style Coaches who has designed costumes for ballet, TV and stage about style culture and what it means for you.

KEY TAKEAWAYS

  • I had this idea that one day I would empower ladies and try to change their lives. We have to express more and experience more in our lives. 6-7 years ago, when I decided to continue my studying, that was the biggest transformation in my own life. It’s very important to be aligned between our soul, our personality and our purpose in life, I found my purpose through this. It’s not just about clothes, in some ways it’s a transformation from the inside out.
  • We all know that what you wear can have an amazing and powerful impact on our mental states. Clothes speak about us and we like it very much! Personality is related to our soul, it can give you more energy. We need to align our clothes with our inner self and make these clothes work for us.
  • Style coaching is a combination between fashion and style and life-coaching for personal development. In one holistic vision they take care of all aspects of your life. In some way it helps and empowers women to be more aware of their life, their experience of life.
  • When you wear flattering colours you feel great, beautiful, healthy and younger. Because you are in harmony with your soul you have more authentic power. People generally look in shops and they think that the solution lies within the shop, but the solution is always within yourself.

BEST MOMENTS

‘Dressing with style comes from knowing yourself, it’s about having the confidence to express yourself.’
‘When you do something for the soul you feel great.’
‘Colours don’t normally change our physical appearance, but can affect our mental state. Colour can bring you more power, confidence, physical energy, vitality and awareness (yellow), stimulate your imagination (blue) and bring more balance in your mind (green) because it stimulates both sides of your subconscious mind.’
‘Understanding the personality of a client gives the designer an understanding of the environment of style they need to create for them. It’s the same for a style coach.’

ABOUT THE GUEST

Lica Ursu is an artist and founder of Style Coaching Relooking Développement Personnel in Casablanca: “I was born in Romania and now I live in Casablanca Morocco. I had a Master's degree in Fine Arts. My previous experience as a costume designer for ballet and stage designer gave me the chance to enjoy the style coaching. Also university teacher of Art History and History of Style. Creative, optimist and enjoying huge challenge.

The holistic vision of style coaching inspires me, because I take care of the whole person and at the same time help clients to express their own personal style. My passion for style coaching helped me to become more aware of my human being potential and to know myself better prerequisites for being able to help other people. That is why I tried to help people in my own way. Art can model and open hearts. For me style coaching is one form of art like drawing, painting and sculpture similar with cut, colour and volume on the human body.

Clients can benefit from my artistic experience in different fields, my capacity to see beauty everywhere and the encouragement to live their dreams. I am very proud of my family and career for which I have always given a lot of passion and love. My creativity and ability to help clients and to stay focused on moving toward their goals. My ambition is to bring stars to your dreams! You should never give up, no matter how hard the situation is. Always believe that something wonderful is going to happen.

On this episode of Ask The Experts, Alka Sharma speaks to Tracey Fines to share some of her journey as well as some tips and tricks from the world of real estate.

KEY TAKEAWAYS

  • I didn’t know that I was going to be a real estate investor, so I chose interior design as a career. I became an accidental investor because I bought my first property, fixed it up and then people wanted to buy it and give me lots of money for it. I thought: “Wow, this is better than my job, better than my salary!”
  • I came from nothing, no means. I was abandoned by my parents a couple of times, so I was on my own from day one. I was then adopted, not that I remember any of this, but I’m sure it impacted on my survival skills. In my subconscious I have that will to survive because no one’s looking after me. I had a really good childhood for a while, but then my father and mother lost all their money, the bank foreclosed on their loan, and we were out on the street. My parents went into a tailspin and got really depressed, my mother got very sick and got cancer and died. What I have learned is that these are terrible tragedies, but we can look at things from different perspectives. These big situations are opportunities for growth. I recognised that this was the worst it could be, and at that moment it released me and set me free to do and be anything because I had no fear that there would be anything worse coming for me.
  • If you want to achieve your goals, have better results, you want to have things, whatever it is for you, then you have to be willing. It’s a slightly different level of thinking, optimism that you can maybe do that, that shows a tiny bit of courage and if you have that tiny bit of courage to potentially fail then you can really get different results in your life. But, you have to be able to put your hand up and say what you think without worrying if it’s a mistake. People today are in a comfort zone and they think they want to do something different but they’re not really willing to do what it takes, which is to fail forward. You’ve got to have a little bit of faith.
  • It doesn’t matter what business you’re in, mindset is key for success in any business. You’ll hear a lot about people that win the lottery – who win a lot of money very quickly – 99% of them lose all the money within a few years. They don’t have the mindset of living with that kind of money, they don’t feel comfortable with it or have accepted a life of having responsibility for it, so a lot of the time they go back to their regular mindset and spend it, lose it through bad investment, etc. It really does take a mindset for success. You’ve got to do the baby steps, you’ve got to do the work, you’ve got to do the personal development to get to that mindset of whatever it is you want.

BEST MOMENTS

‘I’ve discovered that these difficulties that I’ve experienced have become the biggest blessings of my life. It’s actually pushed me in the direction that I’m in now and I’m so grateful for everything that’s in my life and everything I’ve been able to do, and how it’s shaped me into the woman I am.’
‘It’s a nice thing to share with people who may be struggling. This struggle that you’re facing, you have choices too about how you handle your struggle, it’s either a growth opportunity or you’ll fall off a cliff into despair.’
‘You have to put yourself out there to fail, you won’t succeed or fail if you don’t do anything.’
‘When I’m coaching people I don’t want them to be traumatised by anything, I just want you to take baby steps beyond where you were comfortable before, like getting up earlier to work on your personal development.’

On this episode of Ask The Experts, Alka Sharma speaks to Rolando Francis, a multi-award winning entrepreneur, Founder and CEO of Viral Brands Media - Helping online coaches & brands generate more high ticket clients online by leveraging the power of Instagram using their Done For You media management service.

KEY TAKEAWAYS

  • It’s been an incredibly long journey to say the least. I grew up extremely athletic and a lot of my motivation, drive and ambition comes from my athletic side. I played multiple sports, but basketball was the one I really excelled in. I received scholarships to play basketball and the big dream was that there was something special, meaningful and purposeful for me to do and there was a great calling in my life. At the time I believed that calling was through basketball, that was going to be my way out and be able to take care of my mother and my family. But, when my hoop dreams were shattered I spiralled into depression for many years. I felt lost and misplaced because there was no plan B, basketball was my brand, my identity. Listening to a pastor ignited a fire in me and it was a rebirth for me where I saw a new vision and purpose for my life I’d never seen before where I would make an impact on many individuals so I embarked on a personal and spiritual transformation and got my life on track.
  • I’ve had many different jobs, I spoke on stages, I’ve worked for a fitness company as a manager, hiring sales and customer service reps which helped me grow and develop on that side of things. I developed a skill set around systems, operations, business and I’ve taken all of that into where I am now.
  • In the beginning of your company you work with everyone, you want the opportunities, you want to build up your portfolio, you want to improve on your skill sets and that’s what I did until I got to a point where it became more important than building my portfolio and earning a certain kind of income, I got to the point where it was more energetic. If an individual had a certain kind of energy that I was also drawn to I knew I wanted to work with that person and help them take it to the next level. I narrowed down more on a preference of who I wanted to work with: busy CEOs, business owners, entrepreneurs, coaches, speakers, authors, but also a lot of personal brands who have a message they want to share because that’s like myself as well.
  • My main mission and goal, whether it’s in entrepreneurship, ministerial, speaking on stage, I always wanted to teach and make an impact on people’s lives. I’m a firm believer that everyone has a certain gear or level that they can get to that we know as your true human potential. But, a lot of people don’t know how to tap into it or just squeeze that last bit of juice out. Even with business, that’s a part of what I do as well, teaching people that they have this message, brand, business, let’s just push it to the next level. Serving people and putting people first will always be very, very important and a core foundation of everything for me. And I think everyone should run their business and live just like that.

BEST MOMENTS

‘Being open to the universe/god, to download certain things to you Everything that you experience in life brings you to the place that you are right now for a very specific purpose.’
‘We all desire a certain level of fame based on the message, our personality and brand.’
‘My initial approach is to lead with service.’
‘If your business doesn’t touch the heart, it will never start.’

On this episode of Ask The Experts, Alka Sharma speaks to Almira Bardai, a serial entrepreneur who shares her success stories and information about PR, communication and marketing.

KEY TAKEAWAYS

  • I always loved advertising and the school that I went to had a communications programme as well as a marketing programme that I was interested in, but it was part of the business school and you needed to be able to pass Maths and Economics which, while I love the concepts, I can actually properly do either of them. So, life led me into the school of communications where I did my degree. They had a co-op programme and, even though I’ve now been in the industry 20 years, I still say that programme was the catalyst of my career because I got hands-on experience actually working in the industry, and the work that I did and the work I got to work on was phenomenal.
  • The beer industry is predominantly women. The men in there end up becoming managers in C-Suite roles, but communications and PR is a very ‘pink’ industry, if you will. I think it’s a lot of creativity, loving news and loving stories. When you talk to any PR person, whether or not they’re independent, working for an agency or a company, we love to tell the story and get that story. There’s such a rush behind it. I’m always looking at what’s happening in the media and thinking how can I relate this to a client or looking at what a client’s competitor is doing or, in thought leadership, what are the other CEOs saying and what is my client’s point of influence?
  • What we do in PR is try to make the client stand out. So, if you don’t stand out yourself, be bold, and take initiative, it’s not necessarily the right career path. You can still be a great writer, a great pitcher and a great team player, but if that doesn’t make you strong enough to follow up with a phone call or to take a journalist out to lunch, there’s going to be a personality conflict.
  • I thrived on deadlines and knew I had to get things done by then. Give me the challenge and the chase and I love it! When you finally open up that newspaper or turn on the TV and you see your client’s story it’s just like “yes! This is what I worked so hard to do!” But I do find that for the younger generation they do find the deadlines harder or in particular they find the pace of a PR agency hard. When I interview people I say your first three months are going to be a living hell, and people think I’m joking. But by the time the three months has happened they realise I wasn’t kidding.

BEST MOMENTS

‘One of the secrets to my success is the relationships that I’ve built and continue to carry through, it’s all about relationships.’
‘I ended up as head of global PR at the age of 26 for the UK’s, if not Europe’s, hottest beer brand [Cobra] at the time. Selfridges called me to put the product in the window, normally they charge you £10,000!’
‘I think I’m learning to grapple with the word “failure” better. I always saw them as opportunities or lessons, but some days you’re just like wow, that was a colossal failure!’
‘In PR, you need to look at what’s going on out there in your industry and consume and come up with ideas and have the tenacity to believe in your ideas, to have the confidence to take it to a journalist to be able to get that story. You need to take the lead.’

On this episode of Ask The Experts, Alka Sharma speaks to Saria Rino, a licensed financial coach who takes a holistic approach to financial planning. She has been in the financial industry for 6 years and specialises in helping families build generational wealth. Saria believes that anyone can achieve the financial wealth they desire and is on a mission to create more financially independent individuals.

KEY TAKEAWAYS

  • I always wanted to be an entrepreneur, I always loved business, I always envied business people when I was a kid, they always looked so pretty, talked so fancy and dressed so beautifully. School teaches you to learn in one way and I didn’t learn in that traditional way so I unfortunately grew up my whole life thinking I wasn’t that smart. When I got a job at 16, my parents were pretty good with money and they taught me how to be good with money. I was never given any handouts, unlike most of my peer group. My parents took me to their financial advisor and had me put money into mutual funds so one day I could buy my own vehicle and save up for my own place. It was the start of me getting my life together, but I didn’t understand anything the advisor was saying to me and my feelings of excitement turned into defeat and confusion. The one thing she did tell me was that in 40 years I’d have an ‘x’ amount of dollars.
  • I wanted to help people in a large way. We all use money, everything that we do involves money, so when we actually know what’s going on with our finances it’s actually super empowering.
  • If you know somebody who is an independent advisor – not one who works for a bank – they’ll give you non-jaded advice. How do you budget your expenses? Should you invest in a mutual fund/stock? Perhaps join a group of like-minded people, that helps as well. Ask them questions, this will show your advisor that you’re serious about investing and that you have a little bit of knowledge from what you’ve read.
  • Instead of ‘producing’ you to death that a lot of advisors do to generate new commissions or sell you multiple policies, I just really want to put together a strategy that helps my clients long-term actually achieve their goals.

BEST MOMENTS

‘Most people don’t really know what’s going on with their money, let alone actually understanding it, even into their 40s, 50s or 60s.’
‘There’s so much information on the internet, but it’s also kind of a curse because there’s so much information you don’t actually have the right knowledge of, how does a normal person who’s never had a financial background sift through it?’
‘Getting financially literate [as a female], is very, very important because you can be taken advantage of.’
‘I like to call life insurance “the last love letter”, there are two things we can guarantee in life: taxes and death. We don’t know when our last day is going to be, which is both a blessing and a curse, we want to make sure you’re OK financially.’

On this episode of Ask The Experts, Alka Sharma speaks to Tray-Sean & Lashai Ben Salmi about empowerment, mindset, dreaming big and not letting your failures and adversities end your beginnings. The Ben Salmi are on a mission to provide the next generation with the tools, resources and opportunities, as well as being the role models, to enable them to thrive.

KEY TAKEAWAYS

  • The catalyst for your journey started after I went through bullying at school which led to me having to be taken out of school. Bullying wasn’t widely spoken about in 2007-8, so I thought there was something wrong with me and I lost my confidence. There was a 1.5-2 year period where I wasn’t in school and instead of putting me into childcare or straight into another school Mum decided to take me to business and personal development events with her. I listened to what they were saying and took down the teachings and realised I wanted to take what I was learning in these environments with adults and convert them into something kids could understand and learn from.
  • I got rejected a lot by a lot of other young people, I couldn’t really go into certain play groups, so I had to discover who it was that I wanted to become that was better than who I used to be. I had to learn to stop comparing myself to other people because they weren’t people that I wanted to surround myself with. I had to wake up and acknowledge who I wanted in my circle and who I didn’t, who I wanted to be and who I wanted to project to other people of who I wanted to become.
  • In no way are we perfect, we have our sibling quarrels and mishaps, but we tend not to struggle with them too much, Mum has done a good job of raising us in a very certain way. Everyone is a unique piece of the puzzle and they’re not comparable, it doesn’t make sense to compare each other and no piece is more important than the other. The way we compete keeps us accountable and motivated rather than trying to be the best or do the most.
  • The way we try to play our part in empowering the kids of today is through showing them that even though we’ve been heavily blessed and we have all theses skills, there’s nothing special about us, we’ve just been fortunate enough to be able to activate, be in the right spaces and have the right mentors. We like to really empower kids by saying as long as you really believe in yourself and as long as you’re passionate enough about whatever your dream is – and it doesn’t have to be becoming an astronaut or a doctor – there are so many other things out there that are super niche.

BEST MOMENTS

‘We now own our own publishing house, do public speaking engagements and share what we do with the world.’
‘Don’t try to fit in. Try to be the person outside the box, try to stand out and be outside of what everyone else is doing.’
‘The three pillars consist of: something to do; someone to love; and something to hope for.’
‘I published my first book at three years old, I’m nine now. My mission is to put a smile on all the people’s faces.’

On this episode of Ask The Experts, Alka Sharma speaks to Dr Clyde Rivers, the recipient of the Danny K Davis Peace Prize 2017, US Congressman of Illinois, spokesperson for World Civility Day, acting ambassador and director of the North American Golden division of the Golden Rule International, the acting representative to the UN, honorary ambassador for the Republic of Burundi and special advisor of the president of the Republic of Burundi.

KEY TAKEAWAYS

  • One incivil act from an employee to a customer can make a customer never come back to that business again. Now that one in civil act has caused you to lose not just one customer but potentially everyone they know because they have social media.
  • If you’re a boss and you walk in with a bad attitude to your employees, they in turn could take that in civil act and pass it on to your customer. Your customer now feels the incivility of the owner to the employee. If 10 employees offended three people a day at the end of the month you’ve offended 700 people. Think about the effects. Businesses don’t think about this algorithm – a disgruntled employee can create a disgruntled customer and that customer can cause you business to go down.
  • You’ll never have innovation without people, you’ll never grow your business without people. At times we miss the most valuable commodity in the world: People. Everything around you was created by someone’s idea (your home, your car, the mall you shop in), so the real currency is ideas.
  • The old day of business was “we command you and we control you”, now it’s “inspire and trust”, if I can inspire someone and they jump off and I say I trust them the more apt we have to actually grow it when you trust and inspire that old mindset of “I’m the boss, just do it”. That’ll work for a minute but that person can find another job where they’re inspired. Leadership has to change its mind because people aren’t uneducated any more, people have access to information. They’re no longer uninformed, they know more than you about various things so treat people well.

BEST MOMENTS

‘98% of people face three acts of incivility a day.’

‘Are you killing your business? If you don’t allow your front-line workers to speak freely they may not give you what you need because they feel like they’re worth nothing.’

‘Everything starts with people.’

‘People look at how much money you make and they size you up. I say: “Shame on you”.’

He is the Ambassador at Large for the Republic of Burundi, Co-Chairman with the Congressional Prayer Conference in Washington D.C., and Acting Representative to the United Nations for the Interfaith Peace-Building Initiative. He is the Founder and President of iChange Nations and the Human Rights Global Congress. On this episode of Ask The Experts, Alka talks about how you can overcome some of the challenges in real estate in 2022 for first time buyers and homeowners looking to make changes.

KEY TAKEAWAYS

  • What will happen is that the housing market will be challenging for the next generation of buyers: the millennials. They will move from big cities into rental accommodation because house prices are soaring astronomically high, this means big gains for the market, but not always for consumers. We need to pay attention to the market and interest rates which will affect mortgages. You need to budget and plan ahead to provide for your family and maintain your lifestyle.
  • Homes on the market have doubled or tripled in value. Despite the given rise in housing costs in cities, the population is being driven by the baby boomers who are looking to settle away from the big cities and the pandemic, Covid has totally shifted the way we live.
  • People with fixed, low incomes will be affected the most and shut out of the housing market. It’s going to be really difficult to navigate the problems they will have to face, especially if they are the sole breadwinner in the family.

BEST MOMENTS

‘The pandemic has given us a shift in how we worked. We were all working from home.’

‘A lot of people value living outside big cities because there’s more space, there’s more land, more open space. It’s important for people, especially for kids to run around.’

Construction is going on everywhere. As a property investor, keep an eye on what’s being built in your local area.’

KEY TAKEAWAYS

  • Dancing is a basic part of education for kids in Ukraine and there a lot of outstanding dancers that come from there and Russia. We didn’t have dance studios, we had dance clubs in school. I was attracted to dancing because of the dresses and make-up – I was a girly girl who loved Barbie – but I’m addicted to it now. Now I design dresses and have learned to be a makeup artist. You’re in it 24/7.
  • Dancing is not just movement, it’s joy. You can’t stay in one place if you’re a dancer, you travel all the time all over the world meeting new people, seeing new countries, different nationalities. You’re also a makeup artist, a designer, a manager, travel agent all in one.
  • We teach a lot of kids and students of different ages and our main rule is to make an example of how it’s supposed to be. We never ask our students to do anything we wouldn’t do. We push them to practise as much as possible, but that’s only because that’s what we do ourselves. But we develop each individual, not trying to make them into smaller versions of us, we want them to develop their own individual style and skills.
  • As long as we feel that this is perfection, that's the moment when we should do everything not perfectly. Forget the rules. In dancing it’s very important to be an individual person and be remembered because we are quite similar, so you have to have your own signature style and characterizations.

BEST MOMENTS

‘There have been ups and downs, like when my mum couldn’t afford the dancing and said I should think about taking another path and find something more consistent.’
‘If you go full-on with something you love it will always benefit you.’
‘We live a competitive life. Every time we walk onto the dance floor we’re judged.’
‘It’s sometimes easier to just copy, even businesses copy other businesses – which isn’t a bad thing and can be successful. But that’s not our way.’

On this episode of Ask The Experts, Alka Sharma speaks to Satin Vermeer who has come through some difficult times in his life due to failed business ventures, losing his home, his savings, and was made bankrupt. But he applied the ‘Think and Grow Rich principles’ and built a multi-million dollar business.

KEY TAKEAWAYS

  • Whatever you can conceive in your mind and you believe it, you can achieve it. I grew up in the slums of India where I lived on one meal a day and moved to Canada in 1976 because I saw it as a land of opportunity. I wouldn’t have changed a thing about my journey. I’m honoured to be who I am today, I’m making a difference in this world trying to teach the whole world how to use their mind, to conceive their ideas, believe in them and achieve it.
  • When I was 7 my uncle took me to see my first movie, it was James Bond. I didn’t understand a word of English and the theatre was run down, dark and dingy. There was a scene where James Bond was having coffee with a stunning blonde in a café in Zurich and somehow that scene stuck in my mind. I asked my uncle why such a young woman had so many grey hairs, because I’d never seen a blonde before! Then every time I went to school and a reference to Europe or Switzerland came in that scene would come into my mind. It started to get more frequent and I started to think I’ll actually go to that coffee shop one day and after university I got offered a scholarship to do my Masters in Canada, so I asked my travel agent to fly me via Zurich. From that point on I decided never to think small.
  • Mindset is not saying “I’m going to lift this desk with one hand”, I don’t have the capacity to do that, it’s not believable. But, if I say “I’m going to have this desk moved from here to here” I can do that by getting other people to help me to move it. I have the capacity in my mind to get other people to help me. You can only achieve when your goal or your thoughts are consistent with your capacity to apply that thought and work on it to change the action otherwise you can’t take the action.
  • The greatest natural resource in this country isn’t minerals, timber, forests, lakes, oil, it’s our mind. It has the potential to think about digging up minerals etc. When you buy land you don’t just buy the land you buy the potential of that land. Every human being has the potential, but because of our society that potential lies dormant in most human beings.

BEST MOMENTS

‘We don’t know when the turning point will come in our lives, they come at unexpected times and places.’
‘It’s not a question of whether you have the money, the resources, or the connections, if you make up your mind to do something all these things start to come to you automatically.’
‘Success leaves clues and your mind needs to be tuned to be able to see these clues.’
‘Right from birth we have people telling us not to set our goals too high in case we get disappointed, when we grow up we have people in authority making sure we don’t use our potential, you’re not even aware your potential has been held back.’

Think and Grow Rich Institute

ABOUT THE GUEST

Satin Vermeer bought the rights to teach Thank and Grow Rich in several countries around the world from the Napoleon Hill Foundation (?) with a blank cheque and has now impacted over 125 million people worldwide and has been inducted as Chancellor of Success University, featured in the movie ‘Think and Grow Rich: The Legacy’. Napoleon Hill Foundation honoured him a prestigious gold medal award for his meritorious and entrepreneurship activities – the equivalent of a Nobel Peace Prize

On this episode of Ask The Experts, Alka talks about what you need to do, as a homeowner, and how you can navigate through the next two years especially with the rise in interest rates, fuel prices, food prices and inflation.

KEY TAKEAWAYS

  • I love empowering women because I want to share how women can gain knowledge and confidence when it comes to investment. My first venture was running a successful fitness studio, which empowered people to get fitter and lose weight. Today I’m a real estate investor and I love to empower women in this area.
  • I’ve had spectacular wins and failures too. I believe that you need to fail, failure is not always a bad thing, the more you fail the more you get back up, dust yourself off and strive for excellence and keep on going towards your goal.
  • Despite the financial challenges of the current market, people are still buying homes and increased prices are increasing the equity in properties. Over time your property increases in value and equity, this can add to your net worth. Right now, supply is low which means that there’s a demand for buyers. However, the market is dog-eat-dog right now, there’s fierce competition between buyers, if you don’t put an offer in another buyer will.
  • Don’t go into debt, especially in the current market. Be smart with your investments. Don’t buy a property you can’t afford and don’t pay high interest rates. Research your local market and the properties that you like: How many days has that property been on the market? If it’s close to expiring, why? If there’s an influx of jobs in the area there will be more buyers and sellers, in a less robust market it might be start to continue renting.

BEST MOMENTS

‘Kickboxing is an amazing workout that any women should get into. It doesn’t just teach you self-defence, it teaches you so much more, like discipline.’

‘Is buying a house still worth it? What does inflation mean for us?’

‘Getting a fixed rate mortgage will increase the value of your home but the monthly principal and interest payments will remain the same over the life of your loan. Shopping around is very important when getting a loan/mortgage.’

‘I have good taste and a good eye, you should customise your home the way you see fit.’

On this episode of Ask The Experts, Alka Sharma speaks to Fahad Khan, an entrepreneur, philanthropist and business strategist who has a track record of success in transforming a vision into ventures. He is the founder and CEO of Canada Prime Marketing.

KEY TAKEAWAYS

  • Belief is everything. Incantations are important because anything that we say out loud again and again becomes a belief because we start to believe it. If I keep saying “I’m happy” I will start feeling happy. If you do it with more intensity and have more of our physiology involved in it, our body and our words will be more in-line and we’ll believe it even more. The incantation I use at my event is “I am a leader”. You don’t have to use it to be the leader of a country or even a business, but just to be the leader of your life so you are in charge.
  • We are all faced with different challenges. Some we like, some we don’t – and the ones we don’t like we call problems. For me it’s just programming. When I started my first business, my first major contract was with a major telecom company. I was very blessed to get that. We ran that campaign for more than 13 years. If we have a big enough dream and we know what we really want (not just a nice car and a big house, but spiritually) you must ask what is the purpose of your existence? What are you going to be known for? What do you want to leave behind? For me it’s about giving. Giving is a lifestyle.
  • The problems or challenges that I’ve been through in my life could come back, but I have faith in myself, my abilities, my network, my friends, my business, my family, so I will find a way no matter what.
  • To be a leader, like everything, you can have talent but talent is never enough. I’m more of the belief that leaders are created. You could be born in a family where everybody’s enthusiastic but to become a truly unstoppable leader you still have to create yourself a new identity, you have to polish and keep enhancing your skills.

BEST MOMENTS‘I break the incantation down to I-can-tation.’
‘My worst day selling door to door in Canada was a day that was -48°C! If you can survive door to door selling in Canada you become pretty strong.’
‘Life is a gift – that’s the most important belief.’ We don’t have to earn it, it was given to us like a present.’
‘Giving pulls me, and when you are pulled by something it takes less energy, you just get drawn to it.’

On this episode of Ask The Experts, Alka talks about the differences between real estate agents and investors because it’s very important. A lot of people are misled by real estate agents, including Alka herself and she shares her own horror story.

KEY TAKEAWAYS

  • During the last transaction I did with my real estate agent I found out she was doing everything under the table. I bought a property with her that cost $2.45 million, which was over my budget. I put down the down-payment, but I couldn’t afford the property which left me in a sticky situation. My agent didn’t bother to follow up with me or acknowledge or help me. I was then stuck in a situation where I had to find private lenders to loan me money.
  • The agent was not honest with me about the commissions, real estate agents earn big commissions. She earned 6% and was the buyers agent and the sellers agent. When I did the background check on her as to how much she sold the property to me for and how much the commission was, there was no other agent listed.
  • Investors streamline the entire process by eliminating the middlemen (the agents) by purchasing and going directly to the buyers. They may also go knocking on doors or will look for distressed properties to renovate to increase the price of that property and flip. Agents use a slower process, investors are known for providing fast offers.
  • As a buyer, you have every right to ask questions and don’t feel pressured.

BEST MOMENTS‘Real estate agents are required to have a licence and practice under the guidelines, moral code and ethics of that licence and be honest.’
‘Lenders get very upset and angry if you don’t close on time because they are taking out a risk to loan you their money.’
‘As a buyer, it’s your due diligence to do the research on your end about the property and the agent to make sure the agent is trustworthy and will do everything by the book.’
‘Investors earn no commission however they benefit from the purchase price and sale price of the property. They make money from selling, flipping or renting to tenants.’

On this episode of Ask The Experts, Alka talks about the problems we are facing and how we can overcome them in 2022 for first-time buyers and homeowners looking to make changes.

KEY TAKEAWAYS

  • The pandemic has given us a shift in how we work, lots of people started working from home and millennials have started moving out of big cities to the suburbs. There’s going to be big gains for the market, but that doesn’t mean the consumer will make big gains.
  • Homes on the market have doubled or tripled in value, but despite the rise in housing costs we’re seeing the population boom is driven by baby boomers looking to settle away from big cities and the Covid pandemic shifting so much of our lives.
  • Construction is happening everywhere, you want to make sure to take advantage of the extra living space and the population that will continue to rise because of these new homes. The test here is affordability as a buyer.

BEST MOMENTS‘Everything is going high and getting expensive. You need to plan ahead to make sure your family can maintain your lifestyle. There will be a generation of buyers out there that are shut out.’
‘Buyers want space. That will cost in the city with property tax. People are moving to the suburbs.’
‘Individuals with low and fixed incomes will be affected the most.’

On this episode of Ask the Experts, Alka talks about the trends that will dominate the real estate market so you can adapt and stay with the change.

KEY TAKEAWAYS

  • New homes will cater towards having mental health spaces after the pandemic, such as bathrooms that are more spa-like, meditation rooms, natural light coming in, as well as home offices.
  • Housing affordability is going to be a mixed bag. In 2022 it’s predicted that house prices and mortgages will go up by 3% on average and 3.6% by the end of the year. What you need to do, as a buyer, is to do your research before looking to buy properties. Find a lender that has a combination of low rates and low fees so they can apply for a pre-approved mortgage. Compare different homes in the same area, this will save you hundreds of dollars.
  • Millennial buyers are savvy watchers of the market and invest in secondary homes rather than their primary home. They look for affordable destinations so they can get out of the cities and into the suburbs where the prices for land and homes are lower as well as taxes.
  • Buyers are making compromises. People are smart, they know the market and it’s super competitive right now because of the pandemic. As a result, consumers have choices and buying power and they know what they want. Make a list of the 10 most important features that you like in a home and the pricing you want.

BEST MOMENTS

‘The outlook for buyers may improver, but it remains a seller’s market.’

‘Look for homes that have been on the market for more than 21 days because there are hidden gems to be found, you can get them for a low price and you can renovate and flip them which will give a great rate on your return.’

‘Demand for more space will continue and people will be moving out of cities into the suburbs. Look at construction projects in your area and talk to the people building them to find out what is happening.’

‘From the start of the buying process to the end takes time, the average first-time buyer tours 15 homes either in person or personally.’

On this episode of Ask The Experts, Alka talks about inflation, which is a topic close to all of us, what it means to you and your family and how you can navigate through inflationary times.
KEY TAKEAWAYS

  • Everything has gone up, from the price of food to the price of houses. Interest rates have also gone up. I filled my car up with gas last week, it usually costs me $65 but this time it cost me $105! Inflation really is pinching people.
  • Low and stable inflation can be the sign of a growing economy, this benefits holders of a fixed rate debt such as mortgages and loans. It also encourages consumption today and not saving for the future. However, it devalues goods which harms individuals who are living on fixed incomes and are the sole bread-winner in the family. Higher prices throughout the economy hurts retail consumers.
  • You need to create a plan and a purpose (the 2 Ps), you need to manage your expenses in and out, have a budget and set aside reserve funds just in case of emergencies, this will truly help you during these times.
  • Personal development is important, mentors can help. The moment we stop learning we are dying. We don’t want to disintegrate, we want to continue to evolve and be dynamic.

BEST MOMENTS‘Inflation is the decline of the purchasing power of a given currency over time.’
‘I haven’t been shopping in ages. My strategy for this time is to be frugal and stay away from luxury goods and items for the time being.’
‘Build on your skill sets. The people who will be harmed the most are those on fixed incomes from one job. It’s not enough to survive. We all have strengths and weaknesses, work on your strengths, learn more and educate yourself to get multiple streams of income.’
‘No one has a crystal ball as to when we’re going to get out of recession, so in this time, we need to equip ourselves to expand. We need to collaborate with individuals in the same industry as us.’

On this episode of Ask The Experts, Alka talks to social media and PR specialist, speaker, radio and TV host, author and publisher, Mark Stephen Pooler, about his career and entrepreneurship.
KEY TAKEAWAYS

  • Having PR on your side when you’re starting a business is such a vital part of the marketing wheel. Your competitors are doing it. We live in a digital world where everyone is online and the pandemic only enhanced the power of digital media. It’s here to stay and having a strong social media and online presence and a strong reputation on SEO purposes, Google, social media, it’s so important.
  • I started my journey in entrepreneurship in online marketing and then transitioned to become a public speaker. I used to share my personal story of being bullied, having a severe drug addiction, collapsing and dying of drug use and how I transformed my life. I told this story on a US radio show and they asked me back to co-host a show which had an audience of 3 million, so I fell into PR, but this is the power of being featured on a radio show. It opened-up a whole new journey of entrepreneurship for me where I became a radio presenter and started my own media outlet, which has just become a Google News approved publication. I took to PR like a duck to water and I love it.
  • You need to grow and saturate Google with your articles, radio, podcasts. This proves you’re the authority in your niche, and it gives you marketing tools to share on your social media which looks impressive to your audiences. It’s different to paid advertising where you disappear off the internet after the time-period or once you stop paying for it.
  • It’s important to learn skills, know what you’re doing, really make sure that you learn what you’re going into because it’s so easy in entrepreneurship to fail. Make sure you get the right advice, the right training, the right mentors and coaches, but you don’t need to shadow someone, if you’ve got the right training, determination and grit, you can achieve anything in life.

BEST MOMENTS‘Newcomers with a strong digital marketing plan can overtake people that have been going for many, many years.’
‘Getting featured in radio, podcasts, in publications, having press releases really does help to build credibility, authority and to grow profiles really quickly.’
‘Your network really is what helps you to create success.’
‘PR is not as simple as putting a dollar in and getting two out, but it builds your reputation, authority, credibility and profile, it gives you celebrity status very quickly which leads to building trust which leads to attracting clients, even down the line.’
ABOUT THE GUESTMark Stephen Pooler is the founder, media and news publisher and editor-in-chief at MSP News Global where he oversees the company’s media business and intersection with global business leaders.
He is a fun-loving and focused PR expert who helps high-profile, high-value individuals to be seen, heard and noticed, so that they can become known, globally.
Mark’s clients are often featured in major outlets, business magazines, radio, TV shows, Amazon best-selling author campaigns and specialised social media growth campaigns.

On this episode of Ask The Experts, Alka talks about the tips and strategies you need to get into rental investments and maximise on your rental properties.
KEY TAKEAWAYS

  • You should get into rental properties because they offer a predictable monthly income – cash flow is the indicator of a good deal and good investment in your property.
  • The income from the growth is in the property’s value. If you bought your property 10 years ago, it would have appreciated in value today. The income from rental is taxable, however, you can reduce the taxable income by deducting on your expenses, including cost of materials, marketing and advertising.
  • Renovate and remodel the kitchen and upgrade on the appliances and utensils so it functions perfectly, which is a huge win for renters. Hardwood floors and granite counters are a must. Do the same with the bathroom, convert bathtubs or Jacuzzis into a walk-in shower which gives the illusion of space, especially in a small bathroom.
  • Make regular visits to your property throughout the leasing period of your tenants to make sure that it’s being looked after and they’re taking care of your property, because it’s unlikely that they’ll look after it as well as you would.

BEST MOMENTS‘Why buy when you can rent? A lot of millennials are moving out of their family homes and into condominiums or to rent. This is a perfect time to rent, but you need to make sure the property is maintained properly throughout.’
‘Location is everything. Do thorough research about the area and the neighbourhoods you’re moving into, as well as screening your tenants because you never know the history of people. It’s better to be safe than sorry.’
‘You need to have curb appeal. The exterior of the house is equally as important as the interior, keep the grass and shrubs trimmed, make sure the back yard is cleaned up and flowers planted, but that are easily maintained by the tenants.’
‘Repaint fixtures like skirting boards and window sills, make sure light switches aren’t cracked and the bulbs are bright.’

On this episode of Ask The Experts, Alka talks to Kane Baron about his career at Progressive Property and Progressive Media, the UK's largest podcast training company.
KEY TAKEAWAYS

  • 6-7 years ago I worked in a coffee shop and one of our most common regulars was Rob Moore (entrepreneur) and he would talk to me about his company, Progressive Media, and his podcast. I started listening and then I said I was looking for a job, told him I was interested in what he was doing and that I had marketing experience and it all fell into place.
  • We’re solely focused on independent creators getting their message out there, we’re not interested in celebrities. It’d be amazing to be the largest independent agency in the world, that’s a big goal. We want to help all our creators with marketing, monetisation and we refine that for them so they don’t have to think about it. We’re currently scaling that to be more global.
  • You need a bit of flexibility to do what you need to do day-to-day, but giving creative people the chance to be creative generates the best results and those people enjoy what they’re doing and they might even end up with something they can show off or put on a show reel or something.
  • Rob’s named all of his companies Progressive because we never stop, we’re always progressing and innovating – which is why we have an innovation department. It’s really important for any business to not rest on their laurels, you’ve got to keep doing new things because people will soon catch up with you, even if you’ve got a head start.

BEST MOMENTS'We've doubled in size in the last 12 months, since I took over responsibility for the division.’
‘If you can commit to podcasting day in day out forever then you’re going to be successful. A lot of people give up.’
‘Hiring people that are better than you is really important. Ego can get in the way, but there’s no point hiring someone who is worse at a job than you, you should always be hiring up.’
‘There’s always a new project, a bigger fish, a bigger goal. As much as that can be chaotic, it's also exciting.’

On this episode of Ask The Experts, Alka shares the 8 reasons and behaviours of unstoppable entrepreneurs, the secret ingredient that unstoppable entrepreneurs have that keep them energised.
KEY TAKEAWAYS

  • Unstoppable entrepreneurs plan their day in advance and in detail, not just for meetings etc, but prioritising – putting the difficult task first in the day. Time management is essential because time is money and their time is so valuable.
  • Proper nutrition, drinking a green smoothie and exercise for 20-30 minutes in the morning. This gets the blood flowing and the heart pumping so they’re better focused and can be more productive. If you don’t take care of your body – which is an instrument of your mind – you won’t be at your best and you will not be unstoppable.
  • They position themselves to serve. An effective business owner sees success not just as his own success but also the wellbeing of his employees and team members in the organisation, they know the importance of having a team of people around them because they are the ones creating the success for the organisation. They know exactly how to cultivate and leverage team members.
  • Set clear, smart goals. Business owners and leaders do this with specific, measurable, attainable results that tie into the vision and the mission of the company directing the team to reach the desired destination. Set targets of expectations of themselves, their employees and what tasks need to get done, short, medium and long term so everyone in the organisation knows what’s happening.

BEST MOMENTS‘They take calculated risks. They know there’s no reward without taking risks. They don’t take crazy risks for fun or gamble, they’re calculated and know the probabilities behind their actions’
‘They know their strengths and weaknesses and are honest about themselves. If they know they can’t do a task they will leverage virtual assistants or outsource to the Philippines or India etc.’
‘Hire team players. Most entrepreneurs that don’t succeed feel threatened because they aren’t confident in themselves and they don’t want their employees to be successful. As a successful entrepreneur with a successful team they need to be a part of your inner circle and give them high-priority tasks to do.’
‘They are constantly learning and have an open mind. Having mentors in my life has taught me the best lessons in my life, I wouldn’t be here without my mentors. I don’t know it all, but I ask questions to my mentors and colleagues. We are our best investment.’

On this episode of Ask The Experts, Alka talks to Kish Bali to talk about his inspirational story from teaching to entrepreneurship and investing.
KEY TAKEAWAYS

  • I’ve been an entrepreneur for the last four years and it’s been a rollercoaster ride. I’m a primary school teacher and have been since the age of 21. After a couple of years I noticed I was the youngest teacher in the school and that a lot of the other teachers were unhappy and tired, so I’d ask them about themselves and how their weekend was and the responses I generally got was “I wish it was Friday already”. They were wishing five days of the week away and not being present. It made me afraid to think I might be like that in future. I love teaching, but it’s not the only thing I want to have going for me. One day I met a well-dressed guy and I asked him what he did. He told me he was an investor and entrepreneur who used to be an assistant-headteacher. That blew my mind, so I asked him how he got from there to here. He then took me under his wing and mentored me.
  • Most people fail in life because they have a broken focus because they lack clarity in what they want, they don’t know where they’re going or what their goals are. It’s important to write down what you want in life because if you write what you want, pen to paper, it sends so many signals to your brain that help to manifest and make these things happen. There are 12 laws in the universe, one is the law of attraction, but another is the law of action which coincide with each other for you to go out there and make it happen.
  • The definition of future is: A period of time following the moment of speaking or writing time regarded as still to come. We need to speak our goals, “I am” are the two most powerful words in the dictionary. Look at the word ‘world’, take away the ‘l’ and it spells words, the words we speak shape the world we live in. Look at the word ‘clear’ it contains the word ‘ear’, the only way we can be clear on our goals is how often we’re speaking them because we hear them.
  • If you work hard on your heart everything else will come through. Life will happen to us no matter what, but how we react will determine how successful we will be in the long run. We need to protect our energy. There’s a lot of noise in the world with the news and social media, we need to control what we listen to and what we see. As long as you do those things alongside the law of action, going out there and trying to make things happen it is inevitable that you will make those things happen.

BEST MOMENTS‘If you fail to prepare, prepare to fail.’
‘Ask high quality questions. The questions you ask will determine the answers you receive, and those answers will help dictate which path you take to where you want to go.’
‘The shortcut to success is having a mentor, but you must prove your worth to them as a mentee.’
‘Write the vision, make it plain so those who see it will run.’

On this episode of Ask The Experts, Alka talks to Sabrina Ben Salmi – an entrepreneur in her own right – about what it takes to raise five talented children who are also entrepreneurs.

KEY TAKEAWAYS

  • My background is computer programming, but I’m a stay at home mum, also I’m a part time coach, mentor, author and publisher. Young people are my heart, I love activating young people. The trouble is, there’s a lot of misunderstanding and misconception around how young people are and what they need. They’re often told who they are and what they need, but how often do we ask them? Young people carry a lot, but they’re the most resilient people I’ve ever come across. The awesome thing is that all these young people are at a place where they’re refusing to stay silent, they’re uniting around the world and massive change is coming.
  • It makes me wonder, every time I hear a teenager has ‘crossed over’, what did they need? You can have friends and still feel lonely, you can have the biggest family in the world but still feel trapped. It’s a wakeup call for all of us that our young people are dying, what is it that we’re not asking or making obvious – this isn’t blaming one person, this is about collectively. One thing I did as a parent was release my five children from the need to please or make me proud. I said to them: “You don’t need to be, do or have anything in order for me to love you, there’s nothing you can do to stop me from loving you.”
  • We’re raising kids in a completely different time. Problems at school when we were kids went away when you got home and closed the door… at least until tomorrow. Today they have tablets and mobile phones, it doesn’t stop, and often the negative self-chat doesn’t come from home, they feel like they’re being bullied or aren’t pretty enough. But when you know who you are, you know who you’re not and that goes for you as the person being bullied but also for the bully as well. So, if I know who I am, I can stand in my corner and I’m not threatened by the bully, I can celebrate with you. We as adults have forgotten that it does matter what other people think of you, so it’s really important to assist in the best way that you can to create social networks of like-minded young people for your children.
  • Mindset is everything. It’s what connects and disconnects us. It’s the difference that opens doors where there once were walls, or go over, under or beside, it’s the one thing that will get you from where you are to where you want to be. Most people don’t give it enough focus or realise that it’s a foundation it helps us get out of bed in the morning when we don’t want to, it helps us navigate the space of building relationships helping us to interact with people from a place of respect rather than how can I use you and what can you do for me. Mindset is the one thing that determines our altitude in terms of success.

BEST MOMENTS

‘One thing I love doing more than anything is connecting families from where they are to where they desire to be.’

‘Be kind to your friends because you never know what they’re carrying around.’

‘Life without purpose is aimless – you don’t need to know your life purpose, you just need to have a purpose for today.’

‘I say to my kids: “You’re not your results” we have to separate it instead of putting an emphasis on competition.’

ABOUT THE GUEST

Sabrina is an award-winning author, business & personal development consultant, and a founding director of an OfSted Outstanding Secondary School Academy. She is a former radio show host, public speaker, and Founder of the ‘Dreaming Big Together’ transformational programme. Sabrina is also a proud mum to five entrepreneurial children aged 4 to 17, whom she refers to as her ‘Fantastic 5’.

On this episode of Ask The Experts, Alka talks about the four most common investment mistakes that beginners can make.

KEY TAKEAWAYS

  • Not understanding the investment – whether investing in stocks, bitcoin, cryptocurrency – if you have not educated yourself on that particular investment you are guaranteed to lose money.
  • Lack of patience – you have to recognise the investment, keep your expectations realistic and be realistic with the time-line of how long a stock will give you a yield on return on investment.
  • Failing to set up a long term plan – allowing fear is common amongst investors. Fear, doubt and indecisiveness can creep in and other people, even friends and family can easily influence your decision making.
  • Attempting to time the market – this will kill you returns because you cannot time the market. There are three types of market: hot, cold and neutral markets. If you attempt to time and estimate how the market is going to move, you can’t predict. We don’t have a crystal ball as to how the markets will dictate for us.

BEST MOMENTS

‘It’s a myth that we have to go to college to get an education in investment, but you have to educate yourself by doing your due diligence.’

‘A doubt is the ego part of us that stops us in our tracks to not go forward making that investment.’

‘In Canada we’re in a sellers’ market, real estate is hot, it’s crazy everywhere.’

On this episode of Ask The Experts, Alka talks to Rhea Razon-Wu about how she started her journey from working as a physician to real estate. We all go through tough times and it’s in those tough times we discover ourselves and we realise who we are becoming. Rhea’s story will truly inspire you to do what she is doing today.

KEY TAKEAWAYS

  • I’m an immigrant from the Philippines who came here in 2004 to start a residency training programme as a family medicine physician. I didn’t know anything except the world of medicine, I didn’t have a finance or real estate background. Growing up, my parents never taught me about having a business or even apartments of my own. During the residency training programme I started saving to invest in stocks and CDs, which was a ladder approach. I didn’t know back then that I could lose money through stocks, but my employer was investing 50% of what I was selling into stocks, so I did it.
  • After that experience I decided I could not lose another investment or any more money, so I invested in my own personal education, I bought a lot of books, I went to the library and I followed mentors in my space. Then I started learning about real estate. I realised I was an employee and was being heavily taxed and I could do a lot of good with the extra that businesses don’t get taxed, so I slowly transitioned to being a business and an investor.
  • When you’re starting out you have to make your money work. There are expenses that you need to cut costs, one of the ways that I cut costs was labour: I was doing the cleaning in the apartments, doing the lawn mowing, doing the snow shovelling and I cried at night because I didn’t realise this was going to be hard. I’d been a doctor, on a high pedestal and now I’m the lowest of the low – a cleaner or a housekeeper. But I had to do what I had to do to build up my mentality and mindset – I saw my future and I saw my potential which was owning several properties. Now I own several properties. I'm able to afford a housekeeper now, a lawnmower guy, and a snow shovelling company. If you want to succeed in this game you have to learn it and do everything in the beginning, like building up callouses.
  • During Covid I realised that my apartments are brick and mortar and I cannot just rely on brick and mortar, especially when the government tells you there’s no evictions allowed. Thank god my tenants are physicians, medical students and nurses, so during the pandemic all the medical professionals were needed and employed, so my business was protected. But despite that, in the back of my mind I need to be online, so I thought “how can I bring my bricks and mortar into an online business?” I can share my story in a book, which became ‘Apartment Prescription’.

BEST MOMENTS

‘My husband and I didn’t realise when we were buying our first property that it was the 2008 housing crisis, we put a 20% down payment of our hard-earned money into that condominium – our first American dream home. Three years later we had to relocate to Delaware and I didn’t realise house values could crash or that the value is determined by your neighbours. But, we couldn’t sell our property without taking a loss, so we kept it and I became an emergency landlord, but the expenses went up to more than I could afford to rent it out.’

‘It took me to go through that painful loss, but without that experience I wouldn’t be where I am today.’

‘When life throws you a ball, do you take cover or do you pick up that ball and throw it back?’

‘If you are committed to improving your household, if you want to give back to your community, you do whatever it takes, even if it’s the lowest of the low.’

ABOUT THE GUEST

Rhea Razon-Wu is a real estate professional who transitioned from her career as a licensed physician in order to begin investing in apartments full time. While she began her real estate journey with the intention of impacting her family and educating her children on financial literacy, she has far exceeded her own expectations. Now, Rhea has had the chance to impact hundreds in her community both nationally and internationally by making the transition from being a medical practitioner to a full-time real estate professional.

On this episode of Ask The Experts, Alka talks about why it’s necessary to stage your home and what the benefits of staging your home are and goes through some of the most frequently asked questions on this topic.

KEY TAKEAWAYS

  • The goal of staging is to make the home appealing to the highest number of potential buyers, thereby selling a property more swiftly and for more money.
  • Common rooms to stage include living rooms, kitchen, the master bedroom and the dining room.
  • It can cost a few hundred dollars to do it yourself but, if you’re hiring professionals, it’s $10,000, though that depends on the size of the home.
  • It can take between 5-10 hours to stage a house, not including the time spent on decluttering, cleansing and planning. On large or vacant homes it can take 2-3 days to stage completely.

BEST MOMENTS

‘Home staging can make the difference between selling your home and selling for more money.’

‘In the US 38% of homes are staged before selling.’

‘Most sellers, after seeing their home staged, wished that they had always lived this way!’

‘In most cases the seller pays, though sometimes this can also depend on consultations that are also paid by the realtor or agents.’

On this episode of Ask The Experts, Alka talks to Kevin Padillo, a faith-based visionary of construction marketing who is on a mission to build other people to have that force.

KEY TAKEAWAYS

  • Faith came up when my marketing agency, Leadz On Demand, was started two years ago. During that whole journey I found Jesus again. I've been a Christian all my life but I lost him, went to jail, found him, built a business, lost him – it’s been a push and pull with Jesus. He has been my strength and gives me hope and purpose.
  • I’m always thinking big. My vision is to help young men all around the world but it all starts with me and the people that are immediately around me in my community. Iron sharpens iron, that’s what we’re doing, sharpening each other.
  • When I was at university I started attending a men’s group and we went on a men’s weekend retreat, like a bootcamp, and we challenged and pushed each other. I looked at my own wounds and strengths in my life and it was a way for men to mirror that to me. They helped show my mission. The mission wasn’t clear but it started bringing me closer to the direction I was meant to go.
  • I went through a lot of failure. I was at a homeless shelter. I was at the bottom, sleeping on friends’ couches and struggling to even eat. But I was determined to build something up and that’s when Jesus came back into my life and spoke to me. He said “go build things, I don’t want you to sit behind a computer or on your phone”, in marketing I was on my laptop all day, I wasn’t building, I wasn’t moving, I was very depressed building that marketing company because it was so boring. I wasn’t in my masculine, I was more in my feminine but now I am and we’re doing great things in construction and we’re doing great things.

BEST MOMENTS

‘My mission has three parts: To build, strengthen and defend. My vision statement is: Together, young men building, strengthening and defending their communities.’

‘My goal right now is building, that’s where construction comes in.’

‘If my life is not on a strong footing I’m in no place to have a business. Some people say “fake it til you make it”, but if that advice isn’t from a strong place why take it?’

‘I believe in setting an example and being an example.’

On this episode of Ask The Experts, Alka gives her 4 tips for when you’re renovating a property and what are the mistakes you need to avoid.

KEY TAKEAWAYS

  • Have a building permit. Skipping this point alone will cost you time and money. Whether it’s a new build or you’re flipping on a project you need to have building permits for every area of the house: electrical, structure, etc.
  • Do not hire cheap contractors. Some contractors skirt around tasks if you’re not looking. As a homeowner it’s your responsibility to see what the contractors are doing and make sure they don’t take shortcuts.
  • Set a reasonable budget. There will be a time where unexpected issues happen around the house, it’s a given. When these happen you’re going to need some money set aside to fix it.
  • Don’t be too trendy. If you’re selling your home in the next 5-10 years you need to look at whether the trend you’re going for is fading out of fashion that home will take a hit because it’s not trendy any more. Stick to timeless choices and they’ll never go out of style.

BEST MOMENTS

‘You have to be so careful, without a building permit inspectors will come and tear your project down.’

‘Three weeks ago, I had contractors in my home to touch up on cracks in the house, I told them specifically what needed to be done and I caught one of them using his finger to apply the glue. I asked him why he wasn’t using a tool.’

On this episode of Ask The Experts, Alka talks to Nick – who she met through the 10X Community – about entrepreneurship.

KEY TAKEAWAYS

  • You can never rely on one of anything, one feed, one relationship, one friendship, one stream of income, one person. I don’t rely on one system across the board for so many things because people are going to flake out and things are going to fail.
  • A lot of things, not just people, are superficial and they might not always be what they appear to be on the surface. If you meet somebody at a conference or in a group, they might not have the same intention, they might have their own personal agenda – good or bad. Like any relationship, if you’re pouring into it and you’re not getting anything reciprocated you’re not in alignment with those people. How much time do you want to invest in something, whether it’s a person or a thing, if it’s not a two-way street or if they’re not reciprocating anything to me? Just move on.
  • Lots of people aren’t that interesting, if I’m not coming across as interesting, why would people give me their time, their energy, their effort, their communication, let alone invest their hard earned money to spend with me? I want to go to different rooms where people are trying to improve their condition, where they’re trying to get to another level or where people are interested in growth and surround myself with like-minded people. If I’m not finding those people, maybe I need to check from the neck up and check my environment, my atmosphere and what situations I’m putting myself in.
  • If you want to change anything you have to make a decision. To make a decision you have to control your mind. If you can’t control your mind you can’t control anything else.

BEST MOMENTS

‘As an entrepreneur, you always want to make new connections, meet new people, continuously fill up your pipeline, get in front of new people, and nurture relationships.’

‘Work on yourself. If you want to increase your magnetism you have to bring something to the table. If you want to meet remarkable people you have to become a remarkable person.’

‘We’re surrounded by average people. I really believe there’s a lot of low quality people out there – they can be good people. If you want to get around more quality people you yourself have to become a higher quality person and then you will attract that.’

‘I’m self-determined. One of the biggest accomplishments on my personal journey was giving up alcohol almost five years ago.’

ABOUT THE GUEST

Nick began as a sales person in an automotive dealership, after leaving this job he got involved in Grant Cardone’s 10X Community. He has worked with many clients in Canada, the US and the UK.

On this episode of Ask The Experts, Alka explains, for first-time buyers making an investment in a property, what are the best deals and what are the deals to avoid. She gives 4 tips on how to avoid losing money investing in properties.

KEY TAKEAWAYS

  • Education: It’s not that you have to go to college to gain knowledge, but you should be curious about what the markets are doing and how property investment is done. Get a mentor as a guide, who knows your goals and vision. But you must do your own due diligence and learning.
  • Find the right real estate market. If you’re investing in the wrong real estate market, this is a common way to lose your money.
  • Know the best time to invest in real estate. When I purchased my second investment property last October, I wanted to rent this beautiful two-storey detached home. The basement has a huge potential to be rented out as an apartment, or I could flip the house. I chose the latter and this year in February we re-listed it back on the market because my real estate agent was looking at the trends in the market. It just so happened that we’re in a seller’s market here in Toronto, but it’s the same everywhere.
  • You need to know how to analyse potential investment properties. Does it have a positive or negative cash flow? What does the neighbourhood and the street look like? If the area is loud or full of students causing disruption you will lose money. The metric you need to be mindful of are cap rates and the cash on cash return, positive cashflow is where you’ll make money on your investment.

BEST MOMENTS

‘In 2021 20% of home buyers who were investors were single mums.’

‘Books provide knowledge and knowledge is power but, as we know, without the implementation that’s no good because you won’t learn or know what’s involved in property investment.’

‘Always look for new trends in the marketplace and ones that will help you forecast much better when it comes to investments.’

‘Wintertime is generally a slower market. In the Springtime demand for properties tends to go up.’

On this episode of Ask The Experts, Alka talks to Cristian Voinea, another person she has met through the 10X Community to talk about the moves he’s making and what he has accomplished on his entrepreneurial journey.

KEY TAKEAWAYS

  • You can blame everybody or everything around you for why you are poor or unsuccessful or you can make a decision to go into a mindset where there is no option than just go and change the things I want to change to make things better for myself. My Dad blamed others, but my Mum went out of her comfort zone and moved her family from Romania and worked hard to look after her kids.
  • In the beginning your business is you, you wear all the hats. And you feel personal pain: I have to be a better manager, I have to be a better sales-person. Then you get taken out of the equation and you become the leader, you have to follow other people in order to become a great leader. Sometimes the best leaders are standing right next to you giving you great advice without you even knowing it until you notice it. It could even be your dog! The drive comes from you, but you must be open to seeing other things.
  • Do you want to scale your business or do you want to stay still? When you learnt the importance of giving up control of certain parts of the business and delegate, tat’s when you’re going to scale. Bringing in people who love what they do they will do it as passionately, or more passionately than you. You know where your passion lies, where it doesn’t is where you need to delegate people.
  • When I acknowledged I wanted more money and I didn’t have enough I had to find different ways to compliment the money I was making by trading with people to get more. I had multiple income streams 30 years ago through necessity! I make money to spread it around, I don’t have a lot of money because I give it to people and causes that need it more than me. I’d give someone my house if it would help them more than it helps me.

BEST MOMENTS

‘I was born to do something great in this world, I’m here to make a difference for myself and the people I’m going to touch along the way.’

‘If you don’t take action somebody else is going to do it instead of you.’

‘Communication is crucial in every business, to be a great leader you have to be a great communicator and you also need to be good at listening and following others.’

‘I’m coaching even when I’m not coaching, it’s how my brain works, I can’t help it.’

On this episode of Ask The Experts, Alka explains why real estate is your choice of a career path by sharing her story about why she chose to get into real estate and why she made it a vehicle of choice.

KEY TAKEAWAYS

  • Prior to getting into the real estate business I worked in health and fitness and having a nine to five job and being in the position she was in was great, but she knew she wasn’t completely satisfied, for example creating wealth for herself and future generations.
  • A lot of people are fascinated and thrilled when they go to view properties, they can imagine how it will feel to live there. Working in real estate you can get Stagers to zone particular rooms. There are four main areas where a home can be zoned: the master bedroom, living room, dining room and kitchen.
  • Working in real estate provides financial freedom, you can work from home or while you travel or on vacation. All you need is a laptop and a phone, so it’s very accessible and provides independence, you can tailor it to your family’s life. You are your own boss.
  • You can diversify in many different directions, you can get into corporate real estate development, commercial properties, residential properties. Pay close attention to alternative career paths and there's amazing opportunities that are lying before you.

BEST MOMENTS

‘I needed to get into a vehicle that was going to get me to help my family. Real estate was my choice of vehicle.’

‘Older people choose to go into real estate because it’s a way for them to ease into retirement and it supplements their retirement income.’

‘Young people tend to go into the business because they may be following in the family’s footsteps, or it might be a career path that pays well – and it does pay well.’

‘Freedom is what everybody wants – you can run your errands during the working week, you can sleep in, you have the luxury to do that.’

On this episode of Ask The Experts with Alka, What do Entrepreneurs and Business owners NEED to know about Investing; best practices? Tips & tricks or insider knowledge? Listen in as your host, Alka Sharma ASKS the EXPERTS everything YOU NEED TO KNOW

KEY TAKEAWAYS

  • What is the first step of the home-buying process? The first thing a first-time buyer needs is to have a pre-approved mortgage. Without getting a pre-approval letter from a lender – because they’re the ones who will lend you the money and will want to know that you can pay them back.
  • How long does it take to buy a home? Once the home is selected and the offer has been accepted, the average time it takes is about 30-45 days under normal market conditions.
  • What is a seller’s market? This is when there is an increase in demand for homes and it drives up prices.
  • What is a buyer’s market? This is characterised by declining house prices which reduces demand. This may affect your long- and short-term strategies – this could be caused by natural disaster, economic problems, and rising interest rates.
  • What is a stratified market? Quite often this will be what happens when supply and demand is affected when prices differ in the same area.
  • How much do I need to put down as a down payment? The average is 11%, but for first-time home buyers it can be anywhere between 3-5%.
