In a move that sent ripples through the housing market, Jerome Powell, the Federal Reserve Chair, today once again opted to keep interest rates unchanged at the recent Fed meeting today. I recently had the pleasure of interviewing Jaran Ramsey, a real estate agent based in Dallas, Texas with @movingtodallastexas on youtube. He is someone who has always been interested in the world of real estate and had a lot of nuggets to share, I was eager to learn more about Jaran's experiences and insights and he did not disappoint.
From the very beginning of our conversation, Jaran's passion for real estate was evident. He spoke about how much he loves the process of helping clients find their dream home, and how rewarding it is to see them happy with their purchase.
One thing that stood out to me about Jaran was his commitment to his clients & building his network with other real estate professionals. He emphasized that his job is not just about selling properties, but also about building relationships with the people he works with. He takes the time to understand their needs and preferences, and goes above and beyond to ensure they are satisfied.
We also talked about the current state of the real estate market in Dallas. Jaran noted that demand for homes is has leveled due to interest rates, but inventory has gotten to a point where deals are aplenty, which has led to some challenges in finding the right properties for clients. However, he remains optimistic and believes that the market will continue to be strong in the coming years.
Overall, my interview with Jaran was a fascinating glimpse into the world of real estate from his perspective. It was clear that he is not just an agent, but a dedicated professional who truly cares about his clients. I left the conversation feeling inspired and excited to continue exploring this dynamic industry.

Good news for homeowners! This week, both 15-year and 30-year fixed refinances had their mean rates go down. And guess what? The average rate on 10-year fixed refinance also went down.
But you know how it goes - these rates change all the time and can be different depending on which lender you go to. Refinance rates shot up last year when the Federal Reserve raised the federal funds rate to try to control inflation, but it looks like things are starting to level out now. The Fed just announced a tiny 0.25% rate hike in February, the smallest one since March 2022, which means they might be easing up on their aggressive rate hikes. Mortgage rates hit a peak in late 2022 but have been trending down since then. We're not quite back to those super-low refinance rates we saw in 2020 and 2021, but we might get there in 2023
According to Greg McBride, a financial analyst at Bankrate, as long as inflation stays low, mortgage rates should keep going down. So, if you're thinking about refinancing, don't worry too much about timing the market. Just figure out if it makes sense for your wallet. If you can get a lower interest rate than what you're currently paying, refinancing is probably a good idea. Crunch the numbers to see if it works for you, and make sure you compare rates, fees, and the annual percentage rate from different lenders to get the best deal. Sources:mortgagenewsdaily.com

Silicon Valley Bank collapsed suddenly and now investors are worried if it will cause a broader banking meltdown. However, the US government has stepped in to guarantee customer deposits. This event has created ripple effects across the global financial market. A regional bank called Signature Bank also got closed down, and its deposits were guaranteed by the US federal government. US President Joe Biden addressed the nation, assuring that our banking system is safe, and they will do whatever necessary to ensure the same. Silicon Valley Bank was the 16th largest commercial bank in America, providing banking services to nearly half of all US venture-backed technology and life science companies.
The bank's assets and deposits tripled in recent years, with a global headcount more than doubling. Silicon Valley Bank failed due to several years of investment in US government bonds during the era of near-zero interest rates. The Fed's hiking spree sent borrowing costs higher, forcing companies to draw down on deposits held by Silicon Valley Bank. The bank's problems were triggered on Wednesday when it announced that it had sold securities at a loss and would sell new shares to plug the hole in its finances.
This caused panic among customers who withdrew their money in large numbers, triggering a bank run. US regulators have guaranteed all Silicon Valley Bank customers' deposits to prevent more bank runs and to help tech companies continue to pay staff and fund their operations. This intervention does not amount to a bailout, so investors in the company's stock and bonds will not be protected. There are already some signs of stress at other banks, but analysts believe that US and European banks have much stronger financial buffers now than during the global financial crisis.

As a realtor, you're probably used to seeing some big commission checks roll in, which is amazing! But with those big checks comes big responsibility, too. It's important to make the most of that money so you can reach your financial goals and have some peace of mind.
Here are some tips on how to make the most of your commission check: Pay off debt: If you have any high-interest debt, consider using some of your commission check to pay it off. I know it might not sound like the most exciting thing to do with your money, but trust me, paying off debt will save you money in the long run by reducing the amount of interest you pay. Plus, having less debt hanging over your head can feel pretty darn good.
Build up your emergency fund: Being a realtor, you never know when you might need some extra cash for unexpected expenses, like a new marketing campaign or a surprise home repair. Having a solid emergency fund can help you weather those expenses and keep you from going into debt if something comes up. Invest in your business: Investing in your business can pay off big time in the long run.
Maybe you want to create a new marketing campaign, or improve your website, or take a course to brush up on your skills. Whatever it is, investing in yourself and your business can help you grow and increase your earning potential.
Dont forget about taxes: One thing certain in this life is "death" and "taxes" so when you get to the end of the year you want to make sure you've accounted for Uncle Sam to get his cut. One of the ways to lower your taxable income is saving into a retirement account. It's never too early (or too late!) to start saving for retirement. Consider putting some of your commission check into a Solo 401(k) or IRA. This will help you build your nest egg and ensure a secure financial future.
Treat yourself: Finally, don't forget to have a little fun with your commission check! Treat yourself to something you enjoy, like a special purchase or experience. It can help keep you motivated and give you a sense of balance in your finances. Just make sure you're still saving and investing, too! Remember, everyone's financial situation is different, so be sure to do what's right for you and your specific needs. An interest rate buydown is essentially a way for new home buyers to get a lower interest rate on their mortgage loan. The basic idea is that the buyer, or sometimes the builder, pays a fee to the lender to "buy down" the interest rate for a set period of time, usually the first few years of the loan. This fee can be paid upfront in a lump sum or in installments, and it serves to reduce the monthly mortgage payment for the buyer during that initial period.
Now, why would anyone want to do this, you might ask? Well, there are a few reasons why this can be a really beneficial option for new home buyers. Firstly, having a lower monthly mortgage payment during those early years can make a huge difference in terms of affordability and financial stability. Imagine, you just bought your first home and all of a sudden, you have a lot of other expenses to cover - furnishings, utilities, maintenance, you name it! So, if you can reduce your monthly mortgage payment, it can ease the financial burden and give you some much-needed breathing room.
And that's not all! A lower interest rate can also result in a lower total cost of the mortgage over the life of the loan. This means that, even though you'll be paying a higher monthly payment later on when the buydown period ends, you'll still end up saving money in the long run. Think about it this way, if you have more money in your pocket each month, you can put it towards paying off other debts, saving for the future, or investing in other things. So, if you're a new home buyer, an interest rate buydown might be a great option to consider!

So, the Chenoa Fund is a pretty cool program for first-time homebuyers who are having trouble coming up with a down payment. It's run by the CBC Mortgage Agency, a non-profit organization, and what it does is give you a little helping hand by offering a forgivable second mortgage.
This second mortgage can cover a portion of your down payment and closing costs, making homeownership more achievable for those who might have been struggling with the upfront costs. For today's podcast we discuss the new 2023 loan limits. When you apply for a loan your limit has now increased thanks to recent announcement from the Fed. The Federal Housing Finance Agency (FHFA). Conventional loans that meet these standards are called conforming loans. That limit has now increased and we discuss the changes and how your clients can benefit.
The FHFA sets conforming loan limits for Fannie Mae and Freddie Mac, the two government-sponsored enterprises that it regulates. Fannie Mae and Freddie Mac purchase mortgages that meet their standards from lenders and then repackage them into mortgage-backed securities for investors. This process gives lenders the liquidity needed to continue providing borrowers with affordable mortgage loans.
Both Fannie Mae and Freddie Mac have additional criteria for the loans they purchase, including minimum credit scores, minimum down payments and maximum debt-to-income ratios (DTI). But in general, when people talk about conforming loan standards, they’re talking about loan limits. So, what exactly are these limits? The baseline conforming loan limit for 2023 is $715,000 – up from $647,200 in 2022.
The limit is higher in areas where the median house cost exceeds this number, so borrowers in high-cost areas can get conforming loans of up to $1,073,000 for a 1-unit home depending on the limit in their individual county.
