Steven is a GTA-based realtor who has been helping clients purchase and sell real estate for over 10 years. He LOVES living in downtown Toronto. As his bio says, “I have been living in downtown Toronto with my wife and son selling real estate for a decade now. I love to help people find the perfect property for their needs and see them succeed. Although I'm in a sales position, I believe that real estate isn't about sales when it comes to the client. When his parents retired they wanted to purchase another property and had great income. But, they had difficulty getting financing, as the stress test caused lenders to look harder at their applications. Although their current income could easily support the purchase, many lenders are somewhat hesitant to give mortgages out after someone retires.

Steven was able to help his parents get their next property, and learned some valuable lessons that he can use to serve other clients.

Arsalan is a Toronto-based realtor who decided to move his parents in with he and his family in 2019. They first started investigating buying a larger home, but what he thought they required was $2.5 million and above.

He decided to hire an architect to do the planning and then do the work. After interviewing a short list, the prices were all over the place. And with COVID happening, materials were hard to find and finding someone to actually be able to do the job was difficult.

Milli Fox and her husband Junior decided to purchase a pre-build 3 bedroom condo, based on plans and thought it would be perfect for their life. Milli had resisted the suburban life, and envisioned a perfect life downtown. By the time the condo was ready and they were conducting their PDI, pre delivery inspection, they had a 2.5 year old and it was one week from closing. They quickly realized that with another child on the way and the need for home offices, this condo would NOT suit their needs. A quick visit to Milli’s in-laws house in Whitby confirmed that they needed a free standing home with a basement and a yard. How did they deal with the condo by getting a 1 year mortgage and purchasing a single family home, and what would she have done differently?

Nicolee and her husband were living in their first starter home, before she was a mortgage agent, and it was beginning to feel cramped. She decided they needed something bigger, but her husband wasn’t quite on board, so began a purposeful search.

Her friend suggested another friend had a house for sale, although it wasn’t listed yet. It was PERFECT! The family wanted Nicolee and her family to buy it, so they had to sell, but the friend who suggested the house for sale, had another friend who wanted to buy Nicolee’s current house! 027 RSIRE Mohamed Bachani - Buying With a “B” Lender & Moving To an “A” Lender

Mohamed Bachani is a Durham Region-based accountant, founder and president of Unique Accounting Services, an Accounting and Bookkeeping firm that helps Canadian small and medium sized businesses with all their bookkeeping, taxation and accounting.

He wanted to move from renting to owning, was pre-approved and had his down payment, but when he came down to purchasing, he wasn’t able to qualify for his mortgage with an “A” lender. The bank had not properly screened him, so he actually didn’t qualify and shouldn’t have gotten the pre-approval. He was self employed through his corporation, and many banks don’t like working with self employed persons. What was Mohamed going to do?

This is when Laframboise mortgage got involved and was able to find a “B” lender to make sure Mohamed got that house! The plan was to get a mortgage with a “B” lender for 2 years, and provide relevant income documents for the 2 years and then move to a major lender, which means lower rates and more flexibility!

Johnathan Pollack has been a landlord for the last 6 years, and chats with Denise about the challenges and benefits of being a landlord.

While real estate is an amazing tool to grow your wealth, it is NOT a passive investment, requiring you to stay on top of your money and know what’s going on with your tenants.

They renovated the property they were living in, then moved into the basement and rented out the top floors, as there was higher rental income to be made, but rushed into the process of getting tenants. The tenants moved in, and on the first day there was a surprise waiting in the mailbox…listen to find out what it was! Denise agrees that she too is somewhat impatient when finding tenants. As well they share some great tips about checking out tenants and being a bit of a detective.

025 RSIRE Brady Bodley Shares Info On The New Anti-Flipping Tax Law

Brady Bodley, lawyer with Birch Law, joins Denise in discussion of the new Federal Anti Flipping law, coming into effect in January 2023. What does the bill aim to accomplish?

The Canada Revenue Agency (CRA) has already been investigating and enforcing residential real estate that was being flipped or assigned and not properly reported as business income. Essentially, house flippers have been using the Primary Residence Exemption to avoid or reduce taxes.

The new tax law puts an end to using the PRE as an option and will flat-out disallow the use of the principal residence exemption to shelter the capital gain realized on the sale of your home if you’ve owned it for less than 12 months.

Essentially, under the new tax law, anyone who sells a property which they owned for less than 12 months (specifically, 365 consecutive days) will be considered to have “flipped” the house and any profits from the deal will be taxed as business income. This will discourage quick flips for profit, which tend to inflate housing prices.

Purchasing investment real estate can be rewarding and challenging, and sometimes both! Sometimes you are stressed and overwhelmed and want to sell your rental properties.

Todd Miller experienced this a few years ago, after purchasing an investment property that was empty when he and his wife bought it. Instead of an exhaustive search and screening process for tenants, they decided to rent it to family, as you could trust them with your precious investment.

TANJA COUGHLAN is a homeowner that wanted to purchase a new build and either rent it out or sell it, after the 2-3 years it would take to build the subdivision. They had been thinking of purchasing another property for some time, and put a small deposit on it initially, then the balance of $20,000 and waited for it to be completed.

When offering rental properties, one of the things to expect is that some tenants will not treat the property like their own, so this may lead to things being replaced/repaired more often. Some tenants will and will add value to the property with minor improvements, fresh painting, landscaping, etc.

It was stressful, perhaps even more stressful than purchasing a new build, as you are waiting for it to be completed, and also figuring out how to be landlords. As well, it is sometimes less stressful to buy a new build so that you’re not competing with many others for the same property.

017 RSIRE Construction Financing a Major Renovation

KIRSTEN MCGOEY is a Durham-based photographer that specializes in commercial and corporate photography. She and her husband moved from Toronto to the Durham area, and bought a very small 820 sqft bungalow. It had 2 bedrooms and kitchen/bath on the main floor, but wanted to put on some additions, and it was not suitable for her family of 5.

Unlike accessing an LOC to fund this venture, they needed construction financing. They found a builder to help them with their questions, and prepare for the build. Many traditional lenders face higher risk with these projects, so finding financing is typically harder to find.

Because of the scope of the project, a builder would help them with drawings, although they designed the majority of features. The builder also helped determine if the project could actually get done, and figure out a budget.

Deborah Schroeder and her mom lived in 2 different cities - Deborah downtown Toronto, and her mom in Ottawa. Her mom wanted to downsize, but didn’t necessarily live alone and wasn’t sure if she wanted to see her house. Deborah loved her condo, but wasn’t sure she’d be able to keep it.

Jackie Schagen and her husband wanted to buy a house, and were more adventurous than typical buyers. They wanted to see EVERYTHING, no matter what the issue was that other buyers pushed back on.

Mandy Dorego left the dental hygiene world, but was training people in her own time, and decided to pursue her passion for health and wellness, while being a trainer full time.

She decided to renovate her basement, add all the necessary equipment to have different workout stations. Many of us want to own a home at some point, but bruised or imperfect credit can prevent us from borrowing with our preferred lender. Maybe a job loss, a repossessed vehicle, a cancelled credit card, late payments, divorce, all of these can contribute to lower credit scores.

Many of us want to own a home at some point. Some of us move out of our family homes at the first opportunity and rent our first place as soon as possible, while others stay with our families as long as we can to save up the down payment.

Uchechi Ezurike-Bosse graduated from university and got a job with an above-average salary, which in her own words is rare, but also had a student loan. She wanted to buy a property but didn't have the down payment saved, but the concept of renting was like 'giving money away'.

She saw an ad for a builder that was offering Rent to Own - an opportunity where the builder gives you credit for a percentage of your rent if you buy the condo after the first year, and a much smaller amount if you buy it after the second year. Since her sisters owned condos in the same building, it seemed like a good plan. Once Uchechi ran the numbers, the rent that would be applied to her down payment was almost 80%!
