I also discuss the current market conditions, which are shifting in our favor thanks to decreasing interest rates. Deals that didn’t make sense a while ago are now back on the table, and we're taking full advantage of that.

Speaking of Houston, we recently took a trip down there to tour properties and get a feel for the area. Evaluating properties based on their condition, location, and financial metrics like rent levels and operating expenses is key to finding the right investment opportunities.

Our geographical focus remains strong in Texas—Houston, Austin, DFW, San Antonio—while also expanding into markets like Oklahoma, Florida, North Carolina, Georgia, and Tennessee. These areas are ripe with potential, and we're keeping a close eye on them.

For those of you new to real estate investing, I share some essential advice on entering new markets. It's all about connecting with local brokers and digging into the local market data to make informed decisions.I also break down the acquisition costs involved in property deals, covering everything from earnest money to inspections, appraisals, and legal fees. Understanding these costs upfront is crucial for successful investing.

We’re currently working on some exciting deals, including a 144-unit property outside Austin and an RV park in Oklahoma City, both of which are benefiting from the recent drop in interest rates.Lastly, I touch on our future plans, including the opening of Fund 3 for investors, potential changes in our event frequency, and upcoming training sessions on commercial real estate. There’s a lot happening, and I’m excited to share it with you!

In this episode of The Real enTREpreneur™ podcast, I dive into unconventional strategies for entering the commercial real estate market without hefty upfront capital or traditional loans.

Aimed at real estate investors, this episode steers clear of wholesaling houses and small residential properties, which often fail to deliver financial freedom or significant cash flow.

Instead, I advocate for focusing on commercial properties such as small retail centers, industrial warehouses, RV parks, mobile home parks, and multifamily units with at least 32 units.

These properties strike a sweet spot—too large for single-family home investors yet too small for institutional buyers—resulting in less competition and more favorable negotiation terms.

Many of these 32-unit multifamily properties are owned by "mom and pop" landlords who may be open to seller financing, allowing investors to bypass traditional loan requirements and credit checks.

To cover the down payment, I suggest partnering with investors who are interested in real estate but prefer not to manage properties themselves, facilitating shared ownership and quicker scaling of investments.

Partner Importance: Partnering with others can distribute the workload and bring diverse skills and expertise to the table, making the process more manageable.
Passion and Drive: Successful GPs are driven by a passion for building something great, not just seeking status or vanity metrics.

How The Cannabis & Real Estate Industries Go Hand-in-Hand

In today's episode, Alex and Matt sit down with Josh Rogina. Josh not only is a partner at Infinity Assets, where they focus on real estate entitlements, but he also co-owns multiple Cookies stores in California.

For those that don't know, Cookies is a national leading Cannabis brand co-founded by rapper Berner.

Josh discusses how he utilizes his agriculture & real estate background to get a foot into the cannabis space and how he became a preferred partner with Cookies to now co-owning several Cookies stores in California. They recently secured a store in Fresno, California, and will be opening soon.

While California has legalized marijuana, 80% of municipalities within the state still haven't passed their local process for allowing cannabis business. What burdens the cannabis industry currently is all the different taxes at the local and state levels: cultivation tax, distribution tax, local tax, state tax, etc. Every city and state has a different tax rate and different regulations. On top of this, there is more cultivation taking place than there are retail stores. Josh hopes to see both reform and standardization in the next 2 years for the cannabis industry.

Why are Real Estate Investors so Excited About Cannabis Investments? | Ep. 70

In this podcast, Matt sits with Kyle Kazan, co-founder, chairman, and CEO of Glass House Brands.

They discuss Kyle’s way into the cannabis market, starting as a real estate investor. Kyle explains he didn’t learn business at school but through real estate investing. In both, real estate and cannabis, the real goal should be getting great value. The investment will pay later with enough patience; playing the long game.

His most important real estate investing perspective is to focus on the cash-as-cash and buys real estate as if he'll never sell. This same mindset often is connected to cannabis investments as well.

Glass House Brand's vision is not to have the most expensive cannabis product, but a good quality accessible product. In California they still don’t own even half the market, their goal is to grow more in California before getting a licensed brand in other states.

Kyle wants to bring attention to a concerning matter: people serving sentences in jail for selling cannabis. Kyle explains there are people serving even shorter sentences for murder than for selling cannabis.

The administrations are usually not able to keep the fast-paced growth.

In today's episode, Alex and Matt give an update on their business, the future of real estate with tech companies like Zillow and Redfin, talk about how Teifke Real Estate is differentiating themselves to stay unique from other brokerages and discuss where real estate is now vs a year and a half ago when prices in the Round Rock, TX area were much different.

In 2019, you could still find homes for sale in Austin and Round Rock, TX for under $200,000. Now, the median price for a home in Williamson County is $441,000 according to the latest stats from the Austin Board of Realtors in August 2021. Matt met with a fellow real estate broker to discuss the future of real estate, specifically, the buyer's agents' and broker's commission. They predict that in the next 2 years, the buyer's agent's commission will change from 3% to 1%. According to his friend, the Seattle market is already experiencing this change in commission.

So how do you stay ahead as an agent?

How is Teifke Real Estate staying ahead? We're buying properties WITH our agents and see them as PARTNERS. Agents find the deal and manage the project and we put up the money and help sell it. Our goal is to buy more real estate and make money IN and ON real estate.

We had the great privilege of having the Donis Brothers on our podcast! These guys remind us a lot of ourselves. Jeffrey, Kenneth, and Kerwin Donis are young real estate investors who one day picked up the infamous "Rich Dad, Poor Dad" book by Robert Kiyosaki. Their ultimate goal is to retire their single mother.

They've been actively investing for 2 years now and are big on self-development whether that is reading, listening to podcasts, or networking with others. Building these habits has been fundamental in helping them stay accountable. In this episode, Alex and Matt sit down and speak with Alex Camacho. Alex was in the banking/mortgage industry when he lost everything in the market crash. His experience is diverse from property management to airbnb arbitraging, to now running his own company 2 years ago. He's worked really hard over the past 2 years to build himself and others back up. Alex went from doing 1 flip a month to now 25-30 deals/flips a month.

Alex loves the investing aspect of real estate and it has helped him create the lifestyle he wants. He recently visited San Antonio and says it's a 'good area for single-family rentals; short-term rentals." He's also very bullish when it comes to investing in multi-family in the Phoenix area.

Recommendations for people that are wanting to flip a property 1+ a month and need loans:

JV (joint venture) on deals in the beginning
Wholesale when it makes sense
Always have the bigger picture in mind

Some of Alex's advice for others starting out is to have a strong mindset, positive habits, and networking to take action. He also says to not be afraid to pay for a mentor or coach with the right context to get to the next level. "You'll either pay with your time or money."
