In this episode, I sat down to chat with Ted Finn a local divorce attorney about protecting your personal and marital property before, during, and even after marriage.

In his many years of practicing the law, Ted has seen just about every situation that arises in marriage around money and assets. During our chat Ted explained, "if one person or the other wants to stay in the house, or if it was a property that was brought into the marriage, if it was a separate property that came by gift or inheritance, then we have to be thoughtful and mindful as we go through all of this and saying, Okay, how do we title things on the front end? If you're talking about pre-dissolution planning or even pre-marriage planning, you talked about do we keep separate app assets separate. is the application of a prenuptial agreement, something that we should be discussing? And is it something that can be done in Colorado? It can, but it requires some forethought. One of the things they talked about Colorado is that if you're doing it on the eve of marriage, it's likely not going to be enforceable."

Do you have questions about your property inside of a marriage or divorce? Contact Ted at 303-776-5380 to set up a personal meeting.

In this episode, I share my thoughts on the importance of not being paralyzed by fear in the face of a challenging housing market, and some practical tips on how to approach an inflationary market with caution and still make a return on your investment.

You hear much in the media these days about the housing crisis and how inflation only makes things worse. While that is partly true, history and my personal experience tell me things aren't as doom and gloom as the media would have us believe.

In fact, historically during a recessionary period rates for housing tend to drop thus reducing some barriers to purchasing a new home and making it possible to refinance the real estate you already own.

In this week's episode of Bill the Lender Podcast, I had a conversation with my friend Dan Grote, a financial advisor with latitude Financial Group, about the volatility of the market and how to create a balanced portfolio. Why do all types of investors need financial advice and the inflation-busting benefits of holding real estate inside your portfolio?

When talking on the subject of volatility Dan mused, "So I do think trying to keep our feet underneath us and keep our heads about us is important. And that that that does tap into that behavioral side of things, too. So that would be number one...don't panic, don't panic, it's the worst time to get off a roller coaster is in the middle of the ride. Ah, yes so don't don't panic."

In this second part of my two-part episode on the 5 areas of loan approval, I share my insights into two additional factors of loan approval, assets and collateral.

While each borrower's situation is unique, the assets they bring to the table go a long way in helping the underwriter decide to approve or deny the loan application. If you don't have many assets, fear not, this area is typically for investors and not a requirement for all types of borrowers. I also dive into the collateral which is the actual property you are purchasing.

These two areas are often overlooked by borrowers but it's important to understand them as they do go into the decision making process for loan approval.

Are you curious about how these factors affect your personal loan approval process?  Please contact me directly with questions you may have about your unique situation. I can be reached at 303-877-6323 or you can learn more at www.BillTheLender.com

In this episode of Bill the Lender, I debunk 3 popular myths about the current housing supply shortage and why we aren't in a housing bubble like we have seen in the past.

The three myths I tackle are:

  1. Why the current housing bubble/situation is not the same or similar to what we saw in 2008

  2. Why there won't be a surplus of foreclosures to help with the current inventory shortages

  3. Why we can't build our way out of the current housing supply issues.

If you are looking to get into the market, make a move, or just have general questions please reach out to me at https://billthelender.com/. You can also call/text me at 303-877-6323
