In this episode of the First Deal Experience Daniel interviews Kimberly Land, a real estate investor and coach who was born and raised on the south side of Chicago.
Kimberly's real estate journey started in 2003 with house hacking a duplex. Although this investment was a colossal failure, she used the experience as a launchpad to learn more about real estate and subsequently bought a condo, single family house, and multiple commercial residential deals.
During Kimberly's career she has done everything including fix and flips, wholesales, raising private money, working with partners, and buying rental units. She was a licensed realtor for awhile and an appraiser (which she hated) along with teaching real estate and flipping classes.
During the 2008 crash, Kimberly lost her entire real estate business and returned to school for her Master's of Occupational Therapy. She later resumed real estate investing and focused on acquiring commercial real estate deals using low and no money down methods in C and D neighborhoods. She successfully transformed high vacancy, low income, run down buildings into stable, profitable rentals with low turnover and good tenants.
Kimberly then moved to Alaska and continued in real estate by door knocking pre-foreclosures using creative financing, subject to, seller financing and private money to acquire deals and started wholesaling, buying and selling mobile homes including buying her own tools and completing the rehab herself.
She later hired a small team and became known locally as the honest "Trailer Park Queen” and has been able to expand the mobile home business into Illinois and Indiana with plans to continue growth in the South.
Currently, she moving full force into focus and "build" mode so that she can build a sustainable coaching, consulting and mobile home and real estate business that supports her dreams of living overseas.
