On this episode of The Loans Elevated Podcast, Broch speaks about Mortgage Rates and shares his thoughts on when mortgage rates will fall. Make sure to check out the YouTube video to see the graphs referenced in this episode. Broch explains how we have seen mortgage rates increase significantly over the past year and uses the graph to demonstrate why that has happened, to summarise, when inflation rates go up, mortgage rates go up. On the contrary, when inflation rates go down, mortgage rates also go down.

Broch talks about how we are seeing similarities in the market we are in now from the market in the late 70’s/early 80’s with the aid of graphs. Due to this historical data we have, Broch states he won’t be shocked if we see an extreme drop of up to 2.5%.

Broch shares why this doesn’t mean you should wait to buy a home because in the past we have seen the market get better for home buyers as the rates have gone up. Broch states that currently, buyers have the opportunity to negotiate a good deal, potentially get closing costs covered and they also have the opportunity to re-finance and a get a lower rate after a period of time when the home has appreciated. Broch talks about how the data shows that home prices tend to increase during or shortly after recessions and how if you wait for the rates to fall, you’re likely to lose the opportunity to negotiate a good deal as we will see a resurgence in buying activity and then it becomes a highly competitive market.

Real estate should be viewed as a long term investment and it’s not something which the market can be timed on, despite rates being at a high right now. Broch runs us through his calculations which finds that a $600k purchase price, with 20% down would be $2650/month. Data from April 2022 suggests that anticipates Saltlake metropolitan area will appreciate by 15.8%, meaning the same $600k property $694,800, meaning you would pay $2535/month, if the rates slid 30%. Buying now and refinancing in a year would be the optimal way to go. Broch calculates the net cost of waiting is $113,760.  Don’t Wait!

Throughout this episode Landin simplifies the difference between an appraisal value and what you as a home owner thinks the value is. Landin shares how he has been appraising in Utah for six years now and is married to a very successful and high producing agent so he has a broad range of knowledge that he is excited to share with you today.

Broch and Landin discuss what value means and how it differs for how home owner thinks of value to how a realtor thinks of value. Landin states that value is based on perspective as there is a huge range and it depends on a lot of different motivated factors. Landin reminds you that the information shared in this episode are his opinions and may vary to other appraisers. Landin explains how appraiser base their value on data and market statistics whereas buyers tend to base value on emotion and impulse. Landin expresses how he like to base his evaluations on past sales data as it’s reliable compared to listings as they can fall through.

Broch and Landin also discuss the general guidelines appraisers work within, some of which include:

  • Looking for houses within a mile around the subject, use the radius tool!
  • Recent sales and the most recent data possible
  • Style, if it’s a town home only look at other town homes

Broch and Landin speak about how condos and town homes are really hard to appraise as it’s impossible to appraise something that is going to go down as the highest sold condo ever in a sub-division because the appraiser has to appraise at equal or less than what they can show has been the highest previous sale. Landin states that this is easier for single family homes where you can find another one that is slightly bigger or has a better amenity that sold for higher and just adjust it back down and then be able to increase the upper end of the appraisable.

This topic is truly at the root of what loans elevated is all about, creating wealth through real estate and understanding how to properly leverage. Broch states that there isn’t a perfectly linear answer to this question as every situation will have different circumstances and what’s right for one person may not be right for another. So should you put more money down? Broch states that generally, no, you shouldn’t. Broch explains that the fact is on mortgage financing every $1,000 you put down only saves you $5-$5.50.

Broch shares how once you accomplish the “minimum down payment to optimise loan terms”, the down payment doesn’t make a significant difference and there are better places where you could put that extra down payment money. Broch states that you could re-invest that money into paying off other dept or even putting it into other investments. Broch talks you through the benefits of both of these options.

Broch explains how every dollar you chose to withholdfrom the down payment and invest into something else such as your 401K, will be worth about five times more over a fifteen year period by going into your 401K than going down on your house but your house will be worth just as much with or without every extra dollar. On this episode of The Loans Elevated Podcast, Broch discusses if recession is looming. Broch states that economist can’t agree if recession is looming or not but what we are seeing blow up in the news is that 10 year treasury bonds and 2 year treasury bonds have inverted. This means that short term loans are now paying better returns than long term investments. Broch states that since the 60’s every time this has happened it has led to a recession within and around 12 months. Broch explains what this means for real estate, home prices and mortgage rates. Broch mentions that historically mortgage rates drop by around 30%-50% and states that we might even see mortgage rates drop back down into the mid twos which is so significant. Broch speaks about 2008 and how things are different now to then. In terms of real estate, in 2008 there was an oversupply of homes which stagnated when 2008 came which caused a massive undersupply of homes. Mortgage companies were qualifying home buyers and borrowers for loans that they were not qualified for. Broch states that mortgage companies have now corrected themselves and will only give loans to people who actually qualify for them. With regards to home prices, since the 60’s recession has almost always led to increasing home prices either during or right after the recession. The big take away from this episode is that there will never be a perfect time to buy a home but Broch highly encourages you to buy now and lock todays home prices in. Broch states that based on history we will likely see mortgage rates drops and that’s where you can bake in your savings through a re-finance which is very inexpensive and easy to do. Broch debunks some common misunderstandings about adjustable rate mortgages and shares how you can actually use them to strategically ensure that you’re not exposing yourself to more risk, despite them seeming more risky in the beginning, if you just plan for the future and set goals. Broch speaks about how a lot of people have a bad perception of adjustable rate mortgages because of what we seen during the mortgage meltdown. Broch reminds you that ARM loans look incredible different in modern day than they did back then. ARM’s used to be fixed for only a year and didn’t have caps on them and would often reach double digit rates easily. Broch states that ARM’s are not risky as long as you have done your research and understand what you’re getting into. Broch also mentions how the biggest difference from then to now is that the rate is not fixed for the entire 30 year term and recommends that you agree to a maximum of a 7 year fixed rate ARM. Speaking from an advantage point and Broch is constantly watching what’s happening in this area, Broch states that personally he has had more adjustable rate mortgages than fixed due to the fact that ARM’s oftentimes are lower in rate, meaning lower payment, than a 30 year fixed option. On this episode of the Loans Elevated Podcast Broch speaks about Eliminating PMI. Can you get rid of your mortgage insurance?... In some cases yes. Broch takes us through the possible options for doing this. Broch states that most of the FHA loans can be eliminated within 11 years but there are some exceptions. Broch speaks about how it used to make sense to re-finance in order to get rid of PMI but because of the rate rising environment we are living in right now, for most people re-financing is not the best option. Broch mentions the CFPB have a rule that states that every lender must eliminate the PMI automatically once the loan hits 78% loan to value based on the original a—-- and not including the appreciation on the home in the future. Broch shares that one of the solutions to this is through the use of appreciation. You need to call your mortgage company to instigate this process and begin with discussing their policies around their borrower initiated removal of mortgage insurance. Also, if you are at 75% or less to value, you have owned your home and have paid your mortgage on time for at least 2 years then there is the ability to get rid of the mortgage insurance. Broch shares a second option which can be only be done if you have bought the home and improved it dramatically to create more value. Broch designed this podcast with the aim of helping others create more wealth through home ownership by empowering others with information, addressing common myths and debunking anything that is holding people back from home ownership.

Broch takes us through the ties attached to renting a property, some of which include the following:

  • When renting you have no control over what you pay outside of the lease you have signed and your landlord can increase your housing expenses on a dime

  • The home is not yours, you cannot change anything

Broch states that a lot of his clients are becoming home owners purely because they cannot afford for their landlord to unexpectedly increase their housing expenses by 20% at the drop of a hat. It is just too high risk for the majority of people!

  • When you buy a home you get into a mortgage that you know you can afford and will stay at a fixed rate so there will be no shocks to your budget
  • You have 100% control of your property and your destiny

  • You can fund a new property purchase with the rental income and even though it feels like a commitment it is way less risky than renting as you are in control

On this episode of The Loans Elevated Podcast, Broch shares information about FEB funds rates and mortgage rates – and what they actually mean. Broch encourages you to seek advice and speak to a mortgage professional instead of listening to mainstream media and their emotion targeted headlines. Broch states that the media is guilty of instilling whatever is going to drive the most emotional reaction from people and it’s regularly done within the real estate world.

Broch takes us through FEB rates and their relation to mortgage rates. In March 2020 FEB dropped their rates to 0% right when the pandemic hit despite them being increasing since 2018 and during 2019. Broch mentions how FEB increase their rates to change the behaviour of the markets, slow down the economy and curve inflation.

Broch reminds us that it’s important to know that FEB funds rates are going to increase because of inflation – mortgage rates are not the same as FEB funds rates. Broch explains how the FEB funds rate is the overnight borrowing rate for banks and how they’re mostly related to business and commercial loans.

On this episode of the Loans Elevated podcast, Broch brings us through why interest rates don’t always matter on a mortgage, and shares with us how sever clients refinanced and their interest rates went up.

Broch talks about how one of his clients took a refinancing with a 1.25% higher interest rate than their current mortgage and a bump to $750/month repayments. But because their equity had increased and they combined their debts into their mortgage, they eliminated debts of $2800/month, freeing up $2050/month, which they reinvested into the mortgage, enabling them to pay off in 11 years and save $420,000

Another example her shares is of someone who bought their house in 2007 at the peak, but they held and continued paying after the market slid, amortising their debt. After 5-7 years they could cash out with hundreds of thousands of dollars and it was a case of rinse and repeat from their.

On this episode of the Loans Elevated Podcast, your host Broch takes you through extended rate locks and why you should pay attention to them.

An extended rate lock is when you can lock in your mortgage rate for a specified amount of time, like 6 months or a year for example, which guards you against rates which continue to climb.

Broch gives us an example of a 6 month rate lock, which costs you 1 point (1% of whatever your loan amount was). Last week, the market shifted after someone in the fed said something, causing the market to shift by 1.3 points in one day, meaning you come out ahead. In the past month, the market has worsened by 3 points, so it’s clear these locks can be useful.

In another example, Broch shares your options of what you can do if you lock your rate and the rates begin to improve. You have the ability to cancel the lock and float the market for 30 days, and on the 31st day, you have the option to lock again. This does leave you exposed, however it can be beneficial if it goes your way, especially considering there’s no attachment to the original lock and no fee.

A final option Broch gives us is float down. This means you keep your lock for the whole 6 months, but you have the ability to float down one time within 30 days of closing, meaning you get about 70% of the market gains.
