If your property is in a home owner's association (HOA), there are some things you need to know before selling your property. One of the most important is obtaining an estoppel letter.

An estoppel letter is a document that outlines the current status of your HOA dues and any other fees owed to the Association. It also indicates whether there are any outstanding violations of the HOA's rules and regulations. 

The estoppel letter is important because it provides the buyer with peace of mind knowing that they will not be responsible for any unpaid dues or fines. It also protects the seller from having to pay these amounts if they have already been paid.

If you are selling your home and are a member of an HOA, the title company will order the estoppel letter during the title process.
