Dearest Finance Diaries baddies,
We find themselves in a world filled with diverse opportunities and challenges. This podcast/blog post aims to provide a quick overview guide on setting realistic and measurable [financial] goals.
How To Set Goals You’ll Actually Accomplish:
Decide on Your Values and Priorities:
Begin by reflecting on your values and priorities. Consider what matters most to you – whether it's spending time with a family, a huge investment portfolio, travel, entrepreneurship, or philanthropy. Aligning your goals with your values ensures meaningful pursuit.
Categorise Your Goals:
Categorise your financial goals into short-term, medium-term, and long-term. Short-term goals might include building an emergency fund or paying off high-interest debt, while long-term goals could involve saving for a home or retirement.
Make Goals SMART:
Apply the SMART criteria to your goals – Specific, Measurable, Achievable, Relevant, and Time-bound. For instance, instead of a vague goal like "saving money," specify "saving $5,000 for an emergency fund within 12 months."
Consider Your Financial Situation:
Be realistic about your current financial situation. Assess your income, expenses, and existing commitments. Setting goals within your means ensures a higher likelihood of success.
Prioritise Goals:
Prioritise your goals based on urgency and importance. Addressing high-priority goals first establishes a strong foundation for your financial journey.
You’ve got this, I believe in you!
Product of the week: This incredible renter-friendly wall sconce set (USB chargeable). My rental lacked a light in the laundry room and this was the perfect addition. I got it last week and it saved me from a veryyyy expensive electrician job.

One day, I had a realisation about my finances. It was truly the moment that altered my financial future entirely. I realised that what I was doing wasn't sparking joy, and it left me feeling like I was on autopilot.
I didn't like the feeling, so I changed things.
Sometimes we just have these moments: thoughts and/or feelings that alter the path of our lives.
How can we have these feelings? How can they change us?
Let's dive in
We all have some degree of privilege yes. Some more than others, yes.
BUT that being said, privilege doesn't mean you'll be successful. Just the same as having less privilege doesn't mean you'll be unsuccessful.
While privilege certainly does help tremendously (like starting a race earlier than your competitors), it doesn't mean you'll get ahead (especially if you're not even starting the race haha)
Let's talk about the kind of work you can do to "be lucky" and what I've done to "be lucky" (while taking my privilege into account)
Okay, so I've been telling you all I'd try to piece my opinion together on Nova Scotia's rental increase caps, fixed term leases, and the short term rental ban in Halifax.
I had to take some time to get my opinion together and make it (somewhat) cohesive.
The truth is, I've seen the end result in Halifax for the rental/housing market.
I'm not clairvoyant, but I've seen Montreal experience the same thing, with a sad sad ending for landlords, homebuyers AND renters.
Any sort of financial change might make you nervous:
- Changing your financial habits to address debt
- Starting to invest in the stock market
- Buying your first rental property
- Etc. etc. etc.
But how do some people just thrive at the thought of change and stay calm, cool and collected? Find out in today's podcast
Whyyyy so much stigma on trades?
Here's the tea. Trades are:
- Lucrative
- Stable
- Needed EVERYWHERE
Should you go to uni? grad school? trade school?
Let's talk about it!
The concept of "paying yourself first" isn't new, but it comes up a lot recently on social media!
It is infrequently applied, but is it worth it?
I think so!
How do I deal with feeling unmotivated (yes, it happens to me frequently)? How do you get back on track, or even pivot towards a new goal?
Let's discuss
Do you spend every cent you make? Or do you invest every dollar you make?
There's a happy medium that I have found.
Let's dive in
Everyone has heard financial advice from someone.
Whether its good advice or not, that's up to you to find out.
Let's look into a few I've heard and that I practice, and learn how to be more critical before accepting "advice"!
Why do we spend money?
Have you ever wondered why your credit card bill is so high, or why you have no money in your bank account? Maybe you make good money but don't understand where it's all going.
Let's talk about that
It's something we probably all thought about: what would I change if I could go back in time?
Truth be told, I don't actually want to change anything because it led me to where I am today, and I am so incredibly happy and bless in my life BH.
BUT...things I'll teach my kids one day to be aware of? Things I wish I knew sooner? Things that might be helpful to another person? This is the podcast for you.
As always, this is merely my own opinion and not financial advice. Enjoy :)
Do you ever stop and ask yourself "What On Earth Am I Doing?"
Do you make yourself panic so much that you give up, or don't even try at all?
Well, you're not alone because me too!
This applies to pretty much every aspect of life...especially finances. How do we get over it? Tune in to find out
Have you wanted to buy some sort of investment and gotten stuck in your analysis? Do you feel like you missed out on an opportunity? Or even worse, do you feel like you bought something you shouldn't have?
Next time you're considering a purchase, think about these things to never have regrets!
Taking a moment to recollect the last few months of 2022 financially and personally, and setting the scene for financial goals in 2023.
New houses, new airbnbs, new cities, new everything!
Do you wonder how some people can come from nothing and become so successful? Or how people from prominent family can be...not so successful?
The answer is in staying hungry for more.
This week, I talk to you about how to make financial decisions (student loans, mortgages, car financing, etc.) in the most educated and thoughtful way, even if you don't understand anything.
30 + years in real estate, Karen Kurtz has seen it all.
Today we are doing a deep dive into the real estate market and how to come out on top in a Buyer's Market
Okay okay okay. I know what you're going to say about a podcast on the drawbacks of financial success. BUT there are some, and I wasn't expecting them to be such big things to think about.
As always, for the purpose of transparency, I'm sharing it alllllllll with yall
Have you ever wanted to do something and pushed it off mentally? Do you get overwhelmed with all of the things that you need to do to actually accomplish your goals?
Better yet, do you find yourself taking risks without thinking things through?
Achieving your goals has components of risk and fear, but planning it out and thinking everything through will help you squash that ASAP
I get A LOT how I manage to juggle a lot of stress at once.
I have a simple strategy that I use to help manage myself, my emotions, and my anxiety when taking on new financial projects.
This strategy works for everything financial and otherwise. Are you stressed that you're never able to balance your budget? This strategy works. Are you nervous about getting into a new financial endeavour? This strategy works. Are you scared to change jobs? This strategy works.
It's been a year since I moved to a new province for my REI journey.
I've learned a lot: through good choices and bad choices
Let's dive in
Have you ever tried so hard, but feel like you're not getting anywhere?
In budgeting, business, relationships, in everything in life.
Let me share what I do.
Feelings of self-doubt? Inadequacy? Jealousy?
I have it too. We all do,
But how can we ignore it, or better yet, make it constructive?
Do you think that someone who makes $1,000,000 a year is wealthy?
What is wealth anyways?
Is there really such thing as true failure? Spoiler alert: I don't think so.
You only fail when you stop trying
Unless you've been on a media cleanse, you've probably heard a lot about interest rates. They're up, which is no surprise.
But to some, it is a surprise. Possibly a very expensive one.
Ouf it's been a year! So many things have happened to me since that faithful RV trip, but let's deep dive into how I got here and how you can do the same for yourself!
No no not just a vision board. How to truly visualise your dreams and goals to inspire you to achieve them.
After the sudden passing of my friend and mentor, I share with you the most important things she taught me in life, in investing and in real estate.

Okay okay it's been a minute. But I've been busy.
Let's catch up, go over lessons learned and let me tell you about finding VALUE
Jack of all trades, master of none. If you try to get everything done at the same time, you'll find yourself failing or being mediocre at everything.
So how do you prioritise?
Does skipping out on your daily latte or weekend brunch avocado toast make a difference?
Could you in fact buy a house if you skipped out on them?
Do you remember last year's podcast about being the average of the five people you spend the most time with?

This is a lesson we should learn early on, but for some reason we don't.
The amount you generally should spend on a car is shocking to some, and a real eye opener on our financial situations.
Do you think it's impossible to do? It is absolutely possible!
I just did it three times (and I didn't overpay!)
Have you ever thought about doing something, but you can't figure out if you're making the right decision?
Yeah, me too. That's why today we're diving into decision analysis through opportunity cost!
Is there something that you want to do, but you can't stop thinking about how difficult/complicated/annoying/etc. it is to get there? Yeah, me too.
Let's talk about putting things into a different perspective, and to start doing what you've been putting off!
Have a potential new or existing property you are looking to make improvements on? There is a quick way to determine if the project is worth it, and then a more detailed way!
Let me go through the steps I go through, whether a project is small or a massive undertaking, and whether I'm doing the work myself or contracting it out!
Are you a people pleaser? Are you not sure if you're a people pleaser?
People pleasing is not just mentally taxing, but it costs you a lot of money!
How transparent would I really be if I never told you about financial mistakes I've made?
Talking about our mistakes helps other people not make them too!
Sharing is caring

Have you ever lost motivation?
Sure you have. It's completely normal.
Let's talk about how to find it again.
Have you ever experienced Imposter Syndrome.
Spoiler alert: I know you have
This is how you can overcome it

Whether its in our career, finances, relationships or elsewhere, taking a step back can help us figure things out, regain our passion, rest, and recalibrate.
There is no shame in taking a step back.
There is only shame in not knowing when to take a step back!
The world is going/has gone back to normal, but what about your finances?
Let's talk about how to make the absolute best situation for yourself, and how to be the most prepared possible for any other financially difficult times that could arise in the future.
You've defeinitely heard of meme stocks. They're everywhere.
Even if you know absolutely nothing about investing, I'm sure you've heard something about Gamestop and AMC in the past few months.
The landscape of investing is changing, but should you buy into it?
How do you handle finances in relationships? Who pays what? How do you split the bills? Should you have a joint account? PRENUPS??
It isn't necessarily an easy topic to first approach, but I promise it's not as bad as you think!
In this episode, we see it all come together. Interviewing Melanie Chabot of (@extensionsMTL on Instagram) who turned her lifelong passion for hair into her full time job.
Leaving the corporate world behind, Melanie has been consistently growing and expanding her business. In today's episode, she shares her tips and secrets to how she got to where she is today, and how you can grow your side hustle as well!
Okay now that you have the passion, the idea and the plan....I want you to make it happen!
Now that you have your skills and potential skills list with each having a passive and active income, we do the fun part!

How do you figure out what exactly to do that can make you more money?
The first step is here!
The month of May is going to focus on generating additional income!

Tune in to hear more about how to find new ways to make more money!
Have you thought about an income property? Like a duplex or a triplex or a multi-family?
Here we are talking about what exactly you will need to consider before you become the landlord of one of these:
How often have you compared yourself to others, or even compared yourself to what you could have been if you made different decisions?
Every day we see people: on social media, on the news, in movies, around us, etc. that made different decisions at different times in their lives. Does comparing ourselves to them, or what we could have been benefit us in any way? No, it doesn't.
Unless you haven't been keeping up with events in the last six months, you've probably seen some real estate markets become actual insanity.
Properties are selling for insane prices. But does that mean you should buy the hype?
A look into the dangers of overpaying for properties!
Have you thought about buying a new build for any reason? Maybe you like the appeal of something new, maybe you're fed up of ending up in bidding wars, maybe you like the idea of potentially building value by going to a developping/gentrifying neighbourhood!
Whatever the reason is, let's talk about different things to consider: the pros and the cons.
Like any pros and cons list: everyone will weigh them differently and everyone will come to a different conclusion. This is just an overview of things to think about!

I was gifted a dog as a very young adult. It taught me a lot about responsibility, caring for others and gave me a great hiking buddy. But before you go out and get a dog (or a pet) of your own, there are a lot of costs associated that we need to think about.
Can you really truly afford a pet? Or are you not in a financial position to do so? A pet is definitely not as expensive as a child, but there are many costs you will need to be able to afford as a pet parent.
Have you ever found that you might have an excessive shopping problem? Or maybe you just want to cut back your spending so that you can save more. Or maybe your life is changing in some way that requires your financial situation to change.
Whatever it is, the Stephanie Double method is perfect for you!
In life, we have the optimists and pessimists.
Surrounding yourself with constant negativity will end up holding you back because you will have so much fear within yourself that you will never do anything new or take any chances.
This week, we are looking at mortgages and how to make your mortgage preapproval work best for you. Mortgages can help get you ahead or help contribute to keeping you in a less-desirable financial situation.
There is a lottttt of wiggle room with your mortgage rather than just buying a single-family dwelling and spending the next 25+ years paying it off.
Debt has suchhhh a bad reputation. The word "debt" genuinely scares so people, and there can be such an unwillingness to take it on, or get rid of it as soon as possible.

Credit scores are the number one topic that someone should understand before they turn 18, because that is typically when you (should) start building your credit.
Your credit score will go on to determine a lot of things for you: if you can rent that apartment, get that mortgage, lease or buy that car, get a credit card, the terms of a loan, sometimes your credit score is even needed to apply for a job.
I am here to help you understand the components of your credit score so that you can master it and improve your credit to the best of your ability.
Do you know someone who should hear this? A friend, a niece or nephew, your cousin or children? Send them this episode so that they can understand how credit works!
Using some real life examples (athletes and lottery winners), we see the importance of having sound money management abilities.
COVID19 has brought the point home: at any time, we can expect our circumstances to change and that they can disrupt our lives tremendously.
Money management has defined everyone this year: whether it meant realising our emergency savings are insufficient, or being able to pivot and adapt what we had.
Personal finance knowledge through money management has proven to be essential, as it will continue to be for the rest of your life.
Thank you for tuning in!
Welcome to The Finance Diaries, I'm so excited that you came by!
Starting the very first podcast is an episode on UNlearning:
We all learned some things about finances when we were growing up, whether it was on purpose or not. You might have heard it from a parent or a relative, maybe a teacher or a friend.
We need to start by unlearning these things before we can get into more important topics, because these are what is holding us back and giving us a negative perspective of money.
