We explore how real estate debt funds work for passive investors and why becoming a limited partner might be the smart solution for steady income without property management headaches.
• Investing as a limited partner means putting your money into a professionally managed fund that lends to real estate investors
• Limited partners earn consistent returns (typically 7-10% annually) without dealing with tenants, renovations, or property management
• Real estate debt funds lend money secured by properties, typically at 60-70% loan-to-value ratios
• Returns are distributed monthly or quarterly as interest income that is likely taxable
• This strategy works well for busy professionals, retirees, or anyone seeking passive income backed by real assets
• Most suitable for investors prioritizing capital preservation and cash flow rather than appreciation
• Income is typically taxed as ordinary interest income, making tax-advantaged accounts worth considering
• Next episode will cover fund structures, deal sourcing, and how investors get paid

Ron LeGrand first got involved with real estate; he was a dead-broke auto mechanic trying to make enough money to make ends meet. There was no such thing as disposable income around his house, and it was all disposed of before he got it. Thirty-five years old, bankrupt, and didn't know what he wanted when growing up, he knew it wasn't fixing cars in the hot Florida sun.
The year was 1982. Ron saw an ad that said, "Come learn how to buy real estate with no money or credit." That appealed to him because he had no money or credit and liked the rich idea. So, he attended the free seminar.
After more years, Ron bought and sold nearly 2,000 houses and still does.
Over the years, Ron created a mountain of home study products, written millions of words in print, and shared the platform with past presidents, movie stars, actors, politicians, sports heroes, business leaders, super wealthy from all professions, and some of the best speakers in the world. He has spoken to audiences as small as 20 and as large as 20,000 in hotel meeting rooms and coliseums across North America.
Ron's legacy has spread like a swarm of locusts, and his positive impact will affect thousands (maybe millions now). New generations will profit directly or indirectly because they attended one of his seminars, then used the information and passed it on. When the student is ready, the teacher will appear.
Ron spends much of his time in front of good people who are serious about getting rich and will do what it takes to become one of the 3% who can say and prove they have achieved true wealth.

Heather Dreves is the Director of Funding Secured Investment Corp and a fund manager that oversees the management of the Secured Investment High Yield Fund II LLC and the Circle of Wealth Fund III LLC. Secured Investment Corp is one of the US's fastest-growing real estate lenders and fund managers.
Secured Investment Corp has created two private equity funds to fill the void left by uncooperative traditional funding sources. Investors have the potential to earn double-digit returns based on past performance by connecting real estate investors who needed non-traditional funding with passive ib=nvestors who were ready to make higher returns on their investments. Secured Investment Corp created an opportunity to benefit both sides.
Passive investors get higher returns, and real estate investors get quick, competitive loans to purchase and rehab those properties that traditional lenders will not touch.
Heather enjoys lending money to self-employed entrepreneurs and their families. Watching people succeed in their business motivates her, and that's why she and her lending team focus on transparency, mentorship, and making sure their people make their money back. She learned early on that focusing on the bottom line was not enough to sustain a business, and after foreclosures and property taxes caught up with many of her clients, she decided to change her approach. Now, seminars, classes, and success and accountability programs are all ways Heather and Secured Investment Corp are ensuring their clients earn all their money back (and then some).

Although he succeeded with his window cleaning business, he always dreamt of being a real estate investor. Taking a leap of faith, he walked away from window cleaning, and within a handful of years, he was making over a million dollars per year from real estate investing. Zack now has his own company, a successful Podcast, and a YouTube channel where he dedicates his timing to giving back and helping others get started in the competitive game of real estate.
This year, Zack launched the Driving For Dollars Mastery podcast, which is already in the top 1% of podcasts in global popularity. Recently on his YouTube channel, he did a 40 days challenge. The goal was to turn $1,000 into $40,000; he was successful in making $93,000 and buying two rentals with over $100,000 of equity.
When he isn't helping people make money through real estate, Zack can spend time with his wife and two children and hiking the mountains of the Western United States.

John is a long-time Hartford area landlord/investor. Real estate investing is in his blood as some of his earliest memories are working with family around properties fifty years ago. He bought his first property in 1990 and has worked with his brother for the last 30-plus years, building and managing the portfolio and running the day-to-day operations in Hartford’s historic west end.
He has served on multiple real estate related boards over the years, most recently volunteering as President of the CT Coalition of Property Owners (CCOPO). CCOPO tirelessly works to educate and inform State legislators, small investors, and the public about landlord/ tenant issues. We retain a lobbyist to keep abreast of pending legislation enabling us to alert local landlord groups and guide them in grass root efforts to communicate with elected officials on critical issues. (Recent issues CCOPO has worked on: Hiding of Summary process records, energy star ratings for apartments, elimination of lapse of time evictions, fair rent commissions, eliminating criminal records) We guide members through the art of preparing testimony for public hearings, provide a forum to network with other investors, and offer opportunities for members to expand their real estate investing knowledge.
In his free time, he coaches youth wrestling, curses at golf courses and skis with his family, and enjoys collecting vintage cameras and uranium glassware.

Welcome To The Real Estate Underground Show #33!
Lou Brown has students in all fifty states, across Canada, and ten foreign countries that have long regarded the training systems and forms created by Lou Brown as the best in the industry. Quoted as an expert by many publications and authors, "Lou" draws from a wide and varied background as a real estate investor, having been buying property since 1977.
He invested in Single-family homes, apartments, hotels, and developed subdivisions. These experiences have given him a proving ground for today's most cutting-edge concepts in the real estate investment industry. He's widely known as a creative financing genius with his deal structuring concepts.
Lou Brown's passion for Real Estate began as a teenager. His mother had a friend from work (who he affectionately called Aunt Mabel). Mabel and her husband "Uncle George," lived in a duplex and were able to buy it. They rented out the other side and were able to live for free. The next year, they purchased another duplex on the same street. Then they bought another and another. Pretty soon, they moved out of that duplex into a lovely, big house on a corner lot with a large yard and a Cadillac in the driveway.
Lou saw that the secret to their lavish lifestyle came from accumulating property. Mabel showed him how to buy his first home in 1976 when he barely scraped by in a dead-end job. Once Lou learned how to buy property without borrowing money from a bank, he was unstoppable. Today, countless investors in all fifty states, across Canada, and fifteen foreign countries as far away as Australia and New Zealand, regard the training, systems, and forms created by Louis Brown as the best in the industry.
What started as a desperate attempt to drag himself and his single mom out of poverty has become one of the real estate's most incredible success stories. "Lou" draws from a wide and varied background as a real estate investor and continues to be quoted as an expert by many publications and authors for decades. He's invested in single-family homes, apartments, hotels, and notes, and Lou has developed subdivisions and built and renovated homes and apartments. These experiences have given him a proving ground for learning and teaching the most cutting-edge concepts in real estate today.
