Federal Reserve Activity

The Federal Reserve indicated in December that it was likely to make at least three rate cuts in 2024. With CPI inflation at 3% mid-month, just shy of the Fed’s 2% target rate, Dr. Rossell anticipates that Fed cuts are likely to begin in the second quarter of 2024, if not sooner. The December markets rallied in response to the Fed’s announcement, with bank stocks hitting gains not seen since before the March banking crisis.

U.S. Spring Market Predictions

In mid-December mortgage rates fell below 7% for the first time since August, and consumers responded accordingly, with refis up 2% and year-over-year listings up 7%. Dr. Rossell believes the market will continue to stabilize during 2024, with a notable inflection point for the better coinciding with the Fed’s first anticipated rate cut in the spring. Nonetheless, Dr. Rossell cautions against comparisons to past market patterns. “Sellers may think it’s 2020, and buyers may think it’s 2008. It’s a new year. This will be 2024, and it’s going to be its own thing.” She also cautions us to take economic news during the first quarter with a grain of salt, as markets will likely be lurching through a “two steps forward, one step back” pattern through the end of March.

U.K. Update

The overall outlook for the U.K.’s housing market improved in November, with sales up for the first time since November 2022. While market analysts were keeping a close eye on a steeper-than-usual decline in U.K. home prices in December, Dr. Rossell does not anticipate massive disruptions to their housing market in 2024. She notes that the country’s years-long adjustment to Brexit is coming to a close, and “we’re far enough into the new economic reality that the shockwaves are diminishing as long-term stability – both economic and political – sets in.”

2023 U.S. Labor Market in Review

When asked what surprised her the most about the 2023 economic climate, Dr. Rossell responded: “The ongoing strength of labor markets. We raised rates from 0% to over 5%, and while inflation came down accordingly, we saw no meaningful impact to the labor market. Folks not only kept their jobs, but we saw 200K new jobs created every month.” She attributes the strength of the jobs market in 2023 in part to online professional networks creating less lag- time for individuals between jobs, as people tap into their networks and avoid longer-term unemployment.

All Eyes on AI in 2024

When asked about uncertainties of particular concern to her in 2024, Dr. Rossell stated that AI regulation should be a priority for legislators in the coming year, as the technology’s impact on markets and the economy will continue to grow exponentially. “I’m concerned we can’t seem to get it together enough to pass simple things like a farm bill,” she said. Given the significant implications of

AI, Dr. Rossell believes reasonable AI-focused lawmaking will be necessary to prevent potential unintended consequences to the economy in 2024.

This interview features Miami Real Estate Podcast correspondent Jessica Edgerton together with Dr. Rossell delivering her top 5 economic insights from June., including Inflation and Federal Response * While the Federal Reserve paused rate hikes in May, it signaled that more increases may be necessary to bring inflation down from its current 4+% rate to the target 2%. Dr. Rossell notes that, as the Fed’s heavy hike campaign of the past 15 months is now having a palpable effect, additional bumps might very well not be carried out, despite the Fed’s current signaling.

Debt Limit Deal * Following several months of cross-aisle strife, on May 31 Congress reached an agreement to suspend the US borrowing limit until 2025. While the deal itself averted a global economic crisis, the underlying package, says Dr. Rossell, contained only one point of notable economic import: The impending reinstatement of student loan payments. Dr. Rossell applauded this measure as a compelling additional step to combat inflation, as consumer demand will be curbed as borrowers refocus their earnings on debt repayment in the second half of the year.

Mortgage Rates and Inventory * Housing inventory was down 6.1% year-over-year in May, according to NAR research. While demand conditions will loosen as an estimated 500K in new rental units come online in the second half of the year, existing-home turnover is likely to remain sluggish until the current 7+% mortgage rates begin to ease. Dr. Rossell reiterates that the current slowdown is temporary, and that while many prospective consumers are currently in “wait-it-out” mode, housing requirements and ongoing market normalization will help kick activity back into gear in the coming months.

Housing Bubble Chatter * Dr. Rossell assures us that any “bubble” chatter is just that: chatter. “Bubble” conditions require a loose credit ecosystem exacerbated by oversupply. Neither of these factors is present in the current environment. Given tight inventory, limited new inventory coming online, and healthily low leverage rates among homeowners, a housing bubble is extremely unlikely.

Recession Outlook * A recession, by definition, requires declining economic activity. While certain sectors (residential and commercial real estate, venture capital, and tech) do currently meet the definition of recessionary conditions, the overall U.S. economy, 60% of which is driven by consumer spending, does not. While the reinstatement of student loan repayments may kick us a notch closer, Dr. Rossell notes that two of the primary indicators for impending recession, high unemployment and weak consumer spending, are simply not present. While initial unemployment claims are up by approximately 40K year-over-year, coming in at 260K claims per week as of mid-June, this is a far cry from the typical recessionary rate of 600K weekly claims. Per Dr. Rossell, if the Feds can raise rates by more than 5 percentage points and avoid a recession, it will have pulled off “the heist of the century” – but such a heist, as of today’s indicators, is not out of the realm of possibility.

Florida's Senate Bill 4D, which was passed in May 2022, made it mandatory for all Florida condominium and cooperative buildings, three stories or higher, to undergo milestone inspections, structural inspections, and submit specific information to the DBPR. This legislation came as a direct result of the Champlain towers tragedy.

In addition, regarding the funding of reserves for the continued maintenance and repair of condominium and cooperative buildings, among other things, the bill prohibits waiver of reserves by associations for certain structural components.

Dr. William G. Hardin lll was appointed Interim Dean of the College of Business from Florida International University in May of 2021. Craig Studnicky, CEO of ISG World and Alicia Cervera Lamadrid, Managing Partner of Cervera Real Estate, break down this and the other the main takeaways from the recently released "2019 Miami Report" in the Season 2 premiere of the Miami Real Estate Podcast. 

About Craig

As the principal and owner of the company, Craig brings a wealth of expertise in sales training and management to International Sales Group. His primary responsibilities entail recruiting and training sales associates, developing marketing strategies with clients and their teams, as well as product development.

A real estate broker for more than 25 years, Studnicky began his career in New York City as a sales associate in residential real estate for JPS Associates. In 1984, the New Jersey native founded Steven Craig Realty in Atlantic City shortly after a referendum was passed to accommodate the interest in real estate in the flourishing area. His firm became Atlantic City’s leader in real estate, cornering two thirds of the market. In 1992, Studnicky relocated to Florida to work as Director of Sales for Country Club Estates in Aventura from 1992 to 1994.

He co-founded International Sales Group and under his leadership, ISG maintains the area’s top-producing sales force. Due to his keen ability to communicate with training and sales staff, coupled with his excellent customer relationships with developers, the company has posted record real estate sales.

An avid golfer, Studnicky can be found playing, and working, on the links with clients. Studnicky is a licensed real estate broker New Jersey and Florida and holds a degree from Virginia Tech. His greatest accomplishments are his two children, Steven and Alexandra.

About Alicia

Alicia’s passion, sharp business acumen and personable, people-first attitude keep her among the major players in the industry. She has played a role in every Miami real estate cycle since her career began in 1980. Alicia has sold luxury high-rise condominiums across the region, helping revitalize areas including Brickell, Miami Beach’s South of Fifth neighborhood, downtown Miami and Edgewater.

Working alongside Alicia Cervera Sr., her mother and founder of the Cervera Real Estate firm, she learned the business from the ground up. After years of successfully representing Miami’s top developers, the Related Group invited Alicia and Cervera Real Estate to join forces in 2000. The result was Related Cervera Realty Services (RCRS). In just ten years, under Alicia’s leadership, the full service real estate brokerage sold over 14,600 units, representing over $6.8 billion. When the marketplace began to shift in 2008, Alicia led sales teams to close over $720 million worth of units RCRS had represented in developer sales. 

In 2011, Alicia assumed the charge of Managing Partner for Cervera Real Estate, wherein she led the expansion of the company’s General Real Estate Division. This, together with her ability to exclusively represent a vast number of developer projects, has substantially contributed to the growth of the firm. Alicia continues to lead by example, servicing developer client needs while also assisting associates with individual and bulk transactions. Today, Alicia oversees over $4.5 billion of real estate sales in both pre-construction and general real estate. 

Various local and national organizations have bestowed upon Alicia awards in recognition of her accomplishments. She is honorary chairman of the Master Broker’s Forum and a board member for numerous organizations, amongst them, Miami’s United Way, Miami Association of Realtors, the Miami DDA and University of Miami’s MRED+U.

Philippe Houdard is co-founder of Pipeline Workspaces, a high-design space used by a diverse community of companies. Subsequently, Philippe spent nearly a decade in various executive positions for large technology firms, including Lucent Technologies (now Nokia) where he earned the company’s highest individual achievement award. After focusing on sales and marketing, international expansion, and M&A, he left corporate life and launched a series of entrepreneurial ventures.

Philippe was the founder and CEO of SkyBank Financial, a payments company that grew to over $15 million in volume before exiting the business.

Philippe is also the founder and CEO of Developing Minds Foundation, which builds schools and supports education in areas affected by armed conflict. The foundation has educated over 55,000 students, ranging from former child soldiers in Colombia to youth in violent shantytown favelas in Rio de Janeiro. He has raised millions of dollars from sponsors such as Western Union, Tiffany & Co, Bacardi, Copa Airlines, and Princeton in Latin America.

Philippe graduated from Harvard with a Master of Public Policy and University of Florida with a Bachelor of Science in Business Administration. He was previously Visiting Scholar at University of Miami.

Nearly 60 years since she and her husband fled Cuba amidst political turmoil and arrived penniless in Miami, visionary real estate pioneer, Alicia Cervera Sr. – otherwise known as the “Queen of Brickell” and “Grand Dame of Miami Real Estate” – shares, for the first time, the 7-keys to selling pre-construction that have powered her success for five decades.  

For those of you who are not familiar with her, Alicia is the founder and chairman of Cervera Real Estate and has participated in every Miami real estate cycle since she founded the company in 1969.

Alongside her daughters, Veronica Cervera Goeseke and Alicia Cervera Lamadrid, the Cervera name has exclusively represented and sold more than 115 condominiums across the region – representing billions in sales – and revitalized neighborhoods, including Brickell, downtown Miami, Edgewater, and Miami Beach’s famed “South of Fifth.”
