Hello everyone! This is Ashley from Stacks and the City and I want to share with you why I feel like the information that radiates social media on our 30s is 100% a lie: and here's why:

Lie #1: You're so much more confident in the way you look.

NOT TRUE AT ALLLL- especially when you factor having children, weight gain, and this strange new word: collagen. There's even more pressure to market to women based on us "aging". Between that and seeing yourself look slightly different than you did before it's tough!!!

Lie #2: You Career Starts to Thrive

Can I share a secret? I have never had a promotion in my life- EVER. As a result, my career is not as popping as I'd want. Between not pursuring graduate education and (unsuccessfully) pursuing entrprenuership twice, I'm feeling a little defeated.

Lie #3: Meaningful Relationships:

The most interesting part of being in your 30s is the relationships you have continue to shift and (sometimes) erode. Between your friends becoming more insular with their families, and being hard to find new friends, relationships are really difficult to create and maintain.

Hello wonderful people! It's so great to be back chatting with you. We're changing it up a bit from our normally scheduled programming to speak on something that will put a well meaning person financially out- a wedding and bachelorette season. It is high. I have some tips on my own expereince on how to save and prepare for an expensive wedding season. At the end of the day remember- this is NOT your wedding. YOU did not decide to get married or make this big step. Therefore, YOU are not obligated to pay for it.

HOWEVER

It is important to recognize and support your friend/family member in their important time in their life. Be transparent and honest with what you can afford. Support your friend in any way you can. Brides, be clear and let your bride know as soon as possible what costs will be anticipated for the bridal party.

Weddings are expensive for the bride, groom, and everyone involved. Be as prepared as possible and SAVE EARLY!

Everyone has a relationship with money. Some may be healthy, some may fear it, some want to completely avoid it. Generally, people fall into two categories with money: natural saver or natural spender. Natural savers naturally want to keep their money. Haters like to call them cheapskates, tight on a dollar, and miserly. Natural spenders don't have as much of an emotional connection to money. It's a means to the end for what they really want. Haters like to call them spendthrifts and irresponsible. The money mentality you have has a lot to do with your childhood and life experiences. What were you implicitly taught about money growing up? What has happened in your life that has influenced how you view money? It is PERTINENT to know and understand the WHY behind your money mentality. That's the only way to improve it!

I’m aggravated! Well, not exactly. This week’s episode of Stacks and the City, I’m going over all the myths, misconceptions, lies, and pet peeves regarding what I’ve heard regarding the stock market. There’s a lot of information about the stock market out there and I want to clear the air. The following are some of my 6 issues I hear when people share their trepidation when investing in the stock market:

The Stock Market is a Gamble
It can be if you don’t know too much about it. The more knowledge you have on how the stock market works, the better you’ll be at reading which stocks are more profitable than others. Knowledge truly is power!

The Stock Market is Too Complicated
Actually, it can be complicated. However, don’t make it more complicated than it has to be! You can invest online index funds or hire someone else to manage your money for you. Don’t be a mechanic- be a person who just got her license!

I’m Going to Lose All My Money
NO YOU’RE NOT. Ya’ll, as long as you do the basics in the stock market. You will not lose money. The longer you hold your shares, the money money you’ll make. The stock market is a time game. Don’t fear the stock market because of losing. Most people are winning!

I Get All of My Knowledge from CNBC/any News Cycle
The majority of your information on the stock market should not come from 24 hour business news cycles. Do some research on your own. Numbers do not lie! Google ‘stocks to invest in’ and ‘index funds to look into’. Remember, many of these outlets are meant to entertain. Do the research on your own!

I’m Only Interested in Investing in Stock Market Trends
Apple and Tesla aren’t the only stocks worth trading in. Bitcoin, cryptocurrency, and forex aren’t the only places to make money in the stock market. Don’t be on the trends. Find stocks that no one is talking about.

I Don’t Have Any Investments
If you participate in your job’s retirement plan (401(k), TSP), you are already invested in the stock market. You simply have someone manage the money for you. This is the basic and easiest way to participate in the stock market.

How much of your history do you know? Today’s guest really made me question the history I was taught throughout my education (and I’m a history major). During my time at Duke University, I took a myriad of classes focusing on the progressive era of the United States. This is during the turn of the 20th century through the 1920s. An aspect of this history I find so interesting is Negro history during the time. There seemed to be an abundance of African-American commerce and business. A huge example of this is the Harlem Renaissance.

Harlem wasn’t the only pocket of African-American prosperity during the height of Jim Crow America. In fact, many would argue it’s not even the wealthiest. Tulsa, Oklahoma is arguably the center of black commerce at the turn of the last century. Over thirty-six square blocks showcased black wealth through its myriad of black owned barbershops, theaters, restaurants, and dry cleaners. Black people donned the latest fashions of the time and driving seemingly newfangled contraptions such as a car. The wealth exuded in Tulsa earned the nickname Black Wall Street.

However, on June 1st, 1921, racial tension peaked as whites set ablaze the entire district, causing death, and total destruction, and trauma lasting for generations. This single event is the largest race massacre in our history.

Mechelle Brown of the Greenwood Cultural Center in Tula and the ultimate Black Wall Street expert guides us on telling this story of African-American prosperity and wealth during a peak of oppression. In this interview I want to you to pay attention to:

✅The emotion and pride of African-Americans during this period.

✅How and why black people migrated to Tulsa at the end of the Civil War.

✅The importance of perseverance and grit in achieving your goals.

In today’s episode, we feature the owner of Askew Funeral Home, Mike Askew. Not only did he open his funeral home to help our family transition my grandmother to the afterlife, but I was impressed with his professionalism and knowledge. I am so excited to share with you all some of the lessons I’ve learned through my grandmother’s passing and to help you all get through a difficult time. Here are some of the major takeaways I want you to get from my guest:

✅ Plan Your Funeral:
It is extremely important to make sure that your loved one has a money saved to pay for any home going expenses. Mike speaks on starting a trust, which you can start at a funeral home or at the place you bank with. He also speaks on life insurance, which is basically a policyholder paying insurance to help pay for funeral expenses and anything else to relieve the financial burden of the family when they pass. Mike recommends a $50,000 policy for the average American.

✅ Pick a Person
Mike also speaks on having a designated person to handle all of a deceased person’s finances and any other aspect of their estate. This makes the transition process so much easier. This person will be in charge of paying the deceased person’s bills, calling companies, and settling any money matters.

✅ Everybody Gets a Will
Mike emphasizes that everyone get a will. A will is the only voice of a deceased person telling their family how to settle their financial matters. Even if your loved one doesn’t have a house or money or seemingly any possessions to pass on, a will removes any red tape on accessibility. It removes any headaches!

I want to thank Mike Askew again for his time and expertise. You all, unfortunately, the passing of a loved one does end at the funeral. There are so many other factors you have to settle. Make sure that your family plans as much as possible so you can spend more time grieving and celebrating your loved one’s life.

What is a Net Worth?

Net Worth is categorized by how much money you have total. It shows the value of what you own subtracted by the amount of money you owe to others. It essentially serves as a overall dollar amount of everything owned. Net worth is calculated by:

Assets (the value of everything you own)

— Liabilities (the value of everything you owe

The more you own and the less you owe means the higher your net worth.

Candice also discusses the question of if it’s possible to invest in the stock market while aggressively paying off debt. She believes that you absolutely can as long as you focus more of your attention on debt removal first. She also recommends contributing to your 401(k) as much as possible

Slews of social media posts, company statements and organization apologies pepper our TVs and phones. However, a big and relevant question that hang over heads of minority consumers is this: so what?

Hello everyone! I really wanted to delve into the connection between the stock market and our fears. It took me three years to build the courage to make my first investment in the stock market- and I was still petrified. What if I lose all my hard earned money?! I didn’t understand that there are metrics used to determine whether or not the market would be valuable for me in the long term. I never saw anyone discuss the market- let alone have money saved for anything but necessities. Anything I read discussed the Great Depression, Eron, and the Great Recession. It felt elusive, dark and confusing.

I discuss these feelings and more with Kevin Matthews II of Building Bread. Kevin uses his knowledge to teach the basics of stock market investing to those who didn’t grow up with access to the market. He teaches classes everyday on his Instagram account @buildingbread. One of the biggest takeaways from the conversation wit h him is that emotions don’t do math! If the chart squiggles up over time, that means the stock will continue to squiggle up once you get your money in the game. The stock market can still be scary and confusing, but it’s important to start investing despite your fears. I really do believe the silent majority is making plenty money from investing and isn’t commenting simply because the stock market is doing what it’s supposed to do- make them easy money.

Hello everyone. Today’s podcast features yours truly as I work to synthesize why there are been countless deaths from police officers yet little to no change to really reform the system of use of excessive force. I took the time to listen to conservative thought leaders, read media from both sides, and listened to podcasts featuring both sides of the “argument” and came to this conclusion:

There is an inherent difference between the way our country perceives its justice system and structure of the United States. It all boils down to trust vs distrust of justice In our government

Conservatives don’t see the why behind our [valid] arguments because they generally don’t inherently see the structure of our government as deeply flawed.

How did I come to this conclusion?

  1. The Presence of Unions Which Protect Both Good and Bad Cops
    1. The power of the local government when discussing law
  2. Trust vs. Mistrust in the Intention of Law Enforcement
  3. Invisibility of Racism

This isn’t an attack toward conservatives, police officers, or even our country- but it is an important and necessary critique. I wanted to better understand the conservative opinion so I can better craft the argument for reform in our justice system and how African-American men are constant targets for our prison systems and use of excessive force.

Hello everyone! I've been getting so many questions about which stocks to pick and the research you need to do and I promise it's more intuitive than you can imagine. Though the stock market indeed does consist of many charts, graphs, and intimidating terminology to help determine whether a stock is worth investing in or not, there are also a number of questions that you can absolutely answer yourself. In fact, I recommend these questions before you even delve into facts and figures. Much of my inspiration and what I use comes from Invested By Danielle Town and I HIGHLY recommend her book. Questions That You MUST Say Yes To Before You Purchase a Stock:

1) What do you like to go shopping?
I recommend writing a list of five companies you actively make purchases in.

2) Do you see other people buying where you shop?
Is the store/product/entity popular? Do you see people buying it? Is it something you friends are into? If the answer is yes, it's definitely worth purchasing.

3) Do you see the company around in at least five years?
How does the company look? Are storefronts cute and forward thinking or are they busted and decrepit? Do you see a decline in where people shop? Is the company a necessity?

4) What's the buzz surrounding the company?/Is it positive or negative?
What have you heard about the company? Are they releasing a new product? Has there been any high-profile endorsements? Did someone in leadership say something shady? This is what research looks like for the company of interest.

Ya'll there are more factors in determining whether a stock is worth investing in or not, but these are the fundamentals. Know this and you're already there! Practice these and you'll be a whiz in investing. Stay fabulous and amazing and I can't wait to see you all soon.

Do the Essential Shopping:
I regularly go to the grocery store even if it is only to go through the aisles before purchasing a loaf of bread. It is the perfect way to still feel like I'm part of the public while still being out only when necessary.

Get Outside:
One of the essential ways to feel like you're part of the public is to get some fresh air! The BEST part of my day is running on the national mall. I have the fresh air I need and I'm around so many people (yet so far away). It's a wonderful experience to have people trying to keep some normalcy in their lives while still keeping their health and the health of others a priority. I'm in my little bubble doing my thang while being in the open.

This will pass! Everyone is fabulous. Social distancing for extroverts is a thing! We can do it!

Hey ya'll!

It's one of my favorite episodes on rewind- my top tips on shopping online vs. in-store. Ya'll we will not be aimlessly shopping online anymore and purchasing items we won't return knowing they don-t fit! As always stay amazing!

What better way to continue to up your wardrobe and style game than by incorporating multiple shopping tactics into your wardrobe? Today’s episode delves into best practices for conscientiously and intelligently clothes shopping both online and in stores.

In Store Shopping Tips:
Window Shop- There is NOTHING wrong with going into a store and meandering around. Window-shopping allows the opportunity to look at latest fashion trends, eclectic color combinations and patterns, and items you’d be interested in incorporating into your wardrobe. It gives you ideas! Take the time to scan a store to plan pieces that can work for your wardrobe.

Plan for What You Need- and a Price- I rarely go into a store with an intention to purchase without having an idea of what to purchase. When you plan how you will build your wardrobe, you make smart strategic choices for what to purchase. Also, remember that price is arbitrary. If clothing companies can make up prices for how much they want to charge, you can make up prices for what you’re willing to pay. Stay patient- it will come!

Understand a Floor Plan of a Store- Clothing stores have items strategically placed for a reason. Seasonal and target items will be front and center on display (and are also the most expensive). Clearance and sale items will be in the back. Stores want you to work for those deals (and be tempted to buy other non-sale items along the way). Don’t fall for the traps!

Sizing is Arbitrary- Don’t let the tags dictate your self-esteem and your fantastic body. Companies change/update size charts all the time. The number on the tag shouldn’t determine your fashion stunt game- the way an item makes you feel and look should. Sizing is imaginary!

Online Shopping Tips:
Embrace the Wish List- instead of adding clothes to your cart, add items to your wish list. This can become a mini Pinterest board of clothing options you like and can also develop your personal style.

Beware of ‘Sales’- That goes for flash sales, blinking banners, limited time onlys- ya’ll- it’s simply a marketing tactic to get us to buy immediately. Sales always and forever will exist. Don’t be tempted by the banners to buy.

Know Your Size- The best way to avoid returns is to measure your body and look at the size charts. The size charts will help you figure out if an online item works for you.

Delete the Apps- Ya’ll…all of those clothing apps have to be deleted. Shopping sans purpose leads to mindless buying. Shopping for the perfect outfit should take a little work. Always be intention in your shopping

Hello wonderful people! Today's episode is all about my Frugal Diaries! I have been super focused on getting back my savings and taking every measure possible to get there. I want to share with you my ways to get your money right.  If you have no idea where to start here's what you need to do: 

Keep a Cash Diet:
Ya'll, there is nothing better than getting Benjamin, Hamilton, and the crew in your wallet.  I've been doing $50 a week to cover everything! I've been able to stay on top of my expenses in a way I can't with managing debit and credit cards.

Plan Your Months in Advance:
Keep a notebook of anticipated expenses.  This will give you an idea of where your money goes.  

Just Say NO:
There is absolutely nothing wrong with skirting people and activities that will help you spend money you had no intention to spend.  I've been laying low all month and said no to other people and plans- especially those I don't want to do! It saves money and stress!

Ya'll want this money- or anything you desire in your life? Do you need the tools necessary to make it happen? I've whittled the seemingly infinite measures to success to three Cs- Connections, Confidence, and Consistency.

Connections:It truly doesn't matter how intelligent or well educated you are- if you don't know the right people you won't have the success you deserve. You have to know the right people. Expand your network. Go to places and open your mouth. Speak to the most successful person in the room. Remember they're people too.

Confidence:Are you confident? Having confidence allows you to go into anyplace like you belong- because you do. Building your confidence takes time and practice. Spend time focusing on your strengths. What makes you feel fabulous, great, and like you belong. Focus on that and speak to the person who intimidates you the most. 

Consistency:It doesn't matter how confident you are, or if you're cooling it with the Prime Minister, if you're not consistent with what you want in your life, you're not getting anywhere. Work to accomplish your goals a little bit every day. Consistency pays.

  • When the refund hits, DO NOT spend it on frivolous unnecessary items- at least not all of it. The vast majority of your refund needs to go to whomever you owe first. I recommend paying down the highest credit card interest payments first. Take back your coin!

Good Wednesday, everyone! Today we are talking about Spring Cleaning. Spring has sprung and that means a wonderful spring-cleaning of our homes. BUT, we also need to consider a spring clean for our finances as well! Today, I offer four tips on tidying up your personal finances.

1: Check Your Coin

Go into your bank account and see how much money you have! How

2: Call Credit Card Companies to Lower Your Interest Rates

  • Keep the ball in your court. Call credit card companies to ask them to lower your interest rates. This more plausible when you’re making monthly payments on time and in-person. You’re in boos- not them.

2a: Open a Credit Card

  • Building good credit means starting lines of credit. There is nothing wrong with credit cards as long as they’re used responsibly.
  • Open a store account and every time you swipe PAY THE BALANCE IN FULL AT THE REGISTER. You’ll build credit and avoid credit card issues at the same time!

3) Clean Out Those Emails

  • Unsubscribe to retail marketing emails, delete discretionary spending inclined apps, and delete all payment history in your phone. Make it difficult to spend money!

4) Plan Your Tax Refund

  • Spring-cleaning and tax season are synonymous- carefully plan where your financial windfall goes. Keep a fraction for yourself- but the rest should absolutely go toward any debts you owe. Use this money to get ahead!

Hello everyone! We’re kicking off our investment series. We will discuss exactly what is the stock market, why investing is for everyone, and common myths surrounding the Stock Market. The following are show highlights:

  • The stock market is literally a place where you buy and sell- or trade shares- or pieces of an owned company.
  • Chances are you’re already an investor. If you have a Thrift Savings Plan, 401(k), or 403(b) plan, you already have an investment portfolio through your employer. You’ve been putting money away for retirement- a fancy term that means you’ll get paid to not work.
  • You will lose money. Yeah, I said it. However, investing works for the long time horizon. You have to stay committed to the stock market through good, bad, and ugly.   • A little bit truly goes a LONNNNNG way. No one is asking you to spend exorbitant amounts of coin in the market as a novice. Nah. Start putting $20 away each month and increase incrementally every time you get a raise, get promoted, or save money. The money will grow.

Remember that this time of year isn’t about giving (or receiving) tangible gifts; it’s about giving and cultivating relationships with the people you love and care about the most. Think about it, what are some of your fondest memories during this time of year? Is it the biggest toy you received or the time you spent with your favorite people? No one’s asking you to be Ebenezer Scrooge- we can still give, but don’t use the “I can’t afford it” excuse to show you’re thinking of others. There are infinite ways to show your appreciation for the people in your life without spending googabs of coinage. We get it! Sending cards, cute snacks, a drink shows thought! Think about someone other than yourself.

Ya’ll…this is indeed the season of giving and if you are truly about this money, ya’ll better be about this giving life. There are people who wish they had the life you currently have. Show your appreciation for your lifestyle by giving to a cause that helped shape you. Love pets? Children? Education? There are PLENTY of organizations to support. You say you don’t have the coins? No one’s asking you to start foundations and be on your #OprahStatus; however, if you’re really about this money, you need to incorporate practices of the wealthy. Wealthy people donate to causes! Five dollars goes a much longer way than $0. Your money, no matter the quantity, matters. Always remember that. Additionally, charitable donations help relieve tax burdens during tax time. For my higher earners, charitable donations help reduce how much you owe at the end of the year. In order to get this money, you have to give this money!

UHey ya’ll. Today we’re switching up our normally scheduled programming to discuss me leaving my job! I worked at an investment firm for over a year and a half and I was over it. Corporate America simply isn’t for me. It took THREE jobs to realize that!

My career choices have been a strange paradox of working in the most prestigious institutions in America but not feeling part of the mission. Over my numerous jobs, watching legislation pass, busy executives close major deals, and million-dollar transactions, I only saw boredom and the passage of time. I never felt that these jobs aligned with my purpose. After working for Morgan Stanley, I KNEW that God had a greater purpose for me. Instead of staying in a pretty consistent, relatively well-paying job, I decided to leave and take a chance. Though I have NO idea what I’m doing or how I plan to earn a living from helping people get their money right, I KNOW I’m exactly where I need to be in my life right now.

For those contemplating leaving their jobs, just do it! Create a game plan, work toward making the game plan work, and execute! It’s not difficult. Get this money and live in YOUR purpose.

If there is anything in my life that excites me it’s travelling. The ability to travel gets a plethora of challenges, hurdles, and self-discovery that no other experience in life compares. Not to mention, it’s enlightening on a whole other level to see how 7 billion other humans create their existence on this Earth. This week’s episode delves into my appreciation for travel, and more importantly, why you should do it. We also discuss simple tips on foreign travel. Remember, the human existence is salient- meaning all humans have to eat, sleep, communicate and procreate to survive. It has been a truly humbling experience to see how others adapt to these needs.

Quick and Dirty Tips on Foreign Travel:

  • Prioritize: When crafting your plan, choose ONE activity you wish to splurge on. This can be travel, food, shopping, museums, excursions- THE OTHERS MUST FALL BACK. What do you want to get the most out of your travel experience?
  • Take Advantage of Flights and Deals: There is NOTHING wrong with Spirit and WOW Air. They market towards budget travelers. That does NOT mean they are unsafe. Certain countries are cheaper to fly to (ie Amsterdam and Iceland) than others.
  • Pack Light: If you choose the backpacking route, you will spend a lot of time walking and moving- no one has time for OD suitcases. Plan ahead with what you plan to wear. Stick with neutrals and a scarf for accessories.
  • Have a Backup Plan!: Always have a plan in case something pops off in a country. I always have $500- $1000 on hand for an emergency one-way ticket back to The States in case of unrest.
  • The Black American Experience Doesn’t Translate: Being black and abroad may be different but it’s not deeply rooted in centuries of oppression and unrest. If you are a person of color and you travel abroad, you probably will get stares and glances. This is normal. We absolutely do stand out and many haven’t seen dark faces in their lives. Just take it in stride and be proud that you represent a diverse America.

Wedding season. Alumni balls. Reunions. Work events. The Grammys. (Ya’ll waiting on ya’lls invite too?). It seems like as we get older, there’s always someone asking to celebrate their major life event- which translates to spending hordes of money on dresses, hairstyles, makeup, and stunt pieces (or is that just me…?).

This week’s show is all about how to save coins on special occasion wear and workwear. In this episode, we’ll talk about best ways to shop and keep your precious coins and still assail the special occasion fashion game. Clothes may be expensive but style is absolutely not.

Quick Tips:
- ACCESSORIES! Some of ya’ll are pressed for the dress but ya’ll have dehydrated bank accounts. You can revamp a dress in your closet by adding a statement necklace, fancy earring, or a different hairstyle. It doesn’t have to be expensive! Get creative with your closet.

  • MAKEUP: ANY look looks different with a statement lip, a structured face, or a $5 pair of properly placed eyelashes. A good look is all about doing something outside of your comfort zone. If you are known for dark lips, get something in a pink that works for you. We purchase clothing to feel good about ourselves. Purchase an addend to your makeup will that will yield the same sentiment.

  • RENT: If men can do it, so can we. Stores like Rent the Runway allow you to rent high end dresses and pieces that are appropriate for work, and an evening out. Many do a monthly subscription to access everything Rent the Runway offers. I highly recommend Rent the Runway for those wanting to step their style game on a budget (I am not affiliated with them by any means).

Good morning everyone! Today is the FIRST day of August and what better way to commemorate going back to school, kickstarting a new year, or rounding off our summer than by talking about debt. This is the FIRST episode of It Won't Yours To Begin With month. We are talking about things debt, paying back money, and how to prevent yourself from getting into debt when thinking about college. I am absolutely looking forward to talking about the greatness that is this money!

Proper Money/Debt Management belies in the four following principles:

Planning:
As long as YOU control where you money goes, YOU have a plan. Planning for future expenses means you create a blueprint for where these coins get allocated.

Education:
We have to learn ways to properly get this money. Just because our parents or schools didn't teach us how to get this money doesn't make it a proper excuse to not learn. The information overload age makes it possible to learn everything from credit card repayment, to budgeting, to investing, to saving. The (free) information is there if you want it.

Discipline:
How focused are you to achieving your goals? Getting this money is about more than doing prep work. Stay focused on your goal. Persistence wins the race.

Sacrifice:
What are you willing to temporarily give up for a life of relaxation, choices, and opportunity? It may staying in more, getting creative with outfits, or learning to say no to friends and colleagues. Sacrifice is an investment for your long term happiness.

  1. So you want to be a homeowner eh? Here are my Top Ten Tips to helping you achieve homeownership from point A to ‘I got the keys’.

  2. Why do you want to buy a home?
    Is this something that you want to do because of others? To flex for the ‘gram? Because ‘everyone else is doing it’? You’re probably not ready to buy a home. Homeownership is a personal choice. DFo you want to start building wealth? Buy an investment home? Want the tax benefits? If that’s the case, then you may be ready for homeownership.

  3. Get your money right!!!!
    Homeownership is a NUMBERS game. This is not House Hunters. Homeownership is 90% financial and 10% searching for a home! The better your credit score and cash, the easier (and cheaper) your homeownership process will be.
  4. Have Coin!

You need to have some money down to buy your home. Not only are you paying for the down payment for your home, but you also need to factor in inspection, titles, insurance, and commissions for your Real Estate Agent

  1. Find a Real Estate Agent and get a Preapproval
    You can find a Real Estate Agent through Zillow, Yelp, referrals, in restaurants- they’re everywhere! However, the key is to find an agent that has your best interests in mind. It is all about relationship building. Additionally, this person will connect you to a proper lender for a preapproval- this is essentially how much the bank is likely to lend you if you applied for a loan. So no, the $700,000 house on Zillow may not be yours- yet.
  2. Start Searching!!
    Look for your dream home!! Pretend like you’re on TV and be great!
  3. Place an Offer
    If you find a home you’re in love with, work with your agent to make a competitive offer.
  4. Apply for a Loan
    You have 30 days to formally apply for your loan- or mortgage. You need to have allllll of the financial documents in place again to apply for a loan. You want this part to be organized, and seamless. They monitor all accounts!
  5. Get an inspection for your home
    Someone should come to make sure that your home is livable. If there are serious issues with your home you can include in the deal to either
  6. Set a Date
    You want to find an official date where you, your Real Estate Agent, and a Title Attorney all sit down and go over documents to transfer the deed (rights of ownership) to you.
  7. Get to the Signing!!
    This is the date that has been a long time coming. You’re essentially signing away your life and officially becoming a homeowner! After this process you’ll have the keys to YOUR house to do whatever you choose!! CONGRATS!!!!

What are some effective ways to improve your credit score?

If you want to improve your credit score you have to know your credit score. You can get your report from three different credit bureaus- Experian, Equifax and Transition. They show exactly how much you owe and who you owe. I would also recommend downloading the Credit Karma app. The app shows credit scores from all three credit bureaus so you can work on repairing credit. I would focus on paying off collections, IRS/Government related taxes first and then work on credit card debt. Pay small balances first and then those with high interest rates.

What are some good interest rates? Should I negotiate or shop around?

For interest rates (at least in regards to housing), in my experience, I’d say stop around. The better your credit score, the more competitive homeownership rate you’ll get. Good credit scores always win!

What are some good reads for financial literacy?

I love finance blogs! I know I mentioned Investopedia, but I also want to mention J Money's Budgets are Sexy blog.

What does saving look like for different budgets?

At the end of the day, it isn’t about how much your earn, it’s about your mentality is like. It doesn’t matter if you make 6 figures or $20,000 annually, how do you approach you finances? Are you a natural saver or spender? Mentality doesn’t have a salary!

How can I be serious about retirement when it’s so far away?

I wouldn’t say you have to be super serious about it now, but i would say just put something away. Contribute to your 401(k) as soon as you can. A little bit goes a long way!

I cut out all my extra spending and paid my bills on time. What should I do now? Should I save on get rid of debt?

Focus on both! Saving is number one, but start small with savings. If you’re a natural spender, start with $10 to get automatically deducted per paycheck into a completely separate bank account that you have NO access to. From there, work on getting rid of some debt. Use an app like Credit Karma to see exactly what you owe.

How many bank accounts should I have?

It depends! If you’re a natural spender, have a checking account where you have your general spending and discretionary income, and a completely separate account where you have any savings that you can’t access.

Hey ya'll! We are continuing the conversation with budgeting month. Keep in mind that a budget is something that you create for yourself. Make sure you create a blueprint and guide for a financial plan that works best with your lifestyle. Regardless of how it’s done, you have to have a plan!

Budgeting Baseline: Stacks and the City Style

1) Income:
Ya’ll already know what this is: the money that goes in to your account. This can be paychecks, residual income, alimony, sugar daddy money- get it how you get it. Income makes your bank accounts grow.

2) Outcome:
This is the money that goes out of your account. Subtraction and deduction. Where does your money go out each month? Who gets what? Outcomes make your bank account small.

Understanding the careful balance between the two is essential for growing and building your account. Remember- you want more money coming IN and going OUT.

3) Fixed vs. Variable Costs:
Fixed Costs: Tried and true expenses- bills that come every month that generally have a FIXED amount. Think Rent/Mortgage, car notes, debt repayment etc…
Variable Costs: This is more of your discretionary income. Think gas, groceries, shopping, eating out. The amount of money you spend VARIES by month.

Organizing your finances is paramount to generating and building wealth. Make a T-Chart with one side FIXED costs and the other side VARIABLE costs. Think about who you give your money to each month and write it in one of the slots.

4) Time to Divide: The Pie Chart:
There are various methods to dividing how much you should be allocating funds to but my favorite and most comprehensive one is absolutely Senator Elizabeth Warren’s 50/30/20 rule. She suggests 50% of your finances go toward needs 30% goes toward wants and the 20% goes toward savings/debt repayment. Evaluate your lifestyle choices and fill what should go where. 5) LOOK WITHIN!
There are two parts to this: Look at your account balance, credit card statements, banks statements, ev-er-y-thing. Don’t be afraid! Look at patterns and see what you bought that you don’t remember and if it was even worth dropping the coin.

Look at yourself. Evaluate why you want to educate and improve your finances. What does financial independence look like to you? Does it mean saving for a trip? Paying down debt? Not living paycheck to paycheck? Think about what you want to accomplish and make it nasty. J
