Many people are facing the prospect of limited or no income over the past 30 days and into the future for an undetermined time frame. Today we are going to wrap up the conversation we started during the last episode concerning Closing Costs. During the last episode we discussed those relating to the seller. Today, we will review those of the buyer. In FL, homebuyers typically pay between 3-3.5% of the sale of the home toward those costs. The types of costs that could be involved are: 1. Lender fees 2. Taxes 3. Escrow Account Pre-funding (Property tax, insurance, HOA/CONDO) 4. Closing fee to the party that handles the closing 5. Filing/recording fees Shelley describes these in detail. Before we started with today's episode, we shared our thoughts and feelings about COVID-19 (Coronavirus). We won't have a special episode dedicated to the global pandemic as we are not medical experts or even medical amateurs and there is a enough noise in the media about this important topic. Our best advice is to stay calm, take care of yourself and your loved ones, and do your best to follow the guidelines put forth by the CDC. Closing costs can be so completely confusing! Over her years as a Realtor® Shelley has had several discussions with her customers about closing costs. What are they? How much do I need to plan for? Can I negotiate them? Today's episode is the first of two parts. On February 9th we celebrated our 1st year anniversary in podcasting! Though we had a great first year in podcasting, 2018 proved to be full of more challenges than we expected.
In June of 2018 our show's host was diagnosed with breast cancer. That is about the time we took our short hiatus. Ed quit his day job selling for Mermaid Vodka to get his real estate license. We moved our home and studio very quickly. What may have seemed like random chaos was so we could prepare for Shelley's treatment.
In October she had a mastectomy to remove her left breast which had two fairly large tumors. Fortunately, the cancer had not spread beyond her breast and her lymph nodes were clear so she did not require chemotherapy or radiation treatment. From October through mid-January we did our best balancing our show, Shelley's recovery from surgery, and managing what was left of her growing real estate business. There is no way we could have made it through all of this without the love and support of our friends and family or the amazing staff at Moffitt Cancer Center in Tampa.
As of now Shelley is nearly back up to full speed and she is on pace to have a record sales year. (Ed keeps joking that her surgeon slipped a nuclear reactor in her implant.) Since Ed really is not the person you want helping buy or sell your home he is in the middle of a job search for something in marketing or web development.
We are publishing this episode because when Shelley got her diagnosis we limited telling people who were directly affected by her illness. We didn't really even know her long term prognosis until 2 months after her surgery when she was cleared by the oncologist as being cancer free with an extremely low probability of recurrence. Now that she is through the worst of it we wanted to be sure everyone who knows us has the full story behind the chaos that was the last half of 2018.

We're BACK! After a short hiatus we are back in the studio this week featuring two major changes! First, we will be releasing episodes multiple days each week as we are turning segments into episodes. The second change is our brand new segment "Community Spotlight"! While we like talking real estate and LOVE checking out the best places for food and cocktails for "The Local Flavor" we wanted to start featuring community organizations that help make Sarasota an even better place to live!
We are kicking off our first episode for Community Spotlight with the first in a series of episodes to promote a great local event benefiting the Arthritis Foundation - THE JINGLE BELL RUN!
Dr. Richard Yonker - Rheumatologist Today we had the change to sit down with experienced rheumatologist Dr. Richard Yonker of Sarasota Arthritis Center to learn about the several types of arthritis and how arthritis affects everyone.
Dr. Yonker attended the College of Osteopathic Medicine and Surgery in Des Moines, Iowa where he received his D.O. degree. Dr. Yonker's internship was completed in Philadelphia, Pennsylvania at the Parkview Hospital. Dr. Yonkers' residency in Internal Medicine was completed at the Albert Einstein Medical Center-Northern Division in Philadelphia, Pennsylvania. His fellowship in Rheumatology was completed at the University of Florida located in Gainesville, Florida. In 1984, Dr. Yonker joined the Sarasota Arthritis Center.

Jaydin Mercer is a rock star! As our Community Spot Light continues with the Arthritis Foundation's signature event the Jingle Bell Run we had the pleasure of chatting with Jennifer and Jaydin Mercer. They are a local family who shared their personal arthritis story with us.
Jaydin will be serving as the Youth Honoree for this year’s Jingle Bell Run. Remember her name because this girl is a rock star!
Jaydin's Story
All I really remember was the pain. Not really how it happened, just how much it hurt me to have it. Juvenile Rheumatoid Arthritis. Three big words that mean a lot to me now but did not register in my mind back then. I was only four-years-old, so I did not understand what was happening.
The first medicine I began taking was medication to reduce the swelling, but it just increased my stomach aches. After switching my medicine, I soon had to be put to sleep for steroid injections in the left knee. While this was going on, we also figured out that I had Uveitis, a type of Arthritis in my eyes. It causes them to inflame, which can lead to blindness if not treated. Today, I manage my Arthritis by taking my NSAID twice a day, receiving a shots every Saturday, and getting a blood draw every six weeks. Staying active and eating healthy also help me stay happy and feel as good as possible!
Despite having Arthritis, I am able to play soccer, train in Martial Arts, maintain straight A’s for three years, and get into the gifted program.
As the official Youth Honoree, I have a chance to help others going through the same problems as me. The foundation also made it possible for me to go to Camp Boggy Creek for a family weekend last fall and a whole week this summer. I can now help raise money for this great foundation! I am honored to raise awareness about something that others might overlook or not understand and show them that this is a serious issue for people of all ages. We should be working together to find cures and other ways to help. I am proud to represent the Arthritis Foundation!

What is a 1031 Exchange? We could just read this out of the IRS code, but we are friends with an expert lawyer and CPA so we thought it would be more fun to ask her. This week we interview real estate law and taxes expert Jo Ann Koontz of Koontz & Associates.
About Jo Ann Koontz Jo Ann M. Koontz is an attorney and CPA practicing in the areas of real estate, business organizations, and taxation. She earned her Bachelor of Science in Business Administration from Ohio Northern University in 2001, where she specialized in accounting. Jo Ann obtained her Certified Public Accountant license in 2003, and earned her Juris Doctor from Ohio Northern University in 2006. She represents clients in a wide variety of business and real estate matters, including commercial and residential real estate transactions, short sales, S corporation, partnership and LLC formation and reorganizations and the tax implications of business and real estate transactions, including purchases and sales of assets and equity interests.
Jo Ann has been representing clients before the IRS for over 15 years in all tax controversies, including audits, appeals and collection matters and provides tax planning services to clients in connection with real estate and business transactions. She began working in public accounting in 1998 and has been handling these types of IRS issues since that time. She advises clients of potential tax consequences of contemplated transactions prior to entering into agreements for the transaction, so that together, working with the client, exposure to tax liabilities can be minimized. In order to maximize the effectiveness of tax planning strategies, Jo Ann encourages holding an initial consultation as early as possible, even before the transaction begins to take shape.

Today we speak with a champion! As our Community Spotlight continues with the Arthritis Foundation and their signature event the Jingle Bell Run, we are here today with Dr. Jeffrey Silverstein of Sarasota Orthopedic Associates and he is serving as Medical Champion for this year’s Jingle Bell Run.
Dr. Jeffrey Silverstein - Orthopedic Surgeon Dr. Silverstein is a Board Certified and Fellowship Trained orthopedic surgeon who treats both adult and pediatric patients. His expertise covers orthopedic trauma of the upper and lower extremities, hip and knee joint arthritis, and sports medicine injuries.
Originally from West Virginia, Dr. Silverstein received his Bachelor’s Degree from Indiana University and his Medical Degree from West Virginia University School of Medicine. He completed his orthopedic surgery residency at the University of Illinois in Chicago, followed by additional fellowship training at the Florida Orthopedic Institute in Tampa, FL.
Dr. Silverstein is trained in the latest orthopedic care of traumatic fractures. For patients with hip and knee arthritis, he offers both non-surgical and surgical options. Non-surgical options include physical therapy, custom bracing, medication management, cortisone and gel injections, platelet rich plasma (PRP), and stem cell therapies. When his patients require hip and knee replacement surgeries Dr. Silverstein may perform less invasive techniques including muscle sparing incisions, partial knee replacements, custom patient specific implants, and robotic assisted surgeries.
During the course of his medical training, Dr. Silverstein was awarded numerous honors and has been published in medical journals. He is a frequent speaker throughout Sarasota and Manatee Counties. He has offices in Sarasota, Lakewood Ranch and Venice with hospital privileges at Doctors Hospital of Sarasota, Sarasota Memorial Hospital, and Lakewood Ranch Medical Center.

Where did we go? - (1:50) This short episode is for anyone who has become use to our show being delivered in weekly episodes on Tuesday morning. This is the final final episode of Selling Sarasota's weekly format. In case you missed out on the details regarding upcoming changes to the show in the previous 3 episodes, here is the info for you. This episode is the last of what we will be calling the "2018 Pilot Season". Over the past 25 episodes our content has evolved in to various segments, which we expected. Of the 4 or 5 segments we are changing the format of our show to feature the two most popular - real estate education and local businesses / attractions "The Local Flavor". In July we will release our first season of the new Selling Sarasota in a serial form but with all episodes at once (like on Netflix) and the seasons will be released every few weeks in the format of an online audio book released a chapter at a time. The difference between Selling Sarasota and a traditional audio book is our show / book will be recorded in an interview format between Shelley and Ed, with the occasional guest. Once the new season of Selling Sarasota is published we will be in production for our first few weeks of The Local Flavor which will be a short format video show featuring local businesses and attractions that make Sarasota such a great place to live! The show is scheduled to go live by early August with new episodes posting to YouTube every Tuesday and Thursday. We are considering publishing the audio track for this show as a regular podcast as well depending on our production schedule and how well this show translates to audio. It's the Final Walk-through(https://www.youtube.com/watch?v=9jK-NcRmVcw (Cue 80's music!)) What's the point of a final walk-through after visiting the home several times and a home inspection? RepairsDouble check to ensure anything on your negotiated repair checklist is complete as specified in the contract.
Address any damage that was not-visible during or may have occurred after the inspection period. The home must be relatively clean. A higher level of cleaning can be negotiated before the walk-through, but the default is the home must be "broom swept".
Condition of the HomeItems That ConveyItems that are included in the sale of the home are present and working as the were at the time of inspection.
How serious is the final walk-through? A sale isn't final until it is closed. Although there may be reprocussions, it can be canceled for almost any reason until the sale is completed at the closing, but typically this only happens with less than 3% of transactions. This being said, Shelley is not a lawyer, so please seek out legal advice for any specific real world issues. Our first interview guest is the Vice President of Lending at Guaranteed Rate Mortgage Jennifer Martinez. Jennifer has been in the mortgage lending industry for 17 years. She got involved early in her career because of her excellent math skills and her love of helping people achieve their goal of home ownership. The favorite part of her job is helping first time home buyers and veterans. Jennifer is also a physical fitness enthusiast and enjoys weekly bootcamp classes with her husband and three children. While she and Ed compare notes on their workout routines there might have been just a little smack talking. In her interview Jennifer shares her best tips on how home buyers should prepare to get a mortgage loan including what questions you should ask a prospective lender. She also explains why you have a 30 day period to shop for a mortgage without it affecting your credit score. Jennifer then describes the major differences between VA, FHA, and conventional mortgage loans. She also outlines the importance of documenting sources of down payment fund sources, especially if it is being gifted to you. We wrap up our chat with Jennifer with her tips for how to prepare for mortgage 6 months before you purchase your home including information about down payments, closing costs, and transfer taxes in Florida.

In our first full episode Shelley breaks down her best tips for hiring a realtor to help you buy or sell a home in Sarasota. Many of the tips are applicable in other markets. The show opens with Ed enthusiastically sharing his newest obsession with having groceries delivered from Publix via a service called Shipt. There website describes their service as: "Through a user-friendly app and a local network of reliable shoppers, Shipt connects members to fresh groceries and everyday essentials. Saving time, fuel and headspace, next-hour, same day grocery delivery is quickly becoming an everyday necessity for people looking for an extra few hours and intentional food choices." Once Shelley gets Ed to stop chatting about food she shares these tips for hiring a realtor in Sarasota, Florida. She begins by describing the difference between real estate agents and realtors. Realtors belong to the National Association of Realtors (NAR). Realtors have a code of ethics they are required and can receive additional training and professional designations. Also the Florida Real Estate Commission (FREC), part of the Department of Business & Professional Regulation (DBPR) oversees real estate agents behavior to ensure fair and legal practices are followed. These organizations matter to home buyers and sellers because they help determine an agents expertise and qualifications to assist with their transaction. Here are some questions Shelley suggests for interviewing a real estate agent before hiring them: Are they a full-time agent? Is being an agent their primary occupation so they will be able to be actively involved in the transaction and available for responsive communication?
Do they have a written marketing plan? Selling a home involves more than just taking a few photos and posting online for sale. If the prospective agent doesn't have a written out plan with specific steps describing how they successfully sell your home.
Ask previous listings whether they are currently on the market or sold. This will give you some idea of how they will list your home.
Ask how they will represent you. Are they a transaction agent or a single agent? Shelley briefly describes the similarities and differences between the two types. We will be doing a full episode covering this topic in depth in an upcoming episode
Ask for references. Beyond asking for written testimonials ask if they will let you speak directly to their past customers.
What do they know about your area or the local market? They should be able to provide detailed information regarding homes that have sold in the area similar to yours.

There's a lot of information already out there for real estate, but Shelley was looking for a new and interesting way to educate her customers. While Ed has been in marketing for several years, he has always loved listening to podcasts, and about a year developed an interest in producing his own show. Since Shelley and Ed had already been collaborating on her real estate marketing it seemed like a natural fit. Shelley's business background "In some odd way it feels like every job I've had in my career up to this point was training to becoming a realtor. My sister and I were business partners in Michigan. We were 4th generation furniture store owners. Owning my own business directly translated to real estate. It involved advertising & marketing, business management, working long hours, providing personalized customer service, and working with a variety of people to get a job done--- all of which takes place every time I sell a home. I sold my share of the store to my sister, so I could accept a job offer as a Chief Operating Officer of a software company. While there I learned the art of negotiating as every contract we signed crossed my desk. Managing critical time lines, digital marketing, and effective communication to make sure everyone understands exactly what the next steps will be-- were all part of my daily life at the software company and are skills I rely on with every transaction in real estate." What will a typical episode for the podcast be like? Some episodes we will tackle a topic like inspections before you sell, staging, and negotiation tips. Basically, anything that will help people looking to buy or sell a home. But it's not going to just be us.
