I recently interviewed Ashely Brinkman with Realty Austin. I've known Ashley for over 10 years and have witnessed her journey from a new agent to a top-producing agent, and finally to a team leader.
AI is one of the most used terms in any industry this year. It’s developing fast. If you’re a real estate agent you’re going to fall into one of two buckets - those that are going to be much more efficient or those that are going to be left behind. At the FUBCON conference, I spoke with Barry Jenkins and Howard Tager. Barry runs a top-producing team in Virginia Beach. He’s written an Amazon best-selling book about real estate and he’s the resident realtor expert at Ylopo. Howard is the founder and CEO of Ylopo. He started Tiger Leads, which was the first all-in-one tech platform for real estate, and was sold to realtor dot com.
Cord Shilfet is arguably the most well-known real estate agent in Austin. From his 15-year-plus stint as Austin's number one top producing agent, to when we petitioned the board to put 6 prominent agents on the board of directors, to Fools Roll, and then finally as President of ABoR. This is all a prelude to Code Next.

What's happening in the commercial real estate market? Facebook announced that the nearly 600 thousand square foot downtown building that they leased will be, at least in part, subleased, meaning that they're no longer projecting the job growth they had planned when they pre-leased the building. But what about the rest of Austin? Are there too many commercial buildings with office space and retail being built? I interviewed my friend Thomas Allen, owner of Practice Real Estate. Thomas is a commercial broker that is in the know on all things commercial.

Why does the fed raise interest rates? Well, we know it's to cool off inflation but this is complicated stuff when it gets down to it. Real estate agents need to have a basic understanding of how inflation works and why the Fed does what it does. A few weeks ago I was having happy hour with my good friend, Max Leaman and he went into detail about it. I was impressed by the way he explained it and thought I'd have him on the Podcast. By the way, this is a 2-part podcast. The second part is the amazing story about how Max started Loan People. It's not easy to start your own mortgage BANK and it's a very interesting story. So...Like and subscribe to see that interview in a week or so.

You’re going to get objections as a real estate agent and you’re going to need to handle those objections in order to move your client forward. Otherwise, you’re going to find that you’re not closing deals. You’re going to find that you’re working your ass off to stay in the bottom production of your firm. Well in today’s video interview with Johnny McCarthy, I’m going to show you 3 simple ways to bypass objections. Realtors need to be versed in ways to help their buyers and sellers get over their objections to reach their home ownership goals.
This is not the same real estate market that it has been in the last 3 years. Most home buyers under 30 years old have not seen rates above 5%. It's important that you are able to ask the right questions to buyers that are hesitant and then provide them with historical data that guides them to make the right decision on whether they should buy now or wait. We believe the best sales people sell by consultation and not by trying to get someone to do what they don't want to do. But in order to show a potential client or homebuyer what is going in the market, you need to figure out their home ownership goals and go from there.
What's wrong with Austin's Zoning issues. You may have read that the city has the highest development fees in the state. That's only a start to the issues. He also offers solutions as to what could be changed now to tackle the issues that Austin is experiencing. Affordability in Austin is one of the biggest issues and our city doesn't do much to solve these issues, despite it being around for several years.
Part 2 of our interview with former Zillow outreach director, Jay Thompson. We talk about the over-leveraged real estate disrupters such as Redfin, Compass, Better, Rex Homes, and other real estate technology firms that are showing signs that they may be in trouble if the market continues at this pace. You’ve been selling real estate for a couple of years now, and you’ve made a name for yourself. Some have said you’re a “top producer.” So you think “I have an idea, I’ll get a team name, get some of my buddies to work with me, bring in some leads, lay back and wait for those Benjamins to start dropping. Welcome to easy street.”
Well, think again. It doesn’t work that way.
That above line of thinking is where my head was at about 11 years ago. I had a handful of my “bros” hanging their license with me (for what reason, I have no idea).
I put all that aside four years later and started again with a single hire: a part-time assistant. Once again, you get to learn from all the stupid mistakes I made early in my career.
Running a team means that you have to wear a lot of hats at different times and continually balance the time you commit to each task. If you don’t have a guide to your priorities, you’re never going to be able to grow, and that’s essential for every team leader.
Inevitably, people leave, and attracting great agents while maintaining the culture and productivity of your existing agents is the key to growing responsibly. Here are some tips for team leader productivity that work for me.
The world has been rocked, the nation is divided and polarized, and we are surrounded by negativity. Well, my friends, 2020 has been an f-ed up year, and we all have a lot to improve on. And what does that really mean? It means being in service to your fellow human beings.
As leaders of this industry, we have to look at how we can get past all the negativity and start to reset ourselves for what a “normal” year should look like, even if next year’s definition of normal isn’t what it was in 2019.

Last week I met with Kris Lindahl with Kris Lindahl Real Estate for my upcoming Inman article and we went over a variety of topics, including the answers to the questions above. This was the most interesting and informative interview I've ever done and Kris is a tour-de-force in the industry that has accomplished so much in such a short time frame. His insights into where our industry is going and what type of team or brokerage agents should be aligning themselves with are spot on, in my opinion.
You do all you can. You go as far as you can go. You get all the results you can get, and when you can't go any further, you look for help. Most successful real estate agents hire this person before they fully develop and document their systems and tools.

n the competitive world of real estate, it’s easy to fall into the mindset that competitors are your enemy. Some marketers will tell you that you need to “kill or be killed” and that there is only one way to succeed: by stomping on the competition. However, marketing does not need to be all or nothing. However, today we will debunk the idea that competitors can’t also be your allies. Today, were going to be talking about how to transform your relationships with competitors to ones that bear opportunities to improve both your businesses.
In Real estate, a pocket listing is a property where brokers can have a "Exclusive Right to Sell" agreement and is never advertised nor entered into the MLS. Recently, NAR has placed a ban on these types of listings, which has brought the industry into a frenzy. I had the pleasure of chatting with my friend Emily Chenevert, CEO of the Austin Board of Realtors. Let’s see how the city of Austin is revamping their system to fit these new conditions in this week’s episode of the Realty Hack podcast.
In one of my previous Inman articles, I wrote about how losing my top agent spurred me into action to restructure my organization and build it up to the point where we eventually placed # 3 on the local business journal’s list of Best Companies to work for. Today I had the pleasure of interviewing him for the Realty Hack podcast, check it out now.
