Ethan Gao has (1) owned several rental properties, (2) made over 300 private loans secured by real estate (both single family and commercial real estate), (3) invested in over 100 single family fix and flip projects and (4) is a general partner on multiple commercial and multifamily projects with over 1,500 units. His primary role on deals is loan guarantor or gap funder (i.e. where the sponsorship team has raised around 70% of the limited partnership equity but does not have enough time to raise the remainder - Ethan will come in and lend that remainder to the team so that the deal can get done on time).
Ethan has invested in hotels, self-storage, office building, medical office and retail, in addition to single family and multifamily deals. He graduated from Cornell University with a BA in Economics in 2003 at the age of 19 and from Columbia Law School in 2006 at the age of 22. He worked on billion dollars mergers and acquisitions for several years on Wall Street in financial institutions before transitioning to being a professional investor and entrepreneur in 2016. Paul Moore is the Founder and Managing Partner of Wellings Capital. After graduating with an engineering degree and then an MBA from Ohio State, Paul entered the management development track at Ford Motor Company in Detroit. When he was nineteen years old, Stewart founded Beal Properties, LLC and has since founded twenty other companies in the real estate and construction industries since.
Beal Properties has purchased more than 100 properties in the past 17 years in Ypsilanti, Ann Arbor, Toledo, and downtown Detroit and currently manages over 3,000 apartment units, office spaces, and single-family homes. Beal Properties currently employs more than 60 team members in Michigan and Ohio.
On this episode, we discover how Stewart got started at young age and acquired his first apartment. He also shared that he used the BRRRR Method to create leverage and acquire more buildings over time to have a portfolio of properties.
