Most investors assume they must qualify for a rental property the same way they qualify for a primary home, by proving income, debts, job history, and traditional underwriting metrics. But a DSCR loan flips that entire process on its head.
This video will explain how Debt Service Coverage Ratio (DSCR) loans work, why they're becoming so popular among investors, and how they allow you to qualify based on the property's income, not your own. Bill Litton of Cross Country Mortgage walks through how lenders calculate DSCR, how rental income is verified, what kinds of properties qualify, and why underwriters are extra cautious about occupancy fraud.
Here's what we discuss in this episode:
📊 Qualify by rent, not income - The property's cash flow determines approval.
🧾 Appraiser verifies rental value - Rent schedule + lease history drive the DSCR number.
🏘️ Works for many property types - Beach condos, multi-units, single-family rentals, etc.
🚫 Not for primary homes - Underwriters check closely to prevent occupancy fraud.
🪙 LLC ownership allowed - Unlike Fannie/Freddie — big perk for investors.

With mortgage rates holding steady in the mid-6% range and home prices still elevated, more buyers—especially Millennials and Gen Z—are turning to adjustable-rate mortgages (ARMs) as a way to lower their monthly payments upfront. Here’s what we discuss in this episode:

Divorce is hard enough without losing your home and a great mortgage rate in the process. But can you keep that 2–3% interest rate if you and your spouse split? In this episode, we’ll explain the ins and outs of mortgage assumptions during and after divorce, and why it’s rarely as simple as it sounds.
You’ll learn who can actually assume a loan, what qualifications you’ll need to meet, and the often-overlooked challenges of working directly with your loan servicer. We’ll also share strategies for structuring divorce terms to make keeping the marital home (and the low rate) more likely, plus options if you’re the “out spouse” needing a new place to live.
Here’s what we discuss in this episode:
🏠 What an assumption is
📋 Qualifying rules – You must re-qualify on your own; adding new borrowers is rarely allowed.
🛑 Servicer challenges – The assumption process is often slow, unclear, and unsupported.
⚖️ Divorce terms matter – Structure agreements to improve the odds of keeping the home.
💡 Specialized help exists – Work with a mortgage pro trained in divorce lending guidance.

This month’s full podcast will tackle the problems that typically pop up during the mortgage process along with the top mistakes that we usually see people make.
We lead things off with an October mortgage update, which will talk about rates remaining higher than many economists predicted. Will they be coming down soon or should you anticipate fixed-rate mortgages staying in this range for another year or more? Plus, we’ll explain the cost of waiting and why you need to take that into account before waiting for rates to drop.
Our main topic is all about problem-solving, which is an overlooked part of what we do as mortgage lenders. Cross Country Mortgage puts in a lot of time early in the process to help you navigate any potential issues, and we’ll share all that today.
Finally, we’ll address a great question that came in to us recently about the top mistakes people make during the mortgage process so check it out to see what you need to avoid.
Here’s some of what we’ll discuss in this episode:

Anyone in the market for a home wants to do everything they can to close the deal, especially in a market with low supply and competitive bidding. It’s common that not only will your real estate agent help with that, but they’ll do so in tandem with a mortgage lender.
The main focus for today’s show is on that agent-lender relationship and what benefits a strong team can provide a homebuyer. Plus, there’s plenty to talk about as we head into the month of September in terms of interest rates and what the latest uptick means.
And we’ll close out the show with a great question on new home construction and securing a mortgage for that versus an existing home.

0:00 – Intro
1:49 – September market update
10:40 – Benefits of a good agent-lender team

With inventory still low, the market is still rough out there for buyers. At the same time, interest rates are rising with inflation proving to be a bigger issue than anticipated. With rising interest rates are borrowers returning to adjustable-rate mortgages, a staple of the 2008 housing market crash?
We’ve certainly been asked about these mortgages more recently as people try to maintain the interest rates we saw 6 months ago. But when we go through the full analysis there’s not enough disparity between a fixed rate and an adjusted rate to make a lot of sense right now. Join us today as we discuss adjustable-rate mortgages, how they impact the market, and what we can expect to see going into the future.

While it may not be as intense in the market as it was a few months ago, you still need to be creative to stand out from other offers.
Since September we’ve seen a steady climb in interest rates. What will the peak of rates be in 2022? It’s good to remember that we still have historically low rates, but it’s important to keep in mind what the future holds. On today’s episode, Bill discusses these market updates and what waiting to refinance could mean for your future.

What’s true and what’s a myth when it comes to home buying and mortgages? On today’s episode, Bill is going to play myth-buster as we go through 7 different statements.
Is it true you need to put 20% down? Does your down payment cover closing costs? While you don’t necessarily need to put all 20% down, it’s all going to depend on your situation. We’ll also go over how a mortgage pull impacts your credit, whether student loans are a dealbreaker, the difference between pre-qualification vs. pre-approval, and much more. There’s a lot of information out there so we’ll help you sort through these statements and discern fact from fiction.
