One little drink or snack here or there on your credit card. It doesn't seem like too much, but it is enough to stimulate enough growth in our economy. But with credit card debt being at an all-time high, is this growth just being propped up by debt and not actual cash? What a last couple of weeks. On 10-31-23 the federal jury for the class action lawsuit against the National Association of Realtors (and other large real estate firms) issued a verdict on the complaint that they were intentionally inflating commission prices on more than 500,000 Missouri home sellers. The trial may be over but there is way more to come with change in our industry & other future lawsuits. Redfin announced they are leaving NAR and are no longer requiring their agents to be a part of the Nation Association of Realtors. Re/Max and Anywhere have said their brokerages no longer need to be a part of NAR as a part of the the commission settlement. This week we are talking with Sean Moudry. He has the #2 team in all of Keller Williams, and is a successful real estate coach out of Colorado.
What does the journey to becoming the #2 team at KW look like? I started with a how to buy real estate book at age 19 and began door knocking. At 21 I was licensed and sold 72 transactions my first year. By the time I was 27 I was closing 140-150 a year, on the 30 under 30 lists, in ReMax HOF at 24, things like that. From that experience I went to the brokerage side with KW and became a Bold coach and a franchisee. I eventually left and started my own coaching company and brokerage. Recently I joined the Sarah Reynolds Network. I realized that the expansion team networks are the future of real estate brokerages.
20 years ago it was easy to dominate a market, there were only a few places to advertise and it was easy to outspend people. Now you have Zillow, RedFin, Trulia, realtor.com and others, you really can’t out spend them. But by pooling resources and centralizing services the marketing spend can be increased in a market, In Colorado this year we will spend more than $1 million on marketing.
Zoodealio has some recently added mega teams and their marketing in the $100k a month range. Most agents are happy to make $100k a month, let alone spend that on marketing every month. It’s kinda like racing a jet when you are on a bicycle and the average income for agents has been dropping dramatically over the past 5 years.
In ’06-’08 money was easy and it drove the prices up, and rent rates. Now the fear is that some institutional buyers have access to massive amounts of cash worldwide. Let’s face it If you are in an unstable market the U.S. residential real estate market looks like a pretty safe bet, if we hit a recession will these institutional buyers simply dump their inventory? That is a scary thought.
Maybe they will hole enough of the inventory that they can control the cycle? Many plan to hold thee for 7-10 years as income based assets, the rents over time have only gone up about 12% while appreciation was much higher. Now the speculation is that rents will increase 15-20% in a lot of markets … Is rent control coming?
What should REALTORs be doing to increase their business? It’s not a one size fits all thing. Not everyone should be calling FSBOs or expired. I use the MBTI personality profile to identify what someone’s strengths are, then create a coaching profile and plan based on that then we back out from their strengths.
What do you see coming down the pike? We are averaging about 10-15 appointments a week and converting about 25% of those on the first visit and about 50% in 2 weeks or so. The reason Eliot and I reconnected is we were looking for a way to convert some of that other 50%. How do we do that, some of the properties are not ready for market for whatever reason, maybe it just needs some work, maybe its a hoarder house, whatever, or maybe the seller just wants an offer. The iBuyers are advertising to change the way sellers are thinking of selling their properties and promoting an “I want an offer and I don’t want to show it” mentality. We have about 200 properties from last year that didn’t sign with us. If we had a product that we could go to them with and say we have a real cash offer in hand for you, that is an important piece.
When the important menu of options for things like instant offers, home trade in, or make my offer cash - or other things on systems and platforms for agents and teams? A lot of mega teams are generating a lot of buyer leads, many of those are 18 months out and the price of generating those leads is going up. Some teams are too buyer focused, they are writing 20 or 30 offers and not getting them accepted. So if you want to pivot to the listing side you have to have a niche and offer something to catch the sellers attention, and agents don’t want to embellish so them having a product where they have real buyers ready right now is key. Your job is basically to bring the best technology available to your clients.
Broker wars … kinda like Cola wars, but with houses
A lot is happening in the real estate world right now!
Keller Williams and EXP are fighting -“Broker Wars!” Apparently the ex-CEO of Keller Williams was recruited and hired by EXP and they are fighting in court about it. We’ll see how it goes. It looks like this is more about clout and who is stronger than about money. We’ll see who is stronger, but Gary Keller can box!
Inman had an article today posing the question “if the real estate market is so hot why aren’t prop tech companies and their stocks hot?” Stocks have been in the toilet across the board, but OfferPad is exceptionally low, I think they even went below $3 a share. They’re not even a billion dollar company any more, even with their huge line of credit.
We have been hearing rumors that OfferPad is now more interested in taking listings and recruiting agents than in taking down iBuyer deals. Open door is also recruiting agents and even has a program to offer agents $40 to show their listings.
DEAL OF THE WEEK!
Can’t really nail down just one! We’ve got a couple of deals going where a contract fell out and we were able to go in and save the deal with a Cash Plus offer, and the seller can still realize the upside of listing on the open market later. In short they get what they need!
77% of people polled by Redfin believe we are in a real estate bubble AND 44% of real estate agents also believe it. It doesn’t really look like a bubble, the supply is way below demand. It's not clear how supply could explode somehow if it popped, there just aren’t enough homes for it to happen. Back in the ’06-’07 timeframe inventory exploded because people were walking away from their second or third, or even fourth homes. Back then you had a Kroger Bakker with three or four homes with mortgages and it was easy to just walk away from them.
The real estate market is still BANANAS … that pretty much sums up this week’s episode.

HAPPY ZOO YEAR!
CoreLogic released their top markets in 2021 report and Phoenix was the #1 real estate market in the United States. Over 30% appreciation for 2021, its amazing. Arizona is such a fabulous place it is easy to see why our population is growing.
Zillow also released their prediction for the ten hottest housing markets for 2022 … Tampa, FL is #1. Followed by Jacksonville, FL; Raleigh, NC; San Antonio; Charlotte, NC; Nashville, TN; Atlanta; Phoenix; Orlando, FL; and Austin, TX. Zillow uses the traffic numbers and other analytics and data to make these predictions. In the same report they also advise to say no to green cabinets, houses with green cabinets sell for less.
The buy and hold/rental market is interesting too, rents appreciated at a rate of about 10% in 2021 and they are expected to have a similar increase this year. We will have a lot of appreciation across the board this year, agents should point out to buyers on the fence that renting is a bad idea and that the appreciation in the housing market is going to continue.
People often consider all of the iBuyers to be the direct to consumer companies, things like Redfin, Open-Door and the like, but the reality is that huge hedge funds and REITS (Real Estate Investment Trusts) own as much as 12% market share in real estate where they want to invest. They are not flipping these homes, they are buying them and holding them to as much as 7-10 years as investments.
The new trend of "build for rent" are growing in many areas, but especially where iBuyers are already prevalent. These are single family homes, not multi-family or apartment buildings, that are not being sold to consumers, this can add to an area's supply chain and trades shortages. American Homes For Rent started an arm years ago to buy existing homes and have since shut that down to build these communities.
Home ownership is decreasing as well, in Q3 2021 the ownership rate nationwide was 65%. We REALTORS should promote home ownership wherever and however we can.
Which brings us to the big questions … How are REALTORS going to be effective in 2022? How will they get more listing inventory, how can they have a cutting edge value proposition? You can’t expect to have a large inventory by working just one lead source, if you are after truly big things you have to have a wide variety of lead sources to fill your sales funnel. Build a system and process … do the work, and it works. Find out who it is in your marketplace that are driving things and align yourself with them. It boils down to real estate conversations. How many are you having, and when can you have a unique conversation that no one else is having, if so you are definitely going to elevate your position in the market.
The Zillow iBuyer report came out and Phoenix was reported to have 12% of the market bought, owned or sold by iBuyers. In Gilbert, AZ (a city of about 250,000 people) in the last week of 2021 there were 172 active listings and 87 of those were owned by Opendoor, OfferPad or Zillow, that is more than 50% of the active market owned by an iBuyer, this has definitely grown dramatically. This is coming everywhere, Gilbert is extremely educated, has an extremely high average household income, and very high housing prices, if it is happening here, it can happen anywhere.

Stories that Defined Real Estate in 2021
This week the group will discuss the top stories of 2021 in the real estate industry.
First, Zillow acquired Showingtime for $500,000,000. The industry exploded .. It was like stepping on an anthill. But really if you look at it, they actually got a good deal on that data. They are able to see how many houses are opened on a daily basis in real-time. And this gave them a seamless “agentless” showing system, which helped live offers work.
The next big story is “Zillow Fail” Zillow quit iBuying, they didn’t necessarily fail, but they struggled with how to flip a property with the actual boots on the ground. Zillow severely underestimated the complexity of the real estate transaction and what it takes for that transaction to take place. Zillow will likely be an aggregator for iBuying and poor buying. 60% of their plan worked, they will be back.
The institutionalization of America … The reason Zillow was able to unload 7,000 or so of the homes they had purchased is because of the institutional buyers. A couple of weeks ago Mike with Altos Research shared with us that quarterly about 10% of homes sold are to an institutional buyer. That means that a fairly large percentage of our housing stock is being turned into long term single family rentals, and more of these types of buyers and transactions are coming.
Let’s touch on the insane market conditions next. We’ll define a “normal” market as something like one million homes available on the market on any given day and about six million homes sold nationally per year. The total unit count is going to be crushed. Here in the Phoenix metro even with really low inventory day to day the annual units sold is up. Nationally this year we are going to surpass 6.5 million homes sold, and that number has been trending up year-over-year. At the beginning of 2021 the average rate published by FreddyMac was 2.65%, and for one didn’t expect rates to still be as good as they are at the end of the year, but we are still at 3.12%. These are still historic low rates and that is helping feed the market. REALTORS have had to change and up their game, do things like we are doing to address the fast changing market.
Finally the biggest story, which isn’t getting the attention it should be. DOJ withdraws from the settlement agreement with NAR in July. The U.S, Department of Justice and the National Association of REALTORS came to an agreement because there were potential antitrust practices form NAR and it’s members that were deemed to be anti-competitive and were affecting buyers and sellers. DOJ felt that the settlement would prevent them from making future claims. This tells us that the DOJ is going to continue to investigate NAR and that affects all of us.
It’s been a wild year and 2022 is likely to be more of the same.
This week I’m joined by Craig Proctor, he created the “your home sold, guaranteed” program, one of the precursors to the current iBuyers.
In year three of his real estate career he was one of the first REALTORS to offer an upfront written guarantee to the seller. That moment he says he completely separated his unique selling proposition from all of the other REALTORS as was named the #1 ReMAX agent in the world that year. It basically worked like this, if they bought any of his listings he would guarantee the sale of their house. Today we know this is something sellers want.
A lot of real estate agents when they hear about guaranteed sales or iBuyers have a negative perception of these. We have to understand the reason they exist is because this is what sellers want! Usually when agents don’t like it they say something like it's a bait and switch, or you give the seller a really low offer, they just don’t understand how it works. With the guaranteed sale program we are not offering 100% of what the house would market for, but we are offering an aggressive number because we want the seller to take it and buy Ione of our listings.

A lot of agents did not like the program, I really did create an unfair advantage for myself, buyers and sellers loved it and other agents didn’t understand it.

Most agents think of a real estate coach as someone who will hold them accountable, or maybe share some ideas, or maybe a motivator. What we do is very different, it is a systematic way we teach agents - A lead generation system, a conversion system, a presentation system, a recruiting and training system … Every part of growing a large real estate team. We leverage the agent in three different ways, we fix their lead generation system. Then interdict technology to increase capacity. Then we teach them how to hire the right people. Eventually the real estate business starts to run itself, that is when you have a business and not a job.
Everything you want to do in real estate has already been done by thousands of people. If I wanted to learn to play golf, I'd find a good golfer to teach me. The problem in the real estate industry is a lot of coaches and trainers have never held a real estate license … and big names too! They have never had a buyer in their Carr, never negotiated an offer. Because I was a successful agent for 20 years I probably understand agents better, because eI was in the trenches for so long. It’s hard for a coach or a Guru to understand the life of a REALTOR if they have never been a REALTOR.
In the beginning I knew nothing about marketing, I wasted thousands of dollars on advertising that did nothing. Then I attended this conference and learned about direct response marketing, and that the only reason you should spend even one dollar on marketing or advertising is if it is trackable, and you can test it and show a return on your investment. I took some of these concepts, they asked what sets you apart from the other agents, I didn’t know! I talked to my dad(he’d been in real estate for years) and asked what would be the boldest offer I could make to a seller? His answer was If I don’t sell your house, I’ll buy it. I started advertising “Other agents will promise to sell your house, Craig Proctor will guarantee it, in writing.” I think in my career of order 25 years I’ve only ended up buying two houses.
In real estate the pricing algorithms are getting better. We used to have travel agents and stock brokers … Now my 82 year old dad doesn’t use a stock broker and he outperformed my broker last year. What is happening in real estate is technology is getting a better handle on what houses are worth. This is going to be a bigger thing, people want convenience. Social media, the way we deliver our message, the way we retarget, the omnipresence - It’s just an exciting time to be a marketer.

When REALTORS come to me they typically say Craig I want to do better, but I don’t want to change what I’m doing. I tell everyone on day one, you didn’t come to me to learn how to do what you do now a little bit better, you came to me because you want to learn radically different ways to get exponentially better results. For that to happen we undo what they have learned to do and we’ve got to start all over again because how we think controls what we do, and what we do controls the outcome. If you think the wrong way you’ll never do the things I teach and you’re never going to get these results. You may be very good at what you know, but getting better at what you know will only give you incremental gains. To get exponential gains you have to learn what you don’t know, so be curious and don’t immediately judge a concept or an idea. We want to know what is going to be big and to be ahead the curve on it.

There are a lot of misconceptions about the real estate market, Mike will help us sort it out a bit.
The Real Estate Market
The market has been on fire, it’s been a big year for home prices, but the real story for this year, and last, is the lack of available inventory. There are 350,000 single family homes on the market nationwide. Not long ago, like 5 years ago, there should have been a million homes on the market this time of year. This is a trend that has been falling over the past decade, but really dropped off at the beginning of the pandemic and has continued into this year. Both the supply side and the demand side are accelerated so anything that does come on the market is gobbled up quickly.
We have rates super low, locking in forever - 30 year mortgage rates. As a result if you find a house it’s going to be affordable forever, this drives a ton of demand. A small change in the interest rate makes a big change in monthly payment. So affordability is really impacted by mortgage rates, much more than it is in a change to the price of the house itself. At the beginning of the pandemic rates bottomed out and even with 10% price appreciation the affordability was up.
Looking forward to 2022, if rates stay the same and prices continue to increase we lose some affordability, if rates rise then we lose affordability, and we are likely to see a little bit of inventory build because demand weakens at some point. If rates fall, then what happens … ?
Seasonal Inventory
Inventory is definitely seasonal, peaking in late June and typically the 2nd week of January is the lowest inventory, it’s a very smooth cycle. What happened last year is people kept buying through the holidays so inventory never really peaked in 2020 and it just kept falling. This year the low point came in April and a little inventory climb in the summer, and now buyers are accelerating again. It looks like new record lows to start 2022 and really no sign of new inventory increasing.
Hidden Inventory?
With low rates it’s affordable to hold on to your house when you buy a new one, so now you have two houses at 3% … Now you have an investment property. This has taken 8 million houses off the market and turned them into investment properties, we lose about 10% of the inventory every year to investors. Most of these are individuals, something like 90% are owned by someone who owns one to four investment properties, so no sign of these flooding the market.
We had a mortgage forbearance process with some seven million people opting into the program at the start of the pandemic. At the time we wondered if people would have to sell or be foreclosed on. With the big increases in price everyone has equity and even if you can’t make your payment again you can sell and take your cash. As it turns out, almost all of the people in the programs have figured out a way to make their payments and keep their house, so none of these are going to increase inventory either.
Where Are The Bargains
If you are an investor waiting for bargains to come along, they are not coming. There aren’t going to be mass short sales because no one is short. For them to have a foreclosure you need to be in a bad mortgage situation, like a permanent loss of employment; and not be able to sell your house. People have equity, they have ultra low rates and homes are selling fast, so there is no foreclosure inventory coming. It’s a really good time to own right now.
Prediction for 2022
Number one - record low supply, number two - there will be fewer price reductions and demand will increase along with price. Tight supply and strong demand will continue through the first two quarters.
Today we are talking with Sarah Richardson, Founder and CEO of Tru Realty
Sarah is a visionary female leader in our space, she is the founder of Tru Realty and is an early adopter of the Zoodealio platform.
Tru started in 2010, Sarah was coming from commercial real estate. Commercial is a different animal, the sales cycle is a lot longer and it takes much longer to scale up, but there is a different level of professionalism there. When I came into residential I was working mostly fix and flip and investor deals. What I found was a lot of agents on the other side needed help … help with negotiation, with strategy, overall contract help and I saw there was a huge need for education in residential real estate. As fix and flip changed after about 2013 I decided to educate brand new REALTORS and get them up and running quickly. 43% of new agents with Tru have their first deal in escrow within three months of completing their training, the national number is in the 6-9 month range depending on the area.
The average age of agents is in their mid 50’s and they are using 15 different technologies in their business in any given week … and we wonder why we have adoption issues in technology. We are finding that new agents, those coming into real estate as their first career, even right out of university or occasionally still in university, pick up technology very quickly. It’s very intuitive to people in their 20’s to pick up a CRM, to use marketing tools, to actually run an ad on social media and make them work.
Sarah has taken the lead on all things technology and has led the way with crypto currency in real estate transactions. We adore our partnership with Zoodealio and being a start up we firmly believe in what you guys are doing in engaging the agent and making the REALTOR part go the iBuyer experience, this is critical to all our future. The consumer needs the help of a trusted advisor because they don’t fully understand all of the deal terms on an iBuyer transaction.
As for technologies, the set it and forget it mentality is interesting. Several years ago when each began to enter into the real estate space there was this notion that technology should replace the relationship. Over the course of 6-8-10 years we realized that we are a relationship business and that technology should NOT replace our relationships with clients and the consumer. Now it is all about the tech running in the background - our drip campaigns, our marketing campaigns, have everything turned on so when we are in front of people we can have better, more impactful conversations.
Let’s pivot for a moment and talk about the fact that something like 65% of REALTORS are women and 7% or so are represented in the C-suite of companies. There is this underlying notion that women are coming into their own and getting stronger in leadership positions. There is a shift happening. But at the management lever, not the managing broker lever - there are a lot of women that level, but in the ownership and C-suite level at brokerages and in the prop-tech landscape there are very few women. I think it is good for us to draw attention to that because there may be a lot of women who want to be in management/ownership, who want to be entrepreneurs and are apprehensive because they feel there can’t do it, ultimately it’s very daunting and it’s a huge risk.
Entrepreneurship was not a thing when I was in college, they didn’t even have entrepreneurship as a degree at ASU then. Now everybody wants to create their own hustle and be masters of their own future and create their own destiny. If we went to sit on a campus right now and listened to the people who want to be entrepreneurs and get into real estate in their 20’s, 50% are men and 50% are women. So I'm starting to see that anyone who wanted to be an entrepreneur is not just a man by any stretch of the imagination. Training people to take risks earlier makes it easier down the line. Putting your mortgage at risk, taking a full commission job, accruing a lot of debt is scary to a lot of people, and especially to women.
What would her best piece of advice for REALTORs going into the new year be? There are a lot of answers to that question! For the agent who might be struggling a little, she ay even be living commission to commission - Put together a year long marketing plan. Sit down and write out a plan for 52 weeks over the holidays. There are many you can find on the internet. These are little touchpoint so you can get face to face conversations with people.
And finally, what book would you recommend every agent read? This is a bit of a joke around the office but “Green Eggs and Ham” is a great book for REALTORS to read. Sam I Am never stops, he never gives up. Its the tenacity of an agent. I've said many many times you need grit and tenacity to be good in real estate and Sam I Am is the epitome of grit and tenacity.

The conversation begins with Nick explaining what accept.inc is.
We are basically a mortgage company that upgrades any offer to a cash offer. We purchase homes for buyers who we predict will secure a mortgage, then we sell the home to them at the same price we purchased it for. We basically become the buyer’s rich aunt or uncle who buy the home for them.
We began the company by looking at what is real estate today and how can it be fixed, what would we do differently if WE could do it all over again. What is the simplest transaction and how can we give that to every buyer and seller? It didn’t take long to figure out this is a cash offer. Now how do you give the cash offer to everybody?
We had no real estate background or experience at the beginning. We failed for a couple of years and learned every way to NOT make someone a cash buyer, but the lack of experience played to our strength … We went in and said “Hey we’re just going to go in there with the bat and see what we can hit!” By not being jaded by the industry going in we were ablate figure out that this is the model we want to have, this is a model that is appealing to buyers, sellers and agents today.
Next he expanded on their value proposition and explained how they gained agent mind-share. Looking at the Denver market, it’s a great place to live and we ended up picking a market the really grabbed on to this model quickly. Our value proposition is not you all can have a rich aunt or uncle … that appeals not only to buyers and sellers, but also to real estate agents. We market to agents and they are able to tell their sellers to not settle for anything other than a cash offer and they tell their buyers to not submit anything less than a cash offer.
What's the catch?! There isn’t one, we explain to them exactly where we are making our money. We are a mortgage company add we have an in-house title company, so we make money there as well. Those are standard across the industry. Today even mortgage company and every title company make money. People do get a little confused when we layer on that were are a cash offer company that allows you to upgrade your offer to cash, so the question becomes how can you do all of that and still keep rates competitive? We let them know that tour marketing costs are very low and we don’t pay commission to our loan officers, they are on salary and the savings on commissions basically offset to costs of floating the home. Finally we are only holding the home for a week or two so there really isn’t any carrying cost. In this crazy market it makes sense to want to be a cash buyer, but why would a buyer want or need to be a cash buyer in a slower market? Simply the negotiating power that comes with a cash offer is key in answering this. Say you come to the table with cash and a quick close, ask for a $30k to $40k price reduction, the house has been on the market for 45 days and not been busy - the seller doesn’t want this deal to fall through.
What happens when something goers sideways? Things don’t come up often, but sometimes they do. We only own the home for a short time, so it’s pretty rare that we experience things like a burst pipe or something while we own it. We haven’t had any transactions fall out, meaning that the person we bought the home for ultimately purchased it from us. We have had some appraisals come in low, but that is the risk we taken ourselves and we take the loss. When an appraisal comes in low we actually lower the price and sell it to the buyer, we are willing to take that because we believe our offer needs to be a “true cash offer” and in order to do that we need to take on the risk of the home and the risk of the buyer.
An obvious question in the current makers in AZ and CO is do you let buyers overpay for a home? We do an internal value check which is what we feel the home will appraise for. Our value check is also a guarantee that we will fund that loan for up to that amount, if the appraisal comes in low we take the loss. The buyer can agree ahead of time to pay more in cash if they want to offer over the value check number, but we would have to verify those funds before the offer.
It does take a few days for the buyer to get the cash approval. It takes 3-4 business days to get it done. If a buyer finds a home immediately and they want to put in a cash offer in five minutes, that is just not going to happen. If they come to us a week or so ahead and let us know they are going be looking for a home, if they bring us everything on a Monday by the weekend they can be a cash buyer.
How are agents prospecting with this product? Listing agents pitch in the listing appointment that they will make sure that any offers that come in will be upgraded to cash. On the buy side they are telling people they can use their negotiating skills as na agent with a cash offer and you the buyer can win your first or second offer usually. Buyer’s agents use their use cases to help market themselves and this service, using testimonials from prior clients, the critical mass on that is about 3 transactions with us.

Is iBuying still a thing?
This week the team talks about the aftermath of Zillow leaving the iBuyer arena.
The discussion begins with a bit about the Metaverse … the FaceBook “World.” Our first thoughts were of EXP, and that Microsoft started their own “Metaverse.” Will EXP world be the “world” people want to be in? With EXP the world is a software they license, you have to wonder how much the value of the world is tied up in their valuation. They started using the virtual world software from Virbela and eventually bought it, and maybe they’ll license it out beyond real estate, who knows, it’ll be interesting to see.
What kinds of things are going to become the new norm, like Zoom has in the past year or so. A year and a half ago you couldn’t use it because no one on the other end could manage to either technically get it working or be comfortable talking to a screen. Will iBuyers be it, will every consumer think about asking for a cash offer rather than talk to a listing agent? If the market softens there are those who believe the iBuyers will do even better. Much of it boils down to people not having any patience.
iBuying will continue because there's a ton of friction in the home buying process and that is THE problem iBuyers solve. We’ll see iBuyig continue to be strong going forward, the markets aren’t going to come crashing down around them.
Let’s define some terms - there is power buying, bridge buying, iBuying, FINTECH, PROPTECH and others … all the different strategies that people use to buy and sell, these terms are thrown around with out many people know what they really are. They are just structured sales, financial instruments, like a mortgage that allow people to buy. They are all similar in that they are simply ways for someone to unlock their equity so they can identify and at some point in the process move into their new home.
Over time agents are going to lose market share to the companies that are providing these instruments that are not branded to the agent. They are “Zillowing” agents, they are convincing agents that bringing their clients into the system with them is the way to go, in the short term they may get more deals, but eventually they will begin to chip away at market share. When it comes time for the client to transact next, they think oh, we used Knock for the buy, so lets call them and get our agent moving, then the company just pushes the agent aside because they don’t work for them. All of these companies are data companies first, these companies, if they are not already, will eventually be direct to consumer and sooner or later that are gigot to ask themselves how can we become more profitable and return more money to our investors? The answer is simple … Cut out the agents.
This week on the iBuyer Experiment the team is talking with Bob Mangold. Bob uses Zoodealio with about 1,100 agents throughout his Homeboss platform.
Bob started his real estate career on the lending side and change to the agent side when he couldn’t find agent who could always get the job done. After several years he opened his own franchise brokerage, that is where he figure out that running a traditional brokerage isn’t the best way to build wealth. So he again teaching his agents a three-pronged strategy: One, build cashflow from your listing income; two, build referral income; and three, use the income from those to purchase income producing assets, like rental properties and Air B&B properties.
Another important part of being a real estate agent is keeping up on what is going on. Let’s look at what is login on with the Department of Justice and the National Association of Realtors. At a recent talk with about 1,000 agents only about 5% knew what was going on when asked.
The government is discussing regulating commission rates for real estate transactions. NAR is fighting this, but DOJ has more money and can spend enough to bankrupt NAR. In a situation like this it dopant matter if you win or lose, or if you are right or wrong … It just matters if you can survive. NAR will have to find a way to survive this.
At the end of the day this is all about the commission and how transparent we are. A lot of people question why the seller pays for an agent to negotiate against them, the sellers know how the system works though. In the listing appointment they talk about how much they need to net and what that looks like with the commissions paid to their agent and then add the commission to the buyers agent gets tacked onto the number to make the numbers work to get their net. What DOJ is saying is that the buyer does not understand this and specifically how the price of the home increases to cover paying the buyers agent. It really is form the seller inflating the price of the home to cover their agents commission.
Do we really want the government regulating what we charge for commissions? For Bob and everyone in the room that is a resounding no. If you are a real estate agent you have to know what is going on, these issues are coming for your career. It’s important that agents understand compensation and explain it.
The job of a real estate agent is actually quite simple. The job is to put your home in front o as many people who are ready, willing and able to buy it. The more people it is exposed to the higher price it will get.
Here’s a bit about how Homeboss addresses this NAR and DOJ issue. First the platform is completely open and transparent. We drive a lot of traffic to the property and do a big two-day open house (often with hundreds of people in attendance) that is well advertised and they open their platform to everyone to make their offers and set a date for them to be adjusted by. The seller pays them 3% and the buyers agent gets 3% (or what has been negotiated), BUT that is added to the price of the offer that was received, that way the buyer is paying their agent and can negotiate that rate if they want. Now the buyer and seller both understand how the buyers agent commission affects the final price paid. It is 100% transparent and it’s an answer to what the DOJ wants.
It is difficult for agents at first to understand how this helps buyer and sellers and the industry as a whole, but buyers like the idea when they understand it is about transparency. Agents just need to explain how this works in a way that shows the open and transparent nature of the system. Agents need understand that they are going to have to adapt or become extinct.

A Little Background
He worked his way up through the ranks at ReMax to become it’s current CEO. Adam grew up in Denver and joined the Marine Corps right after high school, his goal was ultimately to become a police officer. While he was an officer he developed a real estate agent safety program that ReMax eventually bought and hired him as a consultant to teach. Later he accepted an offer form the ReMax CEO to learn the business form him and accepted the position, eventually making it to the C-suite. I’t about focused effort and working hard - caring about the people around you and doing what you can to make a difference.
His book is really a tactical how-to on achieving amazing things.
On iBuyers
He looks at iBuyers as cash buyers, there have always been and always will be cash buyers in the real estate space. So to anybody who says iBuyers are new he says it’s how cash buyers are doing things that is new, Burt ultimately we can see that how we are doing a lot of thing sin life is new. Evolution is business is nothing new. A lot of this change is through clarity of communication.
There is a report out saying that 77% of people say they would give up some equity to use an iBuyer and have an easier, faster sale. Contos says he doesn’t doubt the 77% statistic that people SAY they would be swilling to use an iBuyer, you just don’t see that many people actually doing it. What we are seeing now is iBuyers becoming more efficient and offering a less friction option, but I challenge you to show me an iBuyer making profit at this point.
It is nice to have iBuyers in the space to give agents and sellers options, we can share our sandbox.
The ReMax motto … MORE
The ReMax motto “MORE” is our value statement. We wanted to re-align ourselves to our north star - the way we are following. M.O.R.E. The “M” is for max, as in deliver to the max; the “O” is Obsessed, be obsessed, care with everything you’ve got; “R” do the right thing - we are ethical, honest and trustworthy people; and “E” everybody wins, this is what should happen with every real estate transaction.
What does a “win” mean? So many people go through life just doing things, the way Adam looks at it is that everything we do is a little mission. You either complete the mission and win or you don’t and you lose and learn. Everything we do in our lives we should look at and appreciate the opportunity to do it. Have the right attitude and take action, then you’ll win.
What is the beast and why would I want to party with it
Inside all our heads and hearts is this beast that causes us to doubt ourselves; doubt our knowledge, preparation, ability … Right when you get to the point where you need to do what you need to do that beast is going to come at you. You have to decide is that beast going to take away your power to do what you know you can do? Or are you going to go in there and use the beast as what it is, your realization that you know what yo do … that beast is your best friend and you have to decide if you are going to party with the beast or let fear stop you.
Action.
There is one solution to fear, doubt and being overwhelmed, and the tis action. The reality is that nothing happens thill you take action. Enabling is allowing people to get away with not taking action. Empowerment is encouraging people to take action. We deserve what we tolerate. Helping people take action is what leadership is all about.
A lesson about vulnerability
The interesting thing about vulnerability, people who have wrong intentions will use it against you. You have to be strong and vulnerable at the same time. If we are confident and strengthen we are vulnerable and we own what we say and how we do things and we are honest with other people, the reality is you’ll find out it’s ok and we don’t have to hide things and live in fear. We have to allow ourselves to trust other people.
The future of real estate
Every industry eventually goes through a complacency with the level of service clients. That is when disruptors come in and say “you’re going to go away” but really what we should be hearing is “raise your game” get better, provide a greater experience. There is a need for evolution, what the consumer wants is an expert. Let’s raise the bar, its like the difference between putting on a band aid and performing heart surgery. Let’s become heart surgeons.
Zillow Slams the Brakes on Home Buying as it Struggles to Manage its Backlog of Inventory
Zillow will stop buying homes through Zillow Offers for the rest of the year, as the company's iBuying program goes from full speed to full stop.
The company announced on Monday it would not contract to buy any more homes in 2021 in order to work through the backlog of homes it has already bought.
The "iBuyer" model used by Zillow and other real estate companies entails purchasing homes directly from sellers, and then re-listing the properties after doing minor work. But thanks to the current shortage on labor and materials, Zillow can't close, renovate and resell the homes fast enough. "We're operating within a labor- and supply-constrained economy inside a competitive real estate market, especially in the construction, renovation and closing spaces," said Jeremy Wacksman, Zillow's chief operating officer, in a statement.
"Pausing new contracts will enable us to focus on sellers already under contract with us and our current home inventory," said Wacksman. Zillow will still market and sell the homes it has acquired through Zillow Offers, which has been on a purchasing tear this year. It bought 3,805 homes in the second quarter -- a record high for the company and more than double the number of homes bought in the first quarter, according to a note to company shareholders.
Zillow, known for its online real estate listings, introduced an iBuyer program, Zillow Offers, in 2018 and now operates in 25 cities. Like other iBuyers -- such as Opendoor, RedfinNow and Offerpad -- Zillow Offers uses data and algorithms about the property and the market to make a cash offer on an off-market home, and buys directly from the homeowner.
IBuyers appeal to home sellers because closings can take place anywhere from 7 to 90 days after the contract is signed and can provide some certainty and control over the sale of their home without the hassle of finding an agent and prepping the house for market. According to Zillow, the fee to the seller for Zillow Offers averages 5%, but can vary based on market conditions.
Home purchases by iBuyers now account for about 1% of the market, according to a report from Zillow. The share is still a tiny part of the whole market, but shows tremendous growth over the past few years as the iBuyer share in some cities, like Phoenix, Atlanta or Charlotte, North Carolina, now tops 5%.
Zillow wasn't alone among iBuyers in buying a lot of homes this year. IBuyers bought more houses, at higher prices, in the second quarter of this year than in any other quarter, according to research from Mike DelPrete, an independent real estate technology strategist and scholar in residence at the University of Colorado Boulder. That has surprised some skeptics who did not think the iBuyer model would be appealing to home sellers in a hot market.
His research suggests that sellers are drawn to the certainty and ease of iBuying and the market conditions fueled its growth. Zillow's move to halt purchases is surprising, he said, particularly because it is so sudden.
"iBuyers have access to a tremendous amount of data, they can see months into the future and plan their inventory," said DelPrete. "So the fact that Zillow didn't see this coming and wasn't able to make adjustments before it had to resort to an iBuying lockdown is pretty surprising."
This shift, he said, demonstrates how difficult this business model is to scale up. Large iBuyers need to be skilled at both managing billions of dollars in capital, but also the logistical specifics of prepping a home for sale, down to drywall and painting and closing deals.
"There is only so much that technology can do," said DelPrete. "At the end of the day you need people to process a lot of transactions."
However, the halt appears to be a Zillow-specific problem, not an iBuyer industry problem, DelPrete said. "Zillow just kept barreling down and now they've hit this wall," he said. This is not the situation a growth-focused company wants to be in, he said. "If you're trying to be number one in the market, slamming on the brakes is one of the worst things you can do," said DelPrete. "You want to make some adjustments before you get to that point -- slow down, switch gears. This is not the preferred outcome for Zillow." Opendoor, the leading iBuyer ahead of Zillow at a distant second, said in a statement it is still open for business.

What if everybody uses a home search site? And what of this site was collecting data about the buyer’s searches on the site? And what if in those neighborhoods buyers could afford some amount of money to live there? And what if this large company decided to buy up a bunch of houses? And what if they buy 30 of these houses at about the same price? And what if the 31st house they pay some amount over market value? And what if THAT house becomes a comp for similar homes in that neighborhood? And what if those 30 homes they bought at market price are now worth as much as the 31st? What if … They’d make about $1.2 Million in just that one neighborhood.
We’ll discuss this and what that might do the the market and the company and the neighborhood.

This one was a month in the making … The seller originally got a cash offer and a trade in offer, and either would have worked but after some deeper investigation by the agent and asking what they are truly trying to accomplish, the agent found out they wanted to access most of their equity and stay in their home. Their agent explained our Sell and Stay program and got them the numbers and it WORKS! This is a $1.3 million home in San Jose, CA - Everyone is excited, not only are the sellers going to get the equity out they need right now, they are going to stain their home for 12 months. It’s just a huge win-win for everybody.
It’s great to have options as a Zoodealio subscriber that you can bring to your clients to make things like this work out where everyone wins. Very cool.
It really is cool, the cash offer would have worked get them the funds they needed for what they wanted to do, but through the relationship of the agent, and the seller and Zoodealio they had options to work through and found the optimal solution. That is what it is all about.
Mortgage rates have hit a 15 year low, and people are thinking it isn’t because of a lack of demand, but rather from fear of the delta variant of the COVID virus. The fed is keeping things lower to keep the market moving even with greater fear out there about the virus. It was reported that the 15 year fixed mortgage rate was at 2.12%! That is insanely low.
When you go to your mailbox in the coming months, in stead of seeing 5 mailers advertising refi, you are going to see 30 of them. Because the tappable equity (the equity in a property above 80%) of American homeowners is through the roof! It’s $9.1 Trillion right now, that is enough to stack $100 bills for more than 4 round trips between New York and Chicago. What are Americans going to do with this money? We’re going t o see a lot of cash out refis and people using this money for all kinds of things. A lot of people will remodel - And some will buy a new Corvette. It’s their money they can use it how they want.
People are wondering how the big iBuyers are going to do in a down market. One theory is that they will do even better. If we do get to a point where the market price fluctuates a bit then people will value the certainty of the cash offer even more.
It has been said that Home sales is consumer psychology. Very few agents really think about the psychology of buying and that we really do need to be armchair Psychologists. We need to know more about how humans thing and behave. One key thing is loss aversion … Most people will do more to avoid pain than to seek pleasure. The iBuyer model is changing consumer perception and its a big deal. It goes against the natural loss aversion and uses the idea that it will be easier and a more pleasurable experience. REALTORS can use that and show how they can avert the pain of selling. Ultimately remember YOU are the expert that is going to be their guide … their real estate sherpa.

Offerpad went public this past week, they were expecting a $3 billion valuation, But ended up somewhere near $2.6 billion. Even-tough they took a shot at us we’re still happy for them. It’s just part of the real estate space continuing to innovate and bringing extreme opportunities.

We get a ton of offer requests and acceptances all the time now, so we decided to do a deep dive into some of the more interesting of those.
We have an accepted offer with agent David Scott out in California for about $530,000. The seller is a bit of a hoarder. She and her family are now quickly going get the cash they need to move on the their next adventure and David found a solution for someone who really needed it.
OpenDoor Beat their expectation to be in 44 markets now, they are a few months early with this. They are opening up new markets all over the country. As open door moves into these markets they are paving the say for new things to be done, new ways of doing things. You have the opportunity to align yourself with that change, don’t be afraid of it, embrace it!
Look at the recent reporting from OpenDoor, quarter over quarter they went from about 3500 houses bought to about 8500 bought - Than is insane growth and they are still operating in the red with that growth. But the attachment of other services in a bundle like title, lender and other closing and real estate service providers is offsetting some of that.
1000 Watt recently come out with a research report with information about what home sellers really thing. One question was would they be willing to give up some equity for a frictionless transaction. The answer was a resounding yes. In fact 77% of home owners would give up somewhere between 5% and 11% of their equity for a noon-traditional sale. One of our Zoodealio users dug around into the data for us and had some great insights.
Everything we are seeing boils down to agents have to start to align themselves with a platform that allows them to meet consumers in a different fashion than their current lead gen.
If you’re in one of the 38 markets where 72SOLD is active Greg Hague will need little introduction, for those of you who haven’t heard of him he is the founder and CEO of 72SOLD, a real estate broker, and an attorney. His 72SOLD sells about a house every hour in AZ and generates 100 or so qualified seller leads a day for his 200+ agents, and that is just the Arizonan business.
His ubiquitous commercials (sometimes it seems you just can’t get away form him) are high energy and amazingly effective. And he’d love to share how he does them step by step with you, just for the asking. His vision is one where entrepreneurs remain the norm in the real estate industry and feels that replacing them with salaried sales staff is a step in the wrong directions. Love him or hate on him, hi and his team are very successful in generating listings and ending up with happy clients.
There is a lot of shade thrown his was and there is a lot of confusion about 72SOLD and Hague partners. Some agents even believe he isn’t licensed and that 72SOLD is not a brokerage, or real estate company at all. So for the record Greg pointed out that 72SOLD is in fact a brokerage in Arizona and that he has had a brokers license since 1981.
72SOLD was founded to develop and refine a program he envisioned years ago. First to provide REALTORS (not just his agents) a program to give sellers a better experience and second to compete with the iBuyers. 72SOLD is now in 38 other states for example Kevin Holmes in Burlington Vermont is with KW and has been with them for a couple years now and is killing it.
Hague’s passion for real estate runs deep, he tells the story of his father finding a job after WWII in real estate and building a successful company in Cincinnati. “My dads hard work and the real estate industry provided me the opportunity to have a private education, to attend Law School, and have so many doors open to me in life. All because of two things - My dad and this profession. So I am deeply passionate about keeping it as an entrepreneurial profession.”
The idea for the 72SOLD model came to Hague when thinking about how Apple handles the release of new phones and iPads, they use social proof and scarcity (whether real, imagined or built-in) to drive demand. They spend weeks prior to the release marketing and building buzz so when people show up they aren’t thinking “can I get a discount?” They are thinking “can I get one?” The best way to be brilliant is the look at all of the brilliant people and take their advice and do what they do.
Hague is very open with how he does things and freely shares with anyone for the asking. He said to email him and he will send you not just how they do it, but also copies of their brochures, what they use to present to sellers, everything they use to compete with all of the agents out there, so that they can try it and decide for themselves if it works for them or not. “The reason I do this is my #1 goal, why I’ll share exactly what we do, is to save entrepreneurship in real estate.
We better come together, the iBuyer’s ultimate goal is to displace us as entrepreneurs, to use their “we will buy your home” as a massive lead generator where they will get their salaried agents deals. They have a lot of money and can afford to take a loss buying homes. If we are doing things that will help everyone compete with this, I feel we should share that, there is enough business for all, unless it gets taken away by forces that would like to displace REALTORS.
Hague talks about how 72SOLD became ubiquitous in the Phoenix media market. It started with a couple or three thousand dollars for a budget to buy ads in community newspapers. We wanted to “look big in a small market” so we bought a couple of full page ads to test the message, and at the very beginning I committed to spend 40% of every commission back into marketing. Now they generate nearly 100 leads a day that get sent out to their 268 agents.
Another unique part of their model is that 72SOLD doesn’t use the AAR listing agreement! They use what they call an authorization to market. It’s a lot easer for the sellers and agents. I wanted sellers to be able to read it, what seller reads 9 pages of fine print? It comes down to the user experience. Broker cringing out there, the world of consumer preference and taste is changing, if people sign up with you and then change their minds, you better just say fine … Be a Nordstrom, “we’re here to serve, we’re here to help.”
Kala Laos, CEO of Real Estate Software company Zoodealio, interviews Greg Hague CEO of 72 SOLD
This week we have a special guest. Levi Lascsak of YouTube fame with his Living in Dallas Texas Channel is joining us to talk about how you too can use social media to generate leads while you sleep!
Levi and his team doubled down on YouTube about a year ago and already have more than 4,300 subscribers and can directly attribute some $12,000,000 in production to the leads from the YouTube Channel.
He explains his process for us. I wanted to attract business with social media, I knew going into it that I needed to change strategies. I wanted people calling me, I didn’t want to door knock or cold call. I looked at FaceBook, Instagram, TikTok, and YouTube.
Once I decided YouTube was it, I took 2 months and learned all I could about it, I read several books, searched the internet and watched YouTube videos - then I put together a business plan. Because basically if you treat youTube like a hobby, it’ll pay you like a hobby, but if you treat it like a business it will pay you like a business. So put together a plan, don’t just dabble.
I planned out content and filmed the first 10-15 videos before the first one was released. People get stuck, they put out a video or two, life happens, they get stuck in the grind - it happens to all of us. I had a month of content ready to go before we even published the first video, from there I have always been ahead on content creation.
There are two main things that drove to the YouTube decision.
Coming up with content is simply looking for what people are searching for. Research the topics people are earthing for, see what is being searched for the most. If you make videos on things you want to do then it will take people a very long time to find you, people aren’t searching for agents by name unless they already know you. If you make videos on topics people are searching for you will be found.
Now I know what kinds of videos will resonate with my audience and can make some videos I want, but in the beginning I didn’t make a single video that I wanted to make. I made them all based on search results. This is an evergreen strategy, there is always going to be someone new searching.
We built an SEO loop where everything points back to YouTube. Pinterest links to the blog site, that links back to YouTube, Google my business links back to YouTube, everything does it’s the ultimate goal.

When we filmed this the call to action was $100,000 in 100 days because that is what we did! We’ll reshoot this at the year mark. This week the discussion centered around a new FTC investigation of Zillow and recent quarterly earnings calls for the big iBuyers.
A pair of republican lawmakers have asked the Federal Trade Commission (FTC) to investigate Zillow’s business practices. This stems from their acquit ion of ShowingTime and the potential harm to consumers it presents.
How can Zillow buy a home one day and list it the next for $100,000 more? Does that seem fair to the consumer? This begs the question then has there been manipulation, or has Zillow just made good bets? They do have access to big data and surely use that in their decision making. They also have most of the internet traffic. Zillow commoditized real estate data and made it make sense to the consumer, kudos to them for that. This acquisition will give them access to some of the most accurate forward looking data there is.
We are living through the institutionalization of real estate. For agents to survive it boils down to advocating for our clients, that is how the agent fits - the agents who adapt to this market and to the iBuyers are the ones who are going to crush it and the others will slowly wither away.
Let’s talk earnings calls
At Recreate in Atlanta last week they talked about the Open Door quarterly earnings call. They put out that they bought some 8,500 homes last quarter and have nearly as many under contract.
The question is do you think 8,500 people don’t know a REALTOR? Of course they did, and they decided not to work with them. It is the “done for you” solution the consumer is demanding. Open Door is taking down 185 home a day across 39 markets (and growing!). Their CEO attributes it to the “seismic shift in consumer behavior” … And guess what they created that.
We can be the agent iBuyer, we can be the Open door for agents. With the power of the agent we as a collective 1.4 million REALTORS, if we band together, we can be more powerful than these huge companies.
What should agents be doing, what is the messaging you should be putting out there? If you are in a market where the iBuyers aren’t as prevalent, this is an amazing opportunity. You can be the Open Door of your market, and you’ll crush it. Start with this message, we’ll buy your home for full market value and even let you lease it back for 6 months.

After the initial shock of hearing that it makes sense. “you have no control over if somebody has that conversation, you are essentially relying on others to market for you … The stuff that comes from your sphere is the icing.” Using a predictable system to bring people into your world and convert them form stranger to client is the cake!
“People don’t like to hear this idea, they are so attached to this ego thing that 100% of my business is referral, I say to people if 100% is from referral then you are not running a business, and I see it as a sign of laziness.”
Talking about tactics to support that bold statement earlier Jess said there are basically 6 pillars to go from six-figures to seven-figures.

She talked about building small, nimble, lean teams “we don’t teach building large expansion teams.” This keeps things scalable and allows agents to not live in a situation where they can’t not answer the phone at dinner. “You are fully supported in your business.”
You need to rewire your brain for high performance. “For a lot of people once you get to a certain point in your business you don’t have business problems anymore, you have personal problems the appear in your business.”
Agents also need to know the psychology of sales, not just spew the same scripts everyone else has. The disruptors are there because we have let them be there, “if everyone says the same things and keep everything transactional then we are opening the door to automation taking over.”

She continued to say that 50% of agents should quit. “Not that I don’t think agents are valuable, but 50-80% aren’t.” What they are doing is talking business from the agents that are valuable to clients and they actually make the rest of the industry look bad. Agents complain that they are not treated with more respect, and that the industry is not seen in the light they would like. They say “I would never do that to my lawyer” … Well your lawyer performs in a very different way, first I don’t know very many part-time lawyers. Lawyers are “niched down” that is they specialize. You want to be seen as an elite professional then the whole industry needs to shift.
Old school niching down was geo-location based, think of the farming you learned early on in your career, new school niching down is human demographics based. It is applied in terms of life transition, are they sizing up, down sizing, first time buyers, first time investor or what? What is it they are looking to do and all are different.

Eliot began with a question and some background. What many listeners may not know is that you still run a high powered real estate team here in the valley. “What are you seeing in the real estate space? And what are you doing to remain relevant in this ultra competitive market?”
Josh said, more has changed in the last few years than has in my previous 16 years in real estate. “Tech is growing exponentially, so the growth is going to continue to be more rapid.”
Josh continued, “It really boils down to two things.”
First we as real estate pros need to embrace change. “Many people have an issue with change and those that do and aren’t willing to adapt and shift are going to be left behind.” Agents shouldn’t fear or resist change, they should embrace it, “Run to it, you are going to have to be willing to continue to have that rug pulled out from under you on a consistent basis because change is happening.
Second, it used to be if you just worked you ass off and did good by your clients you could become a top producer. “those things are now the ante to be in the game, the given things just to survive.” Now you have to be a brilliant operator and possess the mindset of an entrepreneur - a business person - you’ve gotta understand business.”
Eliot asked, “We all know more money, more disruption , more high tech are coming … What do you see coming down the pike? How do you position you team to handle all of this?”
So everyone gets this question ‘is the market going to crash?’ “Who knows. We do know that there will have to be a correction, but we don’t know what that may look like.” All I know is that we are going to be prepared, “I mean just pay attention, markets never shift on a dime,” Josh answered.
Looking here in Phoenix, anything under 3 months supply is a sellers market, 4 to 5 months is a balanced market and the price increases are basically 3% or 4% inflation, or appreciation, however you want to frame it, with 6 months supply we have a buyers market, at 7 months we see short sales increase, at 8 REO properties begin to hit the market. “You’ll see these upticks, I don’t need to see the short sales and REOs hit the market, if I’m seeing an increase in supply I can start timing it out. If you just pay attention to what the market is doing there is plenty of time to get out there and shift and pivot.”
All the tech that is changing the game and the multi-billion dollar hedge funds disguised as real estate companies create a new and different angle, the thought that the agent is becoming obsolete. “I don’t think that will happen, at least not few do our job as an industry.”
If we allow this business to become transactional rather than relationship based, the danger is that REALTORS become a commodity, real estate is so complex that this is unlikely “but I’m not saying it can’t happen, I don’t have a crystal ball, but I’m all in on real estate. My whole life, everything, is used to give agents the tools they need.
Even while having a high level of confidence that agents are going to be around for a long time, “if you look at all the other industries for the most part things are moving to a superior product at less cost.” With real estate commissions, we really haven’t seen that compression in our space. I am mapping out how to react to this when it comes. I’m not acting on it, but have mapped it out, it eventually becomes a volume game. “I don’t know what the future holds, but I am always preparing to be prepared,” Josh added.
Kala pointed out “ when you said we as REALTORS can’t allow the business to become transactional, that really caught my attention." You are known as an amazing content creator, “in my opinion that is one of the was we can scale relationships through technology,” If you could give our listeners just the highlight reel of some of your content milestones.”
People can see a lot of what they want and need, but not everything on these sites. “I want to know what they can’t find and that is what I create my content around.” With IDX, Zillow, and everything else people can see a lot but they don’t know what the lifestyle is like, what the schools are like or the parks, in short “they don’t know what it is like to live in the area.” So that really becomes my content creation strategy, delivering content the consumer wants that’s important to them but ins’t readily available.”
Josh concluded “This is the name of the real estate game, to get people to know you, like you, trust you, be aware of what you do and then for you to follow up frequently, then you business continues to grow.” Agents want to own that mindshare when they are thinking of making a buying decision. “To build that you have to give them valuable content that matters to them. When they push that play button has that persons life improved in some way, the cool thing is it’s easier to do today than ever before, you can do it alone your iPhone”
