Jay Conner began investing in real estate in 2003. At the start of his career, he relied on his local banker to fund his deals and was able to put together a few deals. However, that meant coming up with large down payments, paying origination fees, signing personal guarantees, and playing by the banks rules. After years of feeling owned by the bank, Jay learned how to buy properties using creative financing, including ”buying” subject-to existing note, using lease options and seller financing.
After the market crashed in 2008, his banker closed his lines of credit without notice. As “coincidence” would have it, Jay learned about the world of private money in less than two weeks of being cut-off from banks. I migrated to the USA when I was 6 years old with my mother, grandmother and sister.
We struggled for many years, but we always made it through.
My mother purchased her 1st house about 35 years ago, which we lived in for 2 years, then she rented our house and purchased another one, and that repeated every 2 years until this date.
She owns about 37 rental properties to date which she still manages and operates at the age of 73.
Growing up in the real estate rental industry made me not want to go into real estate, so I went off to college to study accounting and taxation.
After 10 years of doing accounting as a career, I realized that my income was 100% dependent on me and I reached a growth limit. I began to think about real estate but I did not want to go into the rental side of it due to the horror stories that I grew up listening from my mother. After living in my 1st house that I purchased in 2003, I purchased my 2nd home, but instead of renting out my 1st house, I owner financed it so that I did not have to deal with any of the landlord headaches. I repeated this process over and over and I now hold about $4M in loan assets. My goal was to work as little as possible in order to have more free time for leisure, family, and friends. I also own some commercial and residential properties as well as a restaurant, a bar, and a gym.
Currently, I’m working on 11 projects that will revolutionize multiple industries by changing the game and making this world a better place. I’m extremely excited about them and I see myself jumping to 15X in the next 12 months.

In 2005, Michael started a private equity firm, raising $18 mm in private equity and acquired $60 mm in multi-family apartments including 4,000 units in five different US markets. As part of the company’s growth, Mike built and developed a property management division that managed 7,500 units.
Mike has always believed that transparency and honesty are central to any successful business and personal life. As a result of the 2008 world economic crisis, Mike let his guard down and let his transparency slip. The impact that had on his company and its real estate holdings left him scrambling to protect the company and its investors.
Due to the market climate, he found himself in a defensive mode operating out of chaos and fear. In an attempt to protect his company’s investors, Mike had to make difficult business decisions. Some of those decisions were handled poorly. As a result of those poor decisions, the company imploded and Mike faced wire and mail fraud charges which lead to a 10-year federal prison sentence.

In this episode I speak with Jesse Futia, an ex-Army Ranger officer who was deployed to the Middle East in the Spring of 2020. Jesse started investing in Real Estate at 20 years old while in college with the student housing niche. He scaled his portfolio to eight student housing properties. Jesse's goal this year os to scale his portfolio to include larger assets and at the time of the recording he has a 141 lot mobile home park under contract. Their income is fluctuating. Rental properties could smooth their income and invest some money in rental properties at income peak to prepare them for a time when they are in a valley.

Crunch the numbers. Look at the expenses, savings. Set money aside for key expenses so that you are not scrambling. Set money aside for Passive income investments.

Execute the Plan. This is the tough part. Make sure the plan is sustainable and get excited about what you will get out of it. Track your saving towards passive income, and net cash flow from rentals.

When I am speaking with people I am realizing that this is their plan or at the very least it is their backup plan
How much do you need at retirement? If you are single between 45 and 55 take your annual desired income and x10. If you are married x12. This is how much cash I need at retirement.
If you fall short of that you need to figure it out as soon as possible because the longer you wait the less options you have.
Here are the options at retirement:
Live less now or live less later. Either cut down your spending dramatically and invest to get enough to retire. Or live less at retirement less travel, less activity, less dining out, etc.
Reverse mortgage.

No Legacy
-
You can lose your house if you don’t follow the rules.

Must keep the house in good condition
-
You also have to live in your house so no moving out to a retirement home.
Sell your home to retire.
Most people I spoke with assumed that they will live in their home at retirement.

They worked hard to pay for their home
-
They renovated it the way they liked it 10 years ago so they want to enjoy it.
That’s why you need to think ahead. Otherwise You may be forced to sell when the market is not favorable.
The earlier you really start thinking about the more options you have available.
At retirement you can use the equity from the sale of your house to:
-
Drip method. Basically you invest the proceeds into a low risk vehicle like bonds and then take a portion of the returns as income without touching the principal.

There are a couple of problems with that approach
-
These low risk vehicle are also yielding 1-3% so if you invested $1M at 2% you will end up getting $20k a year. Is that enough?
-
The other problem is that these returns don’t keep up with inflation so you will have to take out some of the principal eventually.
-
Convert to annuity. I have discussed it before. Annuity are a good accumulation vehicle and horrible at converting asset to passive income. There are a lot of problems with annuity:

First there are many many fees
-
Initial comission is pretty high so a portion of your capital will be taken away
-
No Legacy. You are giving away all your money in exchange for a stream of income. If you die early it is gone unless you paid extra for guaranteed repayment of principal

If you want the payment to continue after the death of the participant then your monthly payments are reduced
-
If you want to have your payment indexed for inflation your payments will be reduced to pay for that
-
If you choose all these options you will end up with 2-3% return on your money.
If you plan ahead of retirement then you can look at:

Private money lending. Many real estate investors are looking for cash for their projects. As a private money lender you will act like a bank and provide the funds needed, secured by real estate at a rate of 8-10%. It takes some time to learn how to do it right, make connection with reputable real estate investor, etc.

Rental properties. Real estate is a time tested way to generate passive income for yourself and your legacy. You need to have the right temperment, property management, find the right market, and the right financing so it takes some time to figure it out. You also want to get in early on this investment because of the tax advantages which can help reduce your taxes when you are working for w-2.
