How much can you earn running a home staging business?

Jake, co-owner of Foxy Home Staging is going to do his best to answer that question. In the process of doing so he’s going to go into a fair bit of detail around things like how much of every dollar that comes in is spent on wages, new stock and rent. Not only does he answer that from what it looks like today, 6 years into the business, he breaks it down at the different stages or lifecycles so no matter where you are at in your home staging journey, hopefully you’ll find something relevant to you.

Now it’s all well and good that we have a warehouse, a team, our own trucks, but what about the solo or smaller staging businesses out there who rent their furniture from a third party and pay contract logistics teams - well you’re in luck because Jake touches on this too.

Jake finishes the episode by talking about when you should hire your first or next employee and what sort of hire is most important.

Today I have a very special guest, and one that I’ve been looking forward to for a long time. My guest is Jen Bishop, the founder, publisher and owner of Interiors Addict. Many of you in the home staging industry will know who Jen is, especially those in Australia, and I actually first heard Jen speak in 2019 at a conference held by the International Association of Home Stagers in Sydney. And I’ve been hoping to interview her for the podcast since then.

Interiors Addict started as a hobby back in 2011, and has now been Jen’s full-time job for over eight years. The way she describes it now is that it’s less of a blog and more of an interiors news site with a personal touch. It down has around 100k unique visitors per month, over 70k Facebook and 100k Instagram followers.

But it wasn’t always that way, and it wasn’t a simple transition from a passion project into a full time business. In this chat Jen talks about that process and how Interiors Addict has changed and grown over time.

We also talk about Imposter Syndrome, and how Jen initially struggled when people started looking at her as someone with authority and expertise in a space where she didn’t have any training or experience. This is something she now wears as a badge of honour, but it wasn’t always so easy.

And finally I also get some advice on blogging for those of us with home staging businesses who want to drive more traffic to our websites.

Today is a special episode, or at least a different episode, because today I’m interviewing Phoebe Shorter. You may have noticed that she has the same surname as me, and that’s because Phoebe is my wife, and also the co-owner and Chief Stylist (among other things) of Foxy Home Staging.

Given that you’re listening to this podcast about the home staging industry, you may have also heard of Cindy Lin through her podcast which is called The Home Staging Show.

We’re covering a potentially controversial topic today, or at least one that will divide opinions – virtual staging. As staging companies we’ve all been asked about virtual staging and we’ve all lost work when a seller decides to use virtual staging to save costs. But is it a service you should be offering alongside your physical home staging service?

To discuss this question Jake is joined today by Krisztina Bell, the founder of both a physical and a virtual home staging business. The physical home staging business is called No Vacancy Home Staging and was started in 2005 in Atlanta, Georgia. And the virtual staging business is called Virtually Staging Properties, and has a claim to being one of the pioneers of virtual staging, starting operations in 2007.

Krisztina has been recognized as a Who’s Who in Atlanta Real Estate for the past 3 years in a row and she has recently been named in the Top 75 Most Influential People in Real Estate Staging.

Today’s guest is Geoff Lewis, the co-founder of one of Australia’s leading home staging companies, Bowerbird Interiors, based in Sydney. Geoff and his wife Lauren started the business like most of us do, working out of their house, and built it into the size it is today.

We talk about a unique service that Bowerbird has brought to the market, which many in the industry considered controversial and even reckless, but which Geoff explains was an extremely considered approach. His guest is Will Torres of Torres Property, based in Coorparoo, and one of Brisbane’s Top 5 Sales People of the Year. David’s is an interesting story, because the business actually started as a house painting service, and ended up as the first presale makeover service in Brisbane.  They looked after the whole renovation stage (they held the building license) and styled the property for their clients.

A couple of years ago David and his business partner decided to part ways, and David continued Brisbane Makeover Co. as a Home Staging specific company, and focuses on high end, high price tag homes.  We talked about how having a business partner helped scale BMC, but then how incredibly difficult it was to split the business up when the time came. And I asked David’s advice for thinking about taking on a business partner.

'You get what you pay for'. Everyone's heard the saying before, and in varied situations - different industries, different products, different services. And in many cases - maybe in most cases - there's a very good argument to be made for why that's the case. 

But the Home Staging industry in Brisbane? I hear it all the time from businesses attempting to justify their high prices, and it's simply not true...
