Our goal is to be debt-free except for our house by November 2019 if not sooner!

What can we invest in that will increase our net worth and minimize our tax liability while we are paying down debt or should we ignore that and just focus on the debt and just save minimum to 401k and HSA until then? Also very concerned that our ER savings is very small for our in income.

When will we be millionaires?

Ages: both 46 years old. Two adult children and three grandsons. 1 child in private college. Our pay went up substantially in the last 10 years. Both of us went to college late in life. And made lots of mistakes over and over again along the way! Including the short sale of two homes 7 years ago.

Facts and figures:

  • Husband income: $190,000
  • Wife income: $78,000
  • Monthly take home pay: $11,000 after taxes, ins, 401k, FSA, HSA and $600 a month to brokerage savings account.

We are using a budget for the first time in our 27 years of married life and still are working out the kinks! Have maxed 401k’s, but would like to do just the matching amount for 1 year to pay down debt. My husband – 5%. Me – 6%. Retirement balance: $376k. ER Saving: $5,000

Mortgage: $325,000 (appraised at $410k). Refinanced at 20 year fixed @ 3.5%. Pay biweekly ($1,150) and a little over for a total of $2,300 a month.

Term Life Insurance: due to renew in 2018! Husband – $500,000. Wife – $350,000

Cash flowing youngest daughter’s private college. This ends in May 2017!! Woot woot! This will free up $23,000 a year!!

Debts besides the house and in order of our payoff focus:

  1. Parent Plus Loan: $6,000 @ 7.2% and paying this first at $1,250 a month or more if possible.
  2. Lazy Boy: $5,000 – zero interest $303.00 min.
  3. Truck Loan: $20,700 @ 3.75% $670.00
  4. Leaf Loan: $27,000 @ zero % $450.00
  5. Stupid Loan- Promissory Note from HELOC for a home we don’t even own anymore! $38,000 @ 2% $400

Tatiana has sent us an update! We paid off our truck = $19k. We built up our 3-6 months ER savings to $50k. We have just hit a net worth of $530k – first time ever over the half million mark. YAY!!!!! And the best news… My husband found a job with a base salary of $160k. It is a $30k drop from his last job but it has a rich bonus and stock options. And well we don’t have as many bills with tuition and the truck payments done. The only caveat is that it is in Las Vegas! I love my house and want to be near my grandsons so I have no plans on leaving Arizona. We will now have a super commuter marriage. The good news is that it is only a four-hour drive or $100 RT flight and NO income state tax! He found another 40 something single and normal male professional that travels for work and they are going to share a house. My husband will come home two weekends a month to start and I will go up there one week a month to work. I work at home and can really work anywhere. So… it all works out in the end. Now we are just reworking the budget to make sure we can keep his expenses down and finish paying down debt while maxing the 401k contribution. Fire-up the Facebook comments. It’s time to show you the right way to live on $250,000/yr. I know. I know. If you don’t have a household income of $250,000/yr or more, you undoubtedly think there aren’t challenges that come with earning $250,000/yr. You, in fact, are wrong. I don’t judge a person’s problems, and neither should you. If you’re only reading this post to mock people who can’t effortlessly live on $250,000/yr, fine. But there is a right way and a wrong way to live on $250,000/yr. This is the definitive guide for living the right way.

If you make $250,000/yr, you earn $1 million between the closing ceremony of one summer Olympics and the opening ceremony of the next. That’s crazy. Yet, when I look deep into the lives of people at this income level, the takeaway often becomes “um, where did all your money go?” And then I remember their cars, their house, their couch, the Instagram photos of their food, the Facebook pics of their vacation, and it instantly all makes sense.

I’m definitely not suggesting you shouldn’t enjoy the fruits of your labor, however your tree or bush or whatever fruit grows on will be fruitless if you don’t pay attention to your future needs. Whew. That metaphor felt like it was on the verge of falling apart. My hope for you is that you can enjoy your income now AND later. You know, like the mediocre candy.

A big part of what happens next depends on how many people in your household are contributing income. If you are a double income $250,000/yr household, your financial life will be more awesome than if you are a single income $250,000/yr household. Why? Tax evasion. Settle down. LEGAL tax evasion.

Where you live matters too. $250,000/yr in Manhattan makes Uber affordable, while $250,000/yr in Little Rock means you make fun of the people making $250,000/yr in Manhattan. Don’t forget state income taxes either. When I used to manage the financial lives of some professional athletes back in the day, state income tax rates were all the hotness. It could mean the difference between suiting-up as a Dolphin or a Colt. Not that the warm weather, amazing Cuban food, and the lack of 40 below winters had a say in the decision. Making $250,000/yr means you have to care about taxes. Sorry, but you do. Some people make this their primary issue and vote accordingly. While others create a legal tax avoidance plan and choose to make other issues their priority. Ignoring your tax reality at $250,000/yr is both ignorant and wasteful.

Additionally, it’s important to acknowledge the fact that you can afford or justify just about any purchase, at the $250,000/yr household income level. Want to go on a European vacation? You can go. Want to drive a Range? Or do people call it a Rover? I don’t know. Maybe they just call it a Range Rover. I don’t know, I drive a soccer mom car. Anyway, do you want to drive a Range Rover? You can pull that off. Do you want your home to look like Restoration Hardwood catalog without the postage and slaughter of an entire forest? You can afford it. That’s the strange part. You can afford many extravagant choices, but likely not all of them. Play this card too often, and you’ll be trying to convince your friends your newfound minimalistic approach to life is nouveau and not born from necessity.

I’m going to take a slightly different approach on this post. I’m going to run two different scenarios for the same hypothetical couple. One of the variations, both people work, while in the other scenario only one person is earning. I’m also taking a very hard line stance on 401k contributions. Once you crossover the $100,000/yr threshold, you should be maxing out your employer sponsored retirement plan at $18,000/yr (49 years old and younger) or $24,000/yr (50 years old and younger). At $250,000/yr, you are ruining your life by not maxing-out your retirement plan. That was possibly the most dramatic statement I have ever typed, next to a line from a college paper I wrote for a theater class.

If at a $250,000/yr income, your goal to fund your future is to make even more than $250,000/yr, you’re delusional. You are addicted to your income. You can only retire when you simultaneously break your dependency on your income and accumulate enough money to support your lifestyle without a work income. On top of that, the longer you proceed without storing copious amounts of nuts in the tree, the more time you waste. Once again, when you fail to invest, you waste time. That’s a mortal sin. You many earn more money, but you will never get that time back. Time is what grows money. Waste time, and you’ll waste your opportunity to create an amazing and sustainable life.

At this income level, you should have short-term stability, mid-term stability, and long-term stability. If you don’t, you’re doing it wrong. Honestly, if you can’t slap together $10,000 in about 10 minutes, you should be embarrassed. I know it feels like I’m judging you. I’m not. This is what honesty feels like. For the love of everything holy, please let me help you.

Let’s make something abundantly clear – if you spend $1,753/month on transportation, I’m going to pogo stick to your house and scream in your face. I based the spending breakdown on my Ideal Household Budget. It falls apart by the time you get to a $250,000/yr income. Spending $1,402/month on food is a waste of money. You won’t spend $1,168/month on utilities. If you’re not saving for retirement, college, or something else, you’re blowing money.

You have to make some pretty big decisions. To start, I’d rather you have a 15 year mortgage. “But I can’t afford the house I want when you factor in the 15 year payment, Pete,” you bleat. Shhhhh. This is me touching your lips, shushing you. When you make $250,000/yr, a 30 year mortgage is a sucker’s move, unless you are investing a great deal of your take-home income. Don’t believe me? Then…wait. Why don’t you believe me? Fine. Spend $12.99 then. I’m not even going to give you a discount code. A 30 year mortgage is a math disaster.

I’m angry that I’m about to write this, but if you’ve earned $250,000/yr for the majority of your career, and you’ve only accumulated $2 million, you’re screwed. Yes, $2 million won’t be of any use for you. It will generate about $70,000/yr in retirement income if you were to retire on $2 million today, and the equivalent of about $38,000/yr some 25 years from now, due to inflation.

Yes, I did ask that you commit over $500/month to your community. Why, you ask? Because if you’re not giving to your community, you’re taking from your community. You shouldn’t expect the folks making $28,000/yr to be a community leader, via checkbook. No, that’s your role. Sorry.

And another thing, while I’m reading you the riot act, if you have access to a Health Savings Account (HSA), max that sucker out. Oddly enough, it is THE MOST tax efficient financial product in the world. That is not a subjective opinion. It’s the truth, the way, the light. That’s a bit much. But max it out anyway.

You have a decision to make – you can either look like a person who makes an incredible amount of money or you can act like a person should act when they make an incredible amount of money. Please, for your own future, don’t live the life I just described above.

No matter how many times I see, I’m still in awe when I look at how impoverished a person can be on $80,000/yr, when they live in the wrong city. Yeah, I know that’s a ridiculous statement. But do you want to know what’s even more ridiculous? Impoverishing yourself based on terrible financial decisions. I’ve seen it every single day of my career, and it became the reason I started Pete the Planner® in 2005.

At the $80,000/yr household income level, you have access to some serious money. No, not the $80,000, although that’s pretty nice too, but the hundreds of thousands of dollars you’re able to borrow when you have annual repeatable income of $80.000. Look no further than one of the top home loan websites on the intergoogles. According to LendingTree.com, you’ve got good credit, have $10,000 for a down payment, and you have no other debt, you can afford a $442,902 mortgage.

You have got to be kidding me. This ginger is angry. How do you feel about it? I hope you’re somewhat salty, as opposed to a feeling that makes you want to leave my site right now to begin the process of buying a $450,000 home. Your life will be an absolute disaster if you were to follow through on this “offer.” Seriously, it would be over. Game, set, match, suck. It would suck. Forever.

I feel like quoting Spider-man’s uncle – “with great power comes great responsibility.” Has anyone ever really researched whether Spider-man’s uncle was the originator of that quote? Shouldn’t it have been Socrates or Winston Churchill or someone else whose nephew isn’t a mutant arachnid person thing? Oh well. If you make $80,000/yr, you can do ALL SORTS of stupid stuff. Don’t it.

Time to craft a life on $80,000/yr. Here are our assumptions:

  • You’re 45 years old
  • You’re married
  • You have 4 children
  • You go to the restroom to try and get 10-15 minutes to yourself
  • Your monthly health insurance premium is $900
  • You live in St Louis, which means your effective state income tax rate is 4.7 percent
  • You still listen to Rappin’ 4-Tay, but we all know you left the Playaz Club years ago

Like the rest of our “Craft a life on $X/yr” series, we’re going to look at different versions of an $80,000/yr life. First, we’ll examine an acceptable retirement-focused approach, then a college-focused approach, and finally a “create memories” approach.

When you have four kids, life comes at you fast. You don’t have a financial strategy as much as you have a family motto. Some families focus on launching kids successfully, some focus on cherishing every moment, and some families refuse to let money dampen the desire to create Instagram clickbait. Either way, let’s dig into these difference scenarios using the Ideal Household Budget.

Be honest, that looks impossible, doesn’t it? If I’m being honest, it doesn’t look great. The extenuating circumstances in this case are worth noting. Missouri isn’t exactly the lowest state income tax locale at a 4.7 effective. Throw-in monthly health insurance premiums at $900, and you’ll find yourself in a pickle. What happens next is exactly where people mess-up. I’ve found people either cut back on their retirement contributions, or they don’t, and instead spend money as though money doesn’t matter. This scenario really does illustrate how challenging your financial life can be, even if you prioritize creating a sustainable income stream from age 67 to some indeterminable age.

I think the ugliest part of this example is what happens if all the kids end-up going to college. Sure, I’m guessing some need-based financial aid will be extended, but not as much as you might think. Depending on where the kids go to college, the parents may end-up with hundreds of thousands of Parent PLUS loans, which essentially decimates their financial life.

It feels a bit damned if you do, damned if you don’t, if you ask me. Well, until you look at the other scenarios.

Five percent contributions to your 401k

  • $3,621.29 take-home pay
  • $333/month 401k contribution
  • Projected 401k balance from age 45-67 $238,690
  • Projected 401k balance of $816,549 at age 67, if you enter age 45 with $100,000 in retirement savings

And if you happen to have a $100,000 set aside in retirement already, the next 22 years aren’t that wildly different than the previous example. A person may even plan so increase retirement savings, once the kids get out of the house, but unfortunately that plan falls apart if Parent PLUS loans are involved.

Zero percent contributions to your 401k

  • $3,934.63 take-home pay
  • $0/month 401k contribution
  • Projected 401k balance from age 45-67: Not a damn thing
  • Projected 401k balance of $577,858 at age 67, if you enter age 45 with $100,000 in retirement savings…but be honest, if you’re putting in 0% now, you don’t have $100k already in there

Broken down, here’s how you’d spend your money:

I see this move more than I wish I did. “We have to create memories,” people yelp at me. To be fair, doesn’t a college kid use that same logic when trying to polish-off a fifth of $7 vodka? I don’t think people realize how bad the consequences are when they consciously choose to pump money into lifestyle instead of stability. When you’re in your 50s, you have no stability, and your financial potential peeked a decade ago, you will be absolutely miserable. Your memories aren’t going to be enough to get you through your days.

All three of the examples are made so much worse if you take the major purchase bait, and let someone lending you money guide the conversation on how much money you should borrow. Stick within the confines of the Ideal Household Budget, and you will give yourself a fighting chance.

A weird reality

Sometimes a financial life doesn’t feel bad. But after you put it on paper, that same financial life can look awful. There are several reasons as to why this is, but one of the more peculiar reasons has to do with tax refunds. If you live the life I described above, you undoubtedly experience financial stress. Yet every spring you may experience a great wave of relief in the form of a tax refund. The problem is the tax refund is a byproduct of inefficient tax planning, not a gift from the money gods. It gets worse if the money isn’t used for debt pay-down or to increase savings.

In other words, your tax refund has a way of making your situation seem more tolerable than it really is.

If this isn’t you

What are the chances you’re a 45 year old parent of four who lives in The Lou? I don’t know. I’m out of math. I just did a bunch for you. The picture I just painted may not be of you. But don’t dismiss it too quickly. The health insurance cost and your age are the main factors which make your situation different, from a cash flow and retirement planning perspective.

Look, if you’re 26 years old, single, and making $80,000/yr, your life may not be as difficult as the 45 year old with four kids, but that doesn’t mean your margin of error is tremendously different. The key to making $80,000/yr, or any other amount for that matter, work, is leveraging time. When you don’t defer the proper amount of money toward your future, you are wasting time. You think you’re simply using your money differently, but you aren’t. You are destroying your chances at financial stability.

I wouldn’t normally be contacting you, but I have come upon a not-normal situation. I am a RN ($52k), my husband is a fire captain ($58k) and we have 3 boys ages 10, 8 and 8 (yes, twins). Recently, my brother passed away and I was left with approximately $510k in life insurance. I’m not sure what to do with it. I’d like to pretend I don’t have it and invest it for the long haul. I’ve been talking to a financial consultant, which only seems to make me unsure and confused with investing (index funds vs stock funds. managed active vs managed passive vs DIY). Other thoughts are to pay down some of our mortgage ($190k) or buy a cheaper home so we could put more money into 401/Roth/529 options (the dentist also recommended we save for braces x 3!). We own a rental (on accident) and break even with the mortgage. My husband has some credit card debt (I’m not sure exactly how much…). Cars are paid. School loans are mostly paid. Overall, I’m probably considered a “late-bloomer” in the financial world. My time as a raft guide and outdoor educator was super fun, but I didn’t start saving until I was closer to 31 years old. I have appx $70k in retirement, my husband has $80k. Ultimately this is a lot of money to me and I’d just like to make wise decisions with it. Any advice and ideas are appreciated! P.S. My friend David Klain is a real estate czar, the owner of my favorite coffee shop (Zing Cafe), and a parent. So it’s no surprise that last week he and I got talking about our kids’ financial futures when I bumped into him. The conversation was so great, I invited him on the show.

Over coffee, we talked about saving for college, teaching work ethic, planning for retirement, and creating a better financial life for our children. Meet Mark.

Mark’s main concerns, in his words:

I have 300k in retirement savings. Putting $3000 a month toward retirement in Roth 401k and 457b plans (We make too much for a Roth IRA). Have $170,000 in student debt. Three kids and 529 plans for each of them. We want to make sure we are putting money in the right places to minimize tax implications. Should we be paying off debt or working on retirement? Right now we are splitting money between the two.
