In this week’s episode of the Red Card segment, Sasha gets into sprinklers.  A general dentist reached out to Sasha, with the build being 98% complete, when work was being done in the ceiling for IT- a sprinkler head was accidentally hit.  Check out the red card, it being that the IT was still being worked on when it should’ve probably been completed by the time the work on sprinklers are done.  Listen to this episode to hear how Sasha helped get this doctor out of this sticky situation and avoid future red card scenarios.

In this week’s episode of the Red Card, Sasha catches up with a doctor from the midwest.  Delays is a popular topic, this time around we tackle delays and proper planning.  The red card here is that the doctor finalized the design plans 3 1/2 months ago, the issue here is that with the long period that it took to get the finalized plans- the governing body took a while to get the zoning and permits….the contractor then went to order the wall paper but finds out that some of the wallpaper is discontinued and the other is 6 months out of stock.  Check out this episode, to ensure you don’t find yourself in a similar sticky situation and avoid a red card scenario yourself.

In this week’s episode, Sasha connected with an oral surgeon, who mentioned that his recently remodeled office is all over the place with the room temperatures.  He mentioned that it’s super cold in the winter, and very hot in the summer time.  It turns out that there are tons of windows in the office, none in the waiting room so what’s happening is that the temperature in the waiting room is too cold and zero windows to help warm it up.  Listen to this episode as Sasha dives into the HVAC world and helps recommend a solution for this doctor to help get the temperature of his practice in line.

In this week’s episode of the Red Card segment, we catch up with a unique project …. a church.  A representative from a church reached out interested in us building an 8k sf facility.  They reached out to us, interested in many of our services, specifically our architect services.  Sasha was able to ask a few questions, and Peter understand the needs of the project.  A civil engineer recommendation was put forth initially. In this week’s Red Card segment, we work with a dentist that seems to have had the wrong kind of flooring recommended to him that’s not designed for his use.   The dentist is located in TX, where they seem to be getting a lot of rain recently which has caused an issue with the water being brought in by all the traffic.  There’s a big concern for slipping given the rain and the flooring that’s tile.  While tile is not a bad flooring, given the application and the fact that there’s no lobby to take the initial foot traffic from the outdoors, Luxury Vinyl Tile (LVT) tends to perform better in these cases.  Take a listen to the pros and cons and why LVP/LVT is a great option for your next practice!

In this week’s Red Card episode, Sasha tackles a call from a doctor located in Flagstaff, AZ.  The doctor reached out to Sasha with a few questions regarding his IKEA cabinets for his practice.  He went to IKEA, got his cabinets designed, and proceeded with the installation.  On install day, only the cabinets showed up for installation with a solid surface top guy showing up, but no solid surface actually showed up.  There are quite a few shortcomings with going with a residential cabinetry provider. In this week’s episode, Sasha shares a potential red card.  A local doctor located in Washington, DC, reached out interested in using his row house as a dental practice and living quarters.  The doctor mentioned that he lived in a residential row house but noticed that others on his street were using their home as a business and home.  The doctor mentioned that he wanted the basement area to be a fully functional endodontist practice and the other two levels of his home to serve as his living quarters.  Listen to this episode as Sasha guides the doctor and helps him with information to better understand what he’s getting himself into, the difference in permits he needs, the difference in materials used in a residential job vs commercial, and so much more!  This is one you do not want to miss!

In this week’s Red Card, Sasha works with a builder with not much dental experience who’s working with a doctor and reached out with a few questions.  The dentist has found a location on the second floor of a building with a beautiful view.  The Red card here is that when the initial visit was made, the builder noticed there was an overhang as a design feature.  The bigger issue is that the builder wasn’t sure how much plumbing went into the base of a dental chair.  The MEP and architectural plans are done, and the builder is having issues running pipes.  Tune into this nail-biting episode to hear what Sasha recommends to this builder.

Doctor called in with a project out of North Carolina. He signed with a local contractor in April of 2021, there were a few issues with the lease but they’re now ready go move forward with the project.  The issue is that now that they’re ready to start the project, the contractor recently reached out to the doctor to have a conversation  with him regarding price increases from the manufacturers that has put a bump in the plans.  Covid has continued to have a big play in price increases, labor prices have also increased.  Construction costs have gone up an average of 45% in the past year, higher in some areas than others depending on the material.  Listen to what our team suggests to our doctor to help with the current scenario and to help future doctors make the best decisions.

In this week’s episode, we spoke with a Doctor that called in frustrated with his permit fees.  He’s based out of NYC as, Orthodontist and finds himself frustrated with his current permit fees.  He mentioned he had a specific number in mind that it would be for the permit fees, approximately $1,500.00.  He now finds himself dealing with quite different numbers. He was quoted at around $7,000.00 in permit fees.  There are many variables that go into permit fees. Understanding the fees that go into the total number of permit fees is key to best understanding everything that’s being taken into consideration to get to the total number.  It depends on the space you’re going into, the number of restrooms, and if the restrooms were already there v.s. constructing new restrooms.  The number of sinks is a big variable and deciding factor in permit fees.  Check out this episode to better understand what goes into permit fees.

Check out this brand new episode of the Red Card, featuring Artin and Sasha.  In this week’s episode, the project is a ground-up building construction and the biggest question of them all, is it feasible to do this type of construction?  Our latest call consisted of a Doctor that purchased a plot of land, initially contacted a local architect and civil engineer to ask questions with interest in building a dental practice.  He reached out to our team asking for suggestions.  He’s told by both the architect and civil engineer that only 40% of the lot can be used.

In this week's episode of the Red Card segment, we had a doctor reach out to us with a 3500 sf pediatric/ortho office located in North Carolina.  He mentioned the architect was taking too long on the project.  The architect created a timeline at the start of the project, according to the duration they anticipated the project taking.

The issue was that every milestone required a signature, for example the approval of the final floor plan required a signature that wasn't received until weeks after the required date.  Find out what this week's Red Card is and what our team recommends to help get this doctor and future doctors out of a similar sticky situation.

In this week of the Red Card segment, we work with a Doctor that is taking on a new build-out project.  With the material shortage, the doctor has found himself in a pickle, having to deal with a 5 weeks delay with the cabinetry.  Having contracted a general contractor to save money, that did not have experience in medical or commercial projects, the doctor had to deal with a 5 days cabinetry install vs a 1-2 install.  Not only that, but it turns out that the general contractor's install job did not last very long as the cabinetry began to fall apart.
