In this episode of the High Return Real Estate Show, Jack and Shecky dispel all the myths around the proper analysis of a property and how to avoid analysis paralysis. Learn the specific metrics you need to understand when investing in a property so that you can make decisions quickly and keep moving forward.

Key Lessons Learned:

Analysis Paralysis

  • The first aspect of a property that you have to analyze is price. The biggest mistake beginning investors make is overpaying for a property. You have to compare the property you are considering to other similar one’s on and off the market.
  • The buy and hold mindset involves playing the long game, selling a property after a year makes it very unlikely for you to profit from the transaction.
  • Forcing appreciation by rehabbing a property is solid way to create the increase in value that you want.
  • The market value of a property can be very different from the appraised value. You have to look at the price in the relation to the rent it can generate and not against what other properties around it have sold for.
  • Taxes alone can make it impossible to cash flow a property in certain areas of the country. You have to make sure the taxes on a property make sense for the area and that the deal makes sense. You should also understand the tax regulations for the area you are considering making an investment in.
  • If the area you are looking at is subject to natural disasters like a hurricane, you have to have the cash flow to protect yourself in the situation where the insurance rates go up. Insurance and investing is all about risk tolerance.
  • Property management is another major consideration. Long term, the more expensive, hands on property management ends up costing you less money. Your threshold for communication has to match up with your property manager, have a conversation with them before signing a deal.
  • You should be saving at least 5% of your rent income and set it aside for the inevitable repairs that you are going to need to make. Adjust that amount based on the condition of the property and the ability of your property manager. Trust in who you are buying from very important, doing business with someone who isn’t trustworthy can be very costly.
  • Rarely do vacancy rates and rental rates match the real world. The variance in vacancy rates depends on a number of factors. Newer investors should stick to single family units. Duplexes and quadplexes will always have a higher vacancy rate.
  • Property class can vary, but stability is an important factor in whether a property is worth investing in. Investing in a C class property can be very profitable if you have the right property manager in place.
  • Looking at a map of an area doesn’t give you a true idea of what is going on with any particular property. If you really want to see what’s going on, you have to see the area in person or trust the company you are investing with.
  • The laws of the area in regard to landlords and tenants should also be considered when analyzing a potential property.
  • Many investors use analysis as an excuse to not make a decision. You should take only the amount of time you need to understand the metrics talked about in this episode. Every day your cash is not deployed in an investment, you are losing money. Analysis paralysis is costing you money.

Key Lessons Learned:

Good Debt vs Bad Debt

  • Not all debt is equal, there is good debt and bad debt. The line can sometimes get blurry but a good rule of thumb is good debt makes you more money, and bad debt costs you.
  • Good debt is debt that allows you to generate a return that you wouldn’t be able to create otherwise or opens up opportunities that you wouldn’t be able to access. If borrowing money allows you to make even more money, for example a business or education, it’s probably good debt to take on.
  • When it comes to buying a house for you or your family, going into too much debt is all too common. You have to be careful about how much house you are buying, how leveraged you are, and what position you are in.
  • Look at the rental market of your local area before buying a home, it can make more sense to rent than buy in certain markets.
  • “Your home is the greatest and biggest and smartest investment you’re going to make” is something realtors say to try to get you to buy a house. The best investments are the ones that make you more money. Home equity is not the same as money in the bank.

It Depends...

  • Going into debt to learn a new skill is not always the right choice, it depends on how marketable the skill is.
  • Buying something that you can’t really afford on credit card debt isn’t always a bad choice, it depends on the total cost once you pay off the debt and the thing being purchased. Is there any other way you can buy that thing that doesn’t require you to use credit? Are there other alternatives?
  • Really think about what you are spending your money on. It’s easy to spend a lot of money on things like food and coffee that add up over time, especially if you add in interest.

Your Car

  • We tie a lot of our self image to the kind of car we drive.
  • Car dealerships are masters at appealing to our sense of getting a good deal.
  • The automobile depreciates extremely quickly. In terms of an investment, a vehicle is a poor choice.
  • Repair costs are insignificant compared to the amount of depreciation the vehicle is exposed to.
  • Technology in cars is accelerating, cars being produced today are depreciating even faster as they are becoming outdated quicker.
  • Find a used car and drive it until the wheels fall off. The money you save can be invested.

Making Better Decisions

  • You have to have very clear vision and goals and know where you’re going.
  • Most people won’t have the discipline to build their future.
  • Toys like boats and snowmobiles can be a good choice for some people who will really get a lot of use and enjoyment out of it, but it’s much more likely to be bad debt and the wrong place to spend your limited resources.
  • You have to live within your means.
  • The ultimate answer to whether you should pay off debt before investing is: it depends. Look at your risk tolerance and the spread of the opportunity you are considering. What are you investing that money into and what can you be using it to pay off instead? It’s hard to find an investment that can outpace the interest rate on credit card debt.
  • If you want to pay off debt right now, consider getting a second job. There are only two ways to increase your income, make more money or reduce your expenses.

In this episode of the High Return Real Estate Show, Jack and Shecky discuss the concept of “no money down” and whether or not it’s a myth or reality. Learn about the eight primary strategies that you can use to secure a property with no money down.

Key Lessons Learned:

No Money Down

  • Jack originally read the book Rich Dad, Poor Dad but didn’t have the money to put the strategies into practice. After reading no money down Real Estate, Jack realized that there are ways to make a start with no money down, but he decided that he wouldn’t rush getting into the game with no cash.
  • There are a variety of ways to borrow money. The first is getting a loan or borrowing money that allows you to buy real estate properties but most of them require some sort of security. Leverage on it’s own is not a bad thing.
  • The second is in some cases you can assume an the existing mortgage. If the property doesn’t have a “due on sale” clause, you can use the seller’s existing finance as part of the purchase price. This only really makes sense if the interest rate is attractive and makes sense.
  • The third is a lease with an option to buy. You and the seller agree to a predetermined price that at some time in the future will be paid off and a portion of your rent goes towards the down payment. This kind of agreement usually favors the seller and puts you, as the buyer, at a disadvantage.
  • The fourth and possibly simplest form of no money down is seller financing. This works best if the seller owns the property outright and is very motivated to sell. There are a variety of ways to structure this kind of deal and it comes down to negotiating the details. Seller financing is also a way for a seller to generate a semi passive income off a property that they don’t want the hassle of owning anymore. You will have to offer an interest rate attractive enough to the seller to make the deal worthwhile.
  • The fifth way is swapping your own personal property. It’s possible to trade other property like collectibles and valuables that the seller would be interested in. It’s also possible to offer your services if the seller is in need of something you can provide.
  • The sixth is bringing on a partner who has capital. If you can broker a deal that makes sense for all parties, you may not need to bring any of your own money to the deal.
  • The seventh is taking on the seller’s other debts.
  • The eighth is swapping real estate properties.

Due Diligence

  • There is a lot of marketing around the no money down concept. Some of them are more than willing to take advantage of people that want to make money but don’t have the knowledge or experience to know what deals make sense and which ones don’t.
  • We often see and hear what we want to see and hear, there are many ways someone can mislead you.
  • Real no money down strategies do exist, but they often have complexity that make it difficult for novices to execute correctly.
  • It is possible to find a performing property that you can use the no money down strategies on, but the chances and the margins will be slim.
  • You can’t get a deal that gives you cash flow and forced appreciation in a no money down situation.
  • It’s not just about getting in the game, you should get in the game to WIN. Don’t get sucked into the marketing and do your due diligence.

  • Entrepreneurial thinking is about solving problems. The bigger the problem, the bigger the paycheque.
  • Give your kids the tools they need to address the causes of problems in the future instead of just the symptoms.
  • Playing games like Monopoly and Cashflow are great ways to understand the key concepts of money management and business. The way you play a game is the way you show up in life. Games are also an opportunity to spend quality time together.
  • Traditional education only gives you a partial foundation for running a business, there is no entrepreneurial influence in the school system. Most kids graduate highschool without any idea how money works.
  • How money works is a key lesson that all kid entrepreneurs should learn early on.
  • The number of people that focus on bettering themselves is a very small portion of the population, raising kids to be entrepreneurs puts them on the path to self improvement.
  • John wants other kids to encourage their entrepreneurial parents to teach their kids about what they do. Seeing how a business is run is a great first step.
  • It’s not just about making more money, as a future business owner you also have the ability to invest in the causes and things you care about.
  • Kid entrepreneurs are the future of the world.

The Basement

  • Water in the basement is a very bad sign. Sealing a basement can be extremely expensive to fix.
  • It can be pretty common, there are multiple reasons why water may be in the basement. You have to find out what the real issue is before dismissing it.
  • A break in the sewer line can be a very expensive repair. Check with your local municipalities and whether they cover the costs from the property to the street level when it comes to the sewer line.
  • The foundation is arguably the most important part of the structure of the house, if it’s broken it can lead to problems in the rest of the house.
  • Be aware of systemic issues in the local area and it can pay to be able to trust the person you buy wholesale properties from. Do your due diligence to make sure the property is in the condition you are paying for and factor in the numbers for your business model.

Above Ground Issues

  • Validate your market’s rents before purchasing. A small deviation can have a major impact on your long term ROI.
  • Fire damage is always a bad sign. Unless you’re an expert you won’t know the extent of the damage.
  • Zoning issues are often hidden and easy to miss. It can affect the property’s appraisal and make a cash out refi more difficult.
  • You have to draw the line when it comes to the class of the property. The rehab should always match the class of the neighbourhood or you will decrease your overall ROI.
  • Try to take emotion out of the buying process. Let the numbers dictate whether or not the deal makes sense.

The FIQ Formula

  • Your FIQ is your financial independence quotient, the amount of money you need to fund your ideal lifestyle.
  • Take your FIQ number, divide by the average ROI of your properties and that’s how many investment properties you need to become financially free.
  • You’re going to be able to escalate the number of properties you purchase each year as you reinvest the excess cash flow.
  • The most difficult step in investing in real estate is accumulating the initial investment capital, dial back your expenses and be disciplined in saving money each month. Once you have your first property, the next become much easier to acquire.

  • Your beliefs around money will influence your ability to accumulate capital.

Goals

  • In 1953, researchers surveyed Yale’s graduating seniors to determine how many of them had specific, written goals for their future. The answer: 3%. Twenty years later, researchers polled the surviving members of the Class of 1953 — and found that the 3% with goals had accumulated more personal financial wealth than the other 97% of the class combined.
  • Wealth is more than just money. There are five major key areas of your life: Physical, Relationships, Spiritual, Financial, and Intellectual.
  • The wheel of life is the concept where you rank your position in each area of life on a scale of one to ten, draw a line from each point with the goal of drawing a circle, and if your “wheel” can roll your life has balance.
  • Everyone has an area of life that they could improve on, if one area is especially lacking it acts as a drain on the rest of your life.
  • Nobody has ever said on their deathbed “I should have spent more time at the office.”
  • The concept of the wheel is useful for helping you set short term goals that will help you balance the areas of your life.
  • Achieving your goals starts with creating a better you.
  • Write your goals down in a journal.
  • One of the hardest parts of achieving your goals is maintaining the focus and discipline to see them through. Time is your ally, take things slowly and incrementally.
  • The starting point for true success is always with you acknowledging that you are responsible for the results in your life.

Financials

  • Saving money requires discipline.
  • Money people spend money on frivolous things that they don’t really need.
  • It’s easier to go from $100k in savings to $1 million than it is to go from 0 to $100k. Aim for $100k is cash saving and you will see amazing things happen to your life.
  • You have to take action, just understanding the ideas is not enough to change your life. How are you being responsible to yourself?

Action Steps

  • Write your goals down in a journal and do the Wheel of Whole Life Success exercise. Where are you in each area of life? Would your wheel roll?
  • Consider the “why” that motivates you and write it down.

  • The most common question people have is how to get started. The amount of information available to us now can easily lead to overwhelm.
  • Wholesaling properties is the ideal starting point since it gives you the full view of the transaction process and the deals are less capital intensive.
  • Write a business plan for the next 90 days with goals, deadlines, and actions steps. Plan, Do, Check, Adjust.
  • Starting with wholesaling is a good way to generate the funds you can then use to purchase income producing properties.
  • You need to have a long term strategy if you want to win, focusing on wholesaling only is not a long term strategy. Passive income from buy and hold properties can alleviate the pressure you would feel with certain deals.

Mistakes

  • The most common mistake is people going for deals before they have cash buyers in place. You should be looking at the deal with the end in mind and have an exit strategy already in place.
  • Failing to do a proper deal analysis is the other most common mistake. You shouldn’t pay more than the market warrants and get over leveraged.

Mentors

  • Check out a couple of different people before committing to a mentor, someone that you can mesh with and are comfortable learning from.
  • They should be able to help, guide, and serve you to assist you in overcoming your obstacles.
  • A good mentor can help you identify why you want to invest in real estate and which strategy is best for you.
  • A turnkey operation is a good option for someone who wants to learn the business but you can also be completely hands off if that’s what you want.

Indianapolis

  • There is a lot of investor cash flowing into the market but there are still plenty of opportunities to be found.
  • A lot of the areas that were previously classed as D class are being developed and becoming C class areas.

  • Investing in real estate is similar to owning and building a business, you need a team to support you.
  • Real estate is not like buying stocks, you have to be active in the investment.
  • Ideally, the people on your team should know and work with each other.
  • The team is more than the sum of its parts when everything synergizes the possibilities are much greater than when you’re on your own.
  • The first player everyone needs to have is an accountant that understands real estate and the tax laws in your state. Preferably with experience in their own real estate investments. An accountant can help you make sure the numbers and your deals make sense.
  • An attorney is the second key player. It’s a good idea to ask your CPA if they know any good business attorneys as a way to locate one, this works with a lawyer when you’re looking for a CPA too.
  • The third key player is the source of funds. Whoever that may be, you have to build the relationship and find lenders that will meet your needs and what they require for you to work with them.
  • The fourth key player is the title company. Title work can get pretty complicated when it comes to rural properties and having the right title company will make sure you’re covered. Having a personal relationship with a title company will help in the inevitable unforeseen situations come up.
  • The fifth key player is an insurance agent, one that understands your risk profile and stage of life. You would be surprised how many houses burn down, you should have a good insurance policy.
  • The sixth key player is a property manager. Ideally, you should have a good relationship with your property manager because you will have to work with them a lot.
  • The seventh key player is your real estate agent or deal source. Find someone you can trust that has your best interest at heart. They should understand the market and be able to connect you to deals that you wouldn’t be able to find yourself.
  • The eighth key players are partners and mentors. You should always try to find someone more experienced than you if you can so you can learn from their mistakes instead of your own. Having overlapping skillsets is important as well.
  • The ninth key player is your mentor. Information is so readily available, your mentors don’t even have to be in the same room.

Key Lessons Learned:

Property Insurance

  • Replacement coverage covers the cost of fully rebuilding the home in today’s dollars. Price coverage only reimburses the price you paid and not the replacement expense. There are a lot of variables that go into how much the insurance costs but the difference is often pretty minimal.
  • Having replacement insurance is often the better choice, but it will depend on what you would do in a rebuild scenario and the premium increase involved and your risk tolerance.
  • Replacement coverage can also cover the loss of rent in the case of the house being rebuilt.
  • We are in a culture where we tend to sue each other quite often, in the case of a renter’s injury you can also be covered.
  • Insurance is about protecting an asset that is producing cash for you and protecting yourself against loss.
  • Modified replacement coverage focuses on rebuilding the house with similar materials in the case where the original material is no longer available or prohibitively expensive.
  • A vacancy is any length of time over 90 days. Vacant coverage is about covering theft and vandalism for various lengths of time. Regular coverage will not cover a vacant property if it’s empty more than 90 days which is when vacancy coverage would make sense. Turnkey real estate usually doesn’t have to worry about prolonged periods of vacancy.
  • Self-insurance is an option but won’t cover you in the cases of catastrophic loss. Is it worth it to you to take that risk?

Making Claims

  • Insurance is for a catastrophic loss. If you can afford to pay for it out of pocket you probably should.
  • Making a higher number of claims can lead to non-renewal of your insurance and make it harder for you to get insurance in general since you become a higher risk to the company.
  • Look at the cost of repair versus the deductible.
  • Making a large number of claims can impact your ability to buy insurance for the next three to five years. For some companies making more than one claim can be enough to not renew.

Brokers vs. Agents

  • A broker can shop around for the coverage you need for the price you want.
  • Brokers give you more options than agents can.
  • Oftentimes, a broker will proactively monitor your policy to make sure you’re getting the best deal on protecting your property.
  • Brokers fit into the passive income model really well.

Self Directed Retirement Accounts

  • Most people get their investment knowledge from financial advisors that are more focused on making money than giving the best advice.
  • A checkbook IRA is simply giving you the control of what is within the IRA.
  • 97% of all money in retirement accounts is in other areas other than real estate.
  • Chances are if there is something you want to invest in a Checkbook IRA can do it. The only thing it can’t do is buy life insurance.
  • If you’ve left a previous employer where you had a 401(k) there is a good chance you can roll the account over to a self-directed IRA. It may be trickier if you still work for that employer but the older you are the better your chances. If your self employed you will have no problem.
  • You have to find a trustworthy self-directed IRA custodian and transfer the assets from the old account to the new account. With a self-directed 401(k) you are already your own custodian.
  • The stock market is a fool’s game. Real estate is a great, stable investment.
  • You may run into issues at tax time trying to find a CPA that will do your taxes but if you have an IRA, your custodian will take care of it.
  • It’s very simple to get started in setting up either plan. There is a 250k benchmark of value before you have to really start doing some paperwork for this kind of investment account.
  • An Excel spreadsheet may be the only tracking you need for your investment account.

Regulations

  • You can’t invest in life insurance and collectibles.
  • You can’t engage in a prohibited transaction which means engaging in an investment with anyone related to you.
  • Certain transactions will generate taxable income which you have to account for.
  • If you flip real estate within the retirement account, you can use the depreciation to offset the potential tax implications.

Self Directed 401(k) vs IRA

  • A self-directed 401(k) is the best route to go.
  • A self-directed IRA requires a third-party custodian, a 401(k) does not.
  • Inside an IRA, you will have to pay taxes on leveraged real estate deals. With a 401(k), you won’t.
  • You can borrow money from a 401(k) without paying taxes on the borrowed money which isn’t the case with an IRA.
  • The only restriction to a self-directed 401(k) is that you can only establish one if you have an active business or stream of self-employed income.
  • The penalties for a 401(k) are typically lower than an IRA.

  • Overnight success is actually a long term process.
  • Buying an asset instead of a liability is the core of the strategy. It’s about making your money work hard for you.
  • Owning real estate creates a passive flow of income that can allow you to spend more time with your family or whatever else motivates you. It can help you live the life that you always wanted.
  • It’s very important to have multiple sources of income, owning real estate is a great way to supplement your income from your work or investments.
  • It’s not always a good time to invest in real estate, it may make sense for you to build up a bank of cash before diving in.
  • The reality of real estate is that C class property will often have better price to rent ratios than the prettier A and B class properties.
  • Most people don’t realize you can buy property within your IRA or 401k if you have the appropriate plan documents. Most financial advisors are not well educated when it comes to this kind of self directed retirement account.
  • A HELOC is a very fast way to raise funds that you can use to buy properties with cash and get better deals.
  • A commercial or portfolio loan is a convenient way to simplify the process of leveraging more than one property at the same time. A cash out refinance deal can actually yield infinite returns on your investment.
  • Building a network can help you secure private money that would otherwise be impossible to access. You may end up paying higher interest on private money so make sure the deal makes sense for you before moving on it. When pitching a private investor, make sure that the deal is beneficial to the person you’re pitching to.
  • There are two ways to manage your finances, offensively and defensively. You can either increase your income or decrease your debts and liabilities. The best strategy is to combine both approaches and increase the spread between your income and monthly expenses.
  • There is a lot of value in referring investors and clients.

Education

  • Podcasts are a great way to understand the ins and outs of the real estate market.
  • 97% of all retirement money is tied up in the stock market.
  • The whole game is not about acquiring new things, it’s about creating awesome experiences that bring happiness.

  • There are often multiple sources of funds that you can tap into that you may not think of right away.
  • Part with the toys that are tying your cashflow up. A delayed gratification mindset will allow having the things you want most later on. Do you own things that are serving you or are they liabilities? Build your real estate portfolio first.
  • A HELOC is a great opportunity to tap into the value of your house to create more wealth. This is an example of responsible debt and a good way to purchase properties with cash.
  • Liquidating stocks is another reasonable source of cash flow, real estate is four times less risky and has a lower variance. Real estate is something physical you own as opposed to just paper value.
  • A self-directed IRA or 401(k) is another good option. Instead of investing your retirement account in mutual funds, you can choose to invest the funds into real estate. These funds can also be very advantageous tax-wise. Consult with a lawyer when converting your retirement account.
  • Other people’s retirement accounts are also a possible source of funds, there are often mutually beneficial spreads on a turnkey property that make sense for both parties.

  • Credit card introductory lines of credit, certain companies can find you these lines of credit and help you convert them into cash that you can use to buy properties.

Keeping Your Properties

  • Once a property has proven that it produces income for a particular period of time, you can look at doing a cash-out refinance.
  • Use leverage to acquire a property, cash out, and then pay off the original method of payment. Rinse and repeat.

Buying

  • Antonio utilizes a 7 point checklist of the major areas of repair to gauge if a property is worth buying or will be highly costly.
  • The 2 most important areas to look out for when purchasing a property to rehab are the roof and the foundation, followed closely by electrical.
  • When checking the foundation he looks for cracks and bowing.
  • When looking at the roof he checks to make sure it's intact including the membrane to determine if any moisture is getting in, and tries to determine the age of the roof to see how much life it has left in it.
  • When buying a property for rehab he ultimately considers how much time and money will be tied up in the project, and how quickly he can recuperate those funds.

Rehabbing

  • Antonio recommends sticking to functionality for C class properties and saving luxury items for A class properties. B class properties are a balance between the two.
  • When adding a bedroom, he suggests using pre-existing structures like a dining room that already has 4 walls and an entry. This makes the room fit better into the pre-existing layout of the house, and will cost you less time and money to convert.
  • Some places like Indiana don’t classify a room as a bedroom unless it has a closet.
  • Even when purchasing lower expense materials Antonio recommends buying quality. It will last longer and save you money in the long term.
  • Antonio shares his experience that spending the funds to install a garbage disposal, even in C class neighborhoods, can save money by not having to snake the drains due to clogs from tenants putting things down the sink.
  • The most important part of any rehab is focusing on areas like the foundation, roof, electrical, mechanical and plumbing. If these things are in good condition you will always have a solid property.
  • When it comes to keeping up with code, cities are required to update any changes on their website so anyone can view it and keep current.
  • The decisions you make about the property you’re rehabbing should be based on the numbers, not your emotions.

  • Savings returns are not keeping up with inflation. The artificial stimulus that the government has been pumping into the economy has really hurt savers.

The Storm

  • Cash is king in an uncertain economic situation.
  • Cash generating rental income will always be in demand.
  • Be in a position for the people that will eventually need affordable housing to come to you.
  • Own real property that can’t be manipulated by rate hikes or market manipulations.
  • Property is one of the few investments that is guaranteed to be around many years from now, that’s not true with stocks.

  • Large numbers working in Tech, so they want to live in cities that have a good sized tech community, and THAT’s where things get interesting.

Future Trends

  • Trendy “techy” cities are all very expensive to live in.
  • Many employers are setting up operations in NOT SO OBVIOUS cities in The MIDWEST.
  • The MIDWEST has plenty of good considerations, they all have good price-to-rent ratios, but the smart investors will dial it in a little more: State taxes, cost of insurance, legalities of eviction, stability, crime rate, and ROI.
