There is a strong chance that by the end of November the Reserve Bank will have announced the return of loan-to-value ratio restrictions. They initially removed these in May this year for a 12 month period as they, and every other major economist, predicted significant price drops on the back of Covid-19. This hasn’t eventuated and instead, we are in the middle of a runaway housing market. The facts have changed and perhaps so have the Reserve Bank’s views on the LVR restrictions. The Residential Tenancies Amendment Bill proposes to introduce sweeping changes that will, in our view, significantly impact the business of landlording. In fact, according to the REINZ, 82% of New Zealanders oppose the Bill's signature proposal to abolish the landlord's ability to terminate a tenancy with a 90-day notice. The public has until 25th of March 2020 to submit against the Bill. In addition to being simply bad law, the Auckland Property Investors' Association is also incredibly concerned by the staggering level of misinformation that is being repeated about this Bill. Nick and Mark talk about using Structural Insulated Panels (SIPs), SIPs are high performance thermally efficient composite panels which consist of a sandwich of two layers of structural board with an insulating layer of foam in between for walls, roofs and floors in new residential and commercial buildings.
(SIPs) have become a widely used alternative construction material for homes and other buildings. While many types of Composite Panel building systems have been developed, SIPs now usually refers to panels made from a thick layer of foam (polystyrene or polyurethane) sandwiched between two layers of Oriented Strand Board (OSB). The result is an engineered panel that provides structural framing, insulation, and exterior sheathing in a solid, one-piece component.

**Nathan Birch** founder of Binvested has a whopping 170 plus property portfolio! By researching the market and analysing thousands of deals Nathan Birch has developed a knack for scoring bargains. He made his first purchase at the young age 18, with just enough rent to cover his interest-only mortgage. He then strategically used equity to build his portfolio into 14 properties in 2009 making $30,000 passive income a year and able to retire his day job at age 24 to focus on property investing full-time. Nathan has been adding 20 to 30 properties to his portfolio every year since. His passion, drive and his thirst has made him into the successful property investor he is today.
NATHAN’S INVESTING TIPS: ● Always buy below market value. This means you’re winning from the get go
● Make sure there is potential for growth. Don’t buy something because it’s cheap and has good cashflow if there is no room for it to increase in value (because of location or other reasons)
● Make sure the property is neutral or positively geared (when the rent covers mortgage repayments and costs). This ensures good cash flow
● Don’t get emotional about investment properties in the same way you would with a home you live in. Keeping a logical mindset is key.
● Get advice — talk to people who have done what you want to do. I built my portfolio by only listening to people who had already achieved what I wanted to achieve.

Andrew has been a member of APIA since 2004 and has recently become president.
Andrew’s interest in property steams back to his university days where he qualified as a valuer gaining a BCom in Valuation and Property Management from Lincoln University. Subsequent to graduating he spent a year and a half playing and coaching tennis professionally in Germany before commencing a career within the property industry. Currently he splits his time between his own project management company and working on projects within his property portfolio.
Outside of property Andrew’s other interests include tennis, golf, general fitness, completing the Taupo Ironman in 2004 and adventure travel including cycling around various parts of Asia plus an epic cycle journey of 1200km from Lhasa in Tibet to Kathmandu which included cycling up to Everest base camp.

Kevin continues to thrive in business and chooses to give back to the next generation of entrepreneurs by sharing his knowledge and wisdom on how to make money.
