There is a strong chance that by the end of November the Reserve Bank will have announced the return of loan-to-value ratio restrictions. They initially removed these in May this year for a 12 month period as they, and every other major economist, predicted significant price drops on the back of Covid-19. Nick and Mark talk about using Structural Insulated Panels (SIPs), SIPs are high performance thermally efficient composite panels which consist of a sandwich of two layers of structural board with an insulating layer of foam in between for walls, roofs and floors in new residential and commercial buildings.

(SIPs) have become a widely used alternative construction material for homes and other buildings. While many types of Composite Panel building systems have been developed, SIPs now usually refers to panels made from a thick layer of foam (polystyrene or polyurethane) sandwiched between two layers of Oriented Strand Board (OSB). The result is an engineered panel that provides structural framing, insulation, and exterior sheathing in a solid, one-piece component.

● Make sure the property is neutral or positively geared (when the rent covers mortgage repayments and costs). This ensures good cash flow

● Don’t get emotional about investment properties in the same way you would with a home you live in. Keeping a logical mindset is key.

● Get advice — talk to people who have done what you want to do. I built my portfolio by only listening to people who had already achieved what I wanted to achieve.

Andrew has been a member of APIA since 2004 and has recently become president.

Andrew’s interest in property steams back to his university days where he qualified as a valuer gaining a BCom in Valuation and Property Management from Lincoln University. Subsequent to graduating he spent a year and a half playing and coaching tennis professionally in Germany before commencing a career within the property industry. They spoke for so long and about such a wide range of topics that a single podcast would be too long for any commute so we're splitting this interview into two. 

In part one Matt speaks about the exposure developers and investors take on and gives some examples of "interesting" situations he found himself in with large developments in the past. He then speaks about the crucial importance of setting up your structures before you invest, literally "preparing to fail"

Lastly Matt talks a bit about the situations he looks for with distressed sellers when he is buying for himself and gives his take on "flipping" vs a more traditional buy-and-hold strategy.
