“How can the Hazels quit real estate when you should be the bank?”

When episode guest Amed Hazel was burnt out and considering quitting his real estate business, those words inspired him to pivot and start Legacy Builders Fund, a real estate investment fund that brings “Wall Street deals to Main Street.”

But Amed is not just a fund manager. He coaches investors on how to make money from non-performing notes, and he is the author of Profiting from Non-Performing Mortgage Notes.

In this episode, Nino and Amed have a chat about:

  • How Amed transitioned from owning a real estate business to managing an investment fund and making deals with banks.
  • The realization that helped Amed get through 3,500 deals in 14 days
  • How Legacy Builders Fund helps first-time deal seekers

02:14 The part of the business Amed enjoys the most

02:39 How does trading non-performing mortgage notes work?

“Banks are looking to get paid right now instead of waiting for 30 years.

So, a bank will sell a mortgage at a discount to a company like my own. That sale allows us to collect the mortgage payment from the homeowner.

If the homeowner is in default, that allows us to reclaim the property if we can’t negotiate payment arrangements.”

08:33 If Amed could recommend one book, what would it be?

“Secrets of the Millionaire Mind by T. Harv Eker

That’s the book you need to begin to change the framework of how you’re thinking.”

10:33 If Amed could give his younger self one piece of advice, what would it be?

“So many people before me have failed and then succeeded. Failure is part of the process.

So, stop overthinking. Just do it.”

Nino Zangari and Matt Kamp, head of partnerships at DealMachine discuss how to find off-market deals.

The chat is mostly about your first real estate deal and what to look for in your deal.

At DealMachine they invented a special term, called "driving for deals" which is simple:

  1. Get in the car

  2. Look for houses that need love and care

  3. Talk to the owner

One example of this was when a real estate investor approached the owner of a house where the Halloween decorations were still on although it was March already :)

This is how he found his first deal.

Lean in and find more stories, and insights by listening to the full episode.

p.s. Deal Machine gives everyone the possibility to start investing in real estate and Groundbreaker helps you manage the process.
