Normally, Brian Lauchner hosts our NSTV and focuses on letting our guests share their wisdom. But today, Brian is our guest! He shares his story of how he was suddenly axed from his job at a software company, with one young child and another on the way. He had to make some serious decisions fast, so he jumped into real estate investing. His early efforts focused on wholesaling and rehabbing.

Ben was born and raised in Charlottesville, Va. He went to Penn State and got his degree in Meteorology. He was doing TV weather for a number of years before he decided to get into real estate
While Greg is raised in Staunton, VA. Majored in Finance & Economics then became a realtor to learn about RE investing but quickly learned that wasn't the route. Worked in F&B in the early 20s before starting the investing journey with Ben around 26.
Greg and Ben used to wholesale almost exclusively. They took a long pause around 2016 and asked themselves what they want for their lives. The answer: They want more security and more freedom.
That is when they decided to dive headfirst into financing land. They want their business to serve what their life goals are. With the help of Note School and all the things they have learned over the past few years, this leads to change the path of their lives and business.

Markets are flush with cash. Overnight demand for the Federal Reserve’s reverse repo program surge to a record of $ 991.9 billion. This means that 90 counterparties banks, US housing giants like Fannie Mae and Freddie Mac have an overabundance of cash so they placed it in fed’s overnight funds, and they earned half of a percent on that money overnight.

Our delinquency is way higher than it was two years ago. We had pretty immeasurable delinquency back then. It's a weird market, when the market's on fire usually, lending's on fire. When the market is bad, that's because lending is bad too. Now we have this opposite scenario, which opened up an incredible gap for us. Because if you can buy properties on creative financing terms then reselling it is the best way to go.

We try to grab good data because it's relevant in our conversations. It's relevant when you're looking and talking to somebody and you're not surprised at what’s going on in the market.
