I've got Eli Schwartz in the house. Eli, how are you doing today? Doing? Well, great to be here, Jason. Thanks for having me. Yeah, of course. I'm glad that a mutual friend could connect us. He's a great guy and yeah, I'm really excited to interview. You did a little bit of research on you. You got a cool new book coming out. You've done a lot of big things in the marketing world. So for those who have never heard your name before, would you mind just giving yourself a brief intro of who you are? Yeah, it's great to be here. I, you know, like I said earlier, I was binging on your podcast. I own zero real estate right now. So like I'm like a fish out of water with everything I've learned. I did own a, a personal house, but now, now I rent and I actually kind of really like being a renter and I'd love for you to ask some deep questions on that. But I'm a marketer so I work with companies and helping them to understand whether there is an opportunity for them to generate more users and acquire new buyers for from organic search channels. And what that means is everyone's familiar with search engines. But when you go to search engine at the top of the search engine, there's ads, whether that's again, it's B Google Doc dot go whatever search engine you're using at the top of the search engine there's ads and at the underneath those ads, those are organic results.Now, many people think those results are free, they are sort of free in the sense that the search engine does not charge you to click on that. However, we're 25 years past when all of this was created and it's not a matter of like, oh, I would like to show up for commercial real estate. So therefore I will and I deserve it. So what I do is I work with companies and u usually large later stage enterprises with thousands of employees that spend millions of dollars on, on other performance and paid channels and try to understand whether there is an opportunity for them to generate some of those free clicks from search engines. And if there's opportunity and again, there isn't always an opportunity. It's not, you know, a slam dunk that people are going to search for the product that they're gonna click on the product."

Video Translation: "...Well, that was 2008, 9. I actually lost conservatively $50 million in 2008-9. And so what I'm known for talking about on my show, my podcast and at my boot camps and so on and so forth is the mindset. It took to have 50 million to lose in the first place. And then maybe more importantly, the mindset, it took to recover from losing 50 million because I mean, people killed themselves for losing the same proportionately in the Great Depression and in 08 and nine and, and so happy to drill down on that some of that stuff with you, Jason if you like. Yeah, I mean that's the elephant in the room, right? How did you lose that much money from 2006 to 2008 or nine? Sure. Sure. How did I lose it? So I was actually only at a 30% loan to value in my portfolio? Ok, so, so hold on to that for a second. Ok. So I had 800 houses and I had several apartment complexes. My houses were along the Gulf coast of Florida. So two hours north of me, two hours south of me and everywhere in between. And and so that was a problem. They were too spread out that that was one issue but the the other issues were, you know, it's Florida has no state income tax. So, so property taxes are proportionally higher. I had properties in wind and flood zones. So insurance is higher, both impact cash flow obviously. And I will tell you houses just don't cash flow as well as as as multifamily. They just don't because you have your own insurance policies, your own tax bills and, and maintenance is, is more challenging. But then that's the main thing. What killed me was maintenance if I sent somebody and these, these were C class houses. So these are older, you know, this ABC and D A is brand new D is the hood. Stay out of the hood. Ask me how I know. Ok, but these are C class, so they're older. Ok. They have more maintenance. Right. They have more, more upkeep. and it's a tougher demographic than on an, a class asset. They're harder on the property. So, a lot more maintenance. But here's the problem. If I sent somebody to one of my apartment complexes, everything's the same plumbing parts, electrical parts. HV, ac parts, appliance parts..."

Translation: "...I was a project manager. So as a guy kind of in the white shirt and tie on a, on the construction project, managing schedule contracts, a lot of financial side of things. you know, built some really cool projects during my time, built a basically a courthouse for the US army legal system, legal services system. The tallest building was about 24 story high rise in downtown Boston. Also, you know, did the largest renovation Boston had ever done on a million and a half square foot building at the time. So enjoyed building a lot of these cool projects. But when you work in, in that role, it's a six day a week job, which is probably 60 70 hours. So as you get up there and age, you start to burn out very quickly. It's a lot of hours. So a lot of hours and a lot of, a lot of arguing, I like to use the term. It's a conflict oriented. Business, especially when you're in, a union environment. And again, union workers are great, they do great work. But it's also a lot of, you know, dotting your I's and crossing your Ts with the contracts. Yeah, I've done a decent amount of renovations and developments at this point, small scale developments and I don't think I've ever had a smooth transaction or smooth experience completely with a contractor. Yeah, it's challenging. You know, we did, we acted, you know, built our primary residence and acted as a GC on that. And one story, I like to usually joke with people who have done these is, you know, on a union job if you go to install a microwave. you know, I always ask the question, you know, how many people does it take to install a microwave similar to a light bulb? And you know, the real answer is you need a teamster to bring it off the car, off the truck to then put in the elevator which has an elevator operator which a carpenter takes upstairs. The laborer may unblock it, but then the carpenter will have to screw it to the cabinet. But the HV AC guy has to connect the duck work and the electrician has to plug it in. So it cost you about 5 to $600.15 years ago just to get a microwave installed because every single trade has to touch it in a union environment. Imagine that in a residential?..." Translation: "So I have this financial strategy called bulletproof wealth. And, it has been something that has been a real passion of mine for. Gosh, it's going on 10 years that I've been doing this and I got into this, Jason from a really kind of wild background. I was in the music industry. Ok. So I was a mix engineer and producer and I remember way back in the day my doorbell ringing one afternoon and I opened the door and there was my financial advisor standing there with a very troubled look on his face and I was like, ok, come in, I want to know what in the world is going on and he really started to go through this story that blew my mind about how he was actually defrauding me and he started crying and begging me not to turn him into the authorities. And I was like, oh my gosh, this cannot be happening again because Jason, this wasn't the first time that I had a financial advisor, you know, defraud me or the second time, but this was the third time, ok, that this had happened over 29 years in the music business. So I had three out of four financial advisors turn out to be fraudulent and two of the three of them ended up in jail. so I decided 10 years ago when I made a career change because of a partial hearing loss, I had a partial hearing loss that had made it. So I couldn't do my job in the music business of mixing records. That's what I mostly did. And I was working with really high-end artists like Bruce Springsteen and Rem and just really, you know, I had a great 29 year run in that. But, I decided to do something about it changed completely. I heard a podcast about saving money and life insurance. And I was like, hm, this is cool because you can use this money that you save in life insurance like a bank. And, I had money, but I was saving that obviously in a traditional bank. And I knew that there had to be a better way because all I was able to do was either have the money in the bank or have it in an investment and there wasn't any other two ways to use it. So I spent many years going back to school to learn all about this strategy. And basically I went back, I had three degrees back from when I was in the music business and I decided to go back and, and learn more. I'm really a big fan of education." But inside a bouquet of flowers, you have these flowers that stand for something in a brand. Yeah, definitely a, a big 10 31 company. I work with, I've worked a lot of, actually I might have worked with someone at your company before that. Are you guys in San Diego as well? Do you guys do work in California? You know, we've got, yeah, our headquarters is up in Sacramento, California is where we're based. That's our headquarters. We've also got an office in New York where we process for the Eastern Time zone and then I've got local representatives all around the country. So we've got somebody down the Los Angeles Market, somebody in San Diego in Orange County. Got it. That makes sense. Yeah. I, it sounded familiar when you came on. But anyways, excited to have you on, excited to talk about 1031 and real estate, what's going on in the market. So, before we get started, what's kind of your background? And how did you get into real estate? Yeah. You know my background, believe it or not, Jason, I've been doing 1031 exclusively from 1988 forwards. So almost 34-35 years now. So I've been doing that professionally and been in the 10 31 exchange space. I'm also a real estate investor and you know, started buying properties 20 years ago and I kind of scaled my own portfolio. So I do 1031 professionally. And then personally, I'm a real estate investor and growing my own portfolio. Like a lot of the people that listen to your podcast, I'm sure. Very cool. And where are you located right now? I'm just south of Denver, Colorado. Gotcha. Gotcha. So you've been doing 1031 exchanges for 34 years. That's, that's a long time. Yeah, that's a long time. You know, Jason, when I started, we didn't even have treasury regulations. The guidance from the IRS when I started the business, we relied on one tax court decision called the starter case. So the industry matured, you know, 1031 at the time were not very popular. You know, now in 2023 many investors know about 10 31 exchanges and they are really a great pathway for people to build wealth and real estate, right. You buy one asset, it's got some gain, you roll it over and you buy maybe two or four more and you do that a few times and 10 31 is really just a great tool to scale and grow a portfolio and, and take all that equity, keep reinvesting it back into other properties. Translation: "All right, this right here was one of the first properties I ever bought. I bought this property for $630,000. I had a 2 80 to use and I was into the property for a million dollars and I refinanced at a value of $2.1 million. And I took that money and reinvested into more assets. So into the property for a million sold or refinanced the property for 2.1 million. And I found this property off market through one of my property managers that I worked with in the past. Let's go to the next property. Number one, the first property I ever gone to escrow 5957 street in Imperial Beach, California. This was purchased for $975,000 in the middle of the pandemic. This was like November of 2020 it was a four unit apartment complex and it was all two bedroom, 1.5 bath units. It was two story units, all town home style. It wasn't in that bad of condition. When I bought it, it needed a new paint job. It needed all new kitchens, bathrooms, but it's not like the property was destroyed. They just needed a cosmetic remodel and a new roof. So I was all into the property for 9 75 plus $150,000 worth of renovations. When I bought the property, I actually bought it on the market. So I know in my other videos, I say it's hard to find a good deal on the market. The best deal are found off market. But if you can look on the market and search for mis-marketed properties, you could find a good deal like this one. There are two reasons why I got this good deal on the market on the MLS. The first reason was because the agent was an inexperienced residential realtor. I hate to say it, but it was the truth because he thought that every single unit was only 725 square feet and that's how he advertised it. But when I looked on the tax record in the title report, I pulled the property up and it was a whopping 4200 square feet. Each unit was an average of 400 square feet bigger up right around there than what the listing actually said, like each unit was about 1100 square feet and the total property was like 42 4300 square feet. I can't remember, but it was a big property, but it was mis-marked as way less square footage. And when potential buyers see that buyers look at a property on a price per square foot basis. And if you look at a property with seven square foot units that are two bedrooms, it's much more appealing to buy a 1000 or 1100 square feet, two bedrooms or two stories. She is a vacation rental AKA short term rental expert and I'm very excited to have her on today. Avery. How are you doing? Hey, I'm awesome. Thank you so much for having me. It's great to have you. I'm glad our mutual connection, Steve connected us and yeah, let's get right into it. How did you get into real estate? I kind of backed into real estate. I don't think anybody says I wanna be a real estate agent or I wanna be a real estate investor when I grow up. So long story short, my husband and I were moving to Nashville from New York City back in 2012, 2013. And our real estate agent at the time was really trying to get us to buy in this super hip fast depreciating area of Nashville. And we were like, no, no, no, we're moving from Brooklyn to Tennessee. We want to buy out in the country. We don't want any more neighbors. So we bought something out in the country. But then we thought ma'am that might be, there might be something to that buying the property and, you know, we'll rent it out and it'll pay for itself. So we're not coming out of pocket. And then, you know, in 20 years when our future kids need to go to college, we can just sell it and it'll pay for their college out of the appreciation, which is a stupid reason to buy a piece of property. But we did, luckily it cash flowed really well. and it was making just under $1000 over the mortgage every month, which at my, you know, I had an MBA and was working in the music business in Nashville for basically nothing. And my paycheck every month after all of the deductions and things was about $1000 a month. So we almost doubled my income with one long term rental. So then we said, well, this is something we need more of. How do we build a business out of this? So only then did we start listening to podcasts and reading books and educating ourselves on real estate investing. And we only had enough money for one down payment on a single family home left. And we said, well, what can we buy? That's gonna make us the most amount of money the fastest so that we can buy more of these faster. And we said, well, oh, how about a short term rental? Translation: "There's a law in California that Kings Barn is taking advantage of. That allows us to pay a real estate commission for DST shares as long as you're a California real estate broker and the investors in California. All right. So it's very exclusive to California. But lucky, luckily for us, California is a pretty big market, right? There's a lot of transactions going on. So as far as DST sponsors in the entire country, Kings Barn is not the biggest player because we only operate in California, but we're still a top 10 DST sponsor. What A DST is and how Kings works as a DST sponsor. So DST is a Delaware Statutory Trust what that is. And it's, I don't expect you guys to become experts on DSTs but if you know enough to be dangerous on the phones and kind of get people interested and that's really all you need, right? You get someone's interest, you can kind of get them to take that next step as far as staying down on a meeting with you guys, a meeting with us myself and you so that they talk about listing their property and potentially exchanging with DST or exchanging to something else. But a DST it's very similar to like a family trust and that, that kind of helps resonate with investors because most of them have properties that they own in a family trust. But it's similar to a family trust in that Kings Barn is the trustee of the trust and investors are the beneficiary of the trust. The difference is it's the only type of entity that you can change into purchase a fractional share of that entity. So if the IRS says that as long as the trust, the Delaware Trust owns real property, then it for a 10 31 exchange through the DST, you get all the same tax benefits of traditional real estate. So the questions that most DST investors will have is like pass away and what's gonna happen? They'll still get a step up basis. What kind of tax benefits do I have? If I go to a DST, you have all the same tax benefits that you will real estate. And for most of the people, especially the potential clients that you're talking to on the phone, they're older clients and they probably own a property that they had for a long time. They probably paid off most of it. Not all of the debt, they may have fully appreciated the asset. So they don't really have the tax benefits that they would have from a newer property. So by exchanging some of their properties and exchanging into anything, they're going to get a lot of tax benefits and they'll get those same benefits for the so they can sell their property that has a very low cost basis, most of our properties. So most DSTs in general are leveraged to some degree. So kind of taking a step back, right? Your client 1031 exchange, they have to replace the equity and the debt in their exchange." Translation: "Jason Lee: Well, let's get into it. Let's talk about how you got into your, your, your business of, you teach people how to fix their credit, how to leverage credit. How did you get in that business and why did you get started in it? Brandon Elliott: Yeah. So, first off, just to give the listeners a background, I'm originally from New Jersey and I ended up getting into real estate. I moved out to sunny San Diego, California. I fell in love with it back when I was 21. And right when I was doing door to door sales with Kirby Vacuum Cleaner. After that, I got recruited into a real estate company at the time in Hillcrest and that was back in 2012. And during that time, there was a lot of pre foreclosures, notice of defaults. So I got to see the systems in place. I saw the money coming in the impact that we were making. I fell in love with real estate. So I went on this journey for two full years to figure out how I could actually get in. I fell in love with the BRRR strategy and I found a location 3000 miles away that I could start investing in. Now, I just needed to come up with the money. So I really went down this rabbit hole of when there's a will, there's a way and I started figuring out that I could actually be able to utilize credit because I had good credit to be able to get higher credit limits and then be able to liquidate it into cash and buy real estate. So that is what we've done over the years. Buying real estate with credit, but then also protecting ourselves against contractors with credit and then also just growing, starting new businesses and so much along the way. So I label myself as a real estate investor, but also credit specialist. Because over the years, I've kept on finding people saying, hey, I believe in real estate, I want to get started in real estate as well to get that financial freedom. But they kept on putting it on the back burner saying, well, I need to make money first over here and what I'm doing to be able to fund real estate. And I was looking at their dreams of like God that's gonna take years and years and years and you still might not even get there to get the funds to be able to do it. Translation: "Jason Lee: All right. First point on taking a buyer to escrow. You wanna, you wanna go do that? What's the first, what's the first thing you gotta do? You gotta bring him a deal. No, you gotta find a good buyer. Yeah. And most, you know, is that to find a good buyer. There's multiple ways that I personally think the best way to find a good buyer is just see who's recently transacted in the market. I check at least like I check at least once or twice a week on Paragon and co-star. So that's when I first started on like who recently bought and I would just call them and say, hey, we just, you know, we just closed on a property near you. I saw you bought this property on Madison Avenue. We have more properties coming up in the area. You could be open to buying more properties in the same market and like five times like half, half the time it's you like, oh, I have an agent or, oh, I'm not buying anymore, but the other half it's like, yeah, I'm looking for more. So like, it's a really, really good way to find active people in your market. So that's the pitch I would give if you're calling a new buyer and then the other great place to look on. Look for new buyers is also just like going on prospect now because some people don't register on like MLS or co-star because it was an off market. So you can go on prospect now and like literally filter who's recently bought in the CRM and just like call through those people. always start with a phone call. But if you can't do a phone call, do a text, if you can't reach them via text, send an email. But the first thing you want to do when you contact a new buyer that you've never talked to is you want to make yourself sound like a professional just like you do a seller. So you want to make it sound like you have inventory, you want to make it sound like you specialize in multifamily or industrial. You want to make it sound like, you know, the hell you're doing. And the way, I mean, the best way to do that is like pitch something you're already like working on. So like if you had, you know, 12 units on Hoitt, you're trying to find a buyer, you find a guy that just bought in Sherman Heights, you would say I have a 12 unit, you know, down the street from J street near Hoitt would you be interested in looking at another deal and like that's like an instant way to get an email and I always preach like the way to build your business is to build your email list of active people in your market. And what I was presented with was some very traditional options that did not make a lot of sense to me And to be honest, I didn't like them. And there was a ton of information that was out there and available to me and, and I got overwhelmed and I didn't do anything. I just sat on cash for a very long time. For several years. I started looking at some different options on what to do in regards to real estate. My wife and I were buying our house and I asked our real estate broker if we had a good book, they gave me this weird look and he handed me this book and he said, if I would have read this when I was your age, it would have been the difference of millions of dollars. And it was that book that kind of sent me down this road and the book was called becoming your own banker. And essentially what it talks about is taking control of your finances. And it was then that I started implementing it for myself personally. And then I just kind of started sharing this idea with other business owners that I knew. And that's really how I kind of ended up being in this industry. I've been in it for almost 13 years now. I've been hanging out with this guy for a while. We partnered three years ago. Our company's Infinite wealth consultants. Jason Lee: What was your biggest takeaway from that book? Cameron: Biggest takeaway from that book is that paying cash is not the best option it, which actually really pissed me off because that was the main advice that I got from my parents, right? They had said, hey, you know what, save up pay cash for everything. Dan Tenenbaum is the founding principal of Pacific Crest Real Estate (PCR). Since 1995, he has overseen all PCR activities including the acquisition and management of multifamily housing in Los Angeles.  Under his leadership he has acquired real estate holdings valued at over $200 million and managed over 1,300 apartment units. Mr. Tenenbaum is the Past Chair of the California Apartment Association (CAA) Los Angeles Advisory Council and a member of the CAA State Board in Sacramento, where he is a member of its Legislative Steering Committee that reviews all proposed housing-related legislation in the State Legislature. In 2016 Daniel was appointed by the Mayor of Los Angeles as a commissioner of the Housing Authority of the City of Los Angeles, a $1.4 billion organization that  provides housing subsidies and programs for low income and homeless individuals. HACLA also oversees the management of over 58,000 subsidized apartment units, making it the third largest landlord in the city. He was reappointed in September 2019 for a 4-year term and is currently Vice-Chair of its Board of Commissioners.   He has been an advocate for improving programs to house the homeless at Home for Good,  a partnership of United Way of Greater LA and the LA Area Chamber of Commerce, and with PATH (People Assisting the Homeless) Lease Up programs. As an apartment owner, he has also partnered with LA County funded agencies to house the formerly homeless. He is consulted frequently by the LA Times and by senior LA City and County staff related to the apartment industry, homelessness and affordable housing.
